Clutter not only involves keeping the rooms picked up, but also removing items so the wonderful architectural features of the home can be seen. Uncluttering the home will make it feel more spacious along with having a wellmaintained look.
THE THIRD “C” IS YOUR CLOSETS.
Unfortunately, we live in the part of the country where storage is a problem in every home. We don’t have the luxury of basements and attics to store things in and one of the things that most homeowners look for is storage space. So clear the closets by half and pack away last season clothes. If your cabinets and closets are overflowing, you’re telling them that they won’t have enough storage space in the house.
THE FINAL “C”, COMFORT IS VERY IMPORTANT WHEN SELLING A RESALE HOME.
This is about the comfort of prospective buyers not you.
You’ll need to depersonalize and neutralize your home so that buyers will feel comfortable when walking through. You need to neutralize the fact that someone is living there now and has been going about their daily living in this house. All your personal items, prescriptions, and any sensitive items must be out of sight.
Depersonalizing your home involves removing photographs, awards, collections and items with your name on them, like your front door mat. You want the buyer to envision themselves in the house, not you.
When a house is on the market it is now a property for sale and no longer your home. The goal is to sell for the most amount you can in the least amount of time. So unfortunately it may be a little uncomfortable to live in what looks like a model home, but that’s just what needs to be done.

HOUSING MARKET ON THE UPSWING? Most experts seem to think so!

With the Fed nally moving to cut interest rates this fall, most economists and experts on the housing market seem to agree that things should soon start getting better for people looking to buy a home.
Lawrence Yun, chief economist for the National Association of REALTORS®, is among them.
“The recent development of lower mortgage rates, coupled with increasing inventory, is a powerful combination that will provide the environment for sales to move higher in future months,” Yun says.
Still, these same experts caution that these improvements may take time. One reason for this cautious optimism is that it usually takes months to go through the process of buying a home. Another reason is that mortgage rates had already been falling late this summer in anticipation of the Fed’s recent decision to reduce rates and actually bounced up a bit after the big cut was announced.
“That is why the 30-year rate has fallen by 150 basis points from early in the year to today,” Yun said in a September blog post. “Any further decline in mortgage rates will be minimal. The Fed does not directly control mortgage rates, and the federal budget de cit is huge. Future Fed rate cuts are not only anticipated, but will not be as impactful because large federal borrowing will leave less capital available for mortgage lending.”
Still, Yun says home buyers are already seeing some bene ts.
“Due to the already low mortgage rates compared with spring, the purchasing power for home buyers has been lifted by around $50,000 for those with a $2,000 monthly mortgage
payment budget,” he explains. “Consumers who were priced out due to earlier higher mortgage rates could now be back in the market.”
Homebuilders have also welcomed the Fed’s rate cut, while expressing caution about how much these recent and possibly future cuts will help right now.
“Thanks to lower interest rates, builders now have a positive view for future new home sales for the rst time since May 2024,” says Carl Harris, chairman of the National Home Builders Association in a recent story published by FurnitureToday. com. “However, the cost of construction remains elevated relative to household budgets, holding back some enthusiasm for current housing market conditions. Moreover, builders will face competition from rising existing home inventory in many markets as the mortgage rate lock-in e ect softens with lower mortgage rates.”
Having more homes available for sale may not help home builders, but it should be good for prospective buyers as we close out 2024.
“The rise in inventory – and, more technically, the accompanying months’ supply – implies home buyers are in a much-improved position to nd the right home and at more favorable prices,” Yun says. “However, in areas where supply remains limited, like many markets in the Northeast, sellers still appear to hold the upper hand.”
At the same time, I agree with experts like Yun who have said they don’t expect home prices – including prices here in Southern Nevada – to go down any time soon. As these experts explain, it’s really a classic case of the supply of housing still being well below the pent-up demand.
Another thing to keep in mind this time of year is that December and January can be a good time to buy a home since the market tends to slow down and motivated buyers may face less competition.
