KCHBA Supports the Industry in 2021

Professional Women in Building Another exciting occurrence at the KCHBA this year is the growth of its PWB group. With 96 dues-paying members as of Nov. 15, the KCHBA’s new Professional Women in Building Council has become one of the largest in the federation. The group held their first fundraiser, a wine and whiskey pull at SVB Wood Floors in August and raised over $10,000. Congratulations, ladies!

hile the Covid-19 pandemic persisted in 2021, material prices were top of mind for home builders in 2021. Nearly every component of a newly built home has risen in price with some materials tripling over last year’s cost. This rapid and sustained rise in costs has led to an enormous disruption in the Kansas City home building market. To bring awareness to the issue, KCHBA consistently and frequently educated municipalities, counties, civic groups, Chambers of Commerce, and other community leaders on the spiking costs of home building. Following a series of conversations between Senator Jerry Moran (R-Kan), his staff and the KCHBA, U.S. Secretary of Commerce Gina Raimondo agreed to convene a building materials summit to address not only the current price spikes, but also to identify solutions to prevent these circumstances from occurring so dramatically again in the future.

Young Professionals With 47 active members, the KCHBA’s Young Professionals group continues to grow and hosted the first ever Parade of Homes Party Bus tour during the Fall Parade of Homes. Two full-size buses drove more than 60 KCHBA members to Parade homes on both sides of the state line The afternoon started with lunch, games and raffle prizes at the KCHBA before heading to homes by Aspen Homes, Don Julian Builders, J.S. Robinson Fine Homes and Patriot Homes.

When lumber futures prices decreased by 52 percent during the summer months, KCHBA worked hard to educate consumers and others about why the prices paid by builders since late May have declined by a fraction of that impact. The disconnect - which has always existed - is inherent to the lumber supply chain and choices that must be made at each stage.

KCHBA By the Numbers • The KCHBA has about 775 members including builders, associates and affiliates. • We have recorded over 5,368 single family permits through October from 60 localities.

Tommy Bickimer, President of Bickimer Homes and 2022 KCHBA president, along with Lindsay Hicks of Habitat for Humanity KC, participated in a virtual home building supply chain roundtable on Aug. 3, hosted by Sens. Jerry Moran and Jeanne Shaheen (D-N.H.) with Commerce Sec. Gina Raimondo.

• The Parade of Homes continues to be the premiere new home marketing event in Kansas City – and the second largest in the country. The Spring Parade had 255 homes built by 98 builder members and the Fall Parade had 250 new homes by 88 builder members.

“When the price of a new home increases by $1,000, 1,238 Kansas City area families are priced out of the market. So the stakes are high,” said Bickimer during that roundtable discussion.

• 50 networking and education events were enjoyed by more than 1,100 participants. Some of the more popular events were the economic forecast breakfast, the golf tournament and the Parade award celebrations.

But the KCHBA team wasn’t just focusing on lumber this year. The KCHBA membership was represented in more than 170 meetings and community events with candidates and elected officials at all levels of government, municipal staff as well as community leaders to discuss and provide insight on issues that affect the residential construction industry.

• The Home Builders Charitable Foundation supported 25 organizations by donating $63,000 in 2021.

Here are some more highlights from 2021: “The HBA party bus checked off the three boxes I look for when going to any event: I learned a lot, I met people I typically wouldn’t, and I had fun,” said Kevin Jones of Bravas. “We rarely get a chance to all get together as an industry without being pitched to and truly spend some time appreciating the work we’ve all collectively done in the KC area. Already looking forward to next year.”

One in ’21 Campaign This year, KCHBA participated in NAHB’s “One in ‘21” campaign, asking each current member to bring in one new member to strengthen the industry’s voice. KCHBA is pleased to announce that the association welcomed 22 new members based on referrals in 2021. An additional 21 companies joined the KCHBA this year. Welcome to the KCHBA!

KCHBArebates.com The KCHBA also introduced a new benefit for builders and remodelers this year: KCHBArebates.com. Over 70 percent of members who participated last year received more in rebates than they paid in annual dues to their HBA. “I participated in the rebate program for the first time in the first quarter 2021,” said Sarah St. Peter of PCDI Homes. “I only had three homes close in that period and still received rebates totaling $2,036.00. It took me a total of 45 minutes to complete the rebate forms online. Honestly, I would have been happy with $500, so to see over $2,000 is amazing!” GrowthZone The KCHBA transitioned to a new association management software system called GrowthZone and away from BuilderFusion. GrowthZone offers new ways to view members-only content, register and pay for events online, access vital resources, recruit new employees and share your contact information with other members for networking. Staff and members report positive feedback on the move!

Traveling from one major city to another, most of the journey is probably on the interstate, moving at high speeds. Reaching your destination—the last mile of the trip—is often more complex. It means exiting the super-highway and winding through a maze of side streets, traffic lights, and congestion. For some multifamily property owners, “last mile” internet connectivity might seem just as complicated. It’s that final communications hand-off bridging an internet provider’s network and the residents of a multi-dwelling community. It’s important to note that the majority of fiber-enabled properties receive fiber all the way to the premises or living unit—making for a much smoother last mile. For some communities, though, there may be other technologies involved and different challenges. Recently, some of the last mile discussion has shifted toward what role 5G might play.

MAKE THE MOST OF HOME

Like any wireless technology, 5G uses radio signals to send data and information back and forth through the air. And, just like any radio signal, 5G signals become weaker as they travel further away from their transmitter. In fact, the high-density characteristics of 5G waves cause them to dissipate quickly. What’s worse is that the signal breaks down even further when it hits solid walls, Low-E glass, building materials like concrete or steel, or even environmental landscapes like dense foliage.

technology. If a building has indoor coverage problems with earlier cellular systems (2G, 3G, 4G), 5G won’t perform differently. Due to these types of interference issues, property owners won’t find outdoor, over-the-air 5G networks to be reliable solutions for providing service or connectivity inside their buildings. If a community doesn’t have a managed WiFi system inside its walls, residents may find staying connected while using their phones or smart devices difficult. As they roam from outdoor spaces back inside their apartments, they will likely run into signal drops. These lapses in coverage will be glaringly obvious (and frustrating) for anyone streaming content or making video calls as they move around. For the time being, it seems, WiFi will continue to be the primary indoor solution for transmitting data and voice.

Residential Permits Surpass 2020’s Total With 690 single-family residential permits issued during October, the total for 2021 stands at 5,368, which is two units more than were issued during the entirety of 2020, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report. Comparing the first 10 months of each year, 2021 has registered a 19 percent increase over 2020.

Nationally, single-family housing starts decreased 4 percent nationwide during October (but up 17 percent year-to-date), according to the National Association of Home Builders (NAHB). “The Kansas City homebuilding market is unique in many ways so the fact that we aren’t following the national trend in October isn’t necessarily surprising,” said KCHBA Executive Vice President Will Ruder. “Our permit numbers are higher than last years and we believe the industry will end 2021 in a strong way.”

Most of the eight counties in the metro are reporting an increase in permits issued during 2021 with an overall increase of 35 percent in the Missouri counties and 12 percent on the Kansas side. Overall, Kansas City remains the highest permitting locality, with most of its 796 single-family permits issued in Clay County. The busiest five cities so far this year are rounded out by Lee’s Summit, Olathe, Overland Park and Lenexa.
