President’s Message Mike Kinning HBAL President Another HBAL milestone was reached on September 25th with the launch of our Young Building Professionals Council (YBP). It was great to see over 100 attendees engaged in sharing thoughts, ideas and information. Nearly all in attendance completed a survey identifying best times for future meetings, interests and priorities for YBP. I encourage your continued support of YBP and am very optimistic of their future! Please see page 9 for a few pictures from the event. The weather was beautiful for the 7th Annual Lincoln Home Builders Care Foundation Sporting Clay Shoot held at Oak Creek Sporting Club on October 17th. This event continues to grow and evolve each year. Although some are able to shoot competitively, the common theme is having fun, sharing with others and enjoying the great outdoors! Thank you to the sponsors who make all of this possible. What comes to mind when you read the following descriptions: funny, statistics, bow ties, economics, entertaining and housing forecasts? For those who have attended HBAL events before, Dr. Elliot Eisenberg comes to mind! The November 10th HBAL “Election Night” will be an event to attend, bring coworkers, potential members and elected officials. New Local Impact of Home Building reports have been completed for the Lincoln and Omaha metropolitan statistical areas. I look forward to seeing all of you at this meeting!

$16,000 Donated to Assist in Rebuilding Communities Hit by Tornados

$16,000 Donated to Assist in Rebuilding Communities Hit by Tornados The Lincoln Home Builders Care Foundation donated a total of $16,000 to Pilger and Beaver Crossing to assist in the rebuilding of their communities. On May 11, Beaver Crossing was hit by a EF3 tornado. Representatives from the Foundation met with members of their village board in September to present them with an $8,000 check. They shared stories of where they were when the storm hit and the challenges they’ve faced since that day. The following month, Pilger was hit by a historic pair of EF4 tornados which leveled most of the town. The Foundation also presented an $8,000 check to the Pilger Community Development Fund.

Tim Kenny, Nebraska Investment Finance Authority (NIFA)

1st Vice President Matt Kleinschmit Pride Homes Pride Homes has been building and remodeling homes for the past 31 years. Under Matt’s direction, they have evolved to build custom homes at all price levels in and around Lincoln. While Pride Homes is found in most of the Lincoln developments, they are the exclusive builder at Windhoek Estates, and at the new patio home addition on the Firethorn Golf Course. During the last 18 years, Matt has also participated in several community projects such as: Santa Cop (building toys for underprivileged children) and The Lighthouse which serves underprivileged adolescents. In 2008, Matt was awarded the ‘Lincoln Lancaster County Environmental Leadership Award’ whose mission is to ‘preserve, protect and enhance our natural environment.’ As an executive member and co-founder of the Nebraska Green Build council, he constructed one of the first ‘Nebraska Green Build Prototype Homes’ to educate Lincoln and statewide homebuilders on the importance and techniques of building Green. Matt thanks God for his wife, Tracy and their eight beautiful children who remind him every day how blessed he is. For these reasons, he continues to strive to protect the interest and future of his clients while building their most important investment, A Home.

2nd Vice President Perry Haralson Cornhusker Bank Perry is the Chief Financial Officer for Cornhusker Bank. The bank has been an HBAL member for 24 years and Perry has been an active member for 10 years. Perry is involved with several non-profit, civic and political organizations such as

Friendship Home and the Nebraska Bankers Association. His involvement in HBAL consists of Parade of Homes committee, member of the Board of Directors, volunteer for Santa Cop, HOMEPAC, Lincoln Home Builders Care Foundation Board and various other activities. Perry is married to Jennifer and has two sons, Coben (11 years) and Caiden (8 years). He earned his undergraduate degree in finance from the University of Nebraska, a masters in business administration from National University, and a graduate degree in banking from the University of Colorado. Perry believes strongly in the growth and benefits of a healthy housing and construction industry. Perry enjoys reading, golf, soccer and spending time with his family.

Secretary Lori Wellman Lincoln Cabinet Lori grew up in Sidney, Nebraska and attended the University of Nebraska at Kearney graduating with a four year degree in Kitchen & Bath Design. She worked in Ft. Collins, Colorado obtaining background in cabinetry construction and lighting design before moving to Lincoln where she has worked at Lincoln Cabinet for 18 years. She is a CKD-Certified Kitchen Designer whose primary focus is in residential kitchen and bath remodeling. She works directly with her clients creating new spaces and general contracting projects through completion. Lori obtained her CGR-Certified Graduate Remodelor and CAPS-Certified Aging in Place Specialist designations in 2006. As a CGR she has broadened her scope of work to more than just kitchen and baths and often will work on first-floor remodels, additions and basement finishes. Through her experience in the industry and her design creativity she has “created a name” for herself in kitchen remodeling. She truly enjoys going through the process of redesigning spaces with homeowners to make them better. From start to finish, she is someone they can count on for guidance and who will look out for their best interests.


2015 HBAL Election of Officers She served as the Chair of the Remodelers Council in 2009 and 2010, on the HBAL Board since 2012 and on the Building Construction Advisory Board since 2010. As Remodelers Chair, she was active in educating members on the new EPA lead regulations. As Chair of the Remodelers Council Golf Committee for five years, she helped run a successful event, raising money for scholarships given to local high school seniors and SCC-Milford students. Lori has been an active member of HBAL, participating in community projects such as Santa Cop, Habitat for Humanity, Dolls vs. Wheels Toy Drive, Remodelers Council TP Run and Mitten Collection for local elementary schools. In her spare time she enjoys spending time with her husband, Scot and their son, Orrin. She also loves golfing, traveling, spending time with friends and attending sporting events.

Treasurer Bob Bryant Bryant, Katt & Associates, P.C. Bob has been involved in the accounting business for over 40 years. Bryant, Katt & Associates has been a member since 1986. Bob owned Bryant Bookkeeping for 18 years and then merged into Larsen, Bryant & Associates, P.C. in 1988. They have a current staff of 15 Accountants. They specialize in local business accounting service and income tax preparation. Bob has been a member of HBAL for over 30 years and has served as Treasurer of HBAL for 10 years. Builder Directors Jess Baker Wilderness Construction, Inc. Jess Baker founded Wilderness Construction in 2004 and has been building custom homes in Lincoln and the surrounding communities ever since. Jess is a Certified Green Professional and takes pride in building beautiful homes that are energy efficient and smartly designed to maximize sustainability. His success in business is a direct result of referrals from clients who say they appreciate his attention to detail and the relationships they form during the building process. Jess is a Nebraska native with a degree in Business Administration from UNL. He and his wife, Tracy, have two daughters, Hayden and Nash, and enjoy many outdoor family activities together.

Matt Karl MK Builders, Inc. Matt grew up in a small Nebraska town with strong family values and hard work ethics. After attending the University of Nebraska he has worked in advertising sales and construction. Eleven years ago MK Builders constructed their first home and has since grown across southeast Nebraska as a design/build construction company, focusing primarily on single-family custom construction. Matt and his wife, Laura, have two children, Tyson (4 years) and Kendall (2 months). He enjoys wakeboarding, snowboarding and muscle cars.

Marlene Stroup Schwinn Homes, LLC In June 2013, Marlene Stroup joined Schwinn Homes with sixteen years of experience in commercial architecture and interior design. Involved as the designer in such projects as South Ridge Village, Yankee Hill Business Center and Chantacleer Residences, she truly understands the construction culture. Since 2000, Marlene has also designed approximately 100 Schwinn Homes, including the incomparable home at 4733 Firebush Lane in the Preserve on Antelope Creek, The Heatherly Residence in Fremont, NE, the popular Newport collection and most recently the Cromwell House remodel at 10801 Cromwell Drive. Schwinn Homes has been a member of HBAL since 1982 and has been in the construction industry for over 36 years. Marlene and her husband, Mark, have three children, Logan (10 years), Gavin (6 years) and Layla (3 years). She enjoys spending time with her family and traveling. (continued on next page)

Associate Directors Taylor Ashburn Union Bank & Trust Co. Taylor Ashburn is the Manager of the Construction Loan Department and the Residential Real Estate Lending Department for Union Bank and Trust Company. Union Bank has been a member of HBAL since 1989 and is proud to finance new homes in and around Lincoln. Taylor has been in banking for 13 years and is involved in several organizations, including Matt Talbot Kitchen & Outreach (Board Member), St. Michael Catholic Church, and the Lincoln Young Professionals Group. Taylor and his wife, Cara, have three children, Jonathan (6 years), Nicholas (3 years) and Cecilia (18 months). He earned his undergraduate degree from the University of Nebraska and has been a resident of Lincoln his entire life. Growing up, he was exposed to the building industry by his uncle, Sam Manzitto, Sr. He has fond memories as a child of going to the Home & Garden Show, as well as touring the Parade of Homes. In his free time he enjoys golf, watching football and spending time with friends and family.

Ruth Hietbrink Black Hills Energy Ruth has been employed with Black Hills Energy since 1996. In 2012, she was promoted to Customer Relations Representative for Black Hills Energy and is the builder contact for the Black Hills Energy Southeast Nebraska residential territory, including Lincoln. Ruth has been an HBAL member for eleven years, serving as a member of HBAL’s Board of Directors, Remodelers Council, HBAL Golf Committee, Remodelers Golf Committee, Parade of Homes Committee, and participated in the Santa Cop Project. Ruth received the HBAL participation award in 2013. Ruth has participated in the Chili Cook Off for several years and won second place two years and third place last year. Ruth is the president of the Johnson County American Legion Auxiliary, Vice President of Southeast Nebraska District 13 of the auxiliary and is also an active member of the Sterling Community Association and Deer Creek Sod Busters. She organizes the annual Sterling Car Show, which helps fund the local SKILLS USA class. Ruth also serves on the Board of Directors for The Friendship Home of Lincoln. Ruth likes to do community service, garden, cook, decorate and spend time with friends. She says there is not much time to do these activities as she is attending SCC-Lincoln and will graduate in 2015 with a A.A.S. in Business, and as a Certified Event Planner.

Tim Kenny Nebraska Investment Finance Authority (NIFA) Tim Kenny has served as Executive Director of the Nebraska Investment Finance Authority (NIFA) since 1994 and has held similar positions in Utah and Texas since 1987. He began his professional career as a CPA in an international firm of Certified Public Accountants. Later he was the Chief Financial

Officer for a firm with homebuilding, real estate development and recreation/resort projects in Texas and Colorado. Kenny obtained his undergraduate degree in Accounting at the University of Texas at Austin and has completed public sector executive level training at Harvard University’s John F. Kennedy School of Government. Kenny is a longtime advocate of comprehensive development strategies. He brings to his work advocacy and interests in hunting, natural resources, homebuilding and community development. He served as a county planning commissioner and has a long and productive track record of collaborative work with Federal, State and Local agencies in all aspects of community development and finance. Kenny has been an active member of NAHB’s National Multifamily Board of Trustees, Housing Finance Committee and LIHTC Program Steering Committee. Quick Action Needed to Prevent Mold

Recent heavy rainfall has resulted in many wet homes and flooded basements, and the Lincoln-Lancaster County Health Department (LLCHD) urges the public to take prompt action to prevent the growth of molds. “Molds are known to be allergens for some individuals and can exacerbate conditions such as asthma in others,” said Kathy King, an Environmental Health Specialist with LLCHD. “Visible molds in buildings also are defined as a nuisance condition under City Code.” King recommends that property owners take the following steps: • Immediately identify the cause of the flooding, and remedy it as soon as possible. Repair leaky roofs, non-functional sump pumps or burst pipes. If you rent your home, notify the landlord or management company as soon as possible. • Use a wet vac to remove standing water from floors and carpeting. Remove furniture and personal items so that the entire floor can be dried. • Carpets may be cleaned, but padding must often be discarded if it cannot be fully dried within 48 hours of the event. • Personal items that cannot be cleaned and/or dried within 48 hours may have to be discarded. Water damage restoration professionals may be able to help. • Use fans and dehumidifiers to aid the drying process. Relative humidity in the home should be maintained between 30 to 50%. • Moldy areas on hard surfaces can be removed with warm water and detergent. • HVAC equipment and appliances such as water heaters, that have been submerged in flood waters should be inspected by a licensed contractor before use. Over the past 60 years GDP growth has been spectacular, averaging close to 4%/year with GDP doubling every 20 years. More recently, GDP growth has been lackluster, averaging about 2%/year since 2000. As a result, GDP now doubles every 35 years. In part this slowdown is due to the recession, slowing population growth and a lack of corporate investment in plant and equipment. These are temporary problems that should not be overblown. By contrast, those who believe in “Secular Stagnation” ascribe the recent GDP slowdown to the fact that our economy is mature, that our best days are behind us and that technology can no longer deliver like it has. While I think the notion of Secular Stagnation is bunk, our GDP growth of the last century or century and a half has been, without a doubt, artificially inflated. This is because we have ignored the “law of unintended consequences.” Every time we invent something new, more often than not, something unexpected goes wrong. Burning coal, which brought about the industrial revolution, badly fouled the air leading to the premature deaths of millions. The automobile helped usher in acid rain, gaining access to cheap sugar created tooth decay, working at computers all day is making us fat, asbestos causes lung cancer, antibiotics create super bugs, aerosol almost destroyed the ozone layer, leaded gasoline lead to lead-poisoning, chemical dumping and the burning of fossil fuels releases mercury into the air and from there, rainfall washes it into the ocean and into fish. And now we face the enormously expensive issue of global warming. (And don’t even ask about Dodd-Frank). My point is not that technological progress is bad. Quite the contrary, it’s great, but it’s not quite as great as we think because the negative consequences arising from it are never accounted

for. The premature death of a coral reef, the rise in skin cancer rates and the eutrophication of coastal waters - to give just a few examples- are ignored when calculating GDP. And these costs, along with the costs of remedying these damages are both large and unknown. Moreover, monies spent cleaning up the messes caused by technological progress actually make GDP bigger. Now that we are more aware of “unintended consequences” we may be less optimistic about the future. And GDP growth going forward may be slower than in the past, but this is not due to Secular Stagnation. It’s simply a sign of economic maturation along with a better awareness of our impact on the planet. Moreover, this realization should not cause us to give up on technological innovation. As a matter of fact, the only way to fix the problems mentioned above is with more technology. Genetically modified food is the only way we are going to feed the fast growing population of the planet and the impact of global warming and rising sea levels will only be mitigated with new building technologies and improved energy sources, even though they will undoubtedly cause unintended consequences. Compared to 10, 20 or 30 years ago, GDP growth appears to be slowing. Some of the reason is cyclical, but some is because our estimates of earlier GDP growth were excessive because we did not take into account the unintended consequences of new technologies. What is for sure is that if we stop designing and applying new technologies to solve problems, GDP growth will slow further. Big Changes Coming for Water Heater Efficiency Are You Ready? New water heater efficiency standards that go into effect April 15, 2015 will require significant changes to the installation of residential water heaters – but just for those larger than 55 gallons in capacity. These mandates will require much higher Energy Factor (EF) ratings, making a huge impact on how larger water heaters are manufactured, distributed and installed. However, products manufactured before April 15 can still be bought and installed after the changeover date. There are many factors for homebuilders and remodelers to consider when deciding whether to spec these new water heaters. First is the cost: conventional, current minimumefficiency 60-gallon gas and electric water heaters are approximately $675-$1,500, while the new high-efficiency models are about $1,200-$2,450. New gas water heaters with a capacity of more than 55 gallons will need to be a condensing combustion design to meet the new efficiency requirements, which raises the EF from 0.55 to 0.75 for a 65-gallon model. This means you’ll need a dedicated electrical receptacle to power the exhaust fan and provide a means for condensate disposal. For venting, a dedicated line for combustion air via a lower temperature PVC pipe will typically exhaust through the wall rather than the roof with this design. Larger electric water heaters will need to be of a heatpump design to meet the efficiency requirements, which increases the EF from 0.88 to 1.98 for a 65-gallon model. Where a 3 feet x 3 feet closet was often the go-to location for installation for an electric water heater, these new appliances likely won’t fit into the same space. According to the Air Conditioning, Heating, & Refrigeration Institute, heat-pump water heaters require installation in locations that remain in the 40º–90ºF range year-round and provide at least 1,000 cubic feet of surrounding air space. Because heat-pump water heaters remove heat from the house to heat the water, it’s better to install them in warmer areas of the country where the cooling effect of the heatpump will reduce the air conditioning load on the house. But even if your project needs an extra-large hot water supply, it doesn’t necessarily need these extra-large heaters, say energy advocates. Gary Klein, of Gary Klein and Associates says one alternative is to run new plumbing to two smaller water heaters (i.e., 40 gallons) at opposite sides of the home, bringing them closer to the point of use and conserving both water and energy by eliminating excess piping. For gas water heaters there may not be much of a benefit from purchasing two appliances, the installation of another gas line, and compliance with ventilation requirements. However, not only can the two electric water heaters fit in smaller spaces, there is no need to manage the cold

air expelled from the unit or for the design to account for proximity to fixtures to decrease heat loss in piping. Another alternative: the gas or electric tankless water heater. These units take up little space and can be mounted indoors in cabinets, under sinks, and in very close proximity to fixtures, using less energy than conventional water heaters. However, gas tankless water heaters may require a larger gas line and modifications to the vent pipe. Electric tankless models may require increasing the capacity of the electric service to the house. Hot water flow rate is limited by the size of the unit and measured in gallons per minute (GPM). Whole-house tankless hot water systems with up to 7.0 GPM can cost $600-$1,000. It’s important for installers to become familiar with the new rules and the technology options so that they can offer customers the best solutions for placement and capacity. Water heater manufacturers also provide detailed information on their websites to help builders and remodelers choose the best possible option for the home.
