Fall is actually my favorite time of year for a couple of reasons. One is that being a former (read “reformed”) New Englander, there is no better time to enjoy the great outdoors and all the beautiful fall colors. Another is that it is time for the Big Event: the Fall Parade of Homes! This is such an important happening for our association because it provides all of our builders, suppliers, subcontractors, designers, and anyone involved in our industry an opportunity to show off their best work to each other as well as to the general public. This in turn generates increased awareness and business for all involved. We always promote doing business with a member and this is a chance to see ours member’s best work. Also, many a home has been sold (or contracts written) as a result of the Parade, I know since I’ve been lucky enough to have this happen during several past Parades. Please support our members and visit as many homes as possible. You will not want to miss the Association Home in “The Village” at Brookberry Farm built by Isenhour Homes and exquisitely decorated by members of the American Society of Interior Designers, a Parade first this year! Our CE programs for builders and associates alike continue to serve our members and set us apart from “the rest”. This has been one of my goals for 2015 and I’m extremely proud of our Staff, Instructors, members who have contributed space for classes, and everyone else involved in this important aspect of our Association. Another goal has been to rev up our activities and fundraising for BuildPac and this has been a banner year after many a slow year following the housing recession post 2007/2008. The results are tangible; we have had the best year ever in positive legislation to keep housing affordable. Here is just a partial list of bills that have been enacted to benefit our industry: HB36 Zoning Design & Aesthetic Controls, HB255 Building Code Regulatory Reform, HB 201 Zoning Change/Citizen Input, HB168 Exempt Builder Inventory, and the list goes on. None of this could happen without raising the funds to support our fantastic Legislative team at the NCHBA. So, please join me in getting out to take in the beautiful Fall colors and take in all that the Home Builder Association of Winston-Salem has to offer by visiting the Fall Parade!

Meeting Schedule November 10 December 8
Wow where did the year go? This will be my last installment as President of the Remodelers Council. I would like to take a minute to thank everyone that has been so helpful this year. We are very fortunate at the WS HBA to have a great staff, thank you Megan, Beverly and Gisela for all of your hard work. I also want to talk just a minute about the Remodeler’s council. What a great group of people. I have found that Remodelers and Associates alike are all so willing to help each other out even though we all compete with each other at some level. That willingness from everyone to assist and help each other out truly makes this a special group of people that I am proud to be a part of. If you are interested in becoming a member I would encourage you to attend one of our monthly meetings or just talk to anyone of our members. I also would like to thank Robbie Jester with Ferguson Enterprises for accepting this position for the 2016 calendar year. I know he will do a great job and look forward to what Robbie will bring to the council next year. Our VA Project is under way. The demolition phase has been completed. The footings have been installed and the foundation underway. Weather over the last month has slowed the progress but things are moving forward now. Please stay in touch with us if you have any questions or are interested in assisting with the project. I would like to thank all of those that have volunteered their services or materials for the project and also Steve McSwaim for heading this project up. I have mentioned the RMI index in previous letters. This is a measure of confidence in the Remodeling industry based on survey information. Anything above a 50 shows confidence in the future market conditions as well as current market activity. The last survey still has the index for our area at 57 slightly lower than the high of 61. This points to a high level of confidence in our industry. I know personally I have received more calls and requests for quotes over the summer than I have in previous quarters. I am excited about the future and look forward to 2016. Please take advantage of the resources offered by the NAHBR. The RMI index study and many other articles are available on NAHB website. In closing it has been a pleasure to serve as president of the Remodelers Council for 2015.

Fannie Mae, Freddie Mac Announce New Rules to Boost Lending On Oct. 7, Fannie Mae and Freddie Mac announced new rules relating to mortgage origination defects and remedies that will provide greater certainty and clarity to mortgage lenders who sell loans to the two housing government sponsored enterprises (GSEs). Since the meltdown in the mortgage market, lenders and other industry players have expressed significant concern and frustration with the mortgage repurchase policies of both Fannie Mae and Freddie Mac. Uncertainty regarding what mortgage defects will trigger repurchase requests by the GSEs has caused lenders to add their own credit overlays to mortgage loans sold to the GSEs — a key barrier to credit access. In response to the concerns, Fannie and Freddie have been refining their representations and warranties framework over the past few years. The next phase, origination defects and remedies, expands on those efforts. The Oct. 7 announcement provides lenders clarity and transparency regarding origination defects and remedies, including alternatives to repurchase, and will help lenders manage risk more effectively. The policy update formally confirms that lenders have the right to correct loan defects – sometimes through providing additional or missing documentation, or via a pricing adjustment. By helping to alleviate concerns about having to repurchase loans due to errors that would not lead to a default, these actions by Fannie and Freddie will help spur more mortgage lending. Growing our Strength through Member Recruitment, Retention and Involvement With only 3 months away before this year ends, I would like to reflect on what the Spike Club committee has accomplished, we had two successful membership drives, our membership campaign Three for FREE in 2016 will soon be awarding free memberships to several members . We currently have 83 new members, our retention rate is at 79.7%, and have reached 500 members.

Gray currently serves on the Spike Committee and a liaison for the Associate Members Committee at the State level.
It has been a busy year for the committee whose focus has been on recruiting and retention. We also partnered with AMC for our wine raffle, collecting 101 bottles for our Career Technical Education. Each member of our committee will be recognized at the November membership meeting when Spike jackets are awarded. The criteria to receive a jacket is: Must Attend four membership meetings, six spike committee meetings, sponsor a new member, attend two new member orientations and writing 25 note cards. We will end our year with a Christmas Spike Party at Jodi’s house on December 7. Thank you!

The Professional Women in Building were involved with the Stop Child Abuse Now charity in the month of September. We raised close to $1200 to donate to their organization. We are very proud to be in a philanthropic role, where we can help many different charities in our local community. In October, we will have our annual Black Jack night, in an effort to raise money for Build Pac. Sheila Wilson has graciously volunteered to let us have the event at her house. Everyone always has such a great time every year, and we all understand how important our investment in Build Pac is. Hopefully, we will be joined by our current HBAWS President Ron Ricci, and maybe some of the past Presidents, as well as our Build Pac Chairperson. We have already nominated and voted on our officers for 2016. We will have our Installation Dinner for the officers at our first meeting in November. Luckily for our group, all the officers for 2015 have agreed to stay in place for the 2016 year. I am very fortunate to be President of such a great group of women, and look forward to what 2016 has in store for us. At our December meeting, we will have our annual Christmas social at the Timberlake Lodge at Lake Lissarsa. We went there last year, and a great time was had by all. It is so beautiful and serene there. We are all very excited about our return visit. A bid “thank you� goes to Debbie Fletcher and Lang Wilcox for getting that arranged. The Parade of Homes is coming up quickly, and we hope to see everyone out and about during the weekends of October 17,18, 24 & 25.

We meet with clients on a daily basis and they ask us this question, “How do I make subtle, cost-effective changes to freshen up our home?” Sometimes it is because they are considering the sale of their home. Other times, it is because the client’s home is feeling drab. We continue to ask questions such as “What are your favorite colors?” or “What do you see happening with this change?” Every person is different and getting inside their thought process is so important. Even after asking questions, we may not have a total picture of what they envision. They may have seen something in a magazine or a photo on Houzz that inspired them. We continue to dig deeper into their vision and ask if they have photos that would help us capture their concept. That usually shines the most light onto the project. At that point, we make suggestions, pull fabrics and provide a visual CAD drawing of what we recommend. They love it when we provide a colored rendering of possibilities. It is the artistic side that we can provide to help with the visuals. Pillows on a sofa are an easy change. Wall colors make a dramatic difference and freshen the look. Seasonally changing out bedding is definitely refreshing. We have even spent an entire day in homes rearranging art. Re-hanging art is surprising to most and they normally love the change. They feel like they now have new art. Popping in new art from time to time is also a simple solution to adding color where needed the most. We also like to add throws over sofas. Coordinating pillows, throws, and wall colors are essential. Another important recommendation is to paint old furniture a light creamy color or a bright bold color.
