WELCOME TO FALL We hope you have enjoyed the season so far and have incredible end of year plans ahead of you. So much has happened this year, and we believe it’s time to celebrate! As you know, our Home Staging and Real Estate Summit is ahead of us, and we are gearing

up

for

this

tremendous

celebration! Although the Speakers will be experts, the content they will share will be second to none, no doubt. One thing that I have learned this year is to stay close to the movers and the shakers. Normal is overrated. Who in your world is doing big things? Who

is

pushing

you

beyond

“normal think”?

This includes residential and commercial.

Who is making such a difference that

people

can’t

Sharon Lechter, Author of over 20+ New York Best Selling books, including this months book, Outwitting the Devil and Lisa Copeland, business leader and a dedicated pioneer in sales and brand strategy

ignore

the

impact they are making? We are surrounding ourselves with people who are making a huge impact on the lives of others. Normal just won’t cut it. We believe in big expectations and big results. Staging is a great industry to be in, and Interior Design will always be needed, but without real estate, we would all be out of business. Real estate is the foundation and the focus! In the next few months, you will be meeting people that have big portfolios of income-producing properties.

You’ll

be

meeting

people

that

have

companies focusing on owner financing options. You’ll be meeting more and more short-term rental hosts and trainers. You’ll be meeting people in insurance, legal, and financial experts who focus on the real estate industry. We as HSRA are committed to developing relationships and partners inside the real estate world who are the best of the best. We are so glad you’re on this journey with us! Buckle up; It’s going to be a great ride! In this Together, Jana

TEAM INVOLVEMENT AND CREATIVITY HSRA EXECUTIVE LEADER: JOSEPH SIPP SYSTEMATIC HOME STAGING | SIPP HOME GROUP

At Systematic Home Staging, I strive to overcome obstacles by being innovative and creative. I also want to foster teamwork and promote an environment where everyone can

collaborate

and

their

problems

or

solutions can be heard. I always tell my team that when they have problems, they should do their best to think of creative solutions or think of different ways to attack the hurdle. I do this not because I do not want to help, but rather to empower them to be leaders in their roles and find the best possible solution to their daily problems.

Recently, the team has been concerned about our rug inventory and having trouble prepping for stages because they cannot see the rugs. In one of our Morning Alignment Meetings, this subject came up again and the team brainstormed on how to overcome this issue. They decided to add QR codes to the rugs so they can see a full picture of the rolled-out rug. By uploading a photo into a Drive folder, they can create a QR code and once it is scanned you can view the design and color of the rug. This has saved time in pulling the hard goods and made the job sites easier because the stagers prepare their art and decor to be cohesive design by having a clear picture of what items are going in the property. This solution makes the team happy because they not only came up with it together, but they implemented and will keep it going without my involvement. They also improved the efficiency of the operation, which saves time in the warehouse and allows them more time out in the field! Empowering team members to be leaders in their roles pays off in so many ways, but it mainly gives them pride in their roles and will help with growth in the company as well.

MAKE IT AUTOMATED

JILL JOHNSON DIGITAL COORDINATOR

If you have not read last month’s article in the publication yet, make sure to read that one first since I left y’all on a cliffhanger. Now that you’ve read that one, let’s continue… When it comes to automation, there are so many routes you can go. As a Staging or Design company, you may wonder what really can you automate… The majority of what is done is all physical labor. Office and admin positions have so many areas where automation is needed and extremely beneficial, but what about the Stagers out in the field and the communication that is needed between both field team and office team? Has anyone else had that struggle of “the lockbox isn’t here” or “somebody is living in the property!” Yes, we have ALL been there. We all can feel the pain! Then comes the calling the office, then the office has to call the agent, then the agent has to call the seller, and so on and so forth. Too much calling, not enough easy “one-click” options.

EMBRACING SEASONS OF CHANGE IN YOUR BUSINESS: Employees, Services, Finances, Clients

“Life and business are like the changing seasons. You cannot change the seasons, but you can change yourself." Jim Rohn

As I write this article, I’m on my balcony looking down at a planter that previously had a plant within it. Unfortunately, the plant died. And yes, it was my fault. I am also at our new condo 38 stories high in Downtown Dallas. This move definitely forced us out of our comfort zone into a whole new level of possibility. These are both great reminders that within our lives there are seasons of change. Some are good and some are bad, but the one thing you can count on is the seasons will come. In our businesses, these changes may be in the form of people, services, finances, and clients. And there is no doubt, you’ve made it through seasons of change within these past 24 months. And the good news is, unlike this plant, your business is still alive. Whether it is thriving or existing week by week, our companies must have the proper essentials. The first focus is Profit. If our companies do not have profit, they cannot exist. One basic principle of profit is understanding expenses in the form of labor, inventory, and carrying costs. Once we know our expenses, we know what we must charge to be a profitable company. Without doing the math, our company can die a slow death. There are no greater examples of this than those shared in the book Profit First. Next, is People. There are no doubt seasons of change within our employees and team members. Change and turnover is not necessarily a bad thing. Yes, we have extra training costs but the good news about hiring new talent is they bring the best out in your current team.

That is, of course, if you have the right team. There is nothing better than an energetic and effective team that sees the value in time and production. Others can sense when a company is not thriving. New team members will understand the roles and responsibilities and be on purpose to make a huge impact on the company's overall performance. Now let’s talk about Operations. Operational effectiveness is imperative. If we have profit and we have people, but the operations are outdated or not efficient, we will bleed out. Frustration happens and the team becomes disengaged. Clients are no longer the focus because there are too many fires that need to be put out internally. When we make sure our operations flow smoothly day today, we are able to continue to continuously improve and become known as the best in the area. Strategy is our fourth focus. Without the proper strategy and goal-setting practices within a company, it will not have the proper essentials or nourishment to continue to move forward. Like this plant that once was, understanding the need for water, sunlight, and a proper container to grow in was foundational to its health and existence. Strategy is all about seeing beyond and going the distance. We can plan our paths to growth offensively by modeling, mimicking, and mastering those who have gone before us. Leaders must know how to set policies and procedures and give directives on day-to-day tasks. Without accountability and metrics to know what is working and what is not, the company continues to make the same mistakes.

If you need a refresher on scorecards, visit your Member Training Center. A company will thrive with those in leadership who can strategize and understand how to model, mimic, and master similar companies that have created massive results. They’re not afraid to ask questions, and they’re not afraid to get themselves in the right environment that allows their company to thrive, not just survive. The good news is you have companies within the HSRA family who are achieving these massive results with existing and new services.

model-mimic-master We are noticing changes in the real estate market environment and our companies have to morph into a hybrid approach. What specifically does that mean? Come to the Home Staging & Real Estate Summit and listen first-hand from the experts. You will no doubt leave with a notebook full of actions to propel your company into this new environment. Let us be the first to say we believe there will be very few single-focused Home Staging companies that provide furnishings to only vacant homes for sale within the next five years. Although we know we provide this essential service, our services look different now and will continue to evolve. Let’s stay in the game by staying relevant and being in the rooms with the influencers who are influencing others. Thanks for being an early adopter and continuing to thrive in this new environment of real estate. We appreciate you and we know healthy companies come out of a healthy environment. Now, I’m off to get a new plant.

IF IT'S NOT WRITTEN, IT'S NOT REAL. -Jana Uselton

Sitting on a flight back home to Seattle after setting up our first STR for a client in Arizona, I have a rollercoaster of emotions. Mostly pure exhaustion, physically and mentally but feeling so proud of the job we just completed and having an elated client. 2021 has been one for the books and we still have another quarter to go! I have been pondering for weeks what to write about and keep coming back to “just put down what is on your heart”. So I am and I hope that it speaks to someone. Does anyone else feel like there is so much noise around that it makes it really hard to focus on anything of true importance? Of late, I have yearned to retreat and block out the noise from everyone around me. Personally and professionally, we (my family and I) have made some lifechanging decisions but now it's deciding how and when to move on them. What it comes down to is that it’s all about timing. When is the right time to do it, how do we do it? What changes do we need to make in order to do it? All very difficult to answer with all the noise. 2021 has brought unforeseen problems in the business world that I am not sure we were ready for. This has put extra pressure on our business financially and resource-wise. The supply chain issues have certainly changed how we do business. We felt so proud to survive 2020 and then 2021 decided to laugh in our face and has really put us to the test.
