President’s Message Mike Kinning HBAL President It has been has been an honor to serve as your president this past year and I’m grateful to have had the opportunity. Once you have agreed to serve as an officer of such a great association, there is a certain amount of anxiety that builds as you hear stories and wonder what the challenges of your year will be with regards to the association. I’m pleased to report this year has flown by and with the support of our members and staff, serving was much easier and enjoyable than expected. HBAL has become a very strong association through years of conservative management, effictive leadership and quality members who engage and support one another. After this past year, I’m increasingly encouraged about the future of our association. The focus of our association is to serve its members, provide education and training, promote our members to the community, protect the environment of our industry, plan for the future and work together to build a community we enjoy living, working and sharing with family and friends. The expansion and remodel of the HBAL office and launch of the Young Building Professionals (YBP) are both major accomplishments to further strengthen and grow our association in the years ahead. Your support of YBP members not only strengthens our association, but improves the quality of our industry and the service they provide. I urge you to find the events, committees or councils you enjoy most and become an active participant and supporter. On January 12, 2015, Mike May will become your HBAL President. I ask you to show him the same support and appreciation I received! May 2015 be everything you have planned and prepared for!

Annual HBAL Chili Cookoff You don’t have to be from Texas to make great chili! It’s time to form a team, get out the cookbook and start planning your red hot chili booth at our Seventh Annual Chili Cookoff. Let’s have some fun, eat some chili and win some super prizes. Does your company think it can make the best chili this side of El Paso? Now’s the time to prove it.

Raffle Prizes!! There will be a variety of prizes awarded throughout the evening! Each attendee will receive a raffle ticket upon arriving at the event. A separate drawing will be held for kids. Prizes include gift baskets, gift certificates and more! If you are interested in donating a prize or sponsoring part of the event, please contact Jennie at 402-423-4225 or jennie@hbal.org.

Chili Entrant Info Cost for a booth - FREE Chili preparation and booth set-up: 10:30 a.m. - 5:00 p.m. *All preparation MUST be done at the Shrine Center!* Exhibitors (cooks) will: • Prepare 3 gallons of chili (in a roaster pan) • Have their own meat thermometer • Bring a table cover • Provide their own three-prong extension cords • Choose a theme for their booth & decorate (please, do not attach anything to the walls) • Name their chili • Help with clean-up at the end of the night HBAL will provide: • 8 ft. table • Chairs • Electrical outlet

• Bowls, spoons, napkins • Crackers • Prizes

Its mission is to support the educational and charitable activities of the Home Builders Association of Lincoln. The Foundation strives to support the community by contributing to community service projects focused on housing, as well as providing scholarships for students pursuing a career related to the building industry, and providing funding for other industry related educational and research programs. Gifts are tax deductible to this 501(c)(3) non-profit organization.

Homeownership Remains a Key Part of the American Dream There’s been a lot of talk in the news lately about Millennials delaying marriage, kids and homeownership. So it would be easy to think that perhaps the traditional American dream of owning home is slowly dying. In fact, the opposite is true: Research shows that homeownership remains a goal for the vast majority of American renters. A recent survey by Freddie Mac revealed that 91% of renters believe homeownership is something of which to be proud. And, younger renters are making plans to buy homes in the near future. In fact, nearly half of renters in the 25-to-34 age bracket – and nearly 60% of renters ages 35 to 44 – indicate that they plan to buy a home in the next three years.

Benefits of Homeownership

These would-be buyers recognize the many benefits to homeownership, including the fact that homeownership is a primary source of net worth for many Americans, and is an important step in accumulating personal financial assets over the long term. In fact, 90% of the survey respondents said that being able to pass their home on to their children is one of the top three benefits of homeownership. Although property values have declined in many markets, Americans have more than $10.8 trillion of equity in their homes, and for most families, home equity represents the largest share of net worth.

Overcoming Obstacles to Homeownership

Qualifying for a mortgage and saving up for a downpayment remain primary obstacles to homeownership. To help address these concerns, Fannie Mae and Freddie Mac – through the Federal Housing Administration (FHA) – recently announced new low-downpayment mortgage programs geared primarily toward the first-time home buyer market. These lenders will now offer mortgages with 3% downpayments, allowing more creditworthy borrowers who lack the funds for a large downpayment to obtain a home mortgage. To ensure that the financing process goes smoothly, buyers should consider pre-qualifying for a mortgage and having a financing commitment in place before shopping for a new home. Buyers also may find that some home builders have arranged favorable financing for their customers or offer financial incentives. Recent analysis by the National Association of Home Builders reveals that financial concerns remain front of mind for many first-time home buyers. In fact, Millennial home buyers – those in the 18-to-33 age bracket – are more likely to let financial reasons influence their house choice, while older generations consider the right size most often. And the homes Millennials buy are smaller, older and less expensive than homes bought by older generations. That’s not surprising, since Millennials also are more likely than older generations to finance home purchases through current income than accumulated wealth, according to the NAHB analysis of the 2013 American Housing Survey. So, while Millennials may be taking a little longer than previous generations to reach some of these traditional milestones, their goal of building their own American Dream remains strong. Getting Creative with Your Empty Nest Many baby boomers are finally saying goodbye to their adult children, who are moving out of the house and starting the next chapter in their lives. While some empty nesters are excited about this new phase, it can be a stressful time for others as they deal with this time of transition in their lives. When your kids move out and you’re faced with an empty nest, lots of questions come to mind. Should you move and downsize? If you stay, how should you use the kids’ rooms? What other changes should you make as you get older? If you’ve made the decision to stay in your home – at least for now – it’s time to figure out how your house can work better for you in this the next chapter of your life.

Focus on Small DIY Jobs

With the kids out of the house, you may be surprised at how much free time you have. Use this time to tackle some of those home renovation jobs that have been on your to-do list for a while. Before you begin any project, however, look at your house – room by room – with a fresh set of eyes. Now that your house doesn’t need to accommodate a growing family, how do you want to use each of the rooms to fit your new lifestyle? Perhaps the mudroom is no longer needed, but a craft room has always been on your wish list. Now you can focus on making those changes.

Create a Home Office

You may be an empty nester, but you are still a very active member of the workforce. An extra bedroom or den previously used for family activities would be a great place to turn into a home office.

Home offices are becoming less of a luxury and more of a necessity with more people telecommuting or running their own businesses from their house.

Expand Your Space

Depending on the age of your home, you may find that your master bedroom or bath is too small for comfort. Expand into space that isn’t being used to build the master bath of your dreams or to create a separate seating or dressing area in your bedroom. Incorporating these changes will not only create a home that suits your new lifestyle, they also may increase the value of your home when you decide to finally sell. Many empty nesters hire expert remodelers to adapt their home to make it easy to use and maintain. Stairs often become a problem, but moving the master bedroom and the laundry room to the ground floor can be part of a solution that gives home owners many more years in the home they love.
