I’m proud to be President of the HBAL this year. My family started in the housing business in Lincoln in the early 1900’s by starting a lumberyard and supplying lumber for the outward growth of the City. As an adjunct, my dad got into development creating a number of developments in the 70’s and 80’s. My uncle with my same initials, WF, was a charter member of HBAL. I’m a lawyer who concentrated on real estate law (mostly for real estate professionals) but as my adjunct activity I started developing low-income housing – one project at a time. Now with my son in the business we’ve done or are working on quite a few. With that having been said, I pledge to be an advocate for housing, affordable housing and housing affordability throughout this Presidential year. A recent statistic from National Association of Home Builders cited the median purchase price for a new home in Lincoln is $341,000. (That means there are as many new houses costing less than $341,000 as there are costing more. And since you homebuilders know $275,000 is about the bottom price for new housing there must be a lot of homes priced between $275,000 and $341,000; you could have fooled me.) $341,000–shocking to someone who used to deliver lumber to a house that would sell for $20,000. Heck, I don’t know the price of a HUD 235 home back then, because back then I didn’t worry about buying a house. I was focused on buying gas at 30 cents a gallon. But now I am focused on making sure our community knows HBAL will be here to provide housing to Lincolnites amid: Covid 19; material supply and price issues; inevitably climbing interest rates; Canadian lumber tariffs and consequential and astronomical prices; needless government regulation—to name a few of our hurdles. If we can hold our median price I’d be delighted. Our industry should have one focus which is housing all Lincolnites: rich and poor, of all races and ethnicities, able or disabled and disregarding any gender or lifestyle issues. Our jobs are to build homes where an individual can live his or her private life which I would say is his or her business. So, in my personal view, I urge all to support the equality ordinance. Decline to sign. Equal opportunity for everyone in Lincoln is the right thing.

The Home Builders Association of Lincoln announced the winners of the Interior & Residential Design Contest at the 50th annual Nebraska Builders Home & Garden Show held at the Lancaster Event Center February 11-13. The two categories judged were Residential Drafting and Interior Design. Winners of the Residential Drafting Contest: First Place, $100 – Korben Ockander, Lincoln East Second Place, $75 – Zoe Hoffmeyer, Lincoln East Third Place, $50 – Carson Poulosky, Lincoln East Winners of the Interior Design Contest:

Associate of the Year

Lance Roach received the 2021 Associate of the Year Award. Lance has participated in many YBP and Remodelers Council events. He helped build a shed in Peter Pan Park in 2015 with the YBP Group for Community Crops. Last year, when Lighthouse requested help with completing their greenhouse, we were very pleased when Lance Roach with Black Label Built agreed to have his crew assemble the greenhouse. We saw photos of the pieces, and there were so many screws and small pieces to put the house together that without his help we're not sure the greenhouse would have been completed.

DSC Employee of the Year Development Services Center Employee of the Year Award went to Matt Bratrosvosky. Matt brings his industry-based skills and knowledge as a framer to his work as a building inspector for the City of Lincoln. This experience is an asset to his job and to the builders and trades people he works with daily. He does an excellent job interpreting the codes and educating those in the field regarding the application of the building code. He is respected and appreciated for his hard work and cooperative spirit.

February Board Report

February Board Report Remodelers Council: About 20 people attended the Remodelers Meeting at Handy Man Home Remodeling Center. The next meeting is scheduled for March 2 at CEDARS to tour their $3.5 million expansion. The Food Bank House will be at the Home Show this year to collect food for the Food Bank of Lincoln. Contracts for the Tour of Remodeled Homes are available on the HBAL website. We need at least 10 entries to cover the printing/advertising costs associated with the Tour. Entry deadline is March 2. Future Leaders of HBAL (formerly Young Building Professionals): HBAL Young Building Professionals Council has rebranded and will be an informal committee known as Future Leaders of HBAL. The hope is rebranding will get more interest from members to be involved in HBAL. There are some planned luncheons following HBAL Board meetings and Hard Hat Happy Hours will continue to welcome all members of HBAL. First planned luncheon is on March 3, following the HBAL Board meeting. Legislative Update: There are no major bills that directly affect HBAL. There are tax reform bills that affect many industries. We will continue to monitor them. Bills that affect community development (TIF) were supported.

Lincoln Transportation and Utilities (LTU): Driveway Maximum Width– LTU has confirmed they will work to get the change in the code to allow 25' with 2.5' wings (30' at curb). This will take a vote by the City Council to approve, so it might take several months, but builders can file for a deviation which should be approved. LTU Curb Cut privatization– LTU received approval from the City Council to allow private contractors to do the curb cut with City inspection after. High School Career Fairs: Norris High School has a career fair coming up on February 10. Pius also has a career fair coming up on March 29. Careers in Construction: HBAL is looking to have a construction career fair at SCC on April 20. Habitat ReStore: Habitat ReStore is currently in a 10,000 square foot building moving to 25,000 square foot building at 56th & Hwy. 2 next to Nebraska Title. They need volunteers to assemble shelving in the near future. New store opening this spring. Old location is still accepting donations. 19  Lincoln Business Builder

Should a non-member wish to participate, they must submit their application for membership in time to be approved and become a member prior to submission of contract to enter the Tour of Remodeled Homes. Participation is open to all Remodelers Council members in good standing.

II. I agree to submit all of the following additional materials by Wednesday, March 2, 2022: A. Information sheet about the project giving a description and a map showing the location of the entry. B. Photo or drawing of the completed project. III. The project must showcase a change in shape, form or function of the residence, and not have been shown to the public before.

IV. The purpose of the Tour of Remodeled Homes is to increase exposure of our participating members; to promote a more professional image and increase our credibility; to benefit the public by stimulating an interest in remodeling existing homes; and to showcase our quality workmanship and new products while increasing the membership of the Remodelers Council. V. I agree to staff the home with at least two people: one person in each of the remodeled areas and one at the main entrance to take tickets the full hours of the Tour of Remodeled Homes. VI. I agree not to open the entered home to the public prior to the Tour of Remodeled Homes. VII. I agree that the Remodelers Council and/or the Home Builders Association of Lincoln will not be held liable for any loss due to theft, vandalism or personal injury. VIII. This contract is null and void unless at least ten projects are entered by March 2, 2022.

Remodelers with a Tour Entry can purchase a full page ad for $200. (See enclosed Advertising Contract.) The Tour of Remodeled Homes Guidebook will also be available online at www.HBAL.org.

The 2022 Tour of Remodeled Homes Guidebook will be distributed to the public at each Tour Entry and will be available via an online flipbook on www.HBAL.org for approximately one year after the event. Contract and artwork must be submitted no later than Wednesday, March 2, 2022. Acceptable artwork formats include hi-res PDF, JPG or TIF. There is a $55 minimum charge to design your ad. Happy March! I hope everyone had a successful Home Show. It was so wonderful for our team to chat with clients, other vendors and employees. Events like this one are a great way to create contacts in the community, as well as let others know about your business.

I want to thank all the volunteers for working at the Remodeler’s Council Food Bank House. It takes a large team to build the house, stock the shelves and then tear down. Thank you for giving your time and talents! We are now working diligently to follow up on all those who requested home visits and quotes. What are you doing to follow up with your leads? At Zeng Granite, we make sure to do three things for a follow up: call, email and inform. We want to make sure the customer feels confident in our process. We make calls to confirm template and install appointments, as well as general check ups, so all questions are answered. Emailing back and forth to confirm small details or requests also ensures client comfort. After the stone is installed (and during the process), we make sure to give our customers tips on caring for their new stone as well as check in to make sure any questions or concerns are resolved. Internally, we track the number of leads received at the Home Show which comes in handy for other events and for next year’s Show. We have found the investment in a booth is always worth it! Coming up next is the Tour of Remodeled Homes on April 23 & 24. We are looking forward to seeing a variety of renovation projects and meeting the geniuses behind the design. Make plans to attend and support our fellow members!
