As someone who lives and breathes real estate, I spend a lot of time reading and researching information about the housing market.
One of the things that always rings true with me is the old adage about how all real estate is local. Two recent reports from Redfin are a great example of that.
One pointed out that more than three in every five homes listed for sale nationwide are now considered “stale,” with 61.9% of homes that were on the market in May having been listed for sale for at least 30 days without going under contract. That’s up from 60% one year earlier and roughly 50% two years earlier.
The report added that two in five, or 40.1%, of all homes listed for sale nationwide during May had been listed for at least 60 days without being sold. That was similar to one year earlier, but up from 27.8% two years earlier.
Redfin’s report noted that “stubbornly high” mortgage interest rates and record-high home prices in many parts of the country have been “tempering demand, even at a time of year when the housing market is typically warming up.”
Here in Southern Nevada, we don’t have that problem. The story here is that demand continues to outpace our supply of housing.
In fact, according to Las Vegas REALTORS® statistics for that same month of May, homes here have actually been selling faster than they were at the same time last year.
In May, 85.7% of all existing local homes and 85.6% of all existing local condos and townhomes sold within 60 days.

That’s a faster pace than one year earlier, when 77.1% of all homes and 79.1% of all condos and townhomes sold within 60 days.
To compare that to Redfin’s report about the housing market nationally, that means that only about 14% of all homes in Southern Nevada were taking longer than 60 days to sell. That’s a big difference from the 40% figure cited in the national report.
The situation is similar when it comes to how many homes have been selling. According to a second Redfin report published in June, home sales nationwide fell to one of the lowest levels on record. In May, sales nationwide were down 1.7% from the previous month and down 2.9% from the previous year.
Redfin noted that “there have been just two months in the past decade with fewer home sales: October 2023, when mortgage rates jumped to a 23-year high, and May 2020, when the onset of the pandemic brought the housing market to a halt and home sales to a record low.”
Again, that’s not happening here in Southern Nevada.
For that same month of May, LVR reported a total of 3,091 existing local homes, condos and townhomes were sold. Compared to May 2023, sales were up 3.7% for homes and up 0.9% for condos and townhomes. The local sales pace in May equated to less than a two-month housing supply, which is similar to one year earlier and considered a tight supply by historical standards.
While we may have some challenges here in Southern Nevada with a tight housing supply, I’d say our local housing market is still in better shape than most places.
