Systems boast modern designs that blend with household and office décor. These systems have both Cooling and Heating functions that clean and dehumidify the air. They promote comfortable living and working environments.

How does it work?

Electric refrigerant-based airconditioning units use a fan to distribute the conditioned air to an occupied space such as your bedroom, living area or office to ultimately improve thermal comfort and indoor air quality.

The mid-wall split consists of an outdoor unit known as the condensing unit and the indoor unit known as the evaporator.

Together the outdoor and indoor units harmonize a basic but efficient refrigeration cycle, that

is compressor driven sustaining the desired output you program into the remote control.

How do I choose an airconditioner unit?

It is extremely important to choose a room airconditioner of proper cooling capacity. A unit with too much cooling capacity will be inefficient and expensive to operate. A unit that’s too small won’t do a satisfactory job.

There is also a close relationship between cooling capacity and dehumidifying the air. An oversized unit will quickly cool the air without remaining in operation long enough to dehumidify it, and a cold, clammy feeling will result.

An efficient room airconditioner uses less electricity, so it costs less to operate.

Tips for Energy Efficiency and Maintenance

Given the expense of the equipment and the power to run it, consumers should be informed about their airconditioning systems to better care for it and use it well. Should it become necessary to replace that system, seek out a qualified professional.

• Turn off the unit and open doors and windows during cooler periods.

• Use the unit fan and portable fans to draw in cooler outside air and increase circulation.

• Although airconditioners also dehumidify, a dehumidifier can prevent excess moisture seepage through the house.

• Use a higher (warmer) thermostat setting during peak periods or when the area is unoccupied.

• Don’t let heat build up all day and then try to cool areas quickly by turning the controls to maximum settings. Start units earlier in the day and cool areas slowly before they are occupied.

• Avoid activities that generate high heat and humidity (i.e. cooking, bathing and laundering) during high heat hours.

• Draw the shades or window blinds to reduce solar and outdoor heat. Reflecting and double-pane glass, awnings, overhangs, louvred sunscreens, plants, fences or adjoining buildings also help but be sure not to block the back of the unit.

• Regularly change or clean filters, and check air flow for blockage and evaporator coil for frost.

• Use a vacuum cleaner attachment to clean accessible parts but be careful not to damage them.

• Have the unit checked and cleaned at the start of the season. During the off season, make certain it is cleaned, properly covered and disconnected.

When it comes to bathrooms it is advised to always re-do all the plumbing especially when you have an old house with galvanized pipes. You don’t want to spend all your money on tiles etc. when you find you have a leaking pipe.

Keep in mind that not all houses are built hundred percent square which means that sometimes you will need to tile differently to get all things square or maybe re-plaster a wall, etc.

Cornices will need to be replaced with new ones in order to compliment the tiles. Also keep in mind that in older houses once one works on the plumbing you will experience rust out

of other pipes in certain instances - all plumbing needs to be flushed throughout the dwelling. According to plumbing specifications you will need stop valves at all plumbing points.

Always plan a bathroom way in advance, a good tip is to look for specials and purchase it while you are still in the planning phase. Well ventilated bathrooms will reduce mould stains. Ceilings will need to be painted with mould resistant paint.

A standard bathroom takes about 6-7 working days to complete: • Day one to demolish.

• Day two for the plumbing.

• Day three wetworks.

• Day four and five for the tiling.

• Day six for the finishing touches. Be prepared for dust even if you take precautions and remember it is a small space with a bit of wetworks.

Which Lawnmower is the right one for you?

Your lawn can make or break the garden. You have various options available which can make a huge difference in the appearance of your lawn. When purchasing a lawnmower you have to consider several factors.

How big is your lawn?

Light and easy to handle mowers are particularly recommended for small to medium sized gardens, while self-propelled or larger mowers are suitable for larger gardens up to 3000m2. For larger areas, ride-on mowers or lawn tractors may be the better option.

Mulching mowers and mulching blade attachments put grass clippings to work for you. By cutting and then re-cutting grass, a mulching blade produces fine particles that can barely be seen. These small particles decompose quickly, returning nutrients to your lawn. A side discharge mower keeps clippings to a minimum and spreads them evenly over your lawn, so you won’t need to rake.

Cutting operation?

Two cutting mechanisms are in use: Reel or cylinder mowers, those with a set of spiral-cylindrical blades spinning on a horizontal axis. Cutting is by a scissor like action between the moving cylinder blade, and a single stationary bottom blade.

Here are a few points to consider when considering irrigation: - Correct scheduling is important. Many systems are scheduled to run everyday, sometimes twice a day which is over-watering your garden. Plants and trees need days off in order to develop strong root systems and healthy growth. In summer we should not be watering more than once every two days and in winter, perhaps only once a week.

Watering in the mornings or evenings is more efficient too, as it allows our plants to take up water before it is lost to evaporation.

- Precipitation rates per station should be taken into account. If the stations that feed your beds have nozzles with high precipitation rates (e.g. 100mm/h - 40mm/h), then those stations should only be run for 5 - 10 minutes (which results in roughly 7mm per day.

Likewise, if your lawn stations have precipitation rates of 1-mm/h,

they can run for longer in order to achieve the same desired precipitation.

- Design should employ head-to-head principles so that all areas of our gardens receive an equal amount of water and dry spots can be avoided.

- Trenching should be done correctly to avoid the risk of puncturing pipes in day-to-day gardening activities.

- Areas of your garden that have their own micro-climates or plant types can be zoned accordingly. For example, a shaded south facing corner of your home is likely to remain moist for longer than a sunny north facing side, so these areas could have their own stations and be watered accordingly.

These are also newer techniques and technologies available that we can employ in our gardens:

- New rotary nozzles have a much lower precipitation rate than conventional nozzles, and are less affected by wind. They can be used on our lawns and in our beds to provide more efficient use of water.

- Automated systems have budget facilities, allowing us to reduce the watering cycle by percentage in order to cater for seasonal changes or water restrictions.

- Rain sensors can be used to switch off your system if its raining and soil probes can be used to measure the moisture content of your soil and pause the system until the soil requires it. You can even add a fully fledged weather station to your system if you have the budget.

PLUMBING RED FLAGS : 1. Determine the condition of the water pipes by simply looking at the water pipes running outside a home, you will be able to tell what condition they are in. Look for rust or wet spots along the pipes, they probably look worse on the inside. Galvanized pipes were commonly used in older properties an do not have a long lifespan.

2. Check for stop taps.

In order to be compliant, toilets & basin water points should have their own stop taps or closing valves. When a tap or toilet starts to leak it is much quicker & more efficient to close the water

3. Inspect peeling / flaking paint.

The easiest way to detect a water leak inside your walls is to look for signs of peeling or flaking paint, usually on a wall bordering a kitchen or bathroom. The leak can present itself either on an in- or exterior wall, it could mean extensive repairs or re-piping is needed to sort out the problem.

4. Keep an eye out for running toilets.

Toilet inlets that do not close or flush valves that do not seal are a sure way to crank up your water bill. Every time you flush the toilet it uses 9 liter of water to refill the cistern. Make sure that the toilets flush properly, fill up in

Happiness is spending time at your swimming pool. But green water could turn your happiness into wrath.

Let’s look at the technology behind a sparkling clean pool: How do you get your pool from green to blue?

Start by removing all the debris from the pump and weir baskets. Unplug the pool cleaner and brush the walls of the pool.

Backwash the filter thoroughly.

Balance the pH to 7.4.

Add one bag of Sudden Shock, 625ml of Green Out and 300ml Clear Blue for every 25 000L of water.

Run the pump as normal and monitor the filter pressure. Backwash as needed.

When the water is clear, top up the pool and plug in the pool cleaner. We recommend that you add Filter Cleanse to clean the sand after an algae infestation.

But what should you do if your pool is green AND cloudy?

Backwash the filter and clean the weir and pump baskets.

Brush the pool walls thoroughly. Remove any debris possible from the bottom of the pool with a leaf rake. Balance the pH to 7.8 or higher. Remove the pool cleaner and top up the pool above normal levels. Water will be lost in the process.

Add 1 bag of Sudden Shock, 625ml of Green Out or Black Out, 250ml Clear Blue and 1kg

of Drop & Vac for every 25 000L of pool water.

Allow water to circulate the product throughout the pool, then switch the pump off for 12 to 24 hours, allowing dead algae to drop to the bottom of the pool.

Manually vacuum to remove the sediment. Keep filling the pool via the weir to prevent any agitation of the sediment during vacuuming. Do not allow the water level to drop below the weir. A second vacuum may be required after 12 to 24 hours.

Once the water is clear, fill the pool to normal levels, then test and adjust the pH before resuming normal operation.

After cleaning your pool, always bring a sample of water back to us so that we can check on the water balance.

WATERPROOFING In an ideal situation, a roof would never leak. It would simply stay leak free forever. Unfortunately roofs do leak, and sometimes, during the most inopportune times.

The best time of year to re-coat a roof in South Africa is during the months when rain is at a minimum. Winter is ideal in Gauteng, because the temperatures are favourable and the rains are few and far between. Rain is a waterproofer’s nemesis. It slows down and postpones re-coating and repairs, as the roof coating needs the proper amount of time to set up and dry. Without enough time to dry completely, the roof becomes more susceptible to leaks and damage throughout its life span.

If scheduling waterproofing services during a rainy spell, the roofing contractor may suggest an alternative coating material that is made to work well even when applied under rainy conditions. It is usually worth any added expense as it will keep the roof healthier longer.

The Advantages of Wood Framed Windows and Doors: For many people there really is no choice other than real woodframed windows and wooden doors. Genuine wood has a look and a feel to it that nothing else can match. Wood is classic; wood is solid; wood is the real deal.

Virtually all other window frames and doors attempt to mimic the look of wood. Why settle for cheap imitations when the real thing is available?

Genuine wood frames and doors help to insulate a home far better than almost any other kind of material used. Real wood provides 400 times more insulation than steel window frames and 1,800 times as much as aluminum-frame windows. The additional insulation that real wood provides can help keep a home warm in the winter and cool in the summer and can save the homeowner on utility bills all year round. Woodframed windows and wooden doors also provide an excellent barrier to outdoor sounds much more so than virtually any other.

For the homeowner attempting to go “green,” genuine wood window frames and wooden doors are as environmentally sound as it is possible to be.

Wood is the very definition of eco-friendly. Trees are a renewable resource, and wood window frames and doors need never end up in a landfill but even if they do, they naturally break down into compounds that are beneficial to the soil.

Wood is also vulnerable to insects, especially, but not limited to, termites. Keeping the frame or door properly treated will ward off insects.

Another disadvantage can be cost. Wood frames and doors generally have a higher initial cost than vinyl or steel. Keep in mind, however, that wood can last far longer than most other materials if properly maintained, and wood never rusts. Many homeowners also feel that the rich, solid, traditional appearance of genuine wood more than makes up for its initial cost difference.
