The Best Time To buy a home May Be Now

What is the best time of year to buy a home here in Southern Nevada? As a longtime local REALTOR®, I get that question all the time.

The short answer, according to a national report released last month by Realtor.com, is that the time is now.

Nationally, the report found that the best time to buy a home is generally during the week of Sept. 29 through Oct. 5, with the following two weeks being almost as favorable.

In Southern Nevada, the report found that the ideal time to buy is a week later, from Oct. 6 to 12.

So, why is this time of year a good time to buy? According to the report, “this week historically has shown the best balance of market conditions that favor buyers. Inventory tends to be high, prices are below peak levels, demand is waning, and the pace of the market slows to a more manageable speed.”

This seasonal slowdown is driven at least in part by school schedules and weather, the report explained. Housing market activity tends to warm up each spring and peak in summer months, as families planning to move while children are out of school try to buy a home with enough time to get settled before school resumes.

The Realtor.com report pointed out that 2024 has been a “relatively slow” year for home sales, as home prices have reached record highs around the country and elevated mortgage rates limited buyer demand.

However, this fall is expected to bring lower mortgage interest rates and more homes available for sale.

“This year’s housing market has continued to slow relative to the past few years, a welcome shift for buyers as the season quickly approaches the best time to buy,” the report stated. “Time on the market has started to approach the pre-pandemic pace, but homes still tend to spend about a week less on the market than was typical

in 2017–19. The slower market pace, more for-sale listings, and less competition all point to the best time to buy a home this year during the week of Sept. 29–Oct. 5. With all of the challenges facing buyers as the housing market continues its journey to a healthy condition, this week boasts the culmination of market factors that favor buying over every other week of the year.”

Other highlights from the Realtor.com report included:

• The number of homes listed for sale nationwide has increased significantly compared with last year, but it is still much lower than before the pandemic.

• Based on historical trends, the first week in October might see up to 37% more active listings than during the start of the year.

• Buyers are poised to save more than $14,000 during this timeframe compared with the summer peak.

• Buying after the peak week might net a buyer more savings on the price of a home, but buying earlier is likely to offer more housing options.

• Potentially lower mortgage interest rates could also affect how much it costs to buy a home this fall.

• “Home shoppers should get familiar with the market and their priorities as soon as possible to capitalize on what is important to them,” the report advised.

So, if you’re actively looking for a home, you might want to play the percentages and make your move now.
