PHYSICAL CHARACTERS
Zones:
Obsolete Historic Renaissance NEZ Renewal Local Historic Empowerment
There are mainly 5 kinds of zones in Detroit-Renaissance Zones, Neighborhood Enterprise Zones, Renewal Community, Local Historic Districts and Empower Zones. This site is located at the renewal communitt zone and surrounded by empowerment zones. Also, there are mainly two characters in this site-one is the Obeolete Property and the Hictoric Sites. Both of them distribute in downtown area.
TRANSPORTATION:
Non-Motorized Mass Passerger Rails Roads Water bodies Passrail
From Detroit’ s downtown area, the Mass Transportation lines lead to the suburbs and the conceptual Non-Motorized lines are like nets in this city. In terms of the rails, there is only one PassRails through Detroit, and the local rails are obsoleting. There used to be a rail next to the site and down to a park next to the river. And there is a main road called Edsel-Ford Fwy on its north, and right now a street called Bellevue on its west.
PUBLIC SERVICES:
University Parks Public school Other school Police station Library
This site is located at a almost obsoleting area-there are only two small parks(Warren-Meidrum Park and Dueweke Park) at south and one high school(Ketterin High School) at east. On its west, there was a bus station, and all the other area is the small house for local people.

BUILDING CONDITION The packard Automotive plant which was known for its first use of reinforced concrete in an industrial plant construction is currently in a dilapidated state. It is a haven for graffiti artists, scrappers, & homeless people. The building which was once known for its most modern automobile manufacturing facility, is now a dumping ground for household waste, cars, spray-paint cans and other debris. The buildings are said to be designed in “L shaped patterns so that the floor is lit with natural light as much as possible and each floor is designed to support 100 pounds per squarefoot. Despite the damage that has been caused over the years, the shell of the building remains structurally sound due to its reinforced concrete construction. However, there are certain sections and floors which have been knocked down by scrapers in an attempt to dismantle the remaining buildings. The buildings were often set on fire by the scrappers and the fires were fed by wood and other debris which inturn has caused some of the steel supports to warp and distort. Over the last few years, the floors which face the railroad track have also started giving way to its supports and began collapsing.

Urban Farming (Vegetation)
Urban farming, unlike private gardens and community gardens, focuses on commercial possibilities of farming. Detroit is said to have begun its way of urban farming since 1893. According to urban farming organization site, we can now find Detroit with the most registered urban farms in the world. 6
SECTION NAME HERE
After 100 years of the Machine Age, Detroit seems to be returning to its origin, farming. Without proper supermarkets, the need for a place to buy healthy and nutritious food emerges. Detroit’s farming has a lot of variations like restaurant-related, non-profit, educational community garden, and large corporations. 7
IIT College of Architecture / MArch 543 / Re - Thinking Metropolis - Neighborhood. FALL 2014
Nowadays one third of Detroit (40 square miles) are abandoned houses, vacant lots, and empty factories. The government is trying to make its way through urban farming, growing onions, potatoes, garlic, collard greens, beehives, corns, squashes, tomatoes, eggplant and sweet peppers. 8

What M4 District can include?
CURRENT ZONING Current Classification on Site M4 - Intensive Industrial District
This district will permit uses which are usually objectionable and, therefore, the district is rarely, if ever, located adjacent to residential districts. A broad range of uses is permitted in this district. New residences are prohibited with the exception of loft conversions of existing buildings and of residential uses combined in structures with permitted commercial uses. These requirements are to protect residences from an undesirable environment and to ensure reservation of adequate areas for industrial development.
