Welcome to a new month of possibilities! I have recently attended back-to-back Real Estate Conferences discussing the market, new possibilities, and strategy for multiple streams of revenue. The one big takeaway for you is to think BIG! Economists are letting us know the market will soften, meaning prices will begin to lower as more demand comes on the market. This is great news for our Staging companies! They are anticipating that mortgages will eventually go to 40 and 50 years as well. This is big news because it would be a new precedent in our history. We will wait and see on this one.

Real Estate companies are restructuring, stocks are down, and Realtors are either producing at the highest capacity or are still struggling to find listings. The same is true for our Home Staging Industry. Designers are mostly thriving due to those not wanting to move and new development opportunities that are popping up everywhere. The challenge indeed continues, but our response is what matters.
We believe companies are still needing to protect their assets as well as know where to invest and leverage. Money in the bank now is actually losing money due to 40% being printed in the last two years. This month’s article will continue to address how we, as professional companies, can leverage and grow during this time as more and more recede. Let’s push forward together, think differently, and make a huge impact with our services. The one thing I know from these conferences is that people need us. The question is, are we in the right rooms to develop the right relationships? Proximity is power. Thank you for trusting us as your mentors and business consultants during this time. TECH CORNER JUMP STARTING YOUR DIGITAL MARKETING WHAT-D'YOU-CALL-IT?
Part One - The Website or Social Media – Is one more important than the other?

Every business owner or small team will come to debate this topic at one time or another. It may be at the start of your Home Staging business, for example, making it one of the multiple tasks that need to be done just before launch. It will most likely come up later when the budget limits spending to just one or the other. Putting up a website or starting social media involves time and money -- two finite resources. Thus, the question – the website or social media? Is one more important than the other? The quick answer is this -- if you are a new business, you can create brand awareness and build an audience with minimal effort on social media, even with near-zero technical expertise. Anyone who can log in to a computer can dive into popular platforms like Facebook, Instagram, or Pinterest and start making posts. If you have completed a few projects and have a client base, the next goal will be to build your company's credibility and make your value known to the many potential customers scouring the Web looking for a company to Stage their properties. A website is one of the tools that will help you achieve this. Those were the quick answers. Now, let's look at the data. Let's make it simple and consider just two of the many facts (and there are lots). 1. Surveys show that no fewer than 3 billion individuals are on social media. If you target only the U.S, your state, county, and Home Staging in particular -- the result is still a big group of people. A large audience that you can reach. 2. Six out of every ten small businesses in 2018 did not have a website for their business, according to Devrix. There is still a lot of room for you to tell the world about your outstanding Home Staging company. If you build it, they will come. Does that sound familiar? Of course, it does. It is almost like the famous line from Kevin Costner's 1989 film Field of Dreams, but it is not. The actual phrase from the movie is this: If you build it, he will come. The line is memorable, but the analogy is inaccurate. Not everything started will work out 100%. Consider this example -- will a business succeed because someone dared to set it up? Is there any assurance that a relationship will work out because the couple said the magical three words, I love you? Surely the answer to these hypothetical examples will be no.
The work comes after the start. The real work begins after the decision to get started on social media or the website. Let's still keep it simple by focusing on just two hard facts. 1. Your content on social media -- the images, videos, and captions in your post on Facebook, for example, is a message to your audience. It must connect and offer value. You do it through good copywriting and proper use of photos or video. 2. Now, your audience has found you on social media, you got their attention, and they are ready to consider what you offer. Good job -- you got a lead. Most of them will visit your website. The landing page, which is the first page visitors see, must work 100%. People will judge your company based on design and the clarity of information about your services. You may lose potential customers if the website falls short of these ideals. Conclusion The website and social media channels will turn out to be the complementary parts of your evolving digital marketing thingmajig. Neither should be overlooked or neglected. They have the same goal: to get your brand out to the people you target, converting them into leads, and leads to customers. The website and social media are fundamental to your Home Staging business. They have that powerful capability for lead generation. How do you keep them running? And just like that, we are more than halfway through the year 2021. It amazes me more and more every year how quickly time really does pass us by. Within the last 6 months, much has changed within HSRA. We have expanded EXPONENTIALLY within the Real Estate realm and have taken you all on the ride with us -from short-term rentals to partnering with Real Estate Agents, to offering ways to expand services without additional expenses. Jana has been all over the country, soaking in everything to bring back to our industry. On top of that, we now have 2 amazing virtual assistants, one of whom wrote an article in this month’s publication (it’s a must-read). Overall, I am sure you are able to see the amazing shifts and pivots that have taken place within the first part of the year and are soaking it all in with us. This month, I wanted to switch some things up with my article and bring some encouragement and motivation to you. First off, I wanted to start with what I have been doing for the past couple of weeks as I have learned A LOT about what I am personally and professionally capable of. If you haven’t heard of the 75 hard program, you definitely will want to look it up, if you have heard of it, you will know exactly what I am talking about. Basically, this program is all about mental toughness. How mentally tough are you really? Going into this program, I didn’t really have any concerns, I was just very neutral about it, because if you know me, you know I love a good challenge. As I am writing this, I am currently 18 days in, with 57 more days to go and am starting to feel and see the effects of it, both positive and negative. For the record, it is AMAZING and I am so glad I am doing it, however, I am definitely starting to feel a challenge on day 18, but I wouldn’t change it one bit.
The reason I wanted to share this with you is sometimes we get so overwhelmed by everything that we have going on we start to believe that we actually can’t do it. This program has shown me otherwise. Now, I am not saying that everyone should try out this challenge, but it truly has helped me prioritize my life so much more, personally and professionally
Pushing past your limits means taking on newer, progressively harder challenges. If you're not challenging yourself to do bigger and different things on a regular basis, you're only working within the confines of what you
Here are a few reasons why getting out of your comfort bubble is so important: You are truly stronger than you think: We have been conditioned as a society to not push ourselves, to be content yearround, and to just do what we know best. With this thinking, it is hard to get yourself to the fullest and best version of yourself and what you were put on this earth to do. There are seasons to be content and there are seasons to push. When something starts to get easy, it’s time to push. To learn new things: The only way to acquire a new skill or to become confident in something is to try. You may fail sometimes, but that is just another motive to get you to stand back up and keep going To test your limits: I have to admit, I am a limit tester on some days, and on other days I just want to stay far away from my limits because pushing can sometimes become tiring. But this program has shown me that I HAVE to push and test my limits for 75 days, no matter what. We always talk about zero excuses. That same sentence goes through my head multiple times a day now. Now, what does something that I am doing in my personal time have anything to do with what I do within HSRA? It has to do with SO MUCH. When I am able to test myself in one area of my life, I automatically want to see what I can do in other areas of my life. I have noticed a total shift in my confidence within the work I do because, as I said, if I can do something challenging in one area of my life, I can do it in the other.

Earlier in this article, I mentioned that this challenge, and challenging yourself in general is not for everyone, or at least not for everyone in the season they are in. I came across this article on lifehack.org that had some great information when it came to pushing yourself. The article talks about the 3 different phases of life - the pushing PHOTO COURTESY OF: phase, the overdoing phase, and the resting ASHLEY FUENTES | STAGING THE NEST phase. Each person will be uniquely different when it comes to how long each of these phases last.
The pushing phase This is when you feel excited about your life, environment, and things in general. You are stepping out of your comfort zone, which can be difficult for many people. This action is also paying off as you are growing. In this phase, your momentum is high. The overdoing phase At this stage, you are taking on more tasks than you can handle. You are saying ‘yes’ to every task brought to you and you can’t say ‘no’. You might even be tense because you feel you miss deadlines on the project. This is the phase that precedes burnout. Life becomes overwhelming, so this stage requires adequate management. The resting phase It’s time to reflect and regain your balance. If you have been overdoing it while pushing yourself, it is time to rest. With all this said, ask yourself the following questions: Am I satisfied with how things are going? Am I working in line with my core values? Is there anything that needs to shift? Now it’s time to figure out what “phase” or season of life you are in. We all experience each of them at different times and there is no right or wrong answer, however, you don’t always want to stay in the resting or overdoing phase. The pushing phase is ideal for the majority of your life, personally and within your business. As a recap, it’s time to get uncomfortable if you aren’t already. Give yourself one challenge a day and believe in yourself enough to accomplish it. You are capable of more things than you think. Whether it is securing that celebrity client or working on your health, you can do it. Just pop your bubble and step out! See you soon!

Our Home Staging company, Model My Home, has new strengths such as: providing different types of quotes within 15 minutes, hiring a new Interior Designer, and offering Short-Term Rental services in volume. We also have new weaknesses. We have changed our CRM system, which has a learning curve, inventory in our warehouse is high which is causing delays, and we are paying for office space that is being unused because we have largely transitioned to remote working. Now for the new opportunities. We have listed our office space on PeerSpace, and have already earned new money on three rentals. We have also launched our ModelStay company to serve our own Short-Term Rental properties, as well as offer hospitality management for others in the near future. We have strategically partnered with companies that have investors throughout the country, as well as multi-family business owners. New threats for us continue to be Virtual Staging, less inventory on the market to Stage, fewer vacant properties, and fewer Agents in the business. These are some of the key points of our SWOT Analysis we face at Model My Home, and I know you are facing some of them as well. What will a modification or rebirth of your company look like? Meet Shawn Varwig Judson Roy Home Portland, OR & Seattle, WA
Hi, my name is Shawn Varwig, and I became a Home Stager purely by accident and fell in love with it. That was over 10 years ago. Having been a furniture salesman through the 2008-2010 recession, I found myself moving from job to job as it seemed every company or store I worked at found itself bankrupt and out of business. Those were hard years for furniture stores. As fate would have it, one of the customers that I'd sold to over the years was a Home Stager and had a need for part-time warehouse help. I jumped on the opportunity and took the job, as well as another part-time job at Starbucks. It wasn't more than a few months later that I was asked to join the Staging staff full time, where I worked my way up to the Chief Operations Officer role prior to starting my company in 2016. I live in Canby, Oregon with my amazing wife Jessica who owns an equal share of the company with me, as well as my two future Stagers, Lillyan (10) and Chloe (8), and our dog Hank. Judson Roy Home serves the Portland, Oregon and Seattle, Washington markets, and anywhere in between. Our founding principles are Honesty, Integrity & Respect and these words guide every decision we make.
Q: TELL US A LITTLE ABOUT YOURSELF AND WHERE YOU ARE IN BUSINESS TODAY. I have been in the Staging Industry since 2011 when I began working for another local Home Stager. I knew her from my previous career in furniture sales. Rewind to 2008-2010, we experienced some hard years in the furniture industry with the recession, and I found myself moving between jobs when the stores were all going out of business. When the other Stager offered me a job, I jumped at the opportunity and quickly fell in love with the Industry. In 2016, it was clear that it was time to move on, and that gave me the opportunity to start Judson Roy Home, named after my two grandfathers who left a legacy of honesty, respect, and taught me how to treat people with those ideals. In the last 5 years, we've grown to be a company serving several metropolitan areas in two different states and we Stage more than 300 homes each year. Q: FROM THE BEGINNING UNTIL NOW, HOW HAS YOUR BUSINESS CHANGED? When I began my business, I tried to go back to my roots in furniture sales, and actually opened a boutique furniture store in my city. Having recently left a position with another Staging company, I was actually a little stubborn and didn't want to continue with Staging. After a few referrals from some friends, I agreed to Stage one or two homes. Shortly after, it became clear that my store wasn't going to survive and so we made the shift to Staging. From servicing 2-3 homes per month to now servicing 8-10 per week, it has certainly changed. I now have a full staff of Stagers, Designers, Sales team, and Movers. Q: WHAT ADVICE WOULD YOU GIVE SOMEONE STARTING OUT? Believe in yourself. You can do this. It's not going to be easy, but it is certainly worth it. When you want to give up, don’t.
Q: HOW ABOUT SOME ADVICE FOR THE PERSON DOING MOST EVERYTHING IN THEIR BUSINESS? How much money are you losing by wearing yourself out? I know it can be scary to hire help, and it's costly but you can't do everything and do it well. If you want to grow, you need to hire help. Start by determining your weakest area and hire that helper first. Q: WHAT SUGGESTIONS DO YOU HAVE ON MANAGING INVENTORY AT AN EARLY PHASE AND MOVING TO A MORE SEASONED BUSINESS? (if you have inventory) No matter what process you use, use it. Trying to manage inventory when you have a warehouse full will be impossible if you don't start when you begin. I'm living proof! :) The extra time that it takes to keep track of what you have and where it is will be worth the effort. Q: WHAT PROCESSES NEED TO BE IN PLACE IN A BUSINESS SUCH AS YOURS? There are so many. I think the single most important thing is having set expectations. We do this through an employee handbook that spells out our company processes and procedures. It is revised regularly and new things are added as necessary.
Q: WHAT ARE SOME LESSONS LEARNED? Every day offers an opportunity to learn a new lesson. The only constant is change, and what works today might or might not work tomorrow. We will always learn new lessons, but the one lesson that never changes is that I am valuable. Once we each learn this, we can change the world. Believe in yourself. Know your worth. You are valuable. Don't let anyone else tell you differently. ANY LAST-MINUTE ADVICE FOR OUR MEMBERS? When things are difficult, it means you are successful. Success isn't easy.

Summer is here and I am so excited about it. August has always been a favorite month for me, specifically starting about 10 years ago when I was stuck in an unhealthy job environment that was very verbally abusive. I looked for about a year for a new job and could not find one. Then one day I was driving by this cute craftsman's house turned into an office, in the middle of downtown Monrovia, CA, on my way to the job I hated and said out loud, “Why can I not work at a cute place like that?”. Fast forward to a few weeks later, I got an interview at that exact place, and even better, I was hired and my start date was 08/08/2008!! I knew with the numeric repetition in the date there had to be a meaning behind it. I am not into numerology, but it did cause me to do some research and what I found was interesting. If you simply google (which I did), you can find the meaning of the number 8 as below: “The meaning of the number 8 is harmony, peace, and balance. It is a symbol that helps you make decisions that are beneficial to you in your life.” For people of faith if you research the Number 8 in the Bible, it represents a new beginning, it is a number of hope, new horizons, and a bright future. Both of those things applied to my life and now August is one of my favorite months of the year and probably why I feel so alive in this month. Usually, these types of feelings happen for people inWhinfrey the springtime, when Oprah everything is in bloom, but this spring I was down with Covid, and then a pretty bad kidney infection directly followed, which caused me to miss the whole spring fever thing. Now I am alive, well, and ready to live out my best life, and guess what? I want that for you and your company as well.
This summer, at least for me, is all about rebooting. Rebooting my mind, my health, and my passions - and a big part of that is rebooting all things BRANDING & SOCIAL MEDIA. After the interesting year, we all had, a lot of our social media feeds changed drastically. The “pretty” faded away and we struggled to just keep something...anything on our pages. Well, I am here to tell you that it is time to bring the “pretty” back, (Que: Justin Timberlake's song, “I’m bringing sexy back”). Let's infuse our Instagram Feed with inspiring imagery, graphics, and fresh content! It is time to come ALIVE! Here are 8 ways you can take your IG Feed from “drab to fab” and gain more followers along the way! 1. Consistency is key! – Let’s get rid of all the random posts on your Instagram feed. No more sweatpants photos mixed in with your latest luxury Stage. You do not have to go back and delete unless you have an endless amount of time. Start Planning your feed (what you post on IG ) to look and feel consistent. Here are a few ways you can do that: On all before and after photos, put the pretty first then in your caption write something like, “swipe to see what a difference Staging makes”. Angles: Angle refers to the degree to which the camera points towards the area you are shooting. You first want to make sure you are using a tripod (even if you have to use your phone to shoot) and make sure the camera is level, second you want to shoot about 5 ft from the ground in the landscape mode, instead of portrait. Lighting: It is always best to use a professional photographer, however, if you are not able to use one, make sure you download the PhotoShop app on your phone so you can lighten and sharpen your photos to all look similar. ** Sidenote: most influencers and brands use some type of custom filter for all their posts to keep their look/brand consistent. I would not recommend this with Staging because you are representing the Home / Real Estate and you do not want to misrepresent the property or your clients’ listing. 2. Use a grid App: A great way to clean up your Instagram feed and curate the most fabulous summer feed would be by using one of the many grid apps you can download to your phone. Here are 3 for you to check out: The Preview App Grids 9square for Instagram 3. Choose a style/theme and stick to it. Nothing is worse than seeing a beautifully curated feed interrupted by a random out of place post and I am totally guilty of this. I used to curate my, Jana, and Model My Homes Instagram so precisely and then… let’s just be honest… I got lazy! Tell me which example below is more pleasing to the eye.

You also do not have to break up your feed with quotes like the examples above. You can also curate your feed to have images only of your work, just keep them consistent like these: 4. Choose your branding colors and use them to balance out your feed Most likely your company has items and colors you repeat in each house. If your pop of color (pillows, art & accessories) is peach, blue and yellow make sure when you are creating your grid that you are not posting two images next to each other that both have yellow pops of color in them. Make sure your color and themes are not off balance.
5. Keep your feed professional, when it comes to bringing PRETTY aka sexy back (yup still singing that song in my head while I write this article). Remember when you are doing reels or IG Stories there is an option to post to your feed. This will break up your consistency and grid. It would be ok to do it for 24hrs but go back the next day and delete it. The only reason you would allow it to be put on your feed is so that you can share it to your IG Stories and then to a highlight reel but we want to make sure we stay focused on the perfectly curated feed. 6. Double-check your back! As in the background of the images that you are going to post. Especially in the homes. This point could very easily lead into a whole photography post, however, as a Stager there is nothing worse than realizing after the fact that a pillow is in the wrong place, or not chopped, or maybe the bed skirt is caught on the frame. Many of you have an assistant or coordinator go out to take images of your Stages for you; make sure they are paying attention to every little detail. Scheduling them to go out immediately after the Stage is the best bet, and that goes for your professional photographers as well. No one should be entering the house between the Stagers and Photographers.
7. Cadence & Content: What you write in your copy matters, believe it or not, there is a cadence to the content you create. Most people prefer shorter text. They don’t want to read a book, they want the CliffsNotes. The first sentence has to be the showstopper. It literally has to be the “Scroll Stopper” - will what you said in that first sentence cause your client to STOP & READ the rest of the post? For example - “SOLD after 2 hrs on the Market” or “Staging adds value faster than it adds cost”. Then start your next sentence with space between to finish out your post. 8. When it’s time to change up the feed - This whole time I have been encouraging you to freshen up your feed for summer however what happens when fall comes, and the feeling of your feed needs to change? You plan in advance! When someone comes to your Instagram page, they typically see between 12 or 15 images depending on how far they scroll. When preparing (in advance) for a feed theme change, do it in increments of 12 or 15 images at a time. For example, I went from a black and white theme to a fall colors theme below.
You can also change the themes of your feed as well, maybe you are strictly Staging luxury modern townhouses instead of the traditional single-family residences that you have typically staged in the past, simply grab 12 or 15 images of your new Staging styles and post them in increments of three, one in the morning, one in the afternoon and one in the evening and in 3-6 days you will have a whole new feel to your feed. It’s time to bring the Pretty Back, to show off (as Jana said in last month's article)! Show the world your curated amazingness!
