Dear Members, My car is muddy and I’m giddy cause it rained. It has seemed like months of perfect construction weather, so the long sprinkle was very welcome. But it was hardly enough to wet the fields just make the road muddy.

I checked the interest which changed today (and changed yesterday too). Over 7% on some thirty-year NIFA mortgage products. Well, my first mortgage was 7+% in 1979. My next house I built myself on a 12% construction loan which as I recall I rolled into the permanent mortgage. And how many times I’ve refinanced. I guess I’m back to advocating that strategy. I’m looking back on as the highlights of my second time as HBAL president. We have a pro-housing and particularly pro-low-income housing City Council. We need infrastructure which will support more lots but there is little money at the City to put in the infrastructure. I sat down for a drink with my friend, an underground contractor. He said he is 18 months out to get plastic pipe and concrete is going up 25% soon. I had three drinks. Cost of infrastructure is outta sight. The price of drinks is up too. Thank the pandemic and war in Ukraine for inflation and supply disruption. Our industry makes predicting prices nuts. As I’ve said before demand for housing is strong – ability to buy weak.

Hey, thankfully we’re in Lincoln so far, we have modest pricing. I was in a meeting this morning with a multifamily builder from the northwest (Oregon) complaining of $200,000/door entitlement costs. He had to be puffing and he certainly was whining. I have heard Lincoln is a market “most prone” to home price increase over the next few years. Let’s not follow the coasts or southeast. I whine enough without more governmental cost to housing development (40.6% of the cost of multifamily development according to NAHB).

What is your greatest talent that you don’t utilize in your daily work life? Outdoor survival skills

Who is someone who's made a big impact on your life? Why? My father because he is a business consultant and helped me with my business.

What do you love the most about your job? The rewarding feeling of completing projects on time and on budget, as well as customer satisfaction.

What experiences and past roles have led you to where you are today?

A variety of different positions with other construction and landscaping companies, allowed me to develop the experience and understanding to be able to perform my current skillset as the owner of an

excavation and demolition company.

What career advice do you live by? Who gave it to you? "If you're not growing, you're going." - My father.

If you could collaborate with anyone, who would it be? Why? I would like to be able to collaborate with the owner of Gana

Excavation and Trucking. I would like to hear the story of how the company began and to understand their operating model.

How has your career benefited from being a member of HBAL? Absolutely. The February 2022 Home & Garden Show at the Lancaster Event Center gave us the necessary exposure by networking with other companies in the area that have benefited from a working relationship with us and us with them!

What is your favorite HBAL event and why? The annual Nebraska Builders Home & Garden Show. It's a large event with a wide variety of companies that provide us with a large network of potential referrals for ourselves and our customers.

Pine Ridge Job Corps Trains Young Adults for Careers in Fast-Growing Industries

Job Corps is a U.S. Department of Labor Equal Opportunity Employer Program. Its mission is to educate and train highlymotivated young people for successful careers in the nation’s fastest-growing industries. Pine Ridge Job Corps Civilian Conservation Center supports the Job Corps program’s mission to teach eligible young people the skills they need to become employable and independent and place them in meaningful jobs or further education.

The Pine Ridge Job Corps has seven trades taught at their center: Painting, Facilities Maintenance, Brick/Block, Carpentry, Welding, Cement and Business and Finance. Students range from 16 to 24 years old with the majority of their graduates being 18 years old. Their training focuses strongly on employability. Their Painting, Carpentry, Cement and Brick/Block trades are all certified pre-apprenticeship training programs. Graduates are suitable to entry-level positions wherever they are placed and should have a high school diploma/GED and a driver’s license.

Selection Committee

The purpose of the “Associate of the Year” program is to recognize an outstanding Associate member who has conducted themselves in an exemplary manner so as to bring credit to the building industry, community and HBAL.

Eligibility

Each nominee shall be an active Associate member of HBAL and must have been a member for a minimum of three years on January 1, 2022.

Deadline

The committee will have a minimum of five members. The committee shall consist of the President, President Elect, First Vice President, Immediate Past

President, Secretary, Treasurer and Executive Vice President.

Basis of Selection

The basis for selection shall include the following criteria:

1. Business conduct and experience (25%)

2. HBAL activities/involvement (50%)

3. Civic and volunteer activity (25%)

Presentation

The 2022 “Associate of the Year” will receive a personal award at the installation meeting in January 2023. The presentation will be made by the Immediate Past President or the previous winner. The recipient’s name will be added to a permanent trophy on display at the HBAL office.

One Nomination Needed

A single nomination assures the nominee’s consideration by the

committee. Each nominee will be considered on the basis of the criteria, not on the number of nominations. Call the HBAL Office at 402-423-4225 if you have any questions.

Jereme has a Bachelor of Science degree in Construction Management from the University of Nebraska. He has nearly 30 years of construction experience with the past 20 years working specifically in the concrete industry. From 2006-2017, he promoted concrete and aggregate products as the Executive Director for the Nebraska Concrete & Aggregates Association. Since then, Jereme has worked for Stephens & Smith Construction Co., Inc. as their Business Development Manager, focusing on workforce development, workforce recruitment, marketing and sales. Jereme serves on the Careers in Construction, Chili Cook-Off and HBAL Family Fun Night committees. He received the HBAL Affiliate of the Year Award in 2018 and a President’s Award in 2022.

2nd Vice President Perry Haralson, Cornhusker Bank

Perry is the Chief Financial Officer and Director of Compliance for Cornhusker Bank. The bank has been an HBAL member for over 25 years and Perry has been an active member for 17 years.

Perry is involved with several non-profit, civic and political organizations. His involvement in HBAL consists of serving on the Board of Directors, volunteer for Santa Cop, Lincoln Home Builders Care Foundation Board and various other activities.

Perry is married to Jennifer and has two sons, Coben (19 years) and Caiden (16 years). He earned his undergraduate degree

in finance from the University of Nebraska, a masters in business administration from National University, and a graduate degree in banking from the University of Colorado. He teaches banking classes throughout the Midwest including the Graduate School of Banking at the University of Colorado. Perry believes strongly in the growth and benefits of a healthy housing and construction industry. Perry enjoys reading, golf and spending time with his family.

Secretary Ryan Trausch, Lincoln Federal Savings Bank

Ryan is a Construction and Commercial Loan Officer with Lincoln Federal Savings Bank and has been an active member with HBAL for the past six years and currently serves on the Parade of Homes committee and Board of Directors. Ryan was born and raised in Lincoln and attended the University of Nebraska-Lincoln where he graduated with a degree in Business Management and a minor in Finance. He has been in the banking industry since 2000 and is also a graduate of the Colorado School of Banking. In addition to banking, Ryan has been involved with Junior Achievement of Lincoln since 2010 teaching kids about economics and personal finance and currently serves on the JA Board.

Ryan has been married to his wife Jen for 15 years and has 5 children: Isaac (14), Claire (13), Lucy (11), Henry (8), Simon (4). In his (minimal) spare time he enjoys pickleball, biking, golfing and volunteering at church.

Treasurer Bob Bryant, Bryant, Katt & Associates, P.C.

Bob has been involved in the accounting business for over 49 years. Bob owned Bryant Bookkeeping for 18 years and then merged into what is now Bryant, Katt & Associates, P.C. in 1988. They have a current staff of 15 accountants and specialize in local business accounting service and income tax preparation.

Bob has been a member of HBAL since 1986 and has served as Treasurer of HBAL for 20 years. Bob and his wife, Phillis, have been married for 53 years. They have four children, all active in Lincoln. Rob is an investment broker; Jason is an owner and CPA at Bryant, Katt & Associates; Mike is employed with Sysco; and Shannon works at St. Michael’s Parish. They have 21 grandchildren and 1 great-granddaughter. Bob is an avid golfer when not working or spending time with his grandchildren.

Builder Directors Blake Pittack, Blake Builders

Blake is the owner of Blake Builders. Blake Builders was founded in 2017 and focuses on residential and commercial construction. Blake has worked in the construction industry since college where he graduated with a degree in Construction Management from Wayne State College.

Blake has been married to his wife Kate for 11 years and they have two children. Avery is a 5th grader and Rex is a 2nd grader. Blake’s hobbies include camping, fishing, hunting and spending time with family.

Scott Schneider, Schneider Custom Homes

Scott is the co-owner of Schneider Custom Homes and Mode de Vie Interiors, along with his wife Andrea who is also a local Realtor. Scott started his career as a framing carpenter while attending UNL in the mid90’s. Since 2002, Schneider Custom Homes has been building custom and spec homes in Lincoln and the surrounding areas, using a proactive and innovative approach with the quality of their products and services, constantly assessing and reassessing their processes to maximize value to their clients.

Scott and Andrea have three daughters; Katy, a Junior at UNL, Ava, a Freshman at UNL and Joslyn, a Sophomore at Lincoln Christian. Scott also serves on the Board of

Maria Semerad, Synergy Homes, Inc.

Maria grew up in Lincoln and attended SCC College in Milford. She worked as a software engineer for 14 years before she started her construction career as president of Synergy Homes Inc. Maria, alongside her husband Andy, decided to begin building custom homes about 10 years ago after building several personal homes themselves, while learning the trades, doing the work themselves and knowing what it takes to build a house from start to finish. Maria believes in building strong relationships with both clients and subs and has been a member of HBAL since 2014.

Maria and her husband, Andy, have been married for 20 years and have 2 children, Maya, 17, and Evan, 13.

Brett is a Construction and Commercial Loan Officer with West Gate Bank. He began his career at West Gate Bank in 2011 after earning his degree in Business Administration and Finance from the University of Nebraska-Lincoln. Bailey Ward, LAE: Smarter Security Solutions

Bailey has been with LAE: Smarter Security Solutions (FKA Lincoln American Electronics) for 12 years. She has experience working through the different aspects of the security industry and has a thorough knowledge of all the different types of work LAE provides to its clients. She has worked in nearly every department of the business-using her experience, LAE has been able to launch a dedicated Client Support Team.

LAE has been a member of HBAL since 1989, participating in the Home and Garden Show every year. LAE has become a top security business in Lincoln and the surrounding area. LAE has identified being involved in and caring for our community as one of the most important aspects of the business.

Bailey was born and raised in Lincoln and grew up going to Home Builders' events like the Home and Garden Show and the Parade of Homes. She has served on the Parade of Homes Committee, Cruising for the Trades Car Show Committee and was the Secretary of Young Building Professionals for a year while it was an active group. She loves that LAE is able to enhance new builds and protect their clients by providing peace of mind.

In her spare time Bailey enjoys cooking, playing darts with the Lincoln Darts Community and doing outdoor projects at

home. Bailey and her partner, Jared, have three dogs that bring lots of love and joy to their lives.

Tim Zeng, Zeng Granite

Tim is the President and owner of Zeng Granite, Inc. and is currently the chair of the Remodelers Council for HBAL. Zeng Granite has been a member of HBAL since 2017. Tim also serves on the national board of directors for the Stone Fabricators Alliance. Tim was born in West Point, NE and grew up in Las Vegas, NV, where he graduated from UNLV. Upon moving back to Lincoln 25 years ago, Tim founded Zeng Granite, Inc. The company has transformed over the last two decades to become a premier granite and quartz countertop fabrication and installation shop for residential and commercial properties. Zeng Granite partners with other builders, designers and remodelers to make home projects beautiful and functional. Tim promises “We will help build your company, while we are building ours.” Tim and his wife, Kristen have been married for 13 years. They have three dogs and enjoy going to the movies and spending time outdoors. In Tim’s free time he enjoys bow hunting, golfing and has started to learn about sculpting marble.

There are many ways to greet each other. And there are many ways to discuss remodeling projects, but are we all communicating?

Communication between general contractors, subcontractors and employees can be tricky when it involves so many specialties. In the stone fabrication industry, we find confusion when discussing quartz and natural stones. In fact, one of our quartz suppliers calls their products “Natural.” To the consumer, their word is true. To others, “natural stone” is something that comes from a quarry in the earth, not a factory in Minnesota.
