What’s Happening, Hawthorne?!

Hawthorne at Bay Forest is our latest completed new development located in La Porte, TX near Houston and the Galveston Bay area. Located right off Hwy 146, Hawthorne at Bay Forest is ideally located with less than a ten-minute drive to Sylvan Beach in the bay and a 35-minute drive to bustling Houston, TX. This new community sits on 20+ acres of peaceful marshland featuring garden-style buildings and 294 total units. This unique community features four custom interior apartment finish schemes including two standard styles and two fully upgraded styles. All four styles include washer and dryer in-unit, open concept floorplans, and custom high-end kitchen finishes with Energy Star Rated appliances and either granite or quartz countertops. Hawthorne at Bay Forest’s extensive community amenity package includes multiple outdoor entertainment spaces like their saltwater swimming pool, poolside cabanas, and grilling pavilion with a fire pit. They have a massive 7500+ sq. ft. resident lounge with a clubhouse, fitness studio, and Thecyber-café.firstresidents were welcomed to Hawthorne at Bay Forest in October 2021. As of April 2022, all nineteen buildings are 100% complete. The community is currently at 87.41% occupied and 88.78% pre-leased.

3. Emergency Fund
INDEPENDENCE What’s Happening,
A good way to prevent unnecessary debt is with an emergency fund. The idea is to put away enough money to cover at least three to six months’ worth of expenses. If your monthly expenses are $3,000 you will need to save between $9,000 - $18,000 to help prevent unnecessary debt. Don’t let these numbers scare you. Break it down into small achievable weekly goals that you can easily achieve or set up a direct deposit from your paycheck every two weeks into a separate and/or different bank account. It’s the set it and forget it opportunity to save. If you don’t see the money, you can’t spend it and you get to ‘keep’ your money.

If you followed the steps from the past issue, you obtained a free copy of your credit report to assess your debts, you’ve begun tracking your expenses and potentially saved hundreds of dollars on your car insurance. If you missed the past issue, there’s no time like the present to go back to that issue and begin working towards financial independence. The three areas of focus for this edition include:
Remember, all debt is not created equal. In other words, it’s not always a bad thing to have certain types of debt. For example, the communities we manage have debt, also referred to as a mortgage. The mortgage debt is a valuable tool our investors use to buy a property and carry out their business plan (i.e., building, renovating, repositioning, etc.). A mortgage can help you move your family into the home of your dreams and an auto loan can help you secure reliable transportation for work. With that said, most of us are carrying debt in various forms from student loans, credit cards, auto loans, mortgages, etc. If you are carrying credit card debt, you need to evaluate the interest rates you are paying on each card and work to pay off the card with the highest interest rate first. By applying more of your budget towards your highest interest rate, you can pay it off sooner. If you aren’t carrying credit card debt, you can apply the same approach to our loans by focusing extra money on the debt with the highest interest rate. If you’re credit card minimum payments are more than you can handle, you could investigate debt consolidation. www.amone.com is a good place to start.

My partner and I took a wonderful tour of a model apartment at Hawthorne at the Glen. Barbara was so enthusiastic and highly informative. She took the time to listen to our hopes and dreams for the apartment, answer all our questions, point out all the amenities, and even offered refreshing snacks! The tour was such a positive experience that we immediately sat down in the business center to apply.

Love, love, love it here. Location is everything and the staff is beyond great and go out of their way to keep us happy. They are good friends. They have helped me personally more than once and always with a smile. Makes me feel at home. This is my happy place.

The Brooks is a great place to live, the staff works very hard and very fast. They did just take over from different management, but they are doing a wonderful job fixing all the things that past management missed or plainly didn’t care about. For example, they will have the pool working very soon they have had it resurfaced, professionally cleaned, and waiting on the proper permits to be completed. They will soon have the gates fixed so our home can’t be accessed by people who are not welcomed. Along with these two things they have done a lot more, and I’m excited to see what they do next! I was suffering with an injured hip and The Meridian at the Port staff assisted me with my bags and mail before surgery and UPS medical packages today after my surgery. 5 stars. If I could give 6 I would. Thank you all from my heart.

Live CornerIt!Packing Back to School Backpacks With school starting back this month, our corporate team filled over 200 backpacks with school supplies and delivered them to 2 local schools in Guilford County! There is nothing more frustrating than finding the perfect candidate for your open position – and then hearing absolutely nothing back from them. An Indeed study shows that 1 in 5 employees are now “ghosting” their new employer. Candidates ghost for a variety of reasons - 20% said they received a better job offer, 13% thought the salary they were offered was too low, and 15% simply decided the job was not right for them. So how can you prevent your candidate from disappearing?
The number one priority is to stay in constant communication with your candidate. It is a big decision for your candidate to leave their current position and it can be a very nerve-racking process for them. You have the capability to put their fears to ease and help them through the transition to ultimately join HRP. Keeping your candidates and new hires engaged can take some time and patience, but it is worth the consistent communication to make sure you find (and keep) the best person for the job!

3. Keep your candidate updated. Let them know the next steps after they have been hired. When will they receive their drug test or background check information? Did you have to move their start date to later in the month? Check with your candidate to see if they need anything, and ask about their concerns, needs, and any issues they may be having. This can be as simple as a quick text or email.
2. Continue the conversation with your candidate, even after you have offered them the position. Just because your candidate has accepted the offer does not mean that your work is completely done. Stay connected with your candidate throughout the entire onboarding process.

1. Manage their expectations. Remember that this candidate is not familiar with our company, so they do not necessarily understand HRP’s process when interviewing and hiring. Make sure that you explain to your candidate how long the interview process will take, who they will be speaking with during the interview, and how many interviews there will be. You do not want your candidate to feel in the dark or unimportant.
