THE FIRST “C” IS CURB APPEAL.

Any REALTOR® would agree that this is one of the most important first impression that any buyer will have of your home. The home needs to be neat, clean and attractive from the curb to the back fence. Ask yourself these questions: What is your 1st Impression? Is it welcoming, attractive, well maintained? And most important, “Would you buy this house?”

THIS “C” IS REALLY TWO IN ONE, CLUTTER AND CLEANLINESS.

The cleanliness of your home is going to be the first thing a buyer notices when they enter and then how much clutter is around. When selling a home it is on display, it should be in its best condition. You never want a buyer to question if it has been properly maintained.

Where to Start in Placing Artwork in Your New Home

When moving into a new home, your art may not work in the same place as your previous home. Your rooms may have more windows, vaulted ceilings, a fireplace, built-in’s, or an open floor plan. So, where do you start?

Don’t focus on where you had them in your last home. This is where many people get stuck and frustrated. Now is a perfect time to change things around for a new look.

Once you’ve unpacked your art, take a good look at them; decide if there are any you’re no longer attached to. Are there pieces you’d be ok if you didn’t find a place to hang them? I’ve found that 95% of the time, once art is hung, we rarely replace it with something else. So, if you’ve never really liked it or just no longer do, set it aside.

With your furniture, lighting, and large plants placed, it’s time to look at your empty wall space. Is it a horizontal or vertical space? This will help you decide what pieces you can place there. Think of it as a puzzle; you start with the outside and then fill in the rest.

Now it’s time to decide where to place your art on whether it’s a horizontal or vertical space. Look to put horizontal art in horizontal spaces and vertical art in vertical spaces, but there are no rules set in stone. What’s most important is that you like how it looks.

➠ Start with your largest pieces. Don’t hang anything at this point; place them where you feel they’ll work best, as this could change once you decide where you’re going to hang the others.

➠ Time to start finding the right pieces to finish your puzzle, which is where many get stuck. You only have horizontal spaces and vertical art or vertical spaces with horizontal art. So, time to think outside of the box. What groupings can you create with the pieces you have?

➠ If you have horizontal pieces, you can create a vertical image by stacking them over each other. When doing this, you want to place the largest or visually heaviest piece on the bottom as it’s more appealing to most. When both pieces are the same size, see which piece has the larger and darker frame. If both frames are similar, how are they matted? Where one is white, and the other is dark green, the art with the green mat will be visually heavier and placed on the bottom. Is one image darker than the other?

➠ If you have vertical pieces, you can create a horizontal image by hanging them side-by-side; all the pieces don’t need to be the same size. If you have one tall vertical piece and a couple of smaller horizontal, vertical pieces or both, create a grouping of the smaller pieces and hang them on one side of the vertical piece.

➠ If you have a lot of small pieces, group them to create horizontal or vertical images to include in a grouping. Stack horizontals to create a vertical image and place verticals sideby-side, which makes a horizontal image.

WITH A REVERSE MORTGAGE

Odds are, we’ll see more homes selling in 2025.

One of the reasons most experts are saying that is because the bar was set fairly low in 2024.

According to a recent Redfin report, only 25 out of every 1,000 U.S. homes changed ownership in the first eight months of 2024. That meant last year was on pace to have the lowest housing turnover rate in 30 years. Redfin’s analysis focused on turnover as an indicator of housing availability. It compared information across various metro areas, all kinds of home types and neighborhoods from 2012 to 2024.

The report found that the 2024 turnover rate was the lowest since at least the early 1990s. While home sales were also low back then, the housing stock was smaller, meaning the turnover rate was higher.

In 2024, 37.5% fewer homes were sold compared to the pandemic buying surge we saw in 2021 (when 40 out of every 1,000 homes changed hands). That was also 31% fewer home sales than during 2019 (36 out of every 1,000 homes), the last year before the pandemic.

According to the Redfin report, several factors contributed to this historically low turnover rate, including:

Higher mortgage rates: Over 75% of U.S. homeowners with mortgages have locked in interest rates below 5%, which was well below the peak rate of 7.52% in April 2024. This has led to homeowners feeling reluctant to sell and buy a new home that would come with a higher mortgage rate. While rates

dropped to the low 6% range in August before bouncing back up recently, these slightly lower interest rates haven’t yet led to a significant increase in home sales.

Rising prices and limited supply: Home prices reached record highs in 2024 across the nation, supported by steady buyer demand. “Although the number of homes on the market has increased compared to last year, it remains significantly below pre-pandemic levels,” the report noted.

Economic and political uncertainty: The report cited concerns about the economy and November’s election as reasons some buyers and sellers took a “cautious approach” in 2024.

As Redfin Senior Economist Elijah de la Campa said, “Mortgage rates have fallen by more than a percentage point since their peak in 2024, but the number of homes changing hands has not increased significantly. Many listings have become stagnant due to lack of demand, particularly for homes that require extra work. As most homeowners are locked into low rates, mortgage rates will need to drop further for many to consider selling.”

Of course, it’s true that all real estate is local. Here in Southern Nevada, we saw a relatively slow year for local home sales in 2024. But at least it was better than 2023.

According to our Las Vegas REALTORS® (LVR) statistics, we sold a total of 31,305 existing local homes, condos and townhomes during 2024.

That was an improvement from 2023 – which was the slowest year for existing local home sales since 2008. LVR reported a total of 29,069 sales of existing local homes, condos and townhomes in 2023. That was down from 35,584 total sales in 2022. That followed a record year for existing local home sales in 2021, when LVR reported 50,010 total properties were sold.
