READ ALL ABOUT IT Marwell Zoo are celebrating the arrival of their first ever red river hoglets, born at Marwell On Sunday 7 August. The twins, who are yet to be named, were born to mother Lisla and father Kermit and are already exploring their enclosure between naps. Red river hoglets have more vivid markings than their adult counterparts and in the wild, the rows of pale yellow spots would help them camouflage in long grass to avoid being seen by predators. Red river hogs are native to the West and Central African rainforest and are listed on the IUCN Red List as being of least concern although populations are declining in the wild. When fully grown, adults weigh anywhere between 45 and 115kg making them the smallest and most colourful of all the African wild pigs.

Robin Sherwood has volunteered at LewisManning Hospice Care for 30 years as a driver for patients across East Dorset and Purbeck. He has been chosen along with just 21 other volunteers from across the UK this year, and the only person from Dorset to receive this prestigious award.

Tom and Danielle were looking for a home in between Blandford and Bournemouth, as that’s where they respectively work, and they also needed more space to live comfortably. The couple were originally looking for second-hand homes in the area although were struggling to find the perfect match. When they heard about another Pennyfarthing Homes development, Augustus Park, hosting an open day, they decided to visit and see what was on o er. ALL FOR A “GOODE CAUSE” In 2018 the hospitality and entertainment industry lost one of its most popular and well liked figures. Ian Goode was only 66 years old when he sadly lost his battle with Prostate cancer. After receiving the news of his battle with Cancer in 2015, Ian was determined to raise money and awareness, something that he did for many charities and causes throughout his life - and began planning to stage the first ever Prostrate Cancer Awareness Evening. This continued in years that followed and even within Ian’s last few weeks, aided by his daughter Carly, Ian was pivotal in the planning of the evening and still wanted to raise as much money as possible. Carly has since continued Ian’s legacy by continuing to run the event and is therefore planning for its return this October.

Retailer v Salesman I once heard an interview with Sir Charles Dunstone the founder of Carphone Warehouse where he said something that really resonated with me; the di erence between a salesman and a retailer is that when evaluating a product a salesman will think ‘How much could I sell this for?’ and a retailer will think ‘How little could I sell this for?’ To unpack that, the point is that if you can reduce the price of an umbrella to say £4.99 you could sell so many that the quantity discount on your order would allow you to get them at a price that would allow you to make a profit.

Owner requirements Not everybody wants the same thing from their second home so there are occasions where similar properties could have very di erent price strategies. An investor with 10 properties is running a business and the brief is to get as much income as possible. This is actually unusual for us as most of our properties are individual loved holiday homes so we have to work with the owners

It’s been an interesting year in the holiday industry with demand jumping up and down, particularly in the first few months of the year. I started with bullish prices reflecting the demand of the pandemic years, by February it was apparent that this would be a more normal year so I reduced most prices across the board.

The average holiday property is going to be empty for 20+ weeks so everyone has a base price that they don’t go below but do be careful with this. Before you say ‘I’ll only make £300 so it isn’t worth it for the wear and tear’ consider that there can be more value than just money to having a guest stay. Every person through the house is someone who will go home and tell their friends and family about it and may return. The house gets an airing, a blast of heat and a clean and crucially you give the work to your caretaker. Remember that not bothering for the winter is a bit of a slap in the face to someone who cares for your property and almost certainly could really use the money especially in the lead up to Christmas.

Sometimes we go round in circles a few times but I usually get my way.

Balance of risk Above all it’s important to remember that the balance of risk between underpricing and overpricing is not equal – If you hold out for £2,000 a week and fail the loss is the whole amount, if you sell for £1,800 when you could have got £2,000 the loss is £200 so if you are not 90% sure of getting the higher price, statistically you will lose money by standing firm.

HOLIDAY HOME OWNERSHIP | TALKING BUSINESS to determine what they want from their property. All will want to make sure they cross the threshold to qualify for holiday let tax benefits but beyond that they may be happy to charge a higher rate and have more empty weeks to use themselves. One strategy to consider is premium pricing at a time when you might use your property but will take the money if say it was enough for a skiing holiday at Christmas. Cheap weeks

One crucial thing to remember is that there are cohorts of people who book at di erent times of the year – some like to book in August and September for the following year, October to December is quiet then there’s another surge in bookings in January and February. If you are priced wrong at these times then the opportunity is lost, those guests will have booked their holiday and you can’t get them back with any price reduction.

The main thing to remember is that your agent’s interests and yours are aligned and they are looking at a bigger picture when making a decision – would I give a 15% discount 4 weeks in advance? When deciding I’m looking at 90 properties and if there’s only 2 left then I won’t but if the week is 70% unsold then I probably will. If it’s o a £250 weekend I probably won’t, if it’s a £2,000 week and we can bank £1,700 then I probably will.

Non holiday guests We are fortunate in Poole that there is a strong market for interim accommodation needed for anything from 1-5 months and we take great advantage of this. Guests may be in between houses, building at home, moving to the area or on a temporary contract and a 6 month unfurnished let doesn’t fit the bill. Although prices are lower than weekly holiday rates it’s an excellent way to top up annual income and maximise returns.

You would think that a few percent either way wouldn’t make a di erence if you like a property but it really can. It’s not that the guest can’t a ord it, the key is that they may be looking at a number of choices that they can’t make up their mind about. There’s no better illustration of this e ect than the chocolate bar market – I’d imagine that if you want a Twix you’d buy one (I don’t even know what they cost) but apparently it’s an extremely price sensitive market with a few pence on the shelf lifting sales for one bar over another.

If bookings are slow early in the season it will be much cheaper to reduce a little early on than wait and discount last minute. The worst that will happen is that you sell lots of weeks and think you could have got a bit more, whereas the risk of not selling the week at all is much more painful.

Small di erentials

It’s all very well saying call me first but when you have a guest on the phone with their credit card out you need to make a decision on the spot. I often have a conversation when told I don’t have discretion, only 10% so I ask ‘If I have a £1,500 week empty with 48 hours to go and someone o ers £1,300 do you want me to refuse it?’ ‘No obviously in that case you would take the booking’.

We always try to persuade our owners to give us discretion on discounting as it is impossible to make a rule for every situation.

Whereas Wills have always been regarded as a crucial document, Lasting Powers of Attorney, or LPAs are quickly catching up thanks to the peace of mind they bring. In this article Jeremy Tucker, Partner at Dutton Gregory Solicitors, explains how LPAs can be indispensable for individuals and families, helping to avoid unnecessary arguments and providing clarity when difficulties arise.

A Lasting Power of Attorney is a legal document that delegates authority to one or more individuals, so that they can handle your affairs in the event that you are unable to (although with an LPA for Property & Financial Affairs, the document can be used whilst you have capacity with your consent if you would prefer). There are two types of LPA, one for Property and Financial Affairs, the other for Health and Welfare. You can only make an LPA whilst you have the capacity to do so. Without an LPA, when someone loses the capacity to make decisions for themselves a third party, known as a Deputy, will be appointed to do so by the Court of Protection. This can be a lengthy and expensive process in comparison to drafting an LPA, although both are effective.

“This indoor-outdoor living is a key part of foreign culture where warmer weather is guaranteed,” notes Alli. “Although our weather can be unpredictable, clever design choices can create the illusion of this seamless transition.” She says identifying key pops of colour in your garden and integrating these internally through houseplants, ceramic pots or soft furnishings, such as cushion covers or curtains and blinds will bring the outside in, particularly if your furnishings embrace a nature inspired “Patternsprint.inspired by nature can also be recreated in unexpected and contemporary materials, like foliage prints in plaster or staining concrete to create marbled effects,” suggests Alli. “Although small, these subtle design additions will help create a mirage of being back outside in your garden and among nature – perfect for those rainy autumnal days.”

While making sure your home retains its summer spirit, Alli says it’s important to remember popular, bold summer colours, such as rich yellows and deep blues, work just as well in the colder months. But often require a more muted colour palette that’s toned down for the colder seasons.

“If you’re looking to redecorate for the new season, earthy tones, such as sage greens, peaches and warm caramel offer the perfect balance between retaining summer’s warmth while transitioning into autumn’s cosiness.”

“These softer colours are more muted in tone making them reminiscent of Mediterranean interiors,” suggests Alli. And offer an adaptable base colour where richer tones can be easily introduced as winter approaches.”

Bring the outdoors in As the colder weather forces us to spend more time inside, she says bridging the gap between your garden and home is a relaxed, cost-effective way to ensure those evenings spent on the patio don’t become a forgotten memory.

Lighter tones of blue in particular, can instantly make us feel calm, centred and content, making it an ideal choice for bedrooms or bathrooms. She says incorporating a delicate nautical stripe either through textured wallpaper on a featured wall, bed linen or soft furnishings, will introduce that all-important coastal feeling.

A short morning commute can really set the tone for the day, I ponder, on the 30-second walk from my hotel room to the beach at Cooks Club Adakoy, Marmaris, Turkey.

Along with 151 rooms, it has a spa centre and hammam, a beach disco and bar, a tennis court, a co-working space and a private disco room available to rent.

The location is postcard perfect Located within the Marmaris National Forest at Adakoy, a two-hour transfer from Dalaman airport, the fivestar, adults-only resort is on a private cove and marina overlooking crystal clear waters.

Although the core menu – which changes daily – doesn’t have an abundance of meat-free options, the chefs are happy to accommodate vegetarians and vegans at their seven live cooking stations. A mini-ice cream parlour also offers a huge array of flavours all day long –something I’m relieved to discover in the 35C heat.

There are three private beaches, lined with sunbeds and wicker parasols, a large pool and a bubbling Jacuzzi.

My double room is fully equipped with a modern ensuite, full of all the amenities I could ever need, from a hairbrush to a dental hygiene kit, and a balcony overlooking the pool and beach.

Over the course of the week, I eat traditional Turkish kebabs, pizzas, pasta dishes, sushi (both vegan and otherwise), noodles, steak, and much more. There is also a mini market with snacks, souvenirs, and other holiday bits you might need if, like me, you forget to bring a plug adapter.

The Cantina restaurant, located in the centre of the hotel, prides itself on its homemade cuisine, with every dish made in front of you and perfectly to order.

The hotel offers a full itinerary of activities for guests every day, including cocktail making, Raki tasting (the Turkish national drink similar to sambuca), a movie night on the beach, and water sports – all of which I plan on giving a try.

Every day, the hotel hosts sunrise and sunset yoga sessions on a pier overlooking the water and the nearby Bedir Island. The ultra-modern, white-walled spa offers a range of services. Although the idea of a body scrub in the hammam sounds intriguing, I opt for a Turkish massage, which costs €35 (£29.50) for 30 minutes. In what feels a little bit like a consensual beating, I have the knots forcefully removed from my back. But even though I do feel much better afterwards, I conclude a Turkish massage is not for the faint hearted. Evenings can be lively or relaxed

As I board a spacious two-tiered boat to experience a sunset sailing tour, I have no idea how sensational the evening will be. Sat on the front deck, I drink Turkish beer and eat fresh fruit as we sail for twenty minutes before turning off the engine to watch the sun go down. In the evening, the beach transforms into an outdoor nightclub, where I dance and sing along to an array of 2000s hip-hop and noughties number ones. Days can be action packed At around 7am the following day, I join a group led by our hotel host, and begin a somewhat gruelling trek up to Nimara Cave, slightly hampered by my overindulgence of the all-inclusive gin and tonics at the beach disco the night before. Starting only minutes from the hotel entrance, we follow the path up to a high point of the national park, where we are greeted by incredible views of the ocean, Marmaris and beyond. On the way down, we visit the cave; a must-see huge expansive echo chamber accessed via a rickety wooden staircase. I also discover the joys of canoeing, which, despite being a first timer, is surprisingly enjoyable and costs only £7 an hour for a single canoe, and £10 for a double. We paddle over to Bedir, and jump in for a quick dip, before completing a lap around the island in our canoes.

From Marmaris marina, where the water taxi drops us, there is also the option to hop on a 40-minute boat journey to Greek island Rhodes, close by. But the only place I’m heading is my secluded resort, where I spend my final evening enjoying a cocktail on the beach, feeling more relaxed after a holiday than I have in a long time. Despite the number of activities on offer at the resort, I feel the need to explore further afield. Marmaris is only a 25-minute water taxi ride (£3.90 each way). The taxis run throughout the day, from 10ammidnight, so guests can spend as much or as little time away from the resort as they like. Once in the old town, I am greeted by hundreds of shops, all serviced by somewhat keen Turkish venders, who have a wide array of designer (and not-so designer) brands. Of course, a key part of shopping in Turkey is the haggling, and you are expected to drive a hard bargain before buying anything. Thankfully, I am not a fan of shopping. Instead, I enjoy watching others try their luck while I eat yet more ice cream and admire the architecture of the beautiful old town.

Getting out and about in your local area to see what’s available on the fitness front may seem like hard work, but it will end up opening all sorts of exercise doors.”

“Post-2020, having exhausted every online exercise opportunity going, we were ready to head back to the gym floor,” she recalls. “But in 2022, there’s a case for both [online and in-person fitness]. Fitness equipment is back to a reasonable price; we enjoy a good climate for running, and outdoor gyms are popping up in parks all over the country, all the time. “So there’s a real case for going it alone – and occasionally splashing out on your favourite group session.”

In a market where the extreme is becoming more popular, and restaurants are becoming more and more niche in their menus, it’s hard to keep up with what, how much and how far operators should be going to cater for all everyone’s requirements. At the end of July we finally got a chance to return to the New Forest & Hampshire County Show after the 2 year Covid suspension, and it was so good to be back! ROAD TEST: BMW IX – CONTROVERSIAL BUT AN IMMENSELY DRIVEABLE AND IMPRESSIVE MACHINE

Price is probably more of a factor in that the iX is very expensive before you even begin to look at options. The range starts from £69,905 and it’s not difficult with options to tip the £100k mark. Open the doors and the rear tailgate and you can see the carbon fibre structure of the iX, which may go some way to explaining that price level. Will people buy it? I think so because despite the limited range on the entry model, and that high price tag, this is an immensely driveable, likeable and impressive machine. It will always be a limited sight on our roads but one which will attract more admirers than detractors. into menus to operate most functions, but it manages to make life much simpler than most. Seat controls are on the door panels and to open the door there’s a button rather than a traditional handle. On the road the iX handles remarkably well considering it’s a large and heavy car, and even though my test model was the smaller battery pack it still produces impressive acceleration. It’s also a very quiet and refined car, even allowing for the fact it is

You tend to get a sense of whether a car is different from what has gone before, whether it is likely to be a game changer, whether it is a sense of the future. BMW’s not uncontroversial iX is without doubt such a car. It’s not only a statement as to the future direction for the famed German car maker, but also gives a sense of what is to come as far as our personal mobility is concerned. The looks are Marmite in that people tend to either love or hate them. Whatever way your design thoughts veer there’s no doubt that the iX is a stand-out car.

Ghayour remembers a time when she overcame this fear – by attacking it head on. “For the longest time, I was nervous of making English roast potatoes and roasts. This was in my early 20s, and I had a catering gig. I went to this random school, where everybody was pretty much English.

The British-Iranian chef talks to Prudence Wade about how her cooking has changed since becoming a stepmum, and why simple is always best.

“Any person who tells you, ‘Oh, there’s no recipe I can’t do, doesn’t matter who’s it is’, and not have fear – is lying,” she says. Ghayour has even had Michelin-starred chefs try to make her recipes and they panic – just because “it’s a different discipline”.

It’s absolutely no coincidence that Sabrina Ghayour’s latest cookbook is all about ease. She wrote Persiana Everyday during some major life changes: she had just become a stepmother to two young boys, and the new family were thrust into lockdown as the pandemic began. Writing her new cookbook, she says, was a very different experience. “I was previously unattached, not married, no kids, and then I wrote it with two stepsons whilst homeschooling. It was some kind of hell, but I think that’s why it became the ‘easy’ Havingbook.”spent

This is Ghayour’s sixth cookbook, and she regularly braves the steely critiques of her stepsons – but that doesn’t mean she’s completely fearless in the kitchen.

most of her life in London (she left Tehran during the Iranian revolution in 1979), the 45-year-old chef now lives in Yorkshire with her husband Stephen, and two stepsons Olly, 9 (“a little Tasmanian devil”), and Connor, 13 (“a man of few words, but equally sneaky”). While Ghayour admits it’s a “miracle” the book got written, she’s full of pride for her work – and is obviously relishing her new parental role. The everyday theme of the book might have come at a good time, but it’s a culmination of her changing style over the Whenyears.she wrote her first book, Persiana, in 2014, she says: “Nobody knew me – I was writing a book of recipes I really wanted to

The one surprising thing Sabrina Ghayour wants everyone to know about Persian food

Ultimately, Ghayour has a sense of humour about her food – and she wants to take the pressure off everyone who tries her recipes.

That’s why she focuses on “flexibility”, she says, as well as “giving people a sense of freedom and a sense of confidence, knowing that if they didn’t have extract of squirrel’s toenails or whatever, it’s fine. They can just use carrots – we’re all human.”

She continues: “If you gave me your grandma’s apple cake recipe, of course I’m going to be bricking it, because I want to get it right, I want to do it justice, I’m not familiar with it… It isn’t my own domain of the way I cook.”

“Simple, economical, flavourful” – are the three things Ghayour says she wants to deliver to people in her cooking. “So I’m constantly trying to strip back ingredients where I can, because it’s cheaper – and coinciding with what the heck is happening in the world, that’s not a bad thing.”

“We were responsible for selling many of our ingredients far and wide through the Silk Roads. The one thing I always want people to know – and they are shocked by it – is Persians don’t use spice. We harvest 92% of the world’s saffron, and that’s it. There might be a pinch of cumin seeds in like one rice recipe, and there endeth our use of spices. Mindblowing, isn’t it?”

“So there are a lot of similarities, it’s only when you go to the Arab Middle East that things are vastly different. That’s the thing I probably want people to know – if I could say something, I’d be like, ‘Hey, Persians are not big lovers of spice’.”

Well, almost everything Ghayour tries becomes second nature. “Choux pastry still stresses me out,” she admits. “I refuse to make it.” But Persian food is her specialism and she’s spent much of her career giving the cuisine a bigger platform – but there are still plenty of misconceptions about it, she says. “It’s nothing like Middle Eastern food,” Ghayour points out. “We don’t really class ourselves as Middle Eastern, and we don’t like to be labelled as Middle Eastern… They [Persians] just think of themselves as a whole separate tribe. “And, in a way, I can understand that, because we were not impacted by Arab cuisine, we were not impacted or conquered by Ottoman cuisine and Empire… I can understand that sort of arrogance to protect what is truly Persian.

Because they [her friends] all knew I could cook, and they couldn’t, basically. I was like, ‘No, I’m not joking. They just sprung it on me last minute, they want English roast potatoes’. She just talked me through it. I’d never done it before, but once you realise there’s a trick – hot oil, fluff them up and all of this kind of stuff, you’re like, ‘My God, this is so easy!’ And then you do it, and it becomes second nature to you.”

She even draws comparisons between Persian food and the delicacies of her home in Yorkshire. “We have this unfair labelling of the north of England, that it’s meat and potatoes” – but Persian food is similar and it isn’t necessarily a negative, she says. “That’s the great thing [with Persian food], it marries so well with traditional cultures, because we like our meat cooked all the way through, but we slow cook it – we like our stews, we like plain rice, whereas let’s say in England, it might be potato.

This is the real difference between Persian and Middle Eastern cuisines. Middle Eastern is packed full of bold, spiced flavours, but she says: “Persians only use herbs, citrus and tomato as a flavour base.” That’s why she calls it “a fantastic place to start” for new cooks, as Persian food is much simpler – according to Ghayour.

6. Scatter with the spring onion and peanuts before serving.

2 large aubergines, peeled and cut into round slices 2.5cm thick

3. Brush both sides of the aubergine slices with the olive oil, arrange in a single layer in the lined tin and roast for 22–25 minutes until cooked through but not browned.

3tbsp clear honey or maple syrup

1. Preheat the oven to 240°C (220°C fan), gas mark 9.

2. Line a baking tray with baking paper.

3. Put the chicken thighs into a mixing bowl, add the other ingredients with a generous amount of salt and pepper and turn the chicken to coat well in the mixture, preferably using your hands.

4. Mix the pomegranate molasses and honey together until evenly combined. Use a pastry brush to brush the mixture evenly over the aubergines on both sides, then sprinkle with a little salt.

Make this dish for dinner one night, and enjoy the leftovers for the rest of the week.

1. Preheat the oven to 220°C (200C fan), gas mark 7.

2 heaped tbsp rose harissa 150g Greek yogurt Finely grated zest and juice of 1 unwaxed lemon Maldon sea salt flakes and freshly ground black pepper

4. Lay the chicken thighs on the lined tray and roast for 40 minutes or until sticky and charred around the edges and cooked through.

2. Line a large roasting tin with baking paper.

5. Roast for another five to six minutes until the glaze is thick and sticky.

5. To serve, slice the chicken and serve in warmed flatbreads with Greek yogurt, coriander leaves, sliced spring onions and alongside lemon wedges for squeezing over.

4. Cut the roll into four, then cut each section into three equal slices. Lay the slices with the swirl facing up on the lined tray, spaced slightly apart, and flatten each one gently. Bake for 20–22 minutes until nicely browned on top. Remove from the oven and leave to cool on the tray before serving.

The idea came to me one day and it started to evolve in my head, I knew what I wanted to do but wasn’t sure on the details. That’s where Gemma from Combat Dollies comes in. A friend of mine who owns a popular ladies sportsclothing range. I knew her leggings were great as I chose to wear them when training my self, and my brother and I had actually worked with her before on limited edition leggings and sports tops for our gym Wassmuffin Martial Arts Academy. I discussed the idea with Gemma the main part of it being that a percentage of profits should go to cancer charity. Gemma was incredibly supportive and excited by the idea herself. She was, and still remains, a great help to me.

I chose the Wessex Cancer Trust as they do fantastic work for not only those diagnosed, but their families as well. They offer counselling, treatments, yoga, reki, massage, book club, drop in centre, just somewhere to chat or hide away if that’s what you need. When I first found out about the centre they were only funded enough to open Tuesday, Wednesday and Thursday 10am till 4pm. Since being able to give them my first big cheque I found out they are now able to open four days a week thanks to donations like these. I would like to say a huge thank you to every fantastic person that’s purchased something from FUC. So how did FUC come about? I’m not sure exactly when. I know myself and a group of my close girls were all in a WhatsApp group we set up after I was diagnosed, which I named FUC. It is bolshy and ballsy and in your face but then so is cancer. I know it doesn’t appeal to everyone, but most people I have come across who had either been diagnosed or were affected, that’s how they felt. It’s the one thing most of us have in common, young, old, male, female, it doesn’t matter.
