Presidential Goals and Accomplishments By Kevin Kirtley
I
t has been an honor to serve as the President of this great organization over the last year. As my term comes to an end, I wanted to take this time to reflect on the past year and thank the people who made it a success.
this year. None of these would have been accomplished without the help of the organization’s volunteers. I have had an opportunity this year to work with a great Executive Committee: Jerry Braklow, Tommy Bickimer, Brian Tebbenkamp, Bob Frost and Richard Holtcamp. In addition to these dedicated volunteers, there are many other members who have supported the KCHBA through committees, task forces and board meetings. Thank you to all of the volunteers who have spent time and money to support your KCHBA.
Your Home Builders Association has worked hard this year to implement a new association management system. This software, GrowthZone, will allow you to interact with the KCHBA like never before. In late October, you should have received an emailed invitation to create your account. I would encourage you to log in and explore this new system and all it has to offer. With the new association management software comes new accounting procedures. Although not as exciting as new ways to connect with members, it’s still important. My accounting background puts me in a great position to help staff with these new procedures. I will continue to support this process after my term as president ends.
This past year has also given me a great perspective on the amount of work that goes into running your Home Builders Association. This would not be possible without the hard work the staff puts in every day. A huge Thank You goes out to Will Ruder, Kari English, Dawn Allen, Kelcee Allen, Marcia Jurgens, Courtney Reyes, Paige Waltman and Jordynn Webster. It has been a pleasure working with these industry professionals.

Being Cognizant of the Federal Estate Tax Law By Leon B. Resnick
T

wo years ago, when the Kansas City Chiefs won Super Bowl LIV, celebration ensued around Chiefs Kingdom. A season of excitement, challenges and epic comebacks culminated with the ultimate prize.
This will increase taxes for some business owners and introduce a tax to others, that currently would not be taxed. For those over the exemption amount, the tax rate is 40 percent.
What if your business mirrored Kansas City’s story, however, there wasn’t a celebratory parade at the end? The federal estate tax can be a parade stealer. As a business owner, you can run your company and invariably experience highs, lows, challenges and struggles and still come out on top -- or think you have.
There is momentum building on expediting the reduction scheduled for Jan. 1, 2026, combined with a much lower exemption and higher tax rate. The federal estate tax has always been fluid. The exemption levels have ebbed and flowed. For example, from 1987-1997, the exemption was only $600,000 with a top rate of 55 percent. In 2010, there was a one-year complete repeal (the federal estate tax has been repealed several times, and has always reappeared), and between 2011 and 2021, the exemption amount has ratcheted up, while maintaining the 40 percent tax rate.
The federal estate tax was enacted in 1916, as a way to redistribute wealth in our country. There was a real concern that too few controlled too much of our country’s wealth (sound familiar?) and via the federal estate tax, that wealth would be redistributed (taxed) upon the death of an individual. What was once designed to zero in on the extreme elite, eventually became a tax on the ‘non-extreme elite’. Although statistically, a very small percentage of United States citizens actually will pay the estate tax, more land owners and business owners would be ravaged by the estate tax, as their assets exceeded exemption amounts. Today, in November 2021, those exemption amounts are the highest in our country’s history. Under current law, however, those high levels (11.7m/person and -

Like the fluidity of the history of the federal estate tax, owning a business can be similar. Some days may run smoothly, and others may include an unexpected list in which anywhere from one to 17 items need to be addressed. You never can tell.
So many business owners achieve personal financial success while also employing dozens, hundreds or more. The business owner makes a real difference in their communities and well beyond. All should be championed, but those that will be impacted by the federal estate tax may not have the championship parade at the end of the day. If you’re a business owner and not fully aware of what’s going on in the world of federal estate taxes, all the good that you’ve brought to your family, employees and community may come to a screeching halt. A thriving business one day could become the business that is now up for sale at fire sale prices, resembling nothing of the true fair market value. As part of the federal estate tax law, the estate tax is due within nine months after date of death of the business owner (or any U.S. citizen that owns assets that exceed the exemption amount). If married, the tax may be deferred until the second spouse passes away. Also, any assets left directly to a qualified charity will escape taxation. If you own a business that you want to pass down to the next generation or other successors, you must be cognizant of the federal estate tax and the impending significant change.

Member News Summit Homes Announces Next Raising Hope KC Beneficiary: Drumm Farm Center for Children In September, Summit Homes broke ground on its annual charity home project. The 2021-2022 Raising Hope KC beneficiary will be Drumm Farm Center for Children. Drumm Farm provides care for children in foster care and homeless young adults. They concentrate resources on programs that will support those aging out of foster care build successful lives. For the first time ever, the Raising Hope KC home will not be listed on the real estate market to raise charitable funds. Instead, the house will sit on Drumm Farm. The house is a two-story, two-garage home featuring seven bedrooms, five bathrooms and a finished lower level. “This project will make a huge impact on our plans to expand our campus and be able to support more children in need,” said Brad Smith, Executive Director for Drumm Farm. Company Days at Pitt State Ashlar Homes visited Pittsburg State in September to discuss careers in Construction Management with students. Pitt State’s School of Construction also offers degrees in Construction Engineering Technology, Environmental and Safety Management, Interior Design and Electrical Technology. KCHBA is proud to support students in these programs through Workforce Development scholarships and via the Home Builders Charitable Foundation.

Leadership + Management = Accountability

• “A leader is the message.” Are you putting the company before your own needs? Is this mindset made clear by your actions and decisions?
he KC PWB Council welcomed professional EOS (Entrepreneurial Operating System) speaker Sonya Jury to the KCHBA on Oct. 27 for a presentation on leadership and accountability. EOS compartmentalizes businesses into six key areas. EOS believes these components are relevant no matter what business you run.
• Are you taking “clarity breaks?” These moments look different for everyone.
• Vision: getting everybody in the “same boat and rowing in the same direction” • Data: facts and figures over subjective emotions • People: the right people in the right seats • Process: identify the core processes for your organization and that they are being followed • Vision: shared by all within the organization • Traction: executing the plan of action No matter your company, conflict of some kind is inevitable. “Every organization, every great organization, has issues,” Jury emphasizes. When specifically discussing leadership and management, core values are a key component. “These are not flippantly created… it is a discovery process. We use these core values to hire, fire and reward your people,” said Jury. And almost everything involves your people.
Management Accountability is something someone creates for themselves due to your role as a manager. When acting in a management capacity, consider the following: • Are expectations clear? Your expectations as a manager need to be communicated, as well as their expectations as an employee.
Jury states “there are two things you must be good at. It doesn’t matter what your personality style is or how you lead or manage.” The first is you care deeply about “your people.” The second thing is you want not only yourself to be great, but your people as well. These two concepts are important to keep in mind when discussing leadership and management practices. There are key differences between the two, but they are equally important and dependent on one another.
• The importance of communicating well cannot be under stated. No assumptions are made. During meetings is there an even exchange of dialogue? •
Leadership A few key ideas and questions to ask yourself as a leader: • Are you creating opening for opportunity? Are you in a position to delegate responsibilities that will elevate some one else’s position? Ask your people what they want to learn and what they hope to oversee.
Schedule regular meetings, not just when there is a problem. Keep your circles connected, but not micromanaged. These meetings can be great opportunities to give positive and negative feedback quickly. Jury emphasizes the importance of “praise in public, criticize in private.” Sharing why certain criticism is important can help soften negative feedback.

Single-Family Permit Activity Dips in September

Home financing that meets you where life takes you
uring the month of September, single-family permits fell below recorded activity during September 2020. In the eight-county metropolitan area, 458 single-family permits were issued, compared to 557 issued for the same month last year, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report. However, year-to date, 4,678 single-family permits have been issued. By comparison, just 3,991 single-family permits were issued through the first nine months of 2020.

“During the first six months of 2021, the number of permits issued in the Kansas City region exceeded last year’s numbers every single month,” said Will Ruder, Executive Vice President of the KCHBA. “While the number of permits issued in the third quarter has slowed, this pattern is most likely due to prolonged pressure created by supply chain lags, rising material pricing and availability, and labor market conditions. Consumer demand for new homes is still very strong and is expected to remain so for the foreseeable future.”

Kansas City, Mo., continues to lead the metropolitan area as the top-permitting city with 716 single-family permits issued yearto-date. Following behind is Olathe with 557, Lee’s Summit with 539, Overland Park with 511 and Blue Springs with 183 permits issued during the first nine months of 2021.
