Tebbenkamp Named NAHB Young Professional Finalist

Brian Tebbenkamp, Owner of Patriot Homes and 2023 KCHBA President, has been named a Region D finalist of the 2022 NAHB Young Professional Award. Finalists are selected for their hard work, dedication to the industry and outstanding potential as leaders. The top three

nominees within each of the five regions advance to this level. Winners will be announced at the International Builders’ Show in Las Vegas, Nev. during the National YP Committee Meeting on Monday, Jan. 30.

Congrats Brian!

After 35 years with McCray Lumber and Millwork, Steve Haynes is retiring as Chief Operating Officer at the end of the year. Steve started his career in the homebuilding industry as a trim carpenter and framer while going to school to earn his bachelor’s degree. After graduating, Steve held sales jobs in building materials and manufacturing before joining McCray in 1987. Steve is a previous winner of the Fred J. Geier Associate of the Year Award and has assisted with many KCHBA events over the years. The KCHBA would like to thank Steve and McCray for their longtime support. Enjoy retirement, Steve!

A Long Year that Went by

Interest rate increases, continued supply chain disruptions and energy efficiency codes all played a role in making 2022 a challenging year for the home-building industry. It was a busy year for the KCHBA. Here are some highlights from 2022.

Advocacy

Throughout the months of discussion leading up to KCMO’s vote on passing the 2021 unamended IECC energy codes, KCHBA’s message to city council has remained consistent: Kansas City, Mo., cannot afford the unamended 2021 IECC. A willful vote to create a higher barrier to homeownership, particularly during this time of sky high inflation, unreliable supply chains, extreme labor shortages and higher interest rates that already make new housing supply difficult to attain, demonstrates where housing affordability truly lies on the list of city priorities.

The focused, persistent advocacy by not only the KCHBA but also by individuals, companies and organizations from every facet of the construction industry including commercial, multifamily, labor and trades, was ultimately heard and understood by the first and second district members of the Council and we are grateful they saw through the misinformation used to justify the adoption of an economically unjustifiable building code. In the months leading up to the effective date, the KCHBA, with your help, will work to mitigate the harm this code will have on homebuyers in KCMO.

Foundations for the Future Week

The KCHBA hosted the first ever Foundations for the Future Week at Union Station, a collaboration between the Workforce Development Committee and the Foundation Committee in an effort to promote careers in the skilled trades. Students were able to showcase their talents and

skills through the Parade of Playhouses and the KC MADE competition, while also learning about the great potential that comes from a career in the home-building industry, such as excellent pay, transferable skills and low-to-no student debt after graduation. More than 30 students participated in various activities throughout the week. The Parade of Playhouses raised more than $8,000 for Science City.

Artisan Home Tour

The KCHBA is proud to announce the 2022 Artisan Home Tour, which was held three weekends in June (June 3-5, 10-12 and 17-19), raised $103,054 for JDRF, the leading global organization funding type 1 diabetes (T1D) research. The donation was raised through ticket sales, individual builder parties and tour sponsorships. The 2022 tour featured 11 unique homes built by some of Kansas City’s finest custom home builders.

22 By You Campaign

The Membership Committee kicked off a new membership campaign called “22 by You” in June. The committee challenged the membership to bring in a total of 22 new members by the end of the year. If we meet our goal, the Membership Committee plans to throw a big party to celebrate. But that’s not all. There were incentives for bringing in new members.

For every new member a builder brought into the association, they received a credit for five permit assessments. Plus, the builder was entered into a drawing to win one free Parade entry for the spring 2023 Parade of Homes. As an associate, they were invited to attend an exclusive private luncheon with a top builder prospect as well as entered into a drawing for a $1,500 credit toward a KCHBA Elite Partnership.

Fall Leadership Meeting Held in

KC NAHB’s 2022 Fall Leadership Meetings took place in Kansas City, Mo., Oct. 25-27, at the Loews Hotel. The fall leadership conference was a chance for members from across the country to learn, network and gain different perspectives from professionals from across the country. More than 700 members of the federation attended. Several KCHBA members attended meetings and activities held during the week.

Meet Your 2023 President:

Brian Tebbenkamp

At age 16, Brian Tebbenkamp was certain he wanted to pursue a career in construction. “In high school I worked a couple different office jobs,” recalled Tebbenkamp. “At one point I was sitting in a cubicle doing data entry and I realized this isn’t for me. I can’t sit in an office working at a desk all day, every day.” At the same time he was dating his high school sweetheart and now-wife, Carrie, whose father worked for a residential contractor. “The company was looking for part time general laborers. I started doing that and it just really clicked.” Tebbenkamp worked fulltime in the summers and stayed on weekends during the school year.

After graduating high school Tebbenkamp chose not to attend college or trade school, opting instead to learn the construction industry through hands-on experience. “I’d always struggled in a formal classroom setting and knew the best path for me was being in the field and actually doing the work.” His knowledge and skillset grew as he worked in a variety of trades including flooring, HVAC, plumbing, electrical systems installation and trim carpentry. It was in trim carpentry Tebbenkamp found his passion and he quickly gained notoriety throughout the local home building industry for his ability to perform complex, highly skilled custom finish work. At age 22

Tebbenkamp started his first business, Precision Woodworks, a finish carpentry company that sustained his talent and lifestyle for nearly a decade before his focus shifted to home building. Recognizing the amount of start-up capital needed and volatile nature of the industry, he started a second company in 2012, KC Appliance Services, earning additional income to fund his burgeoning building business. Tebbenkamp founded Patriot Homes in 2014 and balanced his time between the three companies before turning to home building exclusively in 2018.

Tebbenkamp has carried the same fanatical attention to detail that made him a successful trim carpenter into building homes. “As a trim carpenter, details are my thing. Whether it’s the craftsmanship of our homes, our internal processes, or the service we provide our clients, I’m always looking for ways to improve personally and as a company,” said Tebbenkamp.

Relationships are a high priority to Tebbenkamp, not only with his customers but with his employees and trade partners as well. It was one of the main reasons he felt inclined to begin a solo venture. “If somebody feels valued, they’re going to work with a sense of purpose,” said Tebbenkamp. He never wants someone to feel like they are just collecting a paycheck. Many workers from his first company are still in Tebbenkamp’s professional orbit, with some working for Patriot Homes, and he now contracts with several of the same tradesmen he worked alongside as a trim carpenter.

Tebbenkamp first had a builder recommend KCHBA membership to him in the early days of running his trim carpentry business. A few years later, when Tebbenkamp was ready to enter the first Patriot Homes build on the Parade, he knew it was time to get involved as a member. “I started coming to events and just started meeting people,” said Tebbenkamp. He valued the ability to converse with fellow industry professionals who know the same problems and successes his business was experiencing. Tebbenkamp also touts the level in which the KCHBA performs compared to similarly sized HBAs around the country. “We seem to be held to a higher standard. People look to us for guidance; the KCHBA does a great job of advocating for its membership and promoting the industry.”

A Kansas City native, Tebbenkamp grew up in the Northland and currently lives in the Gladstone area with wife Carrie and their two children, Max and Maya.

He would like to see more builders join the KCHBA and understand the value membership can bring. “You get what you put into it,” said Tebbenkamp, when referring to membership benefits. “It’s not just a box to check; we would be much stronger with everybody actively working together.” Tebbenkamp has challenged current members to identify a new way in which they can get involved either by joining a committee, attending an event, entering the Parade of Homes or recruiting a new member.

of the KCHBA are delivering the American Dream to local families every day,” said Brian Tebbenkamp of Patriot Homes at his Inaugural on Nov. 30 at the Kauffman Center for the Performing Arts. “At the end of the day, we all want what is best for our end customer.”

As 2023 KCHBA president, Tebbenkamp will provide leadership regarding the KCHBA’s position on issues affecting the home-building industry at the local, state and national levels. During his speech, Tebbenkamp said one of his goals is to strengthen the association’s voice both from a membership and public relations perspective.

Also during the event, KCHBA announced the winners of its annual awards to members for their outstanding leadership and service to the homebuilding industry.

The 2022 Bob Boillier Sales and Marketing Award winner is Keith Sauro of The Real Estate Book/New Home Guide and DesignKC. In 2019, Keith purchased The Real Estate Book & New Home Guide of Greater Kansas City and took it to new heights with a strong distribution strategy, an improved syndicated listing site, a superior mobile and text platform and an augmented reality feature.

With the launch of DesignKC in 2021, Keith brought new vitality to the luxury home space. In two short years, he and his team have created a full brand, including print, online, social media, special events and The DesignKC Awards for industry professionals.

Keith and DesignKC have partnered with the KCHBA to produce the Artisan Home Tour guide for the last two tours.

The 2022 Fred J. Geier Associate of the Year is Drake Vidrine of nbkc. Drake is a passionate supporter of the KCHBA’s Workforce Development efforts, being an active leader since the initiative began in 2017 and becoming Chairman of the KCHBA Workforce Development committee in 2019.

Throughout his leadership, Drake has worked diligently to create long lasting partnerships with our local schools, to bring increased awareness about the career opportunities in the skilled trades as well as ensure that the programming provided by the KCHBA meets the needs of construction science and shop programs throughout the region.

The 2022 Next Generation Builder Award was given to Justin Kerns, Gary Kerns Homebuilding. The Kerns family has been building homes for over 70 years, with Justin being a fourth-generation builder. Justin is the 2022 Chair of the KCHBA Young Professionals Committee, a group that has almost doubled in size over the past two years to 70-plus members.

Kerns Homebuilders provided working space and materials for the Young Professionals’ Parade of Playhouse in 2020 and donated their own playhouse in 2021. These efforts supported local charities such as Habitat for Humanity KC and Veterans Community Project via the Home Builders Charitable Foundation. At the national level, Justin sits on the Custom Home Builders Committee and the Design Committee.

The Builder Hall of Fame Award was given to Jim Lambie, Lambie Homes. Jim has over 46 years of building experience, serving as president of Lambie Homes since 1978. Jim is a Master Builder and takes pride in the attention to detail and customer service provided by himself and his staff. Jim is revered by his colleagues for his dedication to homebuilding as a craft and his honesty in business.

Single Family Permits Top 300 Again in October

Local cities and counties permitted 309 single family units in Oct., the exact same number as Sept. The 2022 year-to-date total of 4,247 is the lowest since 2019, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report.

Olathe was the most active city during Oct., permitting 63 single-family units, followed by Kansas City with 55 single-family permits and Belton with 37 single-family permits issued.

Kansas City remains the top permitting city, with 711 permits issued in Clay, Platte, and Jackson counties. Olathe remains the second most active city, with 453 permits. The cities of Lee’s Summit (280) and Raymore (268) are the third and fourth busiest, with Grain Valley and Lenexa tying for the fifth spot at 172 each.

“Housing demand has clearly weakened as a result of higher interest rates,” said Will Ruder, Executive Vice President of the KCHBA. “New home sales are down 22 percent in the Midwest year-to-date, but recent trends in interest rates coupled with lower than anticipated inflation indicators may very well improve market conditions as would-be homeowners regain some buying power.”
