HBA Welcomes 2019 President Shawn Woods Shawn Woods, Ashlar Homes, was officially welcomed as the president of the Home Builders Association of Greater Kansas City at the annual Inaugural Celebration on December 5. The evening’s festivities were held at Kauffman Stadium, with cocktails in the Royals Hall of Fame and dinner in the Diamond Club. Guests had a view of the field and Crown Vision, which featured the HBA’s event, during the program and awards presentations. Shawn grew up in the home building industry and opened his remarks by remembering attending the inaugural dinner for his father, Tom Woods. At that time, 27 years ago, Shawn had his sights set on a professional baseball career, he “had absolutely no interest in becoming a home builder like my Dad” and knew there was something very special about his high school sweetheart date that evening. In Shawn’s words: “I obviously did not become a professional baseball player. I did become a home builder like my father. And I ended up marrying my high-school sweetheart. So, 1 for 3 for the night isn’t bad -- in baseball that would make me an All Star.” After a stint at the Federal Reserve Bank, Shawn found he was drawn to home building as a career that would give him a sense of accomplishment. He described home building as an “industry where it is so rewarding and gratifying to see a project go from bare dirt to a roof over someone’s head.” Shawn plans to focus on several areas during his year as president: •

Hiring a new executive vice president for the association – Shawn and co-chair Jerry Braklow are heading up the search committee, which is in the process of interviewing candidates.

Remodel the HBA’s offices and entryway: “When you enter the building mid-year 2019 it will be Class A office space that reflects the model homes we are so excited to bring our clients into.”

Continue the workforce development initiative with a focus on educating students and their families about the advantages of working in this industry.

2018 HBA Award Winners The Inaugural dinner is an opportunity to recognize the outstanding contributions of individuals who have made a significant impact on the housing industry in Kansas City. Four very deserving members were recognized this year with the KCBHA’s annual awards. The Bob Bollier Sales & Marketing award was presented to Meredith Tolliver of ReeceNichols. Meredith is development sales manager of ReeceNichols Real Estate and has been involved in new home sales for 23 years. Her new home sales experience and knowledge of residential development provide a valuable perspective from the marketing aspect of our industry. As a long-time HBA member who has led the Sales & Marketing Council for several years, Meredith embodies the qualities of a generous spirit and undeniable dedication to the HBA and the Sales and Marketing Council. She is dedicated to the industry and always willing to go above and beyond what is expected in order to provide the best sales experience possible.

Harold Phelps, Phelps Engineering, was named the Fred J. Geier Associate of the Year With nearly 40 years of municipal and land development engineering experience, Harold Phelps is a highly regarded leader among his peers. Harold has led his company, Phelps Engineering, Inc., in the design of hundreds of residential projects, including apartment complexes, townhouse/condominium communities and single-family subdivisions throughout Johnson County and the Kansas City area. He has held the position of City Engineer in both DeSoto and Lenexa, Kan., and he serves at the discretion of the Johnson County Board of County Commissioners on the Johnson County Unified Wastewater District’s External Stakeholder’s Group. He serves as the Chair of the University of Kansas, Civil Engineering and Architectural Engineering Department Advisory Board. He was recently recognized for his contributions to the industry with the highest honor available from KU’s Engineering Dept., the Distinguished Engineering Service Award. Harold joined the Kansas City HBA in 1990 — the same year he started Phelps Engineering, Inc. He has served in many leadership positions within the association including: Harold Phelps and Richard Holtcamp

Brian Tebbenkamp founded Patriot Homes in 2014 and serves as the president of the company. At the HBA, Brian is a Parade of Homes award winner and a member of the HBA’s newly created Young Professionals Group. He also serves as the YP representative on the Home Show Task Force. 2018 Inductee into the Builder Hall of Fame: Brenner Holland Brenner joined Hunt Midwest in 2004 as manager of residential projects and that was just the beginning. He was promoted to director of residential real estate and entitlements in 2007 and to general manager of residential development in 2012 and to vice president of residential development in January 2015. In his role, Brenner also manages construction services, including general contracting and project management, for a wide range of public and private infrastructure projects and assists with company-wide new business development. Brenner has been an active member of the HBA for many years. He has served as the Missouri government affairs chair, is a PAC Trustee and was president of the HBA in 2016. His leadership has been invaluable on issue-based task forces and setting priorities for the Missouri legislative day in Jefferson City.

Community Engagement Programs Continue to be a Success The HBA has made a concerted effort this year to strengthen its relationships with local government by creating open dialogue between high permitting cities and builders and developers. The HBA membership continued regular municipal meetings with city staff and the developers’ council picked up traction as they worked with not only the cities, but with utility companies to discuss ongoing industry issues.

NAHB’s 2018 Builder and Associate Member Census was sent out this week to help better understand the composition and characteristics of the members who belong to the Federation. NAHB needs your participation to help provide better service for your membership dollars and a better business environment for the home building industry.

Throughout 2018, builders and developers met with staff and elected officials from Kansas City, Lee’s Summit, Olathe, Overland Park, Shawnee, and Lenexa. In some cases, there were specific issues to address, such as the Overland Park concrete cul-de-sac proposal, extended plan review delays in Olathe, and the new software system in Kansas City, Mo. Other meetings focused on more general topics, including staffing updates, the upcoming codes implementation, inspections, changes to development regulations, and more.

By taking a few minutes to answer a few quick questions about the work you do, you will provide valuable information to help us develop education, advocacy and networking opportunities needed for your business to grow. Your answers will be kept confidential but NAHB will use the totals and averages to gain a better understanding of the businesses represented.

These discussions have been productive for all stakeholders and have led to improvements with current practices. In some areas, there is still a fair amount of work to do, but the most important element is generating positive relationships with local government as we share the common goals of promoting new economic growth, homeownership, affordable housing and strong communities.

Meet John Erwin of Star Companies Jon Erwin is the vice president of Star Companies, Inc., a longtime supporter of the KCHBA. We asked Erwin a few questions about his role within the homebuilding industry and how he has seen it change over the years. Star Companies, Inc. specializes in drywall and insulation. Erwin places emphasis on the importance of open communication with builders in order to effectively and efficiently offset rising material and labor costs. This is especially important to Erwin, as he realizes the trend of rising interest rates, labor and material costs are not necessarily slowing down. Despite the industry moving in this direction, Erwin states Star’s “role is to stay competitive with rates, as far as what we can control.” Changing costs isn’t the only shift the homebuilding industry has dealt with in recent years. Like most businesses today, Erwin has noticed technology has modified how Star does business. According to Erwin, “there is less personal communication with more online scheduling tools. It is positive resource in that it helps with forecasting work and projecting schedules. However, I still prefer

to initiate personal communication with the builders I work with.” When it comes to being a member of the KCHBA, Erwin looks forward to attending the annual Clay Shoot. “I enjoyed having the opportunity to interact with and get to know my customers on a more casual, personal level,” stated Erwin. The strong networking base found at KCHBA is one of the things Erwin values most as a member, as well KCHBA’s support for the homebuilding industry as a whole. It makes sense that the annual Clay Shoot is Erwin’s favorite KCHBA event, as he often likes to spend his free time outdoors either hunting, fishing or golfing.

Young Professionals Wrap Up 2018 with a Party And, finally, the first annual YP Holiday Party (sponsored by Best Lighting) combined fun and philanthropy as they gathered at Nick & Jakes on December 4. The YP’s brought blankets, coats, gloves, and other warm items to be donated to the City Union Mission. An ugly sweater contest (won by Jeff Zimmerman’s festive vest) capped off the evening.

One of Gary Kerns’ goals as president was to create a Young Professionals group for the KCHBA. In their first year of existence, this group has grown from fewer than a dozen to more than 40 members. Under the leadership of Alex DeJong, the YP’s 2018 activities have focused on three areas: philanthropy, education, and social activities. Members of the group volunteered for several weeks with the Veterans Community Project in building tiny homes. When building begins again in spring 2019, this will return as a regular activity. Saul Ellis served as a mentor to the Young Professionals with four classes in October. The attendees had great things to say about Saul and the valuable information they obtained from the class. Many members of the YPs also participated in meeting local candidates as they helped to distribute PAC checks in conjunction with PAC trustees.

Single Family Permits Top 400 in October Local cities and counties permitted 447 single family units in October, an increase of 110 from September. The 2018 year-to-date total of 4,932 is higher than similar periods since the recession, with the exception of 2017, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. Multi-family unit permits (five or more units in one building) have surpassed the same period last year, with 3,229 units permitted in 2018 compared to 1,903 in 2017.

Smithville was the most active city during October, permitting 46 single family units – 44 of which were for townhomes in the Clay Creek development. Townhomes and villas continue to be popular throughout the metro area with permits issued in Basehor, Blue Springs, Lenexa, and Olathe for this type of home.

With greater efficiency and lower energy costs, natural gas kitchens sell themselves.

Kansas City remains the top permitting city, with 683 permits issued in Clay, Platte, and Jackson counties. Olathe remains the second most active city, with 447 permits. The Jackson county cities of Blue Springs and Lee’s Summit are the third and fourth busiest, with Overland Park rounding out the top five. Overall, the top ten cities have issued 3,125 single family permits during 2018, compared with 3,394 issued by the ten most active during the first ten months of 2017.

Bethenny Frankel to Headline 2019 Home & Lifestyle Show The KCHBA is excited to announce that Bethenny Frankel will be the featured speaker at the 2019 Greater Kansas City Home Show, March 22 – 24. Bethenny Frankel is a businesswoman ahead of the curve, who has always identified and capitalized on business opportunities. The runner up on “The Apprentice: Martha Stewart” led her to Bravo’s “The Real Housewives of New York City,” followed by the spin-off series, “Bethenny Getting Married?” and “Bethenny Ever After…” Viewers were captivated by her wit, wisdom and humor as they followed her personal life becoming a mother and her professional journey creating her Skinnygirl empire, leading to her being named one of the Top 100 Most Powerful Celebrities by Forbes magazine. She brought her distinct voice and candid point of view to “Bethenny,” her nationally syndicated daytime talk program. Most recently, Bethenny joined ABC-TV’s “Shark Tank” as a guest shark. Along with speaking from the main stage on Saturday and Sunday, Bethenny will interact with fans at a meet and greet each day.
