Monica Pedersen speaking at the 2012 Home Show Bartle Hall will be brimming with activity as preparations for the sixty-sixth annual Home Show and Flower, Lawn & Garden Show begin during the last week of March. The excitement starts on Monday of that week as the landscapers arrive to bring the outdoors inside as they assemble their displays of flowers, plants and hardscape elements. Bartle will transform into a construction zone as Chris Ragland (Homes by Chris), HBA President, and other volunteers build this year’s demonstration home, the “Love Shack”. As the week progresses, the stages for special presentations will be assembled and exhibitors will line up at the dock to bring in their products. And, finally, on Friday March 28 the doors will open to consumers eager to see the latest in home products and services; decorating, design and building demonstrations; premier landscaping, and special attractions. Saturday’s special presentations will be headlined by HGTV star Monica Pedersen. Monica is an interior design expert and author of Make It Beautiful. She is also a judge on NBC’s new program “American Dream Builders”, which premiers
on March 23. Cari Cucksey, host of HGTV’s “Cash & Cari” brings her expertise to the Home Show audience on Saturday and Sunday. In addition to her television work, Cari runs estate sales, operates a vintage store and refurbishes just about anything she can get her hands on. The Home Show will also feature Kansas City’s own Jennifer Allwood. Jennifer’s
specialty is faux finishing through her company, the Magic Brush, and she also offers advice to business people based on her entrepreneurial experience and tremendous success with social media. Two popular presenters, Kristin Rieke and Jennifer Bertrand, will return to the Home Show stage. Kristin Rieke currently works in the interior design industry in Vail, Colorado. Continued on page 3
“Builders Row” Trade Show While the Home Show gears up for consumers, HBA builder members will have their own “Builders Row”, Friday, March 28, 9 a.m.-5 p.m. at Bartle Hall. HBA associate members will showcase their products and services at the Trade Show, which is held in tandem with a host of education opportunities being offered to HBA members at no charge. The purpose according to Phil Yancey, Membership Manager, is to give builders an opportunity to talk with associates oneon-one, member to member. “This is the first time the HBA has offered so much to
see and do for builders at a Home Show,” said Yancey. “Builders will be able to learn the latest in education and see the latest products for the homes they are building.” The Trade Show will be open to builder members only and will include BBQ and beverages from 11 am till 5 pm. Builders are encouraged to spend Friday, March 28 at Bartle Hall at the Trade Show, participating in one or more education sessions and wrapping up the afternoon with Elliot Eisenberg as he presents his Economic Outlook.

The Kansas City Home Builders Association Home Show for 2014 The year was 1948 – World War II was over; our own Harry Truman was in the White House; a first class stamp cost 3 cents; and, in Kansas City’s Municipal Auditorium, a brand new event was held – the Home Builders Association Home Show. Crowds flocked to see current trends in home improvement and decorating, including the latest technology in clothing care—an automatic washer with attached wringer!
vision, sound system and electricity systems. The SMART HOUSE promised an integrated security system, sensors to detect the homeowner waking up in the morning and a coffeemaker that would then turn on and a TV that would tune to his favorite news channel.
The Home Show rapidly became a spring tradition for Kansas Citians and in 1977 it was held in the brand new Bartle Hall. The 9-day event that year featured daily Jones Store fashion shows and the appearance of characters from the recently opened Worlds of Fun.
In the early 2000’s the Home Show expanded to include the Flower Lawn & Garden Show. The 2003 show featured large garden displays, 2 homes built inside Bartle Hall and Paul James of HGTV. In recent years, the Home Show has included community groups such as Wayside Waifs, an Ask a Builder booth and appearances by well-known architects, interior decorators and home improvement experts.

Home builder Chris Ragland has earned a reputation of being forward-thinking in her home designs, pushing the envelope a little and meeting challenges head on.

For all these reasons, it should come as no surprise that Ragland will oversee the construction of the 700-square-foot cabin (including covered porch) that visitors won’t be able to miss inside Bartle Hall. Ragland, who refers to the one-bedroom, one-bathroom cabin as the “love shack,” hopes people will be inspired by its colors and finishes when they are looking to build or remodel their own home. “I think it’s going to be a great addition to the floor (of the Home Show),” said Ragland, who is co-owner of Homes by Chris, LLC and the 2014 president of the Home Builders Association of Greater Kansas City. The frame of the “love shack” — which also could be described as a dreamy getaway, country retreat or sophisticated cabin — will be built at McCray Lumber and Millwork. All the materials for this project were donated, and McCray Lumber supplied the wood for the subfloor, rafters and interior walls. The frame will be taken apart and re-assembled inside Bartle Hall. Construction of Ragland’s project begins at 10 a.m. Monday inside Bartle, which means that the team of tradespeople have four days to build and decorate the cabin before Home Show visitors began arriving Friday morning. (They will have about eight hours to disassemble it once the Home Show is complete.) 5
Inside the cabin, people will notice that barn wood has been used in several places as accents, including the kitchen, fireplace, and walls in the bedroom and bath. The use of barn wood was popular a few decades ago, Ragland said, but has come back with a revamped look. “Barn wood has made a huge comeback with people being more green and recycling,” she said. The barn wood accents are just one of the interesting details and new design trends that can be found in and around the “love shack.” For example, the bathroom features a freestanding tub, old schoolhouse vanity and pebble floor. In the kitchen, visitors will see painted cabinetry, solid-surface countertops, a farmhouse sink, and an under-counter beverage refrigerator. In addition, people are sure to notice the cabin’s handsome hardwood floor, which is very light in color. Weber Flooring donated the tile and flooring for this project. On the exterior, the cabin features James Hardie pre-painted trim and shingle siding, which never has to be painted again. Ragland said this product has been popular in other parts of the country (especially the South) but is just starting to gain popularity here. It’s a durable product that can handle high humidity year-round. On one side of the cabin’s exterior, people will be able to see the “bones” of the cabin where its under-siding is exposed. A huge thank you goes to everyone involved in making this project possible.

Farm Bill a $1.2 Billion Boon for Members in Rural Areas

In a major victory for NAHB and housing, Congress passed a Farm Bill that includes an important provision championed by NAHB that helps members living and working in rural areas across the nation. President Obama signed the bill into law Feb. 7.

The legislation allows more than 900 communities nationwide to retain their status as “rural” areas where residents have access to important rural housing programs that help low- and very-low income households obtain homeownership or suitable rental housing. This will enable millions of Americans to maintain access to critical rural housing programs.

NAHB estimates that in 2014 alone, this will generate $1.2 billion more investment in housing in these areas, including construction of new single-family and multifamily homes and remodeling. Breaking this down even further, it means that each of these 900-plus communities will receive on average an additional $1.3 million in economic activity this year in the form of

loans and grants for new construction and remodeling. One NAHB member summed up the legislation this way: “The Farm Bill alone will keep many small builders in business.”
“The Farm Bill is a great victory for NAHB, and a great example of how the federation works together to address important issues,” said NAHB Chairman Kevin Kelly. According to the USDA’s map of eligible rural areas, much of the outlying areas surrounding the Kansas City metro area qualify as rural. HBA Meets with Kansas State Legislators HBA members and staff participated in Kansas Legislative Day on Wednesday, January 29 at the Kansas State Capitol in Topeka. The day started with a Senate Tax Committee hearing on Senate Bill 298, a bill to eliminate the Mortgage Registration Fee (MRF), with proponents of the bill testifying (opponents of the bill testified before the Committee the following day). HBA staff and members then attended the Kansas Building Industry Association (KBIA) first quarter Board meeting and lunch at the KBIA office. The meeting, which included HBA members from across the state, gave members an opportunity to share housing information from their region and receive

a thorough briefing on all business and housing related issues pending in the Kansas legislature. Following the KBIA meeting, members attended faceto-face meetings with Kansas legislators from the KCHBA’s jurisdiction, including Senator Julia Lynn, Representative Ron Ryckman, Senator Pat Apple, Senator Mary Pilcher-Cook, Senator Jim Denning and Senator Kay Wolf. The purpose of these meetings was to share the HBA’s legislative agenda for Kansas, continue to build relationships with our elected officials and remind them that the HBA is a source of housing data and information.

NAHB Recognizes Safety Award Winners Each year the National Association of Home Builders holds the Safety Award for Excellence (SAFE) ceremony in conjunction with the International Builders Show. This awards program recognizes the achievements of builders and trade contractors who have developed and implemented high quality construction safety programs, and to honor government officials and NAHB-affiliated associations that have made successful efforts to advance safety in the home building industry. Of the eighteen awards presented at IBS this year, four winners were from Kansas City. Dave Redlin, Progressive Environmental & Safety, won the NAHB Safety Professional of the Year. Many KCHBA members David Redlin, Barbara Theriot, and Roger Neighbors. have benefited from “Safety Dave’s” instructions as he often leads classes held at the HBA. Summit Custom Homes was awarded the prize for Single-Family Builder Safety Program of the Year in the 100-500 home starts per year category, and Neighbors Construction Company was awarded the Multifamily Safety Program of the Year recognition. Voters go to the Polls in April Elections Voters will be headed to the polls in early April in several cities across the Kansas City metropolitan area. In Johnson County, mayoral and city council elections will be held on Tuesday, April 1 in the Cities of Leawood, Mission, Prairie Village and Westwood. On Tuesday, April 8, Kansas City, Missouri residents will vote in a school and special election. Greater Jackson County residents will also vote for mayoral, city council and alderman candidates in Blue Springs, Grandview, Independence, Lee’s Summit, Raytown and several other cities. On April 8, Clay County residents will vote in mayoral, city council, alderman and school district director races in North Kansas City and several cities across the County.
Member Q&A What is your prediction for the home building industry? I think the Kansas City MSA is in good shape right now with increasing new home sales and a balanced supply of active units. Interest rates and job creation will obviously affect future sales levels but I am cautiously optimistic for 2014 & 2015.

What is your favorite movie? Television show? Internet site? Anything with Clint Eastwood but my favorite is probably Unforgiven. I don’t watch much on TV other than sporting events but I do make time for Homeland when it is on. Regarding the internet I use CBSSports.com quite often, especially during the NFL season for managing my fantasy league.
Jenni Dold Jenni Dold became the Director of Marketing for the Kansas City Home Builders Association at the beginning of March. Jenni fills the position held by Stephanie Stollsteimer, who took a position with Museum of Prairie Fire in January. Jenni is a graduate of the University of Missouri in Columbia. She comes to the HBA from Diamond Merckens Hogan where she handled the marketing strategy and website development for several companies. Jenni has extensive experience in social media, direct mail, broadcast (TV and radio) production and integrated advertising campaigns. At the HBA, Jenni will focus on marketing the home show and the parade of homes as well as general HBA activities.

HBA Members Meet with Johnson County Wastewater Regarding Inflow Prevention
What is your favorite internet site? I will have to admit that I like FaceBook and keeping up with old friends.
HBA members sat down with the General Manager and Chief Engineer from Johnson County (JOCO) Wastewater on February 24 to discuss their reinterpretation of a Code of Regulations for Sanitary Sewer Use provision governing inflow prevention. JOCO Wastewater’s reinterpretation of a provision in the Code could potentially prevent builders from placing a floor drain near a sump pump, which has been a common and acceptable practice in JOCO for more than a decade. The purpose of the meeting was to find a solution that addresses concerns on both
What is your prediction for the home building industry? I’m glad I was able to establish myself as a builder prior to the downturn. I welcome the return of home buyers and I am thrilled to be providing new homes again. We are building, but I still remain a little cautious.

I have always had a desire to design and build things and really appreciate being able to work with people. It’s a natural choice for me to start with someone’s dream and complete it for them. What are your goals for your business? I really don’t aspire to be a large home builder and I am perfectly comfortable with doing 12-15 houses a year. This provides me the opportunity to provide my customers with a more personal experience and meet their needs myself. What do you like to do outside of work? It is hard to beat an afternoon on the motorcycle. I love to travel, camp, spend time with friends and yes, I love to eat. Where do you like to go for fun? My favorite place of all is Creede, Colorado and I never can seem to get enough of it. I love the area, the mountain views and all that it provides. Give me a jeep and a mountain and I am a happy camper. What is something people don’t know about you? I have been truly blessed in life with a great family, health, and some successes. I have had my ups and downs but I recognize that all of it is a gift from God and that it has all been made possible through him. I fall short every day, but that’s ok. What is your favorite television show? I love comedy and love to laugh. The Andy Griffith show was the best show ever made and will always be my favorite.
What is your favorite HBA event/meeting experience? I am rather new to the HBA and look forward to experiencing new things with them in the future.

Single Family Housing Holding Steady During Winter Months Single family housing permits remained steady during January 2014 according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. With 283 single family units, January was relatively unchanged from the December 2013 count. January 2014 did continue the trend of outpacing every year since 2007 in its monthly total. Multi-family permits are off to a strong start with 538 units permitted in January. “We continue to look to 2007 as a benchmark with single-family permits holding steady in spite of January’s tough weather. Lots, labor and material increases are the issues so far in 2014,” said HBA Executive Vice President Sara Corless. Kansas City issued the most permits in the eight county area with 41, followed closely by Olathe with 38. Blue Springs, Kansas City, Kansas/Wyandotte, and Overland Park rounded out the top five municipalities in residential permit counts. Johnson County was the top permitting county with 101, followed by Jackson County with 61, Clay and Wyandotte both with 32 and Platte County with 30. In a wrap up of 2013 statistics, the HBA identified the list of top permitting homebuilders in the metropolitan area. Summit Custom Homes tops the permit list with 216, followed by James Engle Custom Homes at 161, Rodrock Homes with 129 and Sallee Homes with 127 and Don Julian Builders/New Mark Homes with 93. A list of builders pulling 30 or more permits in 2013 appears to the left.
