Founders' Letter. Welcome to the 2019 Hilton & Hyland Annual Report, a celebration of our incredible achievements in the previous year.
The past few weeks have been a truly unique experience for our city of Los Angeles, presenting a difficult test of our strength and character. We could never have imagined living through such a singular and transformative event as this, even with our combined past experience with hardships and downturns. Our current situation is wholly new. During such unprecedented times, we look upon our firm, and our community, with an immense sense of pride. With our collective diversity and expertise, we will remain steadfast and persevere through the turbulent times ahead. We cannot know what lies in store for us in the long term, but in the short term we must adapt and be grateful for our past successes. In 2019, we saw the Los Angeles real estate market continue to perform as record-breaking sales hit the books. Most notably, the Chartwell estate, home of late Univision chairman and CEO Jerrold Perenchio, closed for $150-million in December. Hilton & Hyland is proud to have represented both sides of the transaction, as it became the highest residential sale of the year in Southern California. As the leading luxury real estate firm in L.A., Hilton & Hyland enjoyed a majority 37% of the $20 Million+ residential market in 2019. We also maintained a dominant 30% share of the $10 Million+ local residential market and 22% of the $5 Million+ market respectively. These figures reflect an increase in not only our market share, but our reach as well. In 2019, we achieved sales in a wider range of neighborhoods than ever before. All of this has been made possible by not only maintaining an elite roster of the highest caliber agents in the world, but by continuing to set the standard for luxury real estate marketing and branding. As we continue to remain disciplined and determined in our fight against this new threat to our city, we hope you will join us as we take a look back at the amazing year for Los Angeles real estate that was 2019.

2019: Year in Review From record-breaking sales to international celebrity photoshoots, 2019 was truly a banner year for our single-office brokerage. Halfway through the year we had already racked up a staggering 30 sales above $10 Million. By the year’s end we had once again cracked $3.3 Billion in total sales volume with 56 sales priced $10 Million and above. There’s no telling what’s in store for 2020.

Sales Figures. Not only did we break price records, but we proved once again that we are the top producing single office in the world with a $3.3 Billion total sales volume. Our market share widened as we achieved luxury sales outside of our main markets in such neighborhoods as Malaga Cove, Montecito, Carpinteria, Silicon Beach, Arcadia, Altadena, The Arts District, and Studio City.

Hilton & Hyland closed out 2019 in style by once again dominating the Los Angeles ultra-luxe $20 Million+ residential market. We commanded 37% of this market and enjoyed 7 of the top 13 residential sales in Los Angeles according to the LA Times. Most notably, we saw multiple properties break the $100 Million glass ceiling, a major signifier that the luxury market is still on the rise. Having such a strong foothold in our preferred market continues to reinforce our firm’s reputation on a global scale. Some notable sales in this category include: the highest sale in Southern California for $150 Million, the Manor, the Billionaire by Bruce Makowsky, the Sarbonne estate, and a massive $45 Million Bel-Air compound fit for royalty.

With 56 sales priced over $10 Million in 2019, Hilton & Hyland commanded 30% of the $10 Million+ luxury residential market in Los Angeles. As prices continued to rise in Los Angeles, we saw that buyers were still willing to pay top dollar for top quality. Reflecting this trend, we saw The Ennis House, an immaculately restored masterpiece by Frank Lloyd Wright, achieve $18 Million in the hip haunt of Los Feliz. Other notable sales in this price range include: the Origami House on the Sunset Strip, the 17th Floor of Sierra Towers, and a completely re-imagined John Elgin Woolf in Beverly Hills.

Hilton & Hyland is synonymous with securing record sales and The Manor was no different. Made famous by Aaron and Candy Spelling, The Manor was originally sold by Rick Hilton and Jeff Hyland of Hilton & Hyland in 2011 for $85-million. Rick Hilton and David Kramer of Hilton & Hyland represented the buyer, Formula One heiress Petra Ecclestone. The Manor sold again in the summer of 2019 for $119.75-million by Ecclestone who revamped the estate after her original purchase. As one of the most grand and private residences in the world, even larger than The White House, the 56,000-squarefeet masterpiece laid on nearly five-acres of rare flat land that bordered the LA Country Club. A winding driveway lead to a circular motor court with a fountain and space for 100 cars. Jeff Hyland of Hilton & Hyland represented the buyer. Last, but certainly not least, was the $150-million sale of Chartwell (also known as The Beverly Hillbillies Estate) to Lachlan Murdoch, the executive chairman and CEO of the Fox Corporation. Since 1996, Food on Foot is a non-profit organization dedicated to providing the poor and homeless of Los Angeles with nutritious meals, clothing, job opportunities, and assistance in the transition to employment and life off the streets. Food on Foot is the last resort for many of the individuals who come to them. They work with men and women whose deep emotional problems have led to lives of homelessness, substance abuse, incarceration, and an utter lack of belief in themselves. Unimpeded by traditional funding models, Food on Foot invests the tremendous amount of time needed to build our workers’ confidence and help them overcome their fear of success – at the same time building partnerships with potential employers who will give our graduates the opportunities they need.
For 33 years the Los Angeles Ronald McDonald House has provided families with a safe and supportive place to stay while their child undergoes treatment for critical illness or injuries at local hospitals. To date, more than 30,000 families have stayed at the Los Angeles Ronald McDonald House during their time of need. The House strives to provide families of sick children with safe, welcoming lodging near their hospitalized child, insure that children have the support of their family members during their difficult medical treatment, and provide families with stress-reduction activities to help them avoid sibling and parental isolation, and loss of financial security.
Habitat for Humanity of Greater Los Angeles (Habitat LA) strives to eliminate substandard housing through advocacy, education and partnership with families and individuals in need to build decent, sustainable and affordable housing. Since 1990, Habitat LA has built and repaired more than 1,000 homes locally and worldwide, transforming the lives of hundreds of individuals. Habitat LA is a GuideStar® Valued Partner and has achieved the coveted Charity Navigator 4-Star rating awarded to nonprofits for sound fiscal management and commitment to accountability and transparency.
As one of the most effective grassroots nonprofit agencies in the nation, Project Angel Food cooks and delivers over 500,000 nutritious meals each year, free of charge, to the homes of men, women, and children affected by life-threatening illnesses. Our vital food and nutrition services, including medically tailored meals and nutritional counseling, help under-served people throughout LA County who are too sick to shop or cook for themselves. Created in response to the HIV/AIDS epidemic, we expanded our mission in 2004 to help our neighbors who are struggling with any life-threatening illness burdened by hunger and malnutrition. We deliver more than 10,000 meals every week to people in need…for Life, for Love, for as long as it takes. 62

The Village Family Services is Southern California’s leading bilingual family wellness agency providing a comprehensive range of services to achieve permanency and safety for neglected and abused children and youth. Our approach centers on family wellness amid client-centered, strength-focused, trauma-informed, evidence-based and culturally competent care delivered by a compassionate, bilingual staff. The Village Family Services envisions a day where all children and youth are free of social, emotional, verbal and physical harm.
For over 60 years, the Los Angeles Boys & Girls Club has accomplished its goals of opening doors and transforming lives by providing a safe place where young people can be themselves, be proud, and experience opportunities never thought possible. Through programs that expand horizons, the Club challenges youth to experience the world outside their doorsteps and gives them the tools to succeed.
Celebrating 60 years, Young Musicians Foundation (YMF) exists to unify communities through exceptional classical music experiences for youth. YMF offers programming that serves children of Southern California regardless of socio-economic or ethnic background. We provide performance opportunities through our Debut Orchestra and Chamber Music Series; scholarships for instrumental instruction; and music education for students ages four through 17. Involvement in the arts contributes to literacy with a focus on common core, self-esteem, and social and emotional skills.
Founded in 2001 and comprised solely of volunteers, the Friends of Greystone is a nonprofit organization whose mission is to raise funds to restore, preserve and protect Doheny Greystone Estate, owned by the City of Beverly Hills and considered to be among California’s most luxurious residences south of Hearst Castle. Included in our goals is to provide educational programs to students, residents of Beverly Hills, and the general public. All funds raised go exclusively to the benefit of Doheny Greystone Estate.
Built in 1911, the Robinson mansion was one of the first homes in Beverly Hills. Known for hosting the areas most legendary parties—it was not uncommon to catch famed individuals entering and leaving the estate.
