STRANGE DAYS INDEED WHEN NEW HOMES COST LESS THAN EXISTING ONES

As someone who has worked in the real estate industry most of my life, I can tell you the housing market is hard to predict and often full of surprises. This is especially true these days.

For example, I recently saw a report showing that new homes now cost less than existing ones nationwide. As the report pointed out, that’s a very rare thing.

Based on national housing statistics from May from the U.S. Census Bureau, the median price of a newly built singlefamily home was $417,000. At the same time, the National Association of REALTORS® reported that the median price for existing homes sold nationwide hit a record high of $424,500.

Of course, new homes have historically cost more than existing ones. In fact, according to these same sources, the cost of existing homes nationwide has only exceeded the cost of new homes during 14 months since 1968. The last time it happened was in 2021. And it has only happened twice since 1982.

A news story published by Investopedia.com put it this way: “To be sure, the numbers aren’t 100% comparable –they’re gathered using di erent methodologies – but they do illustrate a trend. New home prices have fallen since peaking at a median $460,000 in October 2022, possibly

because builders have tried to build smaller, cheaper houses that buyers can a ord amid mortgage rates close to their highest in decades. Meanwhile, existing home prices have been pushed to record highs as high mortgage rates have discouraged sellers from putting their houses on the market, restricting for-sale listings and keeping competition erce.”

Things aren’t quite this dramatic here in Southern Nevada, where existing homes still cost less than new ones. But we’re seeing some similar trends.

Our Las Vegas REALTORS® statistics show that the median price of an existing home during this same time period was just shy of the all-time high of $482,000 set in May of 2022.

But LVR data has shown that existing home prices have been rising this year.

Like most of the nation, we’re seeing a strong demand for homes exceeding a persistently tight housing supply. Although we’ve seen a slight increase in our housing supply this summer, LVR statistics have shown that we’ve been dealing with about a two-month housing supply for most of the past year. That’s very tight by historic standards.

We used to say that six months was a “normal” housing supply. But that hasn’t been the case here in years.

In any case, it’s no wonder more buyers are taking a closer look at new homes these days.
