序言

FORCED TO (MAKE YOU) FEEL Although administrative tasks are linked to society since Roman times (it was they who created bureaucracy), it is not until the 19th and 20th centuries that office buildings become a type of construction, and it is possible to say that it all began with the building Frank Lloyd Wright designed for Larkin (Buffalo 1903-1905). As Wright says, this project constitutes his first attempt at moving away from the building box, even though some of his previous houses had already advanced in that direction, with the presence of big awnings, openings in the roofing and the overlap of layers in impossible balances. In the Larking, Wright displaced the vertical communications and installations towards the corners, thus liberating the center where the work space is located, an open space, isotropic and illuminated by a great interior patio to which the upper storeys open. Wright had created a building in which space was democratic, in which boss and employee shared a work space; this alone constituted a conceptual revolution. Another clear example of this organizing principle can still be seen in the building that Richard Rogers designed for Lloyds Bank in London (1986). This quest for open space remained alive during the first half of the 20th century, mainly driven by the Chicago School, and even gave rise to companies specializing in “office landscaping”, such as the Quickborner Team, led by the brothers Schnelle and Hermann Dunst (1959), who inquired into the possibility of improving the use of the work space through furnishing. This led to the appearance of movements like Bürolandschaft in Germany (1959) and Office Landscape in the USA, the latter under the auspices of Robert Propst. In 1968, Propst came up with an office organizing system based on cubicles, the so-called ”Action Office”. He maintained that cubicle organization increased privacy and therefore workers’ health, which in turn would lead to greater productivity. Years later, Propst spurned his invention; instead of increasing workers’ privacy, the companies had perverted the system, using it to confine employees to tiny 2 m2 cubicles. We can say that to this date all the office headquarters have followed the typological path opened by Wright’s Larkin, looking for open and diaphanous spaces, in which functionality and transparency and simply adaptability to a company’s growth have been the fundamental premises. Probably the biggest challenge for an architect who wants

to design an office building is to convince the owners that the better his workers live, the more productive they will be; that a building is not a machine in which the employee acts as a cog. Le Corbusier said that “working is not a punishment, working is breathing”, and so we have to convince them to invest in space, in light… As Alejandro de la Sota said “where the sun enters, the doctor doesn’t”. Throughout the process of writing out a project, the architect has to fight against the generalized idea of some owners, who believe that profitability consists in penning up employees. He has to do so by insisting on non-tangible rights like light, space and even a walk through the building in the manner of the Promenade Architecturale of Le Corbusier. He has to do so by resisting buildings in which maintenance reigns supreme. Surely a well-designed building is easier to maintain too. Despite the changes that the needs of office headquarters since the beginning of the 20th century, such as greater technical demands at the work space, an increase in space designed for installations, the need to reduce the building’s carbon footprint, or the inexhaustible capacity of adapting to different office requirements, for an architect the end is always the same: to dignify the life of its inhabitants. This is why office architecture, and of course all the other types of architecture, must always be oriented towards light, not to the economic efficiency of each square meter; it must also seek “non-productive” space and not exploit every nook and corner of the building; it must seek the workers’ identification with the working space, the arousal of architectural emotion and joy. All this can only be achieved through good architecture and following the lessons of Sota: “I always liked to talk about architecture as enjoyment; if we don’t do it with joy it is not architecture. This joy is precisely architecture, the satisfaction we feel. The emotion of architecture makes you smile, laugh. Life doesn’t.” There are therefore no clear typological lines which assure us that an office headquarter is optimal, as there are no tables which can frame the necessary emotion and sensibility for such a building. At the same time, a good office building also has to provide answers to the needs of the owners. “Architecture is not four walls and a roof, but the air inside” (Lao-Tse)

3XN’s design for Swedbank is an innovative interpretation of the core values of the organization; Openness, Simplicity and Care – all materialized in a modern office space with emphasis on transparency, Scandinavian simplicity and a dynamic social environment. Thus the architecture is based directly on the organization's profile as at once a solid, financially sound and modern bank interpreted through 3XN's philosophy about behavior and architecture. The architectural theme is a folded triple-V structure, that breaks up volume and creates an inviting democratic environment in and around Swedbank’s new head office building. First and foremost the triple-v solution means that the employees are located closer to each other on undisturbed working islands than in a traditional office wing. That contributes to shorter distances, good internal communication, visual contact and knowledge sharing between departments. The location of the atria on the outside emphasises the organisation’s extrovert attitude, bringing daylight in and providing a view out from the offices. A compact building is also created with a smaller overall surface, reducing energy consumption. The legs of the Vs are linked across the atria by open footbridges springing from floor to floor, making them more than internal shortcuts with extra office space and providing visual contact – they also create variation between the floors. The office floors thus feature openness and varying spaces designed to ensure a healthy working environment with a clear, human scale in a large building. The light triple-V structure breaks up volume and creates an inviting democratic environment in and around Swedbank’s new head office building. The two lowest floors have a restaurant, conference facilities and reception area with glass facades, to emphasise their semi-public functions and the organisation’s openness to its surroundings. Inside, visitors and staff are met by two sculptural spiral staircases that form the hubs of the buildings. Their design invites them to be used, a means of architecture facilitating interaction and visual contact plus the opportunity to see the building in a different perspective – and providing exercise. The triple-V structure with up to 7 floors of offices is built over the two lowest floors, creating a partially covered portico, where it extends over the base. The division of the facade complements this functional arrangement and decoratively breaks up the vertical surface into more compact geometric units. Swedbank’s sustainability strategy is highly ambitious. The new Headquarters has received a Gold certification from the Swedish sustainability rating system, the ‘Miljöbyggnad’. This supports Swedbank's core value ‘care’ that furthermore covers social sustainability.

萨巴德尔银行的新总部和服务中心被看作是 2003 年我们为银行所设计建造的景观办公 综合楼的改造和扩建之作。现存建筑由一幢纵向写字楼组成,紧连着沿高速公路 B-30 而成 的几何地块儿。在此建筑后面,另有一座存储档案的工业仓储,由四座高高凌驾在一层之上 的天桥与之相连。 在设计上,我们主张拆除现存的工业建筑,集中力量把建筑群改造成为一幢新的办公大楼, 在地块中心释放出一个大花园的空间,使其能成为新总部各个大厦的入口广场。综合楼的服 务区位于中央绿地区之下(包括礼堂、自助餐厅、员工休息室、健身房、报告厅、商业区、 银行分行、医务室等)与办公大楼毗邻。在此之下,两座停车场与旧有停车场连接相通。 通过这种设计方法,我们力争大刀阔斧地给此地“整容”,把其从一座工业区中的大厦 改造成为花园环绕的综合性办公大楼。新办公楼集中在一座小塔范围内不仅能够形成“绿色” 区域,还能为下一块地上银行未来大厦的扩建以及萨巴德尔的房地产提供指导原则。 萨巴德尔银行总部项目已荣获由美国绿色建筑协会授予的美国绿色建筑评估体系(LEED) (Leadership in Energy and Environmental Design)金奖。

The new headquarters and service centre for Banc Sabadell is conceived as the transformation and extension of the Landscape office complex we designed and built for the bank back in 2003. The existing building is made up of a longitudinal office building block following the geometry of the plot along highway B-30 and an industrial warehouse destined to host the archives behind the building connected to it through four elevated pedestrian footbridges above the ground floor access level. The design proposes to demolish the existing industrial building concentrating its building mass into a new office building, liberating a large garden surface at the centre of the plot which will become the entrance plaza to the different buildings of the new headquarters. The service level of the complex is placed below this central green area (auditorium, cafeteria, personnel room, gym, lecture rooms, commercial area, bank branch, infirmary, etc) directly connected to the office buildings, and below this one, two parking levels connected to the existing ones. Through this strategy we managed to drastically modify the sense of the place, transforming a building in an industrial area into an office complex surrounded by gardens. The fact that the new office building is concentrated in a small tower allows us not only to generate “green” areas, but also set the guidelines for future building extensions of the bank on the next plot of land, also property of Banc Sabadell. The Banc Sabadell Headquarters project has been certified GOLD in LEED (Leadership in Energy and Environmental Design) by the US Green Building Council.

The Joint Force Command Naples Headquarters project is a 100,000 m2 - 164 million Euro building investment, for the relocation of the second largest NATO Peace Headquarters in Europe. The compound includes several different facilities: Main Complex building, Motor Pool maintenance center, Community Center (Save Center, Gymnasium, 300 seat Theater/Auditorium, Media Center, Medical facilities, 1000 meals/day mess), Central Tech. Plant, and a helipad. The brief was concerned with a few clear requirements: highest possible quality of life for the community, highest security, soundness, durability, sustainability. The project strategy concentrated on the maximum integration of the numerous specialised areas, to the aim of creating a vibrant and mixed environment in the urban complex throughout the day. This while respecting the separation criteria established in the brief, necessary for security reasons. The Main Complex building is symbolically located in the centre of the site, and all other buildings surround it interacting in different ways. The Main Complex itself was generated again through the play of a set of programmatic strips arranged in two main directions, almost following the ancient rite of urban foundation defined by the

From a symbolic point of view, we like to think that the architecture of the HQ speaks of the social and political mission of NATO in the world, by being constituted by a visible struggle between orthogonal boundaries and constraints and some "disturbing", innovative elements which connect places and points of view. The Community Centre includes all services dedicated to support the daily life of NATO personnel. This facility is organised on three elevated floors and an underground level. The floors are arranged in a way that allow their maximum exposure to the south, and to form a “stepped” diagonal volume. The structure of the facility is mainly in reinforced concrete, with the exception of the north and south ends of the building, which require large span frames for respectively an indoor basketball court and the Auditorium / Theatre. These sections are constructed in steel.

Mario Bellini Mario Bellini is internationally renowned as an architect and designer. He has received the Golden Compass Award eight times, and other prestigious architecture awards including the Medaglia d’oro awarded by the President of the Italian Republic for his contribution to furthering design and architecture in the world (2004) and the Ambrogino d’oro for civic merit awarded by the City of Milan (2011). He has given talks in many of the world’s great cultural centres and was the editor of the magazine Domus from 1985 to 1991. He has 25 of his works in the permanent design collection of the New York Museum of Modern Art, which dedicated a personal retrospective to him in 1987. He has held countless art, design and architecture exhibitions over the years, both in Italy and abroad.

UNStudio UNStudio, founded in 1988 by Ben van Berkel and Caroline Bos, is a Dutch architectural design studio specializing in architecture, urban development and infrastructural projects. The name, UNStudio, stands for United Network referring to the collaborative nature of the practice. At the basis of the practice are a number of long-term goals, which are intended to define and guide the quality of our performance in the architectural field. We strive to make a significant contribution to the discipline of architecture; continue to develop our qualities with respect to design, technology, knowledge and management and to be a specialist in public network projects. 3XN 3XN is an internationally renowned architect studio with projects spread all over the world. 3XN is located in Copenhagen, Denmark, where approximately 80 employees operate in a project-oriented network structure. 3XN was founded in 1986 and quickly became known for two things: their preference for social and humane architecture, and projects demanding a high level of detail and employing workmanship of the highest quality. The studio has four partners: The founder of 3XN, Kim Herforth Nielsen, MAA/RIBA, is the Principal Architect with overall creative responsibility; Bo Boje Larsen, MAA, is CEO and responsible for Administration, finance, strategy and organization; Jan Ammundsen, MAA, is head of the Competition Department; Kasper Guldager Jensen, MAA, is head of GXN.

Zechner & Zechner ZTGmbH Martin Zechner (*1962) and Christoph Zechner (*1961) were born in Graz / Austria and studied Architecture at the Technical University of Graz. After working with several architects in Austria (Arch. Plottegg, Arch. Kada, Arch. Domenig), Germany and Switzerland, they set up their own office “Zechner & Zechner” in Vienna in 1988. Right now 30 architects and technicians are engaged in the Z&Z main office in Vienna. After winning the „Corporate Design Competition for architecture of the Austrian Railways” in 1990, an intense activity concerning traffic architecture started. Especially architecture for railway-stations was the main engagement of Zechner & Zechner. Zechner & Zechner set into practice many buildings for railways in between the program „Corporate Design for The New ÖBB“, „New Offensive for train stations“ and the “high speed- track Vienna – Salzburg”.

Rafael de La-Hoz Rafael de La-Hoz (Córdoba, Spain) studied architecture at ETSAM Madrid, and currently operates an active international architecture practice in different countries around the world: Spain, Morocco, Saudi Arabia and France. With a strong interest in the evolution of the architectural fabric of the city and the environmental impact and care, he has received some of the best certificates in sustainable design and some of the world highest honours including, MIPIM Award to the “Best office building in the world”, International Design Award from the Architecture Biennial of Argentina or the American Architecture Award from the Chicago Athenaeum (USA). Patron of the Contemporary Architecture Foundation and Editorial Board member of German magazine The New ARCH, he has been invited as jury or to lecture in different places and universities as ETH Zurich, The College of Architecture and Urban Planning of Tongji University, l’Ecole Nationale d’Architecture in Rabat or AEDES Gallery in Berlin.

Arquitectos Ayala The practice was founded in 1970 by Gerardo Ayala and María Concepción Calvo. Mateo Ayala and Marcos Ayala joined it as partners in 2000. The practice has the headquarter in Madrid and develops its activity mainly focusing on public projects and singular buildings. This has led them to form a practice with a large staff of architects. Since the inception of the studio, they have won more than 50 competitions. The studio has being working from more than 40 years, understanding the profession like a commitment to architecture.
