Winners of the Distinctive Plan & Design and Pick of the Parade contests were announced as HBA members gathered at Children’s Mercy Park (home of Sporting KC) for the Fall Parade of Homes Awards Celebration. Special thanks go to Jennifer Bertrand, HGTV Design Star winner, for announcing the winners and to Misty Hanson, Stewart Title, for distributing the award trophies. The contest winners were announced in the October 2nd issue of the Kansas City Star and are featured on the newly re-designed Parade website, kcparadeofhomes.com. The Fall Parade features two contests: Distinctive Plan & Design, which focuses on interior design and architecture and Pick of the Parade, which ranks homes based on construction techniques, material selection, and craftsmanship. Housing professionals from outside the Kansas City area toured contest homes September 22nd and 23rd. Criteria for Pick of the Parade contest include, among others: exterior flatwork and foundation, framing, window and door installation, cabinetry quality and installation, painting and floor covering. Judges in the Distinctive Plan & Design contest considered: curb appeal, layout and use of space, design and special features of the kitchen and bath, unique
accent areas, lighting, furnishings and window treatments. Special thanks go to HBA members who volunteered to drive the judges through the metro area; because homes are placed in categories based on selling price, some routes required several hundred miles of driving. Consumer traffic has been heavy during the 2016 Fall Parade of Homes, which
featured 318 homes constructed by 94 KCHBA builder members. The Home Builders Association appreciates continuing support for the Parade from Stewart Title, presenting sponsor. Plans are now underway for the Spring 2017 Parade, to be held April 22 through May 7.

Certified Aging in Place Designation The maturing of the U.S. Baby Boomer population is a huge opportunity for builders and remodelers. As this consumer group expands, more and more home owners are interested in remodeling to fit their new lifestyles and abilities. To assist those interested in learning more about aging in place (also known as universal design), the HBA hosted Certified Aging in Place Specialist I & II classes Sept. 8-9, taught by Shawn McGuire, a licensed real estate agent since 1987 and an instructor for NAHB for more than 12 years. Attendees learned best practices in communicating and in-

teracting with this exciting and evolving population. They also learned the guidelines and requirements of accessibility, the importance of doing an assessment with the input from occupational and physical therapists as well as qualified health care professionals. In addition, they discussed the significance of a good design when making modifications. Class members were able to experience some of the limitations of aging as they walked through the HBA building on crutches, maneuvered wheel chairs, donned vision-limiting eyeglasses and other devices. Mark your calendars for Nov. 11 when the HBA will host a Business Management for Building Professionals class, which is required to complete the CAPS designation. Justin Honey, a professor at Pittsburg State University as well as a highly regarded and experienced NAHB speaker, will teach the class.

November Election for 2017 Board Members Ballots for the upcoming board of directors election will be mailed in October to the primary representative of each HBA member company. Ballots must be returned to the HBA by noon, Tuesday, November 1st. Each ballot is required to be signed by the voting (primary) member— any questions regarding the primary representative should be directed to HBA staff. Builder and associate members may vote for up to three at-large builder candidates. The candidates for these board positions are: Rocky Rhodes, Allure Luxury Homes; Jeff Ashner, Ashner Construction; and Justin Pfeifer, Pfeifer Homes. Associate representatives will be chosen from the following: Jeff Goodwin, Com-
plete Home Concepts; Rosemary Vitale, ReeceNichols; Bobby Wilson, Wilson Lighting; Luke Wiesen, Millard Lumber; Bruce Coffin, First Federal; Karen Lott, 2-10 Home Warranty; and Bryan Ballweg, ProBuild. Both builder and associate members are eligible to vote for

Fall Awards Celebration Over 300 members and guests enjoyed a perfect fall evening in the Ameritas Shield Club, overlooking the Sporting Kansas City soccer field. Jennifer Bertrand not only announced the winning contest entries, she offered tips on design trends--yes, parquet flooring will be coming back! She exhorted builders and associates to be themselves, stating that “authenticity sells�, especially to millenials. The KCHBA thanks all those who entered homes in the parade and in the contest and the members of the Parade Committee.

Missouri South Area Council: Cerner Campus & South Kansas City Growth The fourth quarter meeting of the Missouri South Area Council will feature Joanne Burns, Senior Vice President & Chief Strategy Officer of Cerner. On Sept. 15, the HBA offered members the opportunity to gain a deeper understanding of how homes are built by taking a guided tour of various lots at different phases of construction within Hunt Midwest’s Eagle Creek subdivision in Lee’s Summit. The morning began at a finished home where Brenner Holland, vice president and general manager of Residential Development for Hunt Midwest, provided perspective on how developers find a location, work with a city to plat the community and connect with public utilities, and even how they name the communities and each street.

Next, the group moved to an undeveloped lot where Greg Cox, director of operations for SAB, covered topics from permitting and other pre-building preparation to pouring foundations. After lunch, the group moved to a home currently under construction where Cox explained the processes for framing, electrical, plumbing and inspections.

Home Building Maintains Activity Level The number of residential permits issued during August indicates that local builders will be working hard to replenish new home inventory, according to the Home Builders Association of Greater Kansas City’s (HBA) monthly Residential Building Permit Statistics report. Area communities issued 530 permits for new single family residences during August, an increase of 36 from the prior month and 105 more permits than in August of 2015. The year-to-date total of 3,852 is 29% higher than 2015’s total through August. Multi-family permits are also setting a brisk pace with 3,062 units permitted during the first eight months of this year. “Our builder members reported an extremely busy spring/summer selling season and now they are planning for next year.” said Marcia Jurgens, Vice President of Administration. “We expect that the Fall Parade of Homes (September 24 through October 9) will further reduce the number of available homes and set the stage for home buyers interested in a new home in 2017.” Each of the eight counties in the metro area have increased permit activity as compared to 2015 with notable growth in Cass County (up 245 permits), Clay County (increasing by 248 permits) and Johnson County up by 126 permits over last year. Kansas City, Missouri is the busiest municipality with 812 permits, followed by Olathe at 413, Overland Park with 312 and Lee’s Summit totaling 238.

The final Kansas Area Council meeting for 2016 focused on the rapidly expanding Logistics Park Kansas City located in Edgerton, Kansas. Patrick Robinson, VP of Development for NorthPoint Development, opened the discussion by first defining intermodal (a transportation solution using any combination of truck, rail or water transport) and then shared the capacities of BNSF’s Logistics Park. The site covers 443 acres, currently has a 500,000+ annual unit capacity and will have a 1.5 million unit capacity at full build-out. Tenants of the Logistics Park include: Amazon, UPS, Flexsteel Furniture, and Kubota along with many others. Robinson remarked that BNSF’s original 15-year projection for space under roof was actually completed in 3 years—evidence of the demand for the services the logistics park provides.
