President’s Message It’s HOT!!! We’re finally seeing the trends that Dale Akins spoke about at

our snowy January membership meeting. You don’t have to look far to see new roads being graded and new construction beginning. According to the National Association of Home Builders the sales of newly built, singlefamily homes rose 18.6 in May. This is the highest rate since May 2008.

Interestingly, this surge in new construction has also brought with it the labor shortage the Triad has only heard about for the last few years. Subcontractors are beginning to see increasing lead times and many are overextended in an effort not to lose business in fear of another downturn. Most are trying to hire new employees but due to the lack of experience and interest in the industry, it seems to only feed the shortage. Be patient with those you’re working with and anticipate these extended build out times on your schedule. The Triad has many qualified construction professionals but we currently need more. We are fortunate to have a strong partnership with the vocational education department at Forsyth Technical Community College. They have an educated group of construction professors and there is no age limit to learning a new trade. If you know someone contemplating working in the industry let them know the time is now to get started and the voc-ed department will help. Another sign of positive change has been seeing some of our colleagues back in the field or at the supply desk. I’m sure many of you, like me, have seen a few familiar faces back in the industry, welcome back. While you’re sitting in the air conditioning this summer trying to cool off, please stop to think about our Home Builders Association and your fellow members. We have building professionals that have been members anywhere from a few months to over 50 years. This has always been the largest membership association of building professionals in Winston Salem. Remodelers are on the move, again! If you have been a member of the Remodelers since last year you understand what that means. Since the end of 2013 we have been meeting at the Holiday Inn North on University Parkway. But once again we are following our beloved Catered Affairs to another new location â&#x20AC;&#x201C; The Phoenix Grille Downtown. Our June meeting was in this new venue (the former Chop House) and we are excited to be able to use this beautiful facility for our monthly gatherings. So far in 2014 we have had presentations on the subjects of Marketing, Environmental Safety, Community Involvement and Business Enhancement. As we continue through the rest of the year we will be again looking at marketing but from a different Barry Wilson, Remodelers President perspective; how to bring better exposure to our Remodelers Houck Residential Designers Council as a whole. This can only be a good thing for all members 336.817.9835 and the HBA. Our last meeting included a discussion on other subjects that can be pursued for monthly meetings and we will be looking into these as well. The next 6 months should prove to be quite productive. The Remodelers VA project has reached an important milestone! For those not familiar with this project, the Remodelers Council has agreed to build an addition for a disabled veteran which includes a new Master Bath, Master Closet, Laundry Facility, Pantry and other various updates throughout the home. With the efforts of David Miller (2013 President), Bob Vaughn, Steve Kelley and Steve McSwain we can now say that the paperwork is done! Plans have been approved by the veteran, Steve Kelley has completed all required forms, Steve McSwain has submitted for the grant and will take on the contractor role and Bob Vaughn will continue to be our liaison with the veteran and the Veterans Administration. Many more members than I can name have put forth effort to bring the Remodelers to this point in the project; thank you to all and I ask for your continued support and interest in this project. Within the last two months the Remodelers Council fees have been revised. Our new fee schedule is now $75 per year/per company and $30 per person/per meeting for an RSVP and $35 per person/per meeting for a non-RSVP. We hope this is more inviting to those considering a membership in the Remodelers. If you would like more information feel free to contact the HBA office or myself. Growing our Strength through Member Recruitment, Retention and Involvement On April 2nd of this year, I had the pleasure of hosting a factory tour of Marsh Furniture for HBAWS’s Spike Club. Most people in our geographical area are familiar with Marsh Furniture, but many do not realize its long and distinguished history. Founded in 1906 by Julius Everett Marsh, Sr., Marsh Furniture Company has crafted fine cabinetry for over a century; but while other furniture companies were building for the bedroom, dining room or den, Marsh built furniture for the kitchen. Marketed as “Kitchen Safes” and sold through retail stores, these ornate free-standing cupboards were innovative, featuring tilt-out flour bins with built-in sifters, sliding tambour doors and enameled metal work surfaces (the precursor to today’s countertops). In 1914 Marsh introduced the radical concept of a portable kitchen cabinet by putting casters on their cupboards; at various times iceboxes, butcher tables, and even pinball machines have been a part of the standard product offering. After the Great Depression, pre-fabricated cabinets with separate wall and base units were developed, sold directly to contractors, and then built in to new homes. The phenomenal success of this concept established Marsh as a major identity in the new construction industry and increased the opportunity for new product development. In the 1990’s and 2000’s Marsh moved strongly into the retail cabinet business in North Carolina, growing from one store to five and increasing retail sales dramatically. In addition to these successes, Marsh has also “led the charge” in the area of environmental consciousness and conservation for many years, beginning decades ago when we began heating our factory (and even powering much of our equipment) by fueling our boilers with the waste materials from our manufacturing process; for many years Marsh even sold the excess electricity that was generated by this process back to the city of High Point, and we continue to utilize this process today. In 2007, Marsh Furniture became one of the first cabinet manufacturers to be certified in KCMA’s Environmental Stewardship Program. As a certified participant in KCMA’s distinguished ESP program, Marsh will continue to support sustainability in the areas of air quality, resource management, environmental stewardship and community relations. PROFESSIONAL WOMEN IN BUILDING In late May we bestowed our Lewis & Wanda Wilson Scholarships upon (2) Career Center Carpentry majors attending Forsyth Tech this fall to pursue education to work in a construction industry field. We let the 2 recipients (Josh Pollard & Aric Clinkscales) know that their proven accomplishments, attitude & commitment to our construction industry have reaped them these benefits. We assured them that our HBAWS and our PWB group are behind them all the way & that they may feel free to call on us, that we are part of their TEAM in accomplishing their goals of working in a field of construction. And as an added benefit the company I represent is offering them paid internships here in the cabinet shop over the summer to further their experiences. In June we gathered for our annual Garden Party @ Wanda Wilson’s lovely home & gardens and we collected donations of “pull-ups” for toddlers to benefit Stop Child Abuse Now We will be collecting childrens school supplies between now and Aug. 5th to donate to our local “EDUCATOR WAREHOUSE”, an all-volunteer non-profit organization serving teachers to assist them in supplying their classrooms w/ much needed items.

New-Home Sales Up 18.6 Percent in May June 24, 2014 - Sales of newly built, single-family homes rose 18.6 percent to a seasonally adjusted annual rate of 504,000 units in May, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. This is the highest rate since May 2008. “These numbers are in line with our recent builder surveys, which indicate that more consumers are getting off the fence and coming back into the marketplace,” said Kevin Kelly, chairman of the National Association of Home Builders (NAHB) and a home builder and developer from Wilmington, Del.

“This increase is a welcome sign after a slow start to 2014,” said NAHB Chief Economist David Crowe. “As job creation continues, we can expect further release of pent-up demand and continued gradual growth in the housing recovery.” Regionally, new-home sales were up across the board. Sales rose 54.5 percent in the Northeast, 34 percent in the West, 14.2 percent in the South and 1.4 percent in the Midwest. The inventory of new homes for sale held steady at 189,000 units in May. This is a 4.5-month supply at the current sales pace.

HBAWS Members Attend North Carolina Home Builders Association Legislative Conference to Educate Elected Officials on Economic Power of Housing Industry This year, 13 Home Builders Association of Winston-Salem members gathered in Raleigh, N.C. to attend the North Carolina Home Builders Association Legislative Conference. During the conference, the group met with eight Winston-Salem area elected officials, including Senators Joyce Kraweic and Shirley Randleman and Representatives Ed Hanes, Julia Howard, Donny Lambeth, Evelyn Terry, Debra Conrad and Bryan Holloway. During pre-scheduled meetings, the group took the opportunity to discuss NCHBA’s key legislative priorities with elected officials to work toward housing sector recovery statewide. Some of this year’s “asks” included:

The North Carolina Home Builders Association Legislative Conference is held on an annual basis in Raleigh, N.C., during the association’s 2nd quarter meetings. This meeting brings together local chapter members from across the state and provides them with a unique opportunity to showcase the economic power of the housing industry and take the concerns of the home building community directly to local elected officials. It also gives members the chance to focus on current legislative issues facing the housing industry, and to make an impact on how those issues are treated by our elected leaders. Attendees get the chance to socialize with their state Representatives and Senators at reception the opening night of the conference, followed by a morning of lobbying your local elected officials in the legislative office buildings.

Enactment of House Bill 150 – Local governments do not have the statutory authority to regulate aesthetic requirements under zoning. HB 150 is necessary to ensure that “building design elements” may not be required for any structure subject to regulation under the North Carolina Residential Code for One- and Two- Family Dwellings. HB 150 would apply to single family residences, duplexes and townhomes. Among examples of unauthorized design mandates are: fence location or materials; type or style of exterior cladding; architectural style; style or materials of roof; exterior architectural ornamentation; location or style of windows or doors; exterior building color; number and type of rooms; and interior layout of rooms. Tax Credits - The NC Low Income Housing Tax Credit (LIHTC) works productively in combination with the federal housing tax credit to finance approximately 2,400 privatelyowned and privately-managed apartments a year that are affordable for working families. It allows the housing market to respond to a need that cannot be met by either the private sector or government financing alone. It leverages private investment and construction expertise to produce housing that would not otherwise be built. The Low Income Housing Tax Credit sunsets on December, 31, 2014. This program is critical in providing housing to lower wage workers in both rural and urban settings. Members asked that the sunset must be extended or removed! Prior to attending meeting, members attended a legislative briefing by NCHBA staff so that all attendees were up-to-date on the issues and adequately prepared to meet with their Representatives and Senators. In each of the meetings, members highlighted the theme that housing equals jobs – that the residential construction industry is the engine that drives our economy. When the economy is operating properly, the housing sector is responsible for roughly fifteen percent (15%) of the state’s gross domestic product. Since 2007, residential building permits have fallen by two-thirds and more than 100,000 construction jobs have been lost in North Carolina. Simply put, HOUSING EQUALS JOBS! For each new single family home that is built, members told their elected officials that three jobs are created. This resonated with each elected official. Members also discussed how some areas of the state are experiencing a housing recovery, while others are not. Housing permits are on the rise in several metro markets and, as a result, construction employment in those areas is increasing. However, a full statewide recovery is far from certain. State and local government laws, regulations and policies will definitely influence the direction of this recovery. That’s why members’ attendance at the conference was and is so critical.
