Founders' Letter. Welcome to the Hilton & Hyland Quarterly Report, a summary of our performance in Q4 as well as sales figures for the Los Angeles residential market. This quarter, not only did we achieve the highest residential sale in the history of Los Angeles, we achieved the second highest residential sale in the history of the nation. The Hilton & Hyland story began 26 years ago, and our roots in the L.A. real estate market are even deeper. In 1993, we founded this firm to provide the individual care and expertise necessary to broker the world’s most exquisite properties, including The Playboy Mansion, The Spelling Manor, The Beverly House, The Enchanted Hill and many others. It has been deeply rewarding to watch our firm grow from just 10 associates to over 150 in the past two and a half decades. As we’ve grown, Hilton & Hyland has proudly remained a private boutique firm unfettered by outside investors and shareholders. Chartwell Sets California’s New Price Record at $150 Million

The Bel-Air residence of late media mogul A. Jerrold Perenchio has sold for $150 million, making it the most expensive home sale ever recorded in the Golden State. Classic television watchers may recognize Chartwell from the credits of “The Beverly Hillbillies” sitcom. However, in real estate circles, it has long been considered among L.A.’s great estates. Priced as high as $350 million as a pocket listing, the estate centers on a 1930s French neoclassical-style chateau of 25,000 square feet that sits on 10 acres. Also trading in the deal was the former home of President Reagan and his wife, Nancy, which sits behind the main estate. The price surpasses Formula One heiress Petra Ecclestone’s $119.75-million sale this year of the Manor, a 56,500-square-foot chateau in Holmby Hills. Designed by architect Sumner Spaulding, the limestone-clad estate includes such Gatsby-esque features as a ballroom, scaled formal rooms and a vaulted foyer. The custom wine vault can hold 12,000 bottles. There’s also a paneled dining room. Perenchio, who died in 2017 at 86, acquired the main estate and three contiguous parcels in the 1980s. Under his direction, the main residence was enhanced and restored by designer Henri Samuel and architect Pierre Barbe. Obscured from the street by walls and hedges, the grounds contain manicured gardens, elaborate fountain features, a tennis court, a 75-foot swimming pool and a pool house. A separate guesthouse was designed by noted architect Wallace Neff. Drew Fenton, Gary Gold and Jeff Hyland of Hilton & Hyland were the listing agents. Drew Fenton was the selling agent.

Paul Allen’s Prized Development Site in Beverly Hills Returns at $110 Million Enchanted Hill, a prime Westside development site owned by the estate of late Microsoft Corp. cofounder and philanthropist Paul Allen, is returning to market at $110 million. The 120-acre property, crowning a hilltop between Beverly Glen and South Beverly Park, is one of the largest undeveloped sites remaining in Beverly Hills. The site is composed of five flat lots that could be used to develop a single-family compound that could accommodate several structures, such as equestrian facilities and a winery. Subdividing the property to create a modern gated community is another possibility, according to Jesse Lally, one of four listing agents with Beverly Hills-based brokerage Hilton & Hyland.

Having an address on Angelo Drive also lends a certain cachet. Business and entertainment magnate David Geffen and Hyatt Hotel heir Anthony Pritzker both own multimillion dollar compounds on the snaking canyon stretch. Like many of the properties that surround it, Enchanted Hill has a history that traces back through Old Hollywood. The property was once the site of a home built for cowboy actor Fred Thomson and his Oscar-winning screenwriter wife, Francis Marion.
