Mike Kinning HBAL President I would like to start by thanking those companies who have allocated time to assist with the HBAL Office expansion and renovation project. There are many opportunities to contribute throughout the year, but those who have taken ownership in this project during such a busy time are strengthening our association to better represent, serve and offer guidance to challenging issues as they arise. We have many members who have first-hand experience with cleaning up after storm damage. Many of them are at work again this summer due to recent hail, wind, flooding and tornadoes. The Lincoln Home Builders Care Foundation is accepting donations to be shared 100% with the local communities of Beaver Crossing and Pilger, Nebraska. If you are looking for an opportunity to contribute to these communities, please see page 19 for more details. Finally, mark your calendars and register for the LHBCF Remodelers Golf Tournament for a little summertime fun!

Haralson Promoted to Chief Financial Officer Cornhusker Bank recently promoted Perry Haralson to Chief Financial Officer. Perry has been an associate of the bank since 2003, after serving eleven years in the U.S. Marine Corps. Perry holds a Business Administration degree from the University of Nebraska; an MBA specialized in Finance from National University, and is a graduate of the University of Colorado School of Banking and the Nebraska Bankers Association Leadership Program. Mr. Haralson has been a member of HBAL since 2003 and currently sits on the Executive Committee. He also serves on the boards of the Friendship Home and Lincoln Home Builders Care Foundation, the Nebraska Bankers Association Government Affairs Committee, and is a YMCA Youth Soccer Coach.

Proceeds from this event will go to the Lincoln Home Builders Care Foundation. Its mission is to support the educational and charitable activities of HBAL. Since 2010, the Foundation has distributed over $33,000 through our Residential and Interior Design Contests, “If I Could Build a House” art contest, scholarship program and to the Lincoln Children’s Museum. Tax Relief for Losses Caused by Natural Disasters By Scott Scheef, CPA, Senior Accountant, HBE Becker Meyer Love, LLP We wish to offer our deepest sympathies to those affected by the recent severe storms and tornados that have impacted Nebraska communities. It is evident that these types of storms, as well as other natural disasters and casualties, can have a devastating impact for a home or business. As victims work to pick-up the pieces that remain from the disaster and complete necessary repairs, it is important for them to remember that they may be able to salvage a tax break on their losses. Those that have been impacted by these catastrophic events can claim a casualty loss deduction on their tax returns if they’ve suffered a “sudden, unexpected or unusual” event— including a tornado, wind, hail, fire, flood, or other adverse impacts related to a storm. In general, losses are calculated as the decrease in the value of property less any proceeds by any insurance coverage. Most casualty losses are claimed on the tax return that includes the casualty. However, victims may not have to wait until the following year if their region is officially designated as a “presidentially-declared disaster area.” If the President declared the area, or the impacts of a specific storm, a federal disaster, victims may be able to file an amended return for the prior year and get a quick tax refund for fast financial relief.

While most business and investment losses are generally deductible in the year of loss (or carried over to future years), some thresholds do exist on casualty loss deductions for personally held assets: The first $100 of any casualty loss is non-deductible. The write off for casualty losses are subject to a 10 percent adjusted gross income (AGI) threshold. While these thresholds exist for personally held assets, there are no such limitations for businesses or incomeproducing property such as rental real estate. It is also important to point out that automobile collision and theft can similarly qualify as a casualty loss subject to the same thresholds listed above. While losses from a “sudden, unexpected or unusual” event can be tax deductible, losses caused by gradual deterioration, such as destruction caused by termites or drought, are non-deductible. Similar to other deductions claimed on a tax return, we recommend proper and sufficient record-keeping in respect to any casualty loss. Records to substantiate the loss can include newspaper clippings, “before” and “after” photos of damage, and other proof that can help authenticate the value of the property lost. In some situations, an independent appraisal from a real estate expert may be necessary (which can be deductible as a miscellaneous expense). Despite GDP growth stalling in Q1 due to the Polar Vortex, slower inventory accumulation and mildly lower exports, the economic recovery remains intact. The anemic performance of the US economy from January through March was aberrant, and the incoming employment, manufacturing and consumer spending data all point to an economic pickup. GDP growth the rest of the year should average 3%, with growth in Q2 closer to 3.25% as the economy rebounds from the harsh winter. In addition, reduced fiscal drag from DC, increased hiring and spending by state and local governments, and increased corporate spending on plant and equipment suggest we are finally entering a period of faster growth. That said, economically all is not well. Wage growth remains anemic and while the unemployment rate is 6.3%, down from 10%, the fall is largely due to a decline in the labor force participation rate. The ranks of the long-term unemployed remain elevated, along with the number of those working part-time because they can’t find full time work. Add to that average overtime hours that are remarkably high and termination rates that are very low and what you have are employers very reluctant to hire. This situation cannot persist, and of late job creation numbers have been on the upswing. Therefore, net job creation will rise from 200,000/month, where it has been for the past year, to 220,000 or 225,000 by year end and unemployment will probably fall to 6.1%. I expect wage growth to start picking up steam in 2015. The biggest drag on the economy is housing. After a promising first half of 2013, the housing market is, at best, flat. While rising interest rates and home prices, a lack of inventory and lots, shortages of materials and labor, and a lack of credit and first-time buyers play a part, weak household formation is the main culprit. After averaging over 1.2 million in the years prior to the Great Recession, household formations have been averaging 500,000 since the end of the recession. The good news - household formation will rise now that all eight million jobs lost during the recession have been finally made up. We are no longer making up lost ground. Because of this, new single-family construction activity in 2014 will reach 700,000, with multifamily adding 350,000, while existing home sales should be down slightly from last year. As for inflation, it’s benign. No matter how measured, there is no inflation to speak of in the US. Commodity prices will remain well-behaved given weak demand due to economic slowing in China and weak growth in Europe and the developing nations. Absent some sort of geopolitical crisis, energy prices will remain where they are thanks to record US oil production. As a result, expect tapering to end in November and for the Federal Reserve to begin raising short-term interest rates by mid-2015. However, long-term rates have bottomed and 10-yr Treasuries will end the year at about 3% as the economy steadily strengthens. In short, the economy is improving and Q1 was a speed bump. Long term rates will rise, short-term rates will remain unchanged, and housing will limp into 2015, with prices rising slightly. Most critically, household formation will strengthen and corporate, state and local government spending will rise. Lastly, the likelihood of a recession during the next six months is virtually zero. Ladder Safety In and Outside of the Home Now that summer is here, all those home improvement projects you set aside for warmer weather, like painting the exterior of your home or cleaning out the gutters, are calling out to you. If any of the projects on your horizon call for a ladder, it is critical to know the ins and outs of how to use one safely to avoid serious injury or even death. The following tips can help you and your family members use ladders with care: • Make sure to use the right ladder for the job. The ladder should be high enough for you to reach your work area without using or standing on the highest rung.
• Check the rung locks and spreader braces on your ladder to make sure they are set firmly in place, and never use a ladder with faulty spreading or locking devices. Ladders with missing rungs and or other damaged parts are also dangerous to use. • Keep ladders away from doors that can be opened; if work must be done in front of a door, make sure that it is locked or guarded. • Only one person should use a ladder at a time, unless the ladder is specifically made for more than one person.
• The base of the ladder should always be secured. You could ask a family member to sit on the bottom rung to hold it in place.
• Climbing down more than one step at time, sliding and jumping down a ladder are all unsafe practices.
• Check the ladder’s maximum load rating before you use it to make sure that it can support both your weight and the weight of any supplies, tools or materials you are using.
• If you are feeling sick, dizzy or faint, it’s best to stay off of the ladder and try again when you’re feeling better.
• Never place or use a ladder on an uneven surface. • Always maintain three points of contact with the ladder, and keep your weight centered between the rails. Leaning away from the ladder to do work can cause it to tilt and tip over. • Slip-resistant shoes are best when it comes to ladders; leather soles don’t provide enough grip. • Do not carry tools or materials in your hands while climbing a ladder.
