Artisan Home Tour builders, committee members, sponsors, customers and family gathered to celebrate the launch of the Artisan Home Tour on May 30 at the Ferguson showroom downtown. “The Artisan Home Tour is different from the Parade of Homes for several reasons, but the biggest one is that it highlights the work of custom home builders exclusively,” said Bruce Rieke, chairman of the Artisan Home Tour Committee. “I am proud to say that we have six of the finest custom home builders presenting seven homes for people to visit and each home features elevated standards of design, superior craftmanship and exquisite products.” Also speaking at the event was Mike Jeffries, director of development at Ronald McDonald House Charities. Jeffries thanked the HBA for again partnering with RMHC to support its mission of keeping families close. Several Artisan builders hosted parties at their homes to kick-off the tour and raise funds for Ronald McDonald House Charities. Through the first weekend of the tour, Artisan homes received over 3,500 visits.Appreciation goes to the Artisan sponsors: US Bank and its Private Wealth Management Group, Ferguson, Samsung, Kansas City Star and Spaces, Stewart Title, and Tradition Home Group.

The Home Builders Association of Greater Kansas City (HBA) is proud to announce that during the Spring Parade of Homes the organization raised 195,480 meals ($65,000) to help Harvesters feed hungry children this summer.
A lot of times these are the only meals they receive in a day. During the summer months, when there are no school food programs, these children go hungry. To help alleviate this problem, Harvesters has a Summer Kid’s Cafe program, which offers breakfast/lunch/
Calling it the Hammer out Hunger Challenge, the HBA created three regional teams (Kansas, Missouri North and Missouri South) to take on the challenge of raising, at minimum, 63,000 meals ($21,000). The teams held events, raffles, gave company discounts to customers, hosted Harvesters barrels at their stores and more to gather donations of food and money. A silent auction, sponsored by Capitol Federal, was held during the Parade of Homes Awards Ceremony on May 2 in which all three teams contributed auction items ranging from Kendra Scott jewelry to an African safari trip. The auction raised about $20,000 for Harvesters.

The latest edition of the Survey of Consumer Finances, published by the Board of Governors of the Federal Reserve System, reports that the primary residence accounts for about one-quarter of all assets held by households in 2016, ahead of other financial assets, business interests and retirement accounts. The distribution of major assets on household balance sheets varies by age group. Across age groups where households were under the age of 55, the aggregate value of the primary residence was the largest asset category on these households’ balance sheets. For households aged between 55 and 64, the primary residence fell to the third largest asset category, following business interests and other financial assets,

A Great Day for Golf
The weather cooperated and May 31 was a wonderful day to spend out on Stone Canyon golf course. This year we had possibly a record setting 38 teams participate in HBA’s annual tournament. A putting competition and the chance to break a window from the tee box were just two of the festivities that took place. $570 was raised by First Federal Bank and Pella Windows and Doors, which will be donated to Ronald McDonald House Charities. After 30 Years, Langhofer Leaves Rodrock Development in, in any particular development, two phases a year,” said Langhofer. “Now you’re lucky to get one phase in a year with all the regulations and requirements you have to meet. It just takes a lot longer to get the process approved.”

Growing up, Tom Langhofer’s father was a home builder in Lawrence, Kan., so he was always familiar with the industry. However, upon graduating from Kansas University, he chose to enter the field of banking. Home building wasn’t completely out of the picture though, as his specialty was construction lending. This is how Langhofer met many local developers, including Darol Rodrock. It took a few years, but in 1989, Langhofer took a career turn and became Rodrock Development’s general manager. This month, Langhofer will be stepping down from his position at Rodrock Development. He is making another career change, this time shifting to recovery ministry, a cause he has been volunteering for in his free time over the past eight years. The HBA sat down with Langhofer to talk about memorable moments and the changes he’s witnesses in the building industry over his almost 30-year career. Two major industry changes Langhofer noted are an increasing shortage of labor and the amount of time it takes to start and finish a project. “[In the late 1990s and early 2000s] we were able to put 6
The decision to leave Rodrock Development was not an easy one for Langhofer. “It’s been a lot of fun. It’s been fun watching Darol. I think he’s changed the industry over the years,” said Langhofer. “We got the neighborhoods involved. We brought in consultants over the years to help us change the way homes were marketed and communities were developed. It was fun being a part of that process. My favorite memories are probably just being able to stand back and watch Darol Rodrock go to work.” Langhofer commented that the “Mom’s Council,” which is responsible for creating neighborhood events, such as hay rides, bike parades and Easter egg hunts, were what made the developments so special. According to Langhofer, there were “all kinds of things [going on]. Things that now everyone is doing, but [Darol Rodrock] was kind of spearheading the concept back in the 80s.” Langhofer was involved in the HBA for several years as well and served on the governmental affairs committee. “I enjoyed the HBA. It’s a good organization.” The HBA wishes Tom the best of luck in the future!

The HBA hosted a “Building a Workforce” combined area council on May 22 at Union Station. Todd Lipshutz, owner of Inspired Homes and chairman of the HBA’s Workforce Development Committee, noted that in less than a year the HBA has created and implemented a strategic plan to ease the labor shortage within the industry using a multi-pronged approach. One of the prongs is industry partnerships, which led to the creation of the Construct KC program.

Construct KC is a training program created in partnership with Associated Builders and Contractors, Heart of America Chapter (ABC) and Workforce Partnership. Construct KC is a 12week training program for people in the Johnson County Corrections Adult Residential Center that gives them the tools and skills to begin careers in the residential construction industry. After six weeks of in-class, hands-on training, students spend six weeks of on-the-job training with employers. Those employers are reimbursed for 50 percent of the costs for that six-weeks of on-the-job training. A $200,000 grant from the

David Elliott, president of Construction Planning & Services has hired three trainees from the Construct KC program, including Jacob Chapman. Both spoke during the area council. “I would much rather be doing this until 9 at night than be in jail,” said Chapman. lives and the benefits of homeownership to households, communities and the national economy. It’s also an exciting opportunity to help open the door of homeownership to a rising tide of first-time home buyers.

Consumers Pleased with Spring Parade of Homes Over 90 percent of respondents to a Spring Parade of Homes survey said their Parade experience was excellent or good. When asked what prompted their Parade home visits, more than 25 percent of respondents said they attended the Parade to look for a new home to purchase. On average, consumer respondents visited 13 homes during the Parade. Over half of respondents downloaded the Spring Parade mobile app with about half of those people saying they found the app to be excellent or good.

Extended Winter Weather Slows Permits

Residential permits issued during the first four months of 2018 have slowed slightly compared to the same period during 2017. The 1,933 single family units permitted through April 2018 are a decrease of 6 percent from the level of activity in early 2017.

“The unusually cold and snowy April delayed many build jobs, but spring and summer weather will put schedules back on track,” said Josh Clark, executive vice president of the HBA. The 2018 most active cities list has changed during 2018. Blue Springs has moved from 9th to 2nd, and new entries on the list are Spring Hill, Independence, and Smithville. Kansas City, Mo., recorded the highest number of permits so far in 2018, with 267 in Clay and Platte counties and 23 in Jackson County. Blue Springs has the second highest number of permits issued with 195 units. Olathe (171 permits), Lee’s Summit (138 permits), and Overland Park (121 permits) round out the top five cities with the most permits issued in the first quarter.
