The Greensboro Builders Association hosted a recent membership breakfast with Edsel Charles from MarketGraphics Research Group as their speaker. He had some enlightening details regarding our industry trends and projections. Several HBAWS members took the opportunity to attend and hear his thoughts with regards to his companies’ research. The powerpoint videos from Edsel’s presentation are available on his company website: www.mgresearch.net. The Financial Crisis Video is a look back over the past 30 years that summarizes were our industry has been and why. The understandings of the why, helps determine his predictions and forecasting. The major factors he shared included: • New Construction inventory is coming down in most price points across the Triad • In 4 - 8 months our industry will be in better shape • Realtors will need to be more aggressive with Pre-Sales • Development inventory still high but in 30 months there will be shortage as nothing new is underway • Biggest issue is the shortage of available dollars • Unemployment should see a modest decrease over the long term. • Foreclosures that are on homes less than 5 years old are the only ones to compete with the new construction. (Estimated to be 16% of the total going through foreclosure) • Asset values hit bottom in May of 2010 with a 30% reduction. • Values are projected to be off by 25% in May of 2011 & 10% in May 2012. • 2011 is likely to be termed the “trash year” has hit bottom and will see a gradual up tick. • 2012 will be the first good year since the crunch. We are planning to have other presentations by Edsel later this year. You should consider participating to help your business prepare for what lies ahead. The good news is that things are looking better and we are ready for that trend to continue.

Spring is just around the corner... Have you ever stopped to think where the word February comes from? It comes from the word februa which means “cleansing” or “purification” and represents the rituals undertaken before spring. February has a few rituals that I am sure you all will remember.
Take time this month to consider how februa can relate to your own business. Are there things that you can clean up to make your business more successful? Here are a few things to consider that may help you.
The second day of February is often referred to as Ground Hog’s Day. The old stories told are that the ground hog comes out of its burrow on February 2, to look for its shadow. If there is sunshine and he sees his shadow, then he goes back to sleep and there will be more winter time. If he doesn’t, then the spring time will come. This also is the midpoint of winter. Valentine’s Day is celebrated on February 14 in most western countries. Children give valentines and have a party in school. Young and old exchange cards with loved ones.
(1) Offer people what they want to buy. Become a good listener and people will tell you what they want. Many times we try to sell them what we like instead of what they want. (2) Get cash flowing A.S.A.P. Cash flow is essential to bottom-line profits. Think outside of the box. Look for new ways to get cash flowing. (3) Find new ways to keep costs low. Do some extra work and discover how owners and venders are finding ways to work out deals. You may just find a whole new way to do business. (4) Test and measure everything. You can’t change what you don’t measure. You cannot tell if a strategy is working if you’re not faithfully tracking your results. If it isn’t working get rid of it. Be willing to change. (5) Learn more about your business. Try to become an expert in your field. The more you learn the more you earn. Is there something you could know more about that would set you apart from your competition? Knowledge is the key. 6) Do all the above with a booth at the Triad Home & Garden Show!
The third Monday in February is President’s Day. Both Washington and Lincoln’s birthdays were in February. It is considered a Federal holiday for celebration of Washington’s birthday, but most states also honor all president’s on this day.
I hope these few items will cause you to think and prioritize them in your business activities. There are no magic formula--just information that you may not know yet. So clean up some things if you can and make changes where they are needed. By doing this you will successfully reach your destination wherever that may be for you and your business.

The reason I have always participated in the Spike Club for HBA is for the opportunity... The opportunity to possibly speak to a member that I normally would not have the opportunity to speak to, if not for making a Spike call for HBA. I hope everyone has had a great start to 2011. Statistics show that most people give up on their New Years resolutions by January 17. How are you doing on yours? Although I am not a big fan of New Years Resolutions, it does go along with goal setting. What goals have you written for you business this year? How often, if at all, do we evaluate both the goal and our efforts to accomplish it? Let’s all set goals this year to improve our businesses and our association. If this was not one of your resolutions for 2011, why not make it a resolution beginning February 1? Our next council meeting will be February 8, 6pm at WFU Deacon Tower. The program will be on Energy Efficiency, and will be presented by Phil Wilson, Building Performance Institute. Save the dates for our premier event: Showcase of Remodeled Homes April 16 & 17.

SPRING IS AROND THE CORNER Spring is around the corner. We are prodding through another cold wet winter. Moisture ….we finally got some. The season of color and bloom is coming soon……around the corner. We are challenged to look at our business in tougher times and decide what can we do different, better, and positive. Our quest was to offer more residential hardscape products—outdoor living areas to add value to the existing homes we own and enhance the ones our homebuilders need to sell. Families are staying home more than in the past. What better way than to be in your own yard and enjoy the comforts of your outdoor living space. Some of my best childhood memories were campfires at youth camp gatherings roasting marshmallows. The concrete products interlocking and requiring no footing or mortar have come a long way over the past twenty plus years. The products to create colorful, rustic concrete retaining walls, concrete and wet cast pavers, stone look outside fireplaces, grills, firepits, etc are abundant. Every year, we are amazed how creative our installer customers have become using our products. Landscapers years ago only knew timber and tie walls. Their toxic leachings have been determined to be most unhealthy in our yards and especially at children’s play areas. Many of them now need replacing. Explore your landscapes for ideas and new hardscape looks to enhance the outside curb appeal for your remodeled or new homes. Remember: Do business with a member. A Better Year for Housing in 2011
NAHB Chief Economist David Crowe and other economists speaking at the 2011 IBS predicted that housing will see gradual improvements in activity this year as the nation’s economy and job market continue to move to higher ground, establishing momentum that will produce more considerable gains in 2012. “This year’s spring selling season will be better than last year’s,” said David, with job growth providing a stronger stimulus in the housing market than last year’s tax credits for home buyers. He is projecting 575,000 single-family home starts in 2011, which would be a 21% increase from an estimated 475,000 units started in 2010. Meanwhile, the multifamily segment should see starts rise 16% this year to 133,000 units before chalking up a further 53% increase to 203,000 units in 2012, thanks to a large number of Gen Y members moving into the housing market. That said, as David noted, builders’ access to credit for new home production remains the most fragile component of NAHB’s forecast. Read more: www.nahb.com.
