PCDI Homes Supports Ready for Good

Ready for Good is a nonprofit social enterprise furniture store in Lawrence, Kan. Its mission is to provide support to homeless youth and those making the difficult transition to adulthood while growing up in the foster care or juvenile justice system. All furniture sales support Ready for Good’s ability to provide work experience, job readiness training, life skills workshops and mentorship.

PCDI Homes builds near Ready for Good’s brick and mortar store. Sarah St. Peter, owner, wanted to spotlight Ready for Good’s mission in PCDI’s entry on the Spring Parade of Homes. Tour #336 in Basehor, Kan. is currently staged with numerous furniture pieces provided from the store. The homebuyer will have the opportunity to keep the Ready for Good furniture, as PCDI is gifting them $15,000 to purchase their favorite furniture pieces currently staged within the home.

“I have a passion for supporting the development of teens and young adults as they are our future,” said St. Peter. Ready for Good provides an amazing opportunity for these youth to gain many different

KCHBA Promotes Careers in Construction at Build My Future

More than 500 students interested in careers in construction attended Build My Future in Topeka last month where they spent the day learning about different trades through interactive activities and booths. Activities included a virtual reality painting, welding, tiling, cabinet making, moving a cone with a forklift and more.

“This is the first Build My Future in the state of Kansas,” said Will Ruder, executive vice president of the KCHBA. “It’s an opportunity for young people to come be exposed to a myriad of different things, opportunities that are available to them in the skilled trades. Building things using their hands in order to add to their communities, to their economies, and as well as their own personal fortunes.”

Spring Parade Comes to a Close

The 2023 Spring Parade of Homes ended on May 14. More than 300 new construction homes produced by 117 builders located in 157 communities were open to the public throughout the Kansas City metropolitan area. Parade Winners Celebrate in the Northland

KCHBA members celebrated the spring Parade award winners at the View at Briarcliff on Wednesday, May 3. This award season saw 189 contest entries. Pick of the Parade recipients are judged based on the quality of materials used, workmanship and overall construction. Distinctive Plan and Design award winners are recognized for outstanding interior design and architecture. Winners are determined based on furnishings, accessories, functionality and curb appeal of the homes. The KCHBA hosted teams comprised of 35 industry professionals from across the Midwest on April 27 and 28 to evaluate the entries.

Emcees for the evening included the following KCHBA committee and council members: Brian Tebbenkamp (KCHBA 2023 President), Bryan Keller (Parade Committee, chair), Bill Regan (Foundation Committee, chair), Michelle Schneider (Foundation Committee, co-chair) and Sean Flandermeyer (Builder Committee, chair). Special guests included Dave Pfortmiller, Construction Trades Instructor at Olathe Advanced Technical Center. Pfortmiller spoke on the Home Builders Institute (HBI) curriculum and how it’s preparing students for careers in home building. Casino Night Raises Over $2,500 for YP Education

The Young Professionals (YPs) and new KCHBA members gathered for food, drinks and raffle prizes at the first annual casino night fundraiser. Supporting future YP education initiatives and events, people had the opportunity to play Texas Hold “Em poker and roulette.

FOCUS ON WORKFORCE

The need for a skilled and capable workforce to meet our nation’s housing demand is an ever-present concern of home builders and associates. Despite competitive pay, the building industry continues to experience labor shortages. In a recent survey of NAHB members, 73 percent of respondents reported the availability and cost of workers is one of the most significant challenges builders are facing in 2023. This translates into higher housing costs, increased home prices, difficulty completing projects on time and lower economic growth.

According to the latest Bureau of Labor Statistics Occupational Employment and Wage Statistics (OEWS), released in May 2022, half of construction payroll workers earn more than $54,540 and the top 25 percent make at least $77,030. In comparison, the U.S. median wage is $46,310 with the top 25 percent making at least $73,460.

Path for the Next Generation

Jackson Steen is a graduating high school senior. Since the beginning of his junior year, Steen has spent four days a week participating in the Construction Trades program through Olathe Advanced Technical Center (OATC). This program teaches students the skills necessary to remodel, repair and maintain a home.

“I’ve enjoyed everything about [the program],” said Steen. Despite having some family history in the skilled trades, Steen wasn’t exactly sure on what he wanted to do. “[The program] gives you so many opportunities… I walked into it with an open mind.” And he quickly recognized the value of the mentors and teachers available in the skilled trades. “No matter what path you want to head down, they can help you,” said Steen.

Steen’s experiences in the program have been wide ranging. He contributed to the building of the OATC playhouses for the 2022 and 2023 Parade of Playhouses. “We learned a lot of problem-solving skills,” Steen commented, reflecting on the construction process. The students took ownership of the playhouse vision from start to finish, beginning with mockup drawings to painting on the final touches.

Since January, Steen has been working an on-site internship with Bickimer Homes. Bickimer Homes has been a longtime supporter of KCHBA workforce development efforts, participating in the first Parade of Playhouses in 2019, becoming the presenting sponsor of the event in 2020 and sponsoring OATC’s 2023 playhouse entry. CEO Tommy Bickimer has experienced firsthand how the lack of workforce can impact housing. “There is a huge labor shortage in our industry. And it’s getting worse every year,” said Bickimer. He has recently experienced timelines that used to take seven months extend to over a year, the biggest reason for this being a lack of qualified workforce. “I really appreciate the KCHBA’s push on workforce development and the partnerships we have with local trade schools. They’re invaluable. Anything we can do to help further these kids along on their path, we’re going to do it,” said Bickimer. “I encourage not only builders, but every trade partner, to get involved in workforce development. It’s vital for the future.”

Steen arrives at the Bickimer Homes jobsite at 7:00 a.m. four days a week ready to work. He enjoys how there is something new to learn and do every day. “There may be times I’m framing a basement. Other days I’m cleaning up neighborhoods and making sure the house looks presentable to those looking to buy a home.” Steen has

gotten to work alongside the project managers and other skilled trade workers. One of Bickimer’s Parade homes was in framing stage when Steen began his internship. He was able to interact with the home at each stage of construction moving forward, from the rough-in mechanicals to getting the house finished and ready to be judged for the Parade of Homes contests. Bickimer and Steen both agree the firsthand experience of participating in the homebuilding process provides invaluable knowledge and experience in addition to any formal classroom education.

Upon graduation, Steen has decided to attend Pitt State and is looking forward to enrolling in the Construction Management program. He was impressed by the program and received multiple scholarships, including a KCHBA Workforce Development scholastic scholarship. “I think there’s a ton of opportunity; you can be out in the field or behind a desk. With the amount of variety [in jobs], there’s also a lot of money to be made,” said Steen.

KCHBA Cares: Mental Health Awareness Week

The KCHBA strongly believes your mental health is just as important as your physical health. In an effort to promote mental health awareness and action, the KCHBA is participating in Mental Health Awareness Week, May 1519 with May 18 being Mental Health Action Day.

This week will focus on taking care of yourself and those around you, particularly in the workplace. There is a stigma surrounding mental health, which includes negative attitudes and beliefs about a person due to a specific characteristic, such as mental illness. It often comes from a place of fear and misunderstanding.

Stigmas can cause someone’s condition to worsen due to: avoidance – delaying or refusing treatment due to shame or hopelessness exclusion; social rejection or strained relationships due to lack of understanding discrimination;

Know the facts - educate yourself and others to be a part of the solution

Think before you speak – your words matter and can have lasting effects

Show compassion for those with mental illness

Don’t hide your experiences - you’d be surprised who else you know who has also struggled

Remodelers: Growth Expected in 2023, But at a Slower Pace

Remodeling companies control when they enter or exit the industry, but their financial performance is intrinsically linked to external factors, such as the number and size of their competitors, ease and availability of credit and inputs, or the bargaining power of their customers and suppliers. For this reason, the National Association of Home Builders (NAHB) periodically conducts the Remodelers’ Cost of Doing Business Study – a nationwide survey of residential remodeling companies designed to produce profitability benchmarks for that segment of the construction industry.

The 2023 edition of the study shows remodelers’ gross and net profit margins both dropping between 2018 and 2021. On average, they reported $1.9 million in revenue for fiscal year 2021, of which $1.4 million (75.1 percent) was spent on cost of sales (e.g., labor, material, and trade contractor costs as well as direct costs for single-family construction) and another $389,000 (20.3 percent) on operating expenses (e.g., general and administrative, finance, and S&M expenses, owner’s compensation). As a result, remodelers’ average gross profit margin for 2021 was 24.9%, with a net margin before taxes of 4.7 percent.

“With all the challenges remodelers face right now with labor shortages, product lead times, higher prices, regulations and such, I think not having the education to know how to navigate all we deal with really hampers the success and profitability of otherwise good remodeling businesses,” said Mike Pressgrove, owner of PDQ Construction in Topeka, Kan., and Chairman-elect of NAHB’s Remodelers Council.

“HBAs have the resources to direct members to all of NAHB’s education materials and courses to help them not only navigate and survive all of the obstacles that we run into, but thrive when others struggle,” Pressgrove continued. “Not only can they help with the education, but being a member means you have other members that have and are going through the same things. It has always amazed me how willing fellow members are to help with their knowledge and past experiences. This happens at all levels, local, state and national.”

Foundations for the Future 2023

The KCHBA and its members recognize the importance of promoting the variety of rewarding careers available in residential construction and assisting local non-profit organizations that build communities. Foundations for the Future Week is an opportunity to support both missions. The most recent annual event took place March 28-April 1 at Union Station in downtown Kansas City, Mo. Foundations for the Future Week is comprised of the Parade of Playhouses, KC Manufacturing and Design Expo (KC MADE) competition and the Student & Industry Luncheon.

Seven area schools participated this year, including Basehor-Linwood High School, Independence School District, Liberty High School, Northland Career Center, Olathe Advanced Technical Center and Paola High School. Each school built a playhous to be displayed outside Union Station. Playhouse themes included a two story-garage “fungalow”, a historic schoolhouse, John Deere barn, Alice in Wonderland house with a detached garage, camper and a train. Local realtors hosted “open houses” for the playhouses and many KCHBA members donated materials. The public had the opportunity via online auction to bid on each playhouse and take one home for themselves. All auction proceeds benefitted Science City at Union Station. Thank you to

Ashner Construction and Bodine-Ashner Builders for once again sponsoring this year’s Parade of Playhouses.

KC MADE is a contest among high school students (grades 9-12) in construction and manufacturing programs. Projects are displayed within Science City during Foundations for the Future Week. Students are not limited in scope, having the freedom to enter everything from a tiny house to a dining room table. This year’s competition was the largest one to date, with 23 projects built by students from six schools.

Foundations for the Future Week is concluded with the Student and Industry Luncheon. Thank you to McCray Lumber and Millwork for sponsoring this event. The Student and Industry Luncheon brings students, their parents and educational leaders together to make connections and speak directly with professionals in the home-building industry. Several KCHBA members volunteered their time and provided activities for the students to participate in learning firsthand about different sectors of the construction industry. Local Home Building Activity NationalBeatsTrends

March 2023 residential permit statistics indicate an increase over February 2023, according to the Home Builders Association of Greater Kansas City’s (KCHBA) monthly Residential Building Permit Statistics report. The 352 single-family permits issued in March is more than double the number of permits issued in February (145) and brings the year’s first quarter total to 670 single-family units.

Nationally, the National Association of Home Builders (NAHB) reports that single family permits were down in March but only by 0.8 percent. NAHB cites stabilizing mortgage rates and limited existing inventory as helping to offset stubbornly high construction costs, building labor shortages and tightening credit conditions.

“As anticipated, construction activity is rising in order to meet elevated demand for new homes in a historically low inventory environment,” said Will Ruder, executive vice president of the KCHBA. “Newly built homes make up a much larger percentage of active listings in the Kansas City market than the historical average. With tight inventories of existing homes and more anticipated growth and investment in the metro, it is more important than ever that local policymakers come to the table to help ease the administrative supply-constraints that slow the production and increase the buyers’ costs of new homes.”

Comparing single-family permits on a county-by-county basis for the first quarter of 2023, Johnson County has issued the most with 258 single-family permits, while Platte and Jackson counties reported nearly the same number at 112 and 115, respectively. Top permitting cities in the first quarter were Kansas City, Olathe and Overland Park.
