Dear Members, Doggone cold the last couple of days --- that is compared to the heat we’ve had the rest of the year. The other day I had the pleasure to participate in “HBAL 101.” Lori Wellman, Jim Christo, Denny Van Horn and I hosted a bunch of new members (or relatively new members) over lunch at the HBAL offices to talk about the value of HBAL and how to get the most of it. My conclusion is “the people,” you members. We get to know the people when we participate in HBAL activities. Whether it is the golf tournaments, sporting clay shoot, car show, family outing or committee meetings. Come and get involved. About every activity has a committee or volunteers to plan and run it, thus two places to be involved.
Another big value of HBAL is HOMEPAC: donate and participate. We carry the message of “growth is good” and “homes are where workers spend the night” to the City, all the Council members, the legislature and the administration. Our strength of numbers and what we do makes us, HBAL, an influencer. And they listen. Speaking of HOMEPAC: we have a big season, the election season, ahead. This spring we’ll be voting on Mayor and the four district City Council seats. All these positions are critical for a housing friendly city. HOMEPAC supports the cause by contributions to candidates. Members need to contribute so we can pass it through. A $100 contribution makes a member a voting member of HOMEPAC and all are welcome to our meetings. Again: donate and participate. Here’s some news from the house of duh. The interest rates are slowing down new home production. This week we saw a blip of a decrease but then the Feds say they will raise rates again. I’m expecting 7%-ish plus for quite a while. Builder sentiment nationwide has moved down for eleven straight months. Looking on the hopeful side, maybe that will moderate our labor demand.
It has been a pleasure to be President of HBAL this year. And as I conclude, I wish everyone a very Hoppe holiday.

What are you currently reading or listening to? Atlas of the Heart - Brene Brown, and a couple of fiction books as well.
If you had to eat one meal every day for the rest of your life, what would it be? Mexican food!
Favorite place you've traveled? It's hard to name just one but Rome and the Amalfi coast was amazing!
What is your greatest talent that you don’t utilize in your daily work life? Writing. I've always loved all kinds of writing whether it is poetry, persuasive papers or copy writing. I was the editor of my high school newspaper and went to college for Journalism.
When you’re not working, how do you enjoy spending your time? I prefer to spend it traveling and drinking wine! During the summer, we spend most of our free time taking care of our vineyard. What experiences and past roles have led you to where you are today? I got my real estate license and started working as a sales person for Hartland Homes in 1994! After 7 years, I got my broker's
license and became the sales manager, which included managing the sales force and marketing the company. I specialized in advertising in college, so I really liked the marketing side of the job. Along the way, dad taught us all the facets of running a business. He really was a great mentor.
What career advice do you live by?
Who gave it to you? If you're going to do a job half way, don't do it at all. Meaning you better put your all into it or don't bother! My dad - only his wording was a bit different.
How has your career benefited from being a member of HBAL? HBAL is a great resource! When I don't know the answer or need help with an idea, I can go to the staff or other members for inspiration and guidance.
What is your favorite HBAL event and why? I enjoy the golf tournament. I've played in it almost every year for 12+ years!
Any tips or advice for new HBAL members? You only get out of an organization what you put into it! So join a committee, go to the classes or go to events!

November Board Report
Remodelers Council: The Remodelers Council met on November 2 for a Remodelers Roundtable. 16 people attended and had great discussions on the current market, where they look for good employees, planning for the future, supply chains, trends, etc. The 2023 slate of officers was approved. The new officers will be:
• Chair – Ben Klein, Lincoln Laminating dba LL Countertops
• Vice Chair – Jason Willet, Willet Construction, Remodeling Specialists
• Secretary – Megan Dreyer, CS Kitchen & Bath
Officers will be installed at the Remodelers Holiday Party on Thursday, December 15 at the Country Club of Lincoln.
HOMEPAC: HOMEPAC met and started talking about next year’s elections on Apr 4 and May 2 for Mayor and four City Council seats. Fundraising starts now.
LES Supply Chain: LES met with several engineers and builders in October. They presented two options they are looking to use for the transformer shortage. One option presented was the transformer mounted on a pole. The other option was to place the pole transformer on the ground. They are working to find a company to fabricate the shell for the ground option, however most companies have a long lead time. At the next meeting they are hoping to have prototypes available to view.
Video Parade of Homes: With the decrease in entries in the Parade of Homes, the Parade committee met and decided to try offering video tours for the Parade of Homes for those who are unable to have a traditional open house. HBAL will coordinate the videographer to film the home. The home must have been completed in the last 12 months. Video will not list the address of the home and builders will retain the video for use after the Parade.
Stormwater Coalition: Ann Post has attended four meetings with City and engineers in
the past 11 months. The purpose of these meetings was to comment on the proposed stormwater regulations and get feedback from engineers. The last meeting was on 10/28. The City has decided to proceed without receiving feedback, the proposed changes will be before Planning Commission on 11/16. The coalition HBAL joined offered to provide funding once regulations were finalized, to determine the cost to housing. With current timeline, City doesn’t feel this study is necessary as they know there will be an increase in costs. If approved at Planning Commission, it will go before the City Council on 12/19.
Some of the changes proposed use NOAA14. There are new calculations for culverts, detention cells, wider minimum flood corridor including a 90’ green space around. The City did allow some changes to detention ponds, if there is more developable ground they will allow a steeper pond. Street grades will be changed. Biggest change is the increase freeboard requirement from 1’ to 2’ above floodplain. 2’ is temporary, will go back to 1’ once flood maps are redone. Residential lot must come out of freeboard, meaning minimum floor is 2’ above floodplain. Any adjacent lot has additional requirements. With remodel, if project is over 50% of the value, the entire property will need to be up to the new regulations. The City has applied for a grant to study structural solution, which could mean a dam and a lake somewhere. Which would help built areas. Ann will testify on HBAL’s behalf at Planning Commission.
Careers in Construction: Jereme Montgomery will meet with companies who did the Careers in Construction career fair earlier this spring to improve the event. Jereme also volunteered with 4H (Connecting the Dots) to promote trades. Matt Firestone spoke with the Career Academy and can coordinate with HBAL members who would like to do the same.

Looking over the last year, I was privileged to be a part of the leadership team of the Remodelers Council and to see HBAL from the inside. This is an amazing organization full of impressive leaders and business owners.
As my chairmanship comes to a close, I’d like to give a few “Thank Yous” out.
1. Thank you to HBAL and the Remodelers Council for this opportunity to serve in a unique and fun way. I have met many professionals and people in the trades that I may have otherwise never crossed paths with. I have learned more about Lincoln as a community and the needs of the remodeling community.
2. Thank you Jennie Korth and the HBAL staff for all the support and organization that you give with a smile, so that this group can be educational and supportive. Good Luck to the Vice Chairman, Ben Klein. Yes, we are both countertop guys, who play nice and support each other, while in direct competition!
