I just read comments from Jerry Howard, the CEO of the National Association of Home Builders, who observed “the housing market is currently in a recession and the nation is facing a growing housing affordability crisis.” He further noted “builders are reporting concrete shortages in several states and a dearth of transformers that provide electricity to homes which is halting development across much of the country.” Bingo! I hear Omaha may be rationing concrete but, fortunately, that is not yet in store for Lincoln. HBAL members just met with LES to discuss the shortage of transformers. While misery may love company, I don’t love misery. A slow down in the industry is certainly miserable. Interest rates over 6% put a terrible damper on the market. I recently took a look at what that means for a purchaser. A median income Lincoln buyer can only afford a $225,000 home (with 6.91% conventional mortgage). That pretty much forces new home customers into well above median income (150%) even for modestly priced new construction ($341,000 was the 2021 median price for new construction). But here is my message: We have to be cautious and persevere. The housing shortage is too acute to allow us to quit building. A new house built for an existing home owner will open a home upon closing. So every house helps.

Hey, look on the bright side: the drought has given us perfect weather for construction.

Succession Planning

It is never too early to build a succession plan for your business. If you own a business, no matter what stage it is in, you should have a succession plan, even if you don't plan on selling your business right now. Succession plans are simply planning for your success during growth, company and leadership changes, unexpected illness or injury, extended time off, as well as selling. We will outline areas to consider when putting together a succession plan, building a business by building a team, the value of systems and processes, and ultimately valued assets of your business that don’t show up in a spreadsheet. In these 60 minutes, we will define action steps needed to build independence from the day to day running of the business along with insights to consider if choosing to sell your business someday.

Even the Husker Football Program is hiring! All the restaurants, manufacturers, service providers are looking for quality people to join their companies. How can the Remodeling Industry stand out? There are many benefits to being part of a remodeling and building company. The skills acquired will transfer to many professions. The skills learned on a job site and in a remodel project can be used to build a career as your own boss, or a valuable employee for someone else. The work is ever changing. Many staff members love how much variety there is in a week’s worth of projects. Others appreciate the physical work and pride in a beautifully finished room. Are you talking about these intangibles and pride points with prospective employees?

At Zeng Granite, we use our marketing team to talk about the trades and the career paths they contain. We meet many people through our networking groups and professional organizations. We also take every opportunity to meet with high school and college students. Just letting young people know that fast food or big chains are not the only options for work during or after school, can help launch a new interest in construction.

If we all spread the word about the lucrative and rewarding careers in our industry, there will be more interest in these types of jobs as we enter a volatile economy. And as long as people own their homes, they will need updated living spaces, guaranteeing future work. And that’s the greatest benefit.
