Questions with Jean Beck

Jean Beck, the CEO of the Hilton Head Area Association of REALTORS®, answers questions on the state of the Lowcountry’s real estate market.

How did local real estate do so far in 2019 compared to 2018 and 2017? When you look at the number of closed sales from 2019 to 2018, we are almost exactly even. In today’s market, inventory is considerably low and there are more buyers than there are properties available. If you compare closed sales from 2017 to 2019, that trend is up.

What’s the trend for property values in the Lowcountry? There are many factors that go into calculating property value: location, condition of the property, and even HOA fees. According to the National Association of Realtors®, the median price growth for 2018 was 4.9 percent. Some of our communities saw 8 percent, 12 percent, 15 percent growth in median price compared to 2017, while others were in the negative. Now, don’t get too excited; median price point can fluctuate in communities that have values from $300,000 to $1 million plus. 8

What does the inventory look like through the end of the year? Inventory is low! According to our September market reports, there are 4.7 months of inventory of single family homes and 4.2 months of condos/villas in the region. I do not see that changing as we head into the holiday season.

What real estate trends are you anticipating next year? Interest rates remain low, consumer confidence remains high, and household net worth continues to rise. All are good signs for the real estate market, including vacation homes.

Looking into 2020, what issues are the Hilton Head Area Realtors ® following closely? The ability to buy and sell real estate is directly influenced by decisions made at the federal, state and local level. Therefore, we actively participate and offer our knowledge and experience to the public in general and to our government. To highlight a few topics: On a national level we are monitoring Fannie Mae and Freddie Mac reform and the National Flood Insurance Program. On the state level, business license reform and comprehensive tax reform. On the local level, impact fees, affordable housing, short term rentals and transportation.

The real estate industry had a $3 billion economic impact in Beaufort, Jasper, Colleton and Hampton counties in 2018 and accounted for 17,527 jobs. According to a report commissioned by South Carolina RealtorsÂŽ and a release from the Hilton Head Island Multiple Listing Service, the total economic output in Beaufort County alone was over $2.5 billion, and created 14,270 jobs.

The Hilton Head Island-Bluffton Chamber of Commerce once again received a clean audit from the independent accounting firm J.W. Hunt & Company for the 2018-2019 fiscal year, which ended in June. The audit complied with generally accepted accounting principles and revealed no material misstatements, no reportable conditions, no disagreements with management and no management letter. Get Real ID Ready There’s 11 months left to get REAL ID Ready. Starting October 1, 2020, all U.S. citizens ages 18 and up will need a REAL ID-compliant driver’s license or another accepted form of identification to board all domestic flights. American Airlines announced the exciting addition of three new nonstop routes to and from the Hilton Head Island Airport. Starting on March 7, 2020, the airline will add seasonal Saturday flights between Dallas/Fort Worth, Chicago O’Hare and Philadelphia International Airport.

Economic Damage from Hurricane Dorian Hurricane Dorian may have spared southern Beaufort County from physical damage, but our local economy took a hit from the evacuation and businesses closings. Research by the College of Charleston showed that Hurricane Dorian had a $19.5 million loss to the Hilton Head Island tourism industry alone. Over the past four years, the losses from the storms totals $69.2 million combined. That includes the losses from hotels and home and villa closures and cancellations, as well as hospitality workers’ lost wages. This impact does not include non-tourism business from local residents, such as patients canceling doctor’s appointments, local grocery store closings and other impacts.

Two Destination Announcements Bring a Boost to the Lowcountry Condé Nast Traveler Readers Choose Hilton Head Island as #1 for Third Consecutive Year & Hilton Head Island chosen for the HGTV Dream Home 2020

Over the course of one week in October, Hilton Head Island was thrust into the national spotlight, with two announcements will draw attention to our region and boost tourism as well as business for everyone in the region. The first announcement came as an accolade. For the third consecutive year, Condé Nast Traveler readers voted Hilton Head Island the No. 1 Island in the U.S., rising above destinations such as Maui, Oahu, Nantucket, Key West, St. Simons, and others. Of the Top 20 Resorts in the south, three are on Hilton Head Island and one is in Bluffton: • Palmetto Dunes Oceanfront Resort • Montage Palmetto Bluff • The Inn & Club at Harbour Town • The Westin Hilton Head Island Resort & Spa • The Savannah/Hilton Head International Airport was ranked the No. 2 Airport in the U.S. Over the summer, Travel + Leisure readers named Hilton Head Island the No. 1 Island in the Continental U.S. for the fourth year in a row, and

Bluffton in the National News ICYMI...Justin and Hailey Beiber tied the knot at Montage Palmetto Bluff in September. There was a lot of coverage of the celebrity nuptials, and the media outlets we tracked included the words “Bluffton” and “Montage Palmetto Bluff.” The reach totaled over 305 stories and mentions of Bluffton and Montage Palmetto Bluff, and 719 million impressions. 18 CHAMBER BUSINESS MONTHLY

Mayor Lisa Sulka will announce the grand marshal of the Bluffton Christmas Parade, the Michael C. Riley Elementary school chorus will sing and Town leaders will light the Bluffton Christmas Tree. Santa and Mrs. Claus will make a pre-Christmas visit. Parade Steps off at 10 a.m. Saturday, December 7 at the corner of Bridge and Pritchard Streets, and will end in Bluffton Park. What’s Buzzing in Bluffton? Buckwalter • The Don Ryan Center for Innovation HUB is under construction, as well as the St. Joseph’s/Candler Oncology Center, and Frankie Bones and Chicken Salad Chick restaurants. The HUB

• TCL Culinary Institute of the South held its groundbreaking ceremony in October. • Also under construction is the Buckwalter Place Public Park, a 1.6 acre park that will include a Veteran’s Memorial and a handicap accessible/inclusive play area that is the first of its kind in the region.

Parks & Open Spaces • Martin Family Park, named after Lowcountry native and Bluffton Self Help founder Ida Martin and her husband Jacob, will open November 1 with 60 new parking spaces, public restrooms and open space for community events. It is located at 68 Boundary Street, across from the DuBois Community Park. • Wright Family Park is under construction. The property, adjacent to the Calhoun Street Public Dock and across the street from the Church of the Cross, will be transformed into a passive park and will provide more public access to the May River. The boardwalk and bulkhead are completed, and sidewalks, park elements are currently being installed. The Town also plans to rehabilitate the Squire Pope Carriage House that sits on the property. It was built circa 1850 and is one of the very few structures in the Bluffton Historic District to survive the 1863 “Burning of Bluffton.” • The New Riverside Park, located on 44 acres on the southwest side of the SC170 Roundabout, will be transformed into civic event and open space. The iconic red barn sits on the property. Community stakeholder workshops are in the works to begin the master planning process. The public is invited to an open house from 11 a.m. – 2 p.m. on Saturday, November 2 at the park.

VIVID There’s a new art gallery on Hilton Head Island, and its mission is not just to showcase the owner’s photography.

Foundation in its quest to find a cure for Parkinson’s disease through cutting edge medical research.

The VIVID Gallery opened in May in The Shops at Sea Pines Center, and sells fine art photographs printed on canvas. Jeff Keefer is the artist who creates these canvases and donates them to VIVID, which is staffed by volunteers. The proceeds of sales are donated to support the Michael J. Fox

Parkinson’s is a chronic, progressive brain disease that has affected over 4 million Americans - including Keefer, who was diagnosed in 2007. Since there is no proven way to stop or cure the disease through treatment, being involved in research to find the cause and a cure is his way of fighting the condition.

“As I looked through potential organizations to join, the Michael J. Fox Foundation was significantly more advanced,” Keefer said. “They have a single mission: find a cure, a large research portfolio, proven research management program and a low cost operating model. So the decision to support the Fox Foundation was relatively easily. They are focused, effective and efficient.” Keefer was born and raised in a small Ohio farming town. He worked for DuPont for over 35 years starting as a financial analyst and retired at the end of 2010 as an executive vice president and chief financial officer. Since then, he has been actively involved in supporting research to understand Parkinson’s through board positions on the Philadelphia Parkinson’s Council and The Institute For Aging at the University Of Pennsylvania. He currently is serving as chairman of the board

of the Michael J. Fox Foundation. Keefer and his wife, Anne, live full-time in Sea Pines. They have two daughters and six grandchildren. Before retirement, Keefer “did not have a creative bone in his body,” according to the VIVID website. After retirement, he became interested in producing videos, and that led to trying still photography in 2015. During that time, Nadia Wagner at the Harbour Town Lighthouse and Mark King of the Club Group offered to sell some of his work at the lighthouse with proceeds going to the Fox Foundation. This proved very successful and led to VIVID Gallery’s May opening and his Keefer’s first book, VIVID … Living Life In Full Color, which was published the same month. Members Making News Hilton Head Public Service District has been recognized by the U.S. Environmental Protection Agency’s WaterSense program for its efforts to promote water efficiency.

The Inn & Club at Harbour Town was once again selected to be part of the prestigious Southern Living Hotel Collection. Coastal Restaurants and Bars pledged to donate the first week of oyster sales from the Old Oyster Factory to the Bahamas for Hurricane Dorian relief. They donated the proceeds to the group of local children who were doing the Lemonade for the Bahamas fundraiser to benefit the World Central Kitchen, the American Red Cross, and Samaritan’s Purse, and a local family in the Abacos.

Applications for the 2020 Heritage Classic Foundation Scholar Awards are now available online (heritageclassicfoundation.com/scholars) for all Beaufort and Jasper County High School seniors. Since this scholar program was instituted in 1993, 332 graduating seniors have been named Heritage Scholars and grants have totaled more than $4.3 million.

Long Cove Club’s Long Cove Fund has awarded $180,350 in grants to 39 area nonprofit organizations. The mission of the fund is to encourage and support charitable giving by members of Long Cove Club and to provide grants to nonprofits in support of current needs in the areas of health, housing, hunger and education in Beaufort and Jasper Counties.

Capt. Bob Bromage, of the Beaufort County Sheriff’s Office, spoke at a national law conference in Nashville on social media techniques and experiences from Hurricane Matthew.

The Heritage Classic Foundation received the Supporter of the Year award and Food Lion stores earned Food Donor of the Year honors at the annual Share the Bounty fundraiser for Second Helpings.

The Beaufort County School District’s on-time high school graduation rate improved for a ninth consecutive year to reach an all-time high 86.9 percent, which is up from 78.7 in 2015.

A 7-foot-tall, 450-foot-long mural designed by local artist Jessie Renew wrapped the construction site of the Lowcountry Celebration Park in Coligny.

The Don Ryan Center for Innovation, in partnership with Savannah’s innovation center, The Creative Coast, will begin raising venture capital for regional start-up companies thanks to a $300,000 federal grant through the Regional Innovation Strategies Program/ Seed Fund Support Competition. This federal grant program aims to create regionally-based funds to support and expand high-growth entrepreneurship and increase access to capital in communities nationwide. The name of the venture fund will be “The Bridge Fund.”

At this year’s South Carolina Broadcasters Association 2019 STAR Awards Celebration, SC 103.1 WVSC’s Crime and Safety Report segment was recognized with the Award of Merit. The report is written and provided to Lowcountry Radio Group by the Bluffton Police Department and provides safety tips, informs the community on local crimes, promotes police events and more.

Who’s Who & Who’s Where Arts Center of Coastal Carolina CEO/president Kathleen Bateson has announced her retirement effective June 30, 2020. She’s been with the organization since 1998. Executive vice president/COO Jeffrey Reeves will succeed her.

Heritage Classic Foundation announced that The Sea Pines Resort’s Cary Corbitt will serve as 2020 RBC Heritage Presented by Boeing tournament chairman. He joined The Sea Pines Resort in 1978 as an assistant golf professional and for the past six years he has been vice president of sports and operations.

Janet Davoli was promoted to chief technology officer at The Greenery, Inc. She previously served as director of business development.

Michelle Gordon, a Bluffton High School math teacher with more than 15 years of classroom experience, was named the Beaufort County’s 2019-2020 District Teacher of the Year.
