HBA members and guests enjoyed an evening at Arrowhead as home builders were presented with the 2016 American Dream Awards at the HBA’s Spring Awards Ceremony. Each spring local home builders compete for top honors in the awards competition held in conjunction with the Spring Parade of Homes. The 54th annual Parade provides consumers the opportunity to visit more than 340 new homes throughout metropolitan Kansas City during the 16-day, three-weekend event that opened April 23 and continues through May 8. Builders have reported heavy traffic throughout the Parade with many serious buyers eager to settle into a new home. The American Dream Awards are the premier honor for new home construction in the Greater Kansas City region. Builders’ entries were rigorously judged on architectural design, construction techniques, craftsmanship and selection of materials. Homes competed in categories based on price range and were judged by teams made up of industry professionals from across the USA.

The HBA’s annual BUILD-PAC Gold Key Recognition Event took place on Wednesday, April 13 at the FLT Cars Showroom in Overland Park. The fun and successful night featured classic cars and great company. We welcomed several new members at the event, including Wendy McDermott from Prospect Mortgage and Tom Rowe from Neenan Company. Overall, Kansas City HBA members contributed over $13,000 to BUILD-PAC, which includes 100% participation from the Executive Committee as well as a number of other Board members. The night was a great success, but BUILD-PAC is still open to

Missouri Legislative Day On Tuesday, April 5, HBA members and staff traveled to Jefferson City for Missouri Legislative Day, an annual trip to the Capitol to meet face to face with state legislators. The day provides an opportunity to maintain relationships with area Senators and Representatives and discuss issues important to the home building industry with the people who have the power to affect change.

HBA members spent the entire afternoon visiting with area legislators. Notable meetings included House Majority Floor Leader Mike Cierpiot, Senator Dan Hegeman, Senator Jason Holsman, Representative Noel Shull, Representative Nick Marshall, Representative Rebecca Roeber, Representative Jeanie Lauer, Representative Ken Wilson and more. Legislators were given an update on the level of building activity in their district and the current priorities of the industry. Topics discussed included local development, workers’ compensation, fire sprinklers, building codes, licensing and local control. It is critical that members of the housing industry show that they are paying attention to what is happening in Jefferson City and share
Other bills are moving very slowly, so it is difficult to find opportunities to push HBA efforts – such as removing the sunset on fire sprinkler laws. He is also monitoring legislation that could mandate statewide licensing for roofers, but for now the bills are not expected to go forward. Other prevalent issues in the Capitol this year include ethics reform, a new fuel tax, and voter ID laws. Expect to hear more controversy about these before the session is over.

Missouri South Area Council Hears from Lee’s Summit Officials Over 50 HBA members gathered on April 26 at Garozzo’s in Lee’s Summit for the first quarter Missouri South Area Council meeting. Speakers included Diane Forte, Lee’s Summit Mayor Pro Tem, Mark Dunning, Assistant City Manager and Rick McDowell, President of the Lee’s Summit Economic Development Council.

The message from Forte and Dunning is that Lee’s Summit is working hard to be business friendly, especially through their Development Center which facilitates interactions with developers and businesses from pre-application to occupancy. Dunning noted that Lee’s Summit currently uses the 2012 IRC and the city is on a six year cycle for code updates.
Rick McDowell described the private/ public partnership organization of the Lee’s Summit Economic Development Council and reported that the council is working on about ten active projects. He stated that the Missouri Innovation Campus, a collaboration between the Lee’s Summit R-7 School District, Metropolitan Community College and the University of Central Missouri, is a unique solution to workforce development. McDowell went on to say that the current level of economic development in Lee’s Summit is the most he’s seen in his 27 years of work in the field.

Experiencing Closing Delays? NAHB Wants to Help Discussion at the most recent New Member Coffee indicated that closing delays are a definite problem for local home buyers. NAHB would like to hear about the issues that builders, realtors, bankers and others have experienced. New rules implemented on Oct. 3, 2015 have overhauled the disclosure process for closing on a home mortgage. The forms that have been used for decades — the Good Faith Estimate, the Truth in Lending and HUD-1 Settlement Statements — have been replaced by the Consumer Financial Protection Bu-
dustry surveys have indicated that loans on average were taking longer to close. NAHB is working to determine if the new disclosure requirements are creating problems for home sellers and buyers and whether there are aspects of the new home financing process that are creating particular difficulties.

March Kicks Off Busiest Building Season in Years Permits for new single family residential building reached the highest one-month total since October 2007 with 537 permits issued during March, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. The 537 single family permits issued in March brings the year’s first quarter total to 1201 single family units compared to last year’s first quarter number of 893—an increase of 34%. Multi-family permitting continues to be active, with 825 units in March and 987 for the first three months of the year. Counties with the largest increase in permits issued are Clay County (up 28%), Platte County with an 89% increase, Johnson County at a 43% increase and Wyandotte County up more than 100%. Much of this activity is centered in especially active subdivisions: Villas of Stonebridge (Wyandotte County), Highlands of Northview, Kemp Estates and Rock Creek (Clay County), and Terrybrook Farms (Johnson County). “The first quarter of 2016 has exceeded expectations for permit activity,” said Executive Vice President Sara Corless, “but builders are feeling confident as they work to increase inventory levels for new home buyers. Reports are beginning to indicate that the older millennials are ready to start families and buy homes— this will allow current home owners to move up to the new home market.” April has been designated New Homes Month by the National Association of Home Builders, which coincides with the HBA’s Spring Parade of Homes. The Spring Parade will showcase 347 new homes throughout the metropolitan area from April 23 through May 8.

Mollie Elkman: Marketing that Moves People Marketing expert Mollie Elkman spoke to HBA members on April 6 as part of the Sales and Marketing Council’s 2016 speaker series. Elkman, whose advertising firm (Group Two) specializes in the home building industry, offered valuable information to members. The biggest take away? Social media. It is no secret that social media has become an increasingly important focus for advertising. Elkman suggests that if you must pick one social media platform, it is best to concentrate on Facebook. “It depends on your target audience,” said Elkman, “but if you think about it most everyone uses Facebook, if not to post, to check.” Elkman says Facebook dominates any other form of digital media. When creating a Facebook post she advises that users value quality over quantity. Elkman

went on to advise that you ask yourself the “why,” before every post to insure you are efficiently getting the most important information to your audience. Elkman also suggested every social media campaign should be planned out weeks if not months in advance using a “content calendar,” or a media plan. Other points Elkman touched on:
• The 5 P’s of successful marketing: product, place, positioning, price and promotion.
• An effort to keep marketing material consistent throughout all print and electronic platforms is crucial. A consistent campaign helps consumers recognize your product and therefore are more likely to come back to something they are familiar with.
