President’s Message Justin Johnson HBAL President Our annual Tribute to Youth event will be held on Monday, April 11. The evening will feature Nebraska Attorney General Doug Peterson as our guest speaker. We will also be honoring our local youth who won this year’s Residential and Interior Design Contests as well as our HBAL Care Foundation scholarship recipients. Join me that night in supporting the youth in our community who are pursuing interest in our industry. Staying on the topic of the younger generations pursuing an interest in the construction industry, one of the most common discussion around HBAL lately has been the shortage of labor. The shortage of workers in all aspects of our industry is contributing to higher costs and delays in our schedules and it is vital that we work harder at getting the younger generations informed and interested in a construction related career. HBAL is taking steps to help promote our industry at all levels of education and your help and support is encouraged and appreciated. Other upcoming events at HBAL include a Lunch and Learn on April 19 with Jennifer Strand from Nebraska Title who will be discussing the Nebraska Construction Lien Law, and our annual Tour of Remodeled Homes on the weekend of April 23 and 24 from 12 pm – 5 pm each day. We have 17 homes on the Tour this year so there will be plenty to see. I want to take this moment to thank you for your membership to HBAL and encourage you to take full advantage of all our great association has to offer.

Parade of Homes Requirements
Important Notice for the Builders in the Spring Parade of Homes The following are guidelines which the Building & Safety Department requires in order to have a house open in the Parade of Homes. These items are required. Please observe. Your Parade contract requires that your home have final inspection.
City of Lincoln Building & Safety Department Parade of Homes Code Items to be completed Prior to being Open to the Public A show home in the Parade of Homes needs to meet basic safety criteria due to the large volume of public that passes through each home. Final inspections for all sections (plumbing, mechanical, electrical, building) must be scheduled AND completed before a house can be open to the public as a show home. As as reminder, each contractor or subcontractor must schedule their respective inspections separately for each permit. A building inspection can occur only after plumbing, mechanical and electrical finals have taken place. When all final inspections have taken place, the building inspector may issue a Certificate of Occupancy or a Temporary Certificate of Occupancy. Temporary Occupancy permission may be granted by the building inspector based on the following guidelines: • • • • • •

Address posted on the exterior of the house Sidewalks, steps completed leading to main entrance Handrails and guards on decks, porches, stairs Smoke detectors installed throughout the house Door hardware installed on all exterior doors Tripping hazards have been corrected due to uneven floor finishes

Main electrical panel is properly enclosed and doors installed All switch and outlet plates covered Lighting fixtures installed (substitute fixtures may be used) Outdoor lighting installed

These guidelines are not considered to be all inclusive but meant to assist the permit applicant in obtaining permission to have a show home open to the public.

After many years of chasing rainbows, Aqua Systems believes they’ve finally found and captured a real life leprechaun.

He is much taller than anticipated at 6’1”, but he was found with flowing red hair and freckles along with pale skin and a red beard.

The presentation will explore the Nebraska Construction Lien law, including perfection, filing and enforcement of construction liens. We will also discuss the importance of the Notice of Commencement and Construction Security agreement, and how they relate to construction liens. Finally, we will examine protected parties and the release, waiver and discharge of a construction lien. Jennifer J. Strand is the President and General Counsel for Nebraska Title Company. Ms. Strand is a member of the Nebraska State Bar Association, International Council of Shopping Centers, and Omaha Chapter of Commercial Real Estate Women Network and a Fellow of Nebraska State Bar Foundation. She received her undergraduate degree from the University of Nebraska-Lincoln; and her law degree from the University Of Nebraska College Of Law, J.D. Her experience in real estate includes representing commercial and residential developers in all phases of development including acquisition, construction, financing, leasing and sales.

Friday, April 8 | 4:00 to 6:00 p.m. Last month, I had the pleasure of being on a panel of professionals speaking about mentoring young builders which turned into a conversation about the labor shortage in the construction industry. For many of us, our parents instilled the idea that we had to go to college Matt Kinning and get a 4-year degree. I think this YBP President continues to be the case for high school students today. What they don’t understand is there can be a successful career in the construction industry and it doesn’t necessarily require a college degree. The Nebraska Construction Industry Council (NCIC) is working hard to change this perception and I encourage you to check out their website at www.BuildOurNebraska.com. The Career Academy is also trying to help reverse the shortage by providing career tracks in the home building industry. If you’re not familiar with The Career Academy, it is a chance for high school juniors and seniors to get a head start on specific career paths while earning college credits. It’s an amazing opportunity. Adam Albee from Lincoln Laminating is looking forward to hosting you all for our next Hard Hat Happy Hour on April 8. Nail Gun Safety
Nail Gun Safety Nail guns have replaced hammers in wood frame construction. They are powerful, easy to operate and boost productivity for nailing tasks. Nail guns are a leading cause of injury among residential carpenters and responsible for an estimated 37,000 emergency room visits each year, of which 60% are occupationally-related. Puncture wounds to the hands and fingers are most common, but more serious injuries and deaths occur using nail guns. All nail guns have the potential to cause serious injury. Using a nail gun with a bump or automatic trigger (also known as contact trip trigger) can result in unintended nail discharge. Other risks include lack of training, working fast and keeping the trigger squeezed when not nailing. Using a nail gun with a single shot or full sequential trigger reduces the risk of injury.
What Can You Do to Help Prevent Nail Gun Injuries? Workers can talk to their employer about nail gun safety and prevention. Employers can take several steps to prevent nail gun injuries.
