KCHBA Builders Council Strives to Elevate Industry

The newest council to form at the KCHBA is the Builders Council. This group provides an opportunity for builder members to learn best practices and exchange ideas to meet the housing needs of the Kansas City metro.

Sean Flandermeyer is a co-owner/partner with Elevate Design+ Build, LLC and currently serves as chair of the Builders Council. Shawn Woods, owner of Ashlar Homes, is the 2024 co-chair. The KCHBA spoke with both of them about what they are most excited about with the creation of the Builders Council.

Getting Involved

“I got a call about two years ago,” said Flandermeyer. “I’d been asked once [to get involved in Builders Council] and said I was too busy. But I knew that I needed to give back.” Flandermeyer believes what you give you get back more in return. “I’ve been helped and been able to help others… I like to see that exponential effect that works for other builders in town. Although we all compete together, I still think there is plenty of work to go around and if we can all become better with each other, I think it helps everybody at the same time.”

Woods has a similar viewpoint. “My Builder 20 Club is probably the best thing I’ve ever done for my business,” he said. He sees much of the same benefit with the KCHBA Builders Council. “We’re not revealing profit margins and we don’t get as in depth,” he said, “But the concept of it, of builders educating each other on what’s happening in the market, what trades are doing well and what’s struggling and our issues on job sites are the same,” he said. Woods believes the conversations happening are beneficial and a great way for new and longtime builders to get more involved with the KCHBA.

The Why

Kansas City is not lacking in quality built new homes. Talented homebuilders run their businesses here. “Builders in our market desire to learn more and grow. The ones who stick around the longest understand there’s more to the business than the craftsmanship,” said Flandermeyer. “We enjoy exchanging ideas. We go through a lot of similar pains, and it helps when we can bounce ideas off each other.” Flandermeyer has left meetings, only to receive a phone call shortly after from a fellow builder telling him how the last Builders Council conversation impacted their business in a positive way. It’s a collaborative platform many have benefitted from already.

“[Builders Council] has evolved from us identifying problems and trying to come up with solutions. We picked topics that had value to people. When they arrive at the meetings we want them to walk away with something that’s energizing their businesses and/or mindsets… I constantly see opportunities for [the Council] to grow,” said Flandermeyer.

Goals and Outcomes

The Builders Council only succeeds with participation from its members. “The number one goal [of the Builders Council] is to increase builder participation within the KCHBA. I’d like to see more builders in town. We need to collaborate to help grow our community. It doesn’t matter if you build hundreds of homes or 10 homes, I still think it’s valuable to have those connections,” said Flandermeyer.

Continuing to provide worthwhile conversation and information is the way to accomplish this. “Some [builders] are making a living, but they’re not always building a

business,” said Woods. “We hope the Builders Council will help educate those who have questions and ideas on how things could work better… If the builders are better, it makes for a stronger overall market for everyone,” said Woods. Flandermeyer knows the best business practices are out there, “but builders tend to chase a lot of fires.” These meetings are an opportunity to put those problems aside for a couple hours and focus on solutions that will save you future headaches.

Previous conversations have included a series on understanding indirect costs, a builder focused market forecast with Dan Whitney and how to retain industry talent. Several builders have implemented more formalized continuing education time for their staff after hearing from fellow builders. As a small business owner, knowing how to plan for employee benefits is a necessity and offering opportunities to enhance one’s professionalism and knowledge is a way to retain valuable workers.

2024 International Builders’ Show Attracts Largest Attendance in 15 Years

The 2024 Design & Construction Week, held the week of Feb. 26 in Las Vegas, marks the 11th year of the agreement between the National Association of Home Builders (NAHB) and the Kitch & Bath Show (KBIS). Builders, remodelers, developers and other industry professionals from more than 100 countries attended to see the latest products and services from more than 1,800 exhibitors and attend over 120 cutting-edge education sessions, visit show homes featuring the latest trends and innovations, and network with peers.

2024 NAHB Leadership Led by Wichita Builder

With more than 700 affiliated state and local home builders associations and more than 140,000 members across the country, NAHB represents the interests of the nation’s housing professionals through advocacy, education and research. Members of NAHB elected four senior officers to top leadership positions within the federation at the conclusion of its leadership meetings held during the week.

Taking the helm as NAHB’s Chairman of the Board this year is Carl Harris, a Wichita, Kan.-based small volume spec and custom home builder with more than 40 years of experience in the home building, remodeling and light commercial construction industry. As co-founder and vice president of the Carl Harris Co., Inc. and managing partner of Harris Homes, Harris has built homes in many communities around the state of Kansas.

“In this pivotal election year, our top priority will be to work with Congress and the administration to implement practical solutions to ease the nation’s housing affordability

crisis,” said Harris. “The best way to bring down shelter inflation is to enact policies that will allow builders to construct more homes. This includes policy changes such as repealing inefficient regulatory rules, speeding up permit approval times and providing resources for skilled labor training to address the severe worker shortage in the construction industry.”

More than 200 KCHBA members attended IBS. Two members,Joe Christensen of Cardinal Crest and Travis Brungardt of Catalyst Construction, participated as speakers at education events during the show. Joe was part of the “Real World Strategies to Attract & Retain Top Construction Talent” education session and Travis participated in “Basement, Crawlspace or Slab? What’s Right for Your Build & Why” and “Before You Build: Site Considerations from Grade to Water to Sun.”

Award Winners

HBS Dealer’s Golden Heart Awards celebrates individuals and companies showing a distinct community spirit of sharing and giving back to others. The 2024 winners were announced in January and celebrated in Las Vegas during the International Builders’ Show. McCray Lumber & Millwork was specifically honored for their work with Be Head Strong charity. The mission of Be Head Strong is to support, assist and provide aid to brain tumor patients and caregivers in the greater Kansas City community while working with doctors, hospitals and organizations seeking a cure.

Hatch McCray, owner and CEO of McCray Lumber, has served as chairman of Be Head Strong since 2009. The company not only contributes monetarily, but it provides support in a number of other ways, through adopting families and hosting events for patients and their families. Also during IBS, NAHB named the winners of its 11th annual Best of IBS. The awards were presented during a ceremony held on the final day of the show. This year’s Best of IBS Awards received more than 230 entries. Decided by a panel of 36 independent judges made up of industry and media representatives, the awards were given in nine categories, plus the overall Best in Show winner.

Awards were given to exhibitors with a product or line that shows the best combination of design, functionality and innovation, as well as its usefulness to consumers and/or home builders.

During the show, NAHB and the National Kitchen & Bath Association (NKBA) announced an agreement to extend the co-location of IBS and KBIS for four years through 2030.

In 2025, Design & Construction Week will return to the Las Vegas Convention Center, Feb. 25-27. The 2026 event will move to the Orange County Convention Center in Orlando. In 2027 it returns to Las Vegas where it will remain until 2030.

KCHBA Raises $30,000 for Build-PAC

The state of Kansas came out on top in a pickleball battle for the ages during the KCHBA’s annual BuildPAC fundraiser at Chicken N Pickle in Overland Park last month. Harold Phelps, Phelps Engineering, and Brian Rodrock, Rodrock Homes, played for the Kansas team while Gary Kerns, Kerns Homebuilding, and Dennis Shriver, Hearthside Homes, played for on the Missouri team. The night ended with raffle prizes.

The fundraiser supports Build-PAC, NAHB’s bipartisan political arm, which helps elect pro-housing, pro-business candidates to federal office and is critical to NAHB’s success on Capitol Hill.

BUILD-PAC has been instrumental in electing candidates and members in leadership and contributed to 376 congressional candidates in the 2021-2022 election cycle.

Additionally, supporting Build-PAC supports our local HBA-PAC. Once the KCHBA reaches its Build-PAC goal, set by NAHB, a percentage of those donations return to the KCHBA to be used by our HBA-PAC to support local candidates.

Single Family Permits Start 2024 Strong

For the month of January, 310 single-family housing permits were issued in the eight-county Kansas City region — a strong start compared to the 185 issued in January 2023, according to statistics compiled by the Home Builders Association of Greater Kansas City (KCHBA). Johnson County was the highest permitting county in the metro area with 94 single-family permits issued.

After slipping from the top spot in December, Kansas City, Mo., was once again the top permitting city for January with 42 single-family permits. Spring Hill issued the second most with 38, followed by Blue Springs, 33, Overland Park, 21, and Lee’s Summit with 20 permits issued.

House Approves Legislation to Expedite Federal Permitting Process

The House has approved NAHB-supported legislation that includes several amendments to the Clean Water Act (CWA) permitting process that will provide home builders needed clarity and confidence as they seek federal permits for home building and development projects.

The Creating Confidence in Clean Water Permitting Act (H.R. 7023) respects environmental protections and provides pragmatic solutions to the CWA Section 404 dredge and fill permit program and Section 402 National Pollutant Discharge Elimination System (NPDES) program.

Specifically, the legislation will:

Improve the Nationwide Permit (NWP): Home builders pull some of the highest numbers of Section 404 NWPs issued annually. To assist with planning and permit backlogs, this legislation codifies the duration of an NWP from five to 10 years and streamlines the reissuance process.

Reduce Permitting Uncertainty: The bill provides a defined timeline to when the EPA may veto a Section 404 permit, and places sensible timelines on when the EPA

may veto a Section 404 permit, and places sensible timelines on when judicial reviews may be filed. Having this predictability will allow home builders to reliably proceed with construction once a permit is granted.

Increase Confidence in NPDES Permits: In a major improvement to the Section 402 NPDES permit, this bill requires permit writers to provide clear and consistent parameters when issuing permits, while recognizing the use of best management practices. NAHB worked with lawmakers to add specific legislative language that would not affect how home builders use best management practices when managing stormwater runoff from construction sites. This will provide assurances to home builders that complying with their permits won’t include vague water quality standards, nor impose unobtainable numeric discharge limits.

The home building industry requires confidence in the CWA permitting process. H.R. 7023 respects environmental safeguards and makes significant strides in ensuring clarity in the regulatory process.
