Yves Klein, a visionary French artist, is celebrated for his groundbreaking contributions to contemporary art.
Born in 1928, Klein’s innovative approach and profound philosophical insights have left an indelible mark on the art world.
He is best known for his creation of International Klein Blue (IKB), a vivid ultramarine hue that became the cornerstone of his artistic expression.
Klein’s work transcends traditional boundaries, exploring themes of immateriality, infinity, and the sublime.

Sense of boundlessness & freedom
In 1960, Yves Klein patented his signature color, International Klein Blue (IKB), which he developed with the help of a chemist.
This vibrant, matte blue was achieved by suspending pure, dry pigment in a synthetic resin, preserving its intensity and luminosity. Klein’s use of IKB was not just a stylistic choice but a philosophical one. He believed that this color could evoke a sense of boundlessness and freedom, transcending the material world.
Klein’s most famous works featuring IKB include his monochrome paintings, where the entire canvas is covered in this striking blue. These works challenge traditional notions of painting by focusing on color and texture rather than form or subject matter.
Klein also used IKB in his “Anthropometries” series, where he directed nude models to cover themselves in blue paint and press their bodies against canvases, creating imprints that captured the essence of human form and movement.
Beyond painting, Klein’s exploration of IKB extended to performance art and sculpture. His “Blue Epoch” period saw the creation of sponge sculptures and reliefs, where natural sponges were soaked in IKB, transforming everyday objects into vibrant, tactile artworks. Klein’s performances, such as “The Void” exhibition in 1958, where he presented an empty gallery space as a work of art, further emphasized his interest in the immaterial and the infinite.

Glyfada Beach, Greece
Transposing the world of Manko, born on avenue Montaigne in Paris, into a Mediterranean seaside environment, and more specifically into the heart of historic Glyfada, Greece, is the challenge that Bureau Lacroix and MVP Architectes have taken up in a unique collaboration.
This new concept is the result of a genuine four-way collaboration combining the complementary expertise of the two agencies, offering an extraordinary experience in the world of luxury hospitality.
Bureau Lacroix’s dedication to detail manifests itself in the choice of textures and the design of the furniture, as well as in the details of the fittings, which completely reinterpret the original design; some of the brand’s iconic details are found in the lighting and some patterns, while the rest have been completely redesigned to update the concept and adapt it to seaside life.
New solar signatures have been added to the brand identity, such as the design of the monumental arch and the roping of the entrance, while keeping the typical patinas of the Peruvian restaurant.
The Manko restaurant is an authentic celebration of Peruvian gastronomy, with dishes inspired by the culinary arts of the entire world. Influences from Europe, Japan, China and Africa have merged with the ancient culture of the Andes and the exuberance of the Amazon, creating a universe of flavors to be discovered and shared.
Translating the world of Manko, born in Paris on the Montaigne avenue, to a Mediterranean seaside environment, and more specifically to the heart of historic Greece at Glyfada, was the challenge that Bureau Lacroix & MVPArchitects took on in a unique collaboration.
This new concept is a true four-handed approach combining the complementary skills of both agencies, creating an extraordinary experience in the world of luxury hospitality. Right from the entrance, cultures meet at the crossroads of a rope installation inspired by Inca quipus and the exceptional archaeological site represented by the beach.
As the journey continues, the visitor is completely immersed. The lush vegetation overlooking the main arch encourages you to continue on your way to the different areas.

The global wellness real estate market isn’t just a passing trend—it’s a powerful movement.
According to the recent report by the Global Wellness Institute (GWI), this sector has experienced remarkable growth, surging from $225 billion in 2019 to an impressive $438 billion in 2023.
Last May, the non-profit Global Wellness Institute (GWI), the leading research organization for the global wellness industry, released a report filled with new data and insights on the global wellness real estate market.
GWI defines the sector as homes and buildings that are proactively designed and built to support the holistic health of their residents.
The report finds that wellness real estate has been by far the fastest-growing market in the 11-sector wellness economy in recent years, surging from $225 billion in 2019 to $438 billion in 2023. To put that 18.1% recent growth rate in perspective, the annual growth rate for overall global construction was only 5.1%.
"As long-time industry researchers, we’re not at all surprised by this finding,” noted Katherine Johnston and Ophelia Yeung, GWI’s senior research fellows. More than any other wellness sector, wellness real estate embodies the multidimensionality of wellness. When done right, it has the greatest potential within the wellness economy to improve our holistic wellbeing and that of entire communities. As more people realize that their biggest investment—their home—is the next frontier of health, the demand for wellness real estate will only continue to grow.”
With the pandemic dramatically accelerating the understanding among consumers and the building industry about the critical role that external environments play in our physical and mental health, the GWI forecasts that the market will grow 15.8% annually from 2023 to 2028, when it will approach the trillion-dollar mark ($913 billion). The report includes regional and country data, finding that the US ($181 billion), China ($73 billion), and the UK ($29 billion) remain the three biggest national markets.
GWI researchers also detail the biggest drivers and opportunities—as well as the biggest challenges—for wellness real estate in the future. The report was released today at the Global Wellness Summit’s third-annual Wellness Real Estate & Communities Symposium in Manhattan
Wellness real estate has been the growth leader in the wellness industry since the GWI started measuring it in 2017. During the pandemic year (2019-2020), it was one of the few wellness sectors that continued to grow rapidly (21.6% growth), even as overall construction output and global GDP shrank (-0.8% and -2.6%, respectively).
Over the last couple of years, global construction growth has slowed considerably, from 16.7% in 2020-2021 to only 1.9% in 2022-2023. But between 2022 and 2023, wellness real estate grew an impressive 13.4%.
The market is heavily concentrated in North America (44% of total), AsiaPacific, and Europe, which together account for 99% of the global sector.
Latin America-Caribbean and Europe have been the fastest-growing regional markets from 2019 to 2023. Interestingly, Middle East-North Africa remained one of the fastest-expanding markets over the last four years, even with slower construction growth (including a significant construction downturn in 2022-2023).
North America has maintained powerful growth since 2017, but it tapered off in 2022-2023 alongside a slowdown in overall construction. Asia-Pacific is home to a number of very large, fast-growing countries for wellness real estate (e.g., Australia, Japan, China, India). At the regional level, wellness real estate growth has outpaced overall construction growth across every single region since 2019, by a factor of 3-4 times or more.
Future Opportunities & Challenges:
The report identifies 11 key future drivers and opportunities for the market, including how wellness features have become nearly ubiquitous in luxury properties; how healthy buildings will increasingly become key to public health strategy; how both indoor air quality and green/natural assets are becoming essential; and how an interest in planetary health and sustainability is converging with human health and wellness. But the report also outlines six key challenges, including how the rise of extreme weather will drive demand for climateadaptive features; how the regulatory environment for construction and urban planning frequently stands in the way of wellness real estate; and how the trend of premiumization is widening the gap between the ultra-wellness real estate for the wealthy and the housing built for the average family. It also stresses that the desire for affordable and rental wellness homes represents a major opportunity.

Ilona: What inspired you to transform a commercial office building at 40 Broad St in Wall Street, New York into a residential Wellness Tower?
Bob: Currently, the Financial District is experiencing a 25% vacancy rate in the office building sector. Recycling an underutilized office building shell into much needed residential housing was a timely response to market conditions. Taking the next step of integrating "wellness" amenities and health & longevity features into the building was a timely differentiator within the condominium sector.
Ilona: How does the Wellness Tower redefine the concept of luxury in urban living?
Bob: “Health is Wealth'' - this is our mantra. Creating residences that focus on fostering a healthier environment and promoting longevity for its residents is our priority. We spend approximately 85% of our lifetime in buildings, sleeping, working, and entertaining. Shouldn’t our buildings be healthy? Not long ago, 30% of our building products were unhealthy for inhabitants, and 5% were even carcinogenic –a well-known worst-case scenario was asbestos.
Today, let’s incorporate healthy, non-toxic building materials into our built environment, leaning towards natural and more sustainable choices.
Ilona: What specific wellness amenities were integrated into the design of the Wellness Tower, and how do they contribute to the health and longevity of its residents?
What were some of the major challenges faced during the conversion of the office building into a wellness-focused residential tower, and how were they overcome?
Bob:
Physical Health center.
Mental well-being playroom and a “quiet room” for meditation and long linear fireplace.
Social gathering space solarium with surrounding indoor and outdoor spaces with biophilia, and a media room.
As early adopters of converting an office tower to residential condominiums, we faced a learning curve due to fewer precedents.
Not all office building footprints are dimensionally suitable for residential layouts. The footprint and core location of 40 Broad were somewhat challenging in terms of condo unit layouts, although the Financial District location was highly desirable. Providing a larger financial construction contingency for the conversion was a lesson learned.
Ilona: Can you discuss the sustainability practices incorporated into the Wellness Tower and their impact on both the environment and the residents' quality of life?
Saving and recycling the building shell preserved: materials, extraction, transportation, and energy—both physically and resource-wise—along with a 22% construction cost savings. A high percentage of building materials were locally sourced, with a significant portion of natural and sustainable building products integrated. Heating and cooling mechanical building systems, with the ability to increase fresh air exchanges, are important considerations, especially concerning airborne viruses like COVID-19. ~ Bob Henry
Ilona: How do you see the Wellness Tower at 40 Broad Street setting a benchmark for future residential developments in urban centers?
Bob: Our early focus on the 'well-being' of residents occurred before the term wellness real estate' existed.
It's important to note that this project came online in 2008, during a challenging financial climate.
Despite this, all 158 units were sold within 2.5 years. Only now are people realizing the relevance of this positioning, particularly in the post-COVID era and the subsequent evolution towards remote working, which has resulted in a 19% average vacancy in office space in New York City.
Ilona: Looking ahead, what are the next steps for Robert D. Henry Architects in the realm of wellness real estate? Are there any upcoming projects that continue this focus?
We are busy with numerous projects like 40 Broad and single-family 'healthy homes,' where owners are interested in creating a legacy property. Where future generations adopt wellbeing as a lifestyle, promoting health and longevity as a priority.
We design 'smart homes' with sophisticated MEP systems and sustainable materials that can be monitored from your phone.

In 1965, the couple embarked on the construction of a magnificent villa in the heart of Madrid, which Doña Yolanda filled with works of art and furniture gathered from around the world and chosen with the help of her childhood friend and Panamanian architect Guillermode Roux. Maison Jansen, the distinguished firm that brought French style to the world (including to the White House), was also commissioned to create interiors reflecting Doña Yolanda’s cosmopolitan taste.

Throughout the years, she forged close links with intellectual circles and trained her discerning eye on many artistic disciplines, including classical music, poetry, ballet and literature.
Together with Guillermo de Roux, she traveled the world, visiting museums, exclusive palaces and renowned antique galleries.
From Rome and Paris to London and New York, the duo was on a constant quest for inspiration and treasures.
An Artistic Journey through Calle Serrano 128.
The breath-taking dining room of Calle Serrano was evocative of the grandeur of an English country home, with its 18th-century dark blue Chinese wallpaper and an opulent acajou table on which was displayed the highlight of the collection: a magnificent Regency silver service by Paul Storr.
The immense living room, which hosted many exclusive gatherings, embodied the sophisticated comfort that was the hallmark of Maison Jansen. Featuring Chinese porcelain, exquisite French clocks, lacquered chinoiserie cabinets, English giltwood mirrors and beautiful chairs, this space perfectly married elegance and sophistication. The library was a more intimate space. At the centre sat two large globes designed by Malby, surrounded by a kaleidoscope of objects collected during Doña Yolanda’s trips and each with a story to tell.
Doña Eleta started to collect jewelery in 1945. Over the years, she assembled a rich and varied collection, highlighted by exceptional gemstones, most notably diamonds and emeralds. Each piece has been carefully selected: some reflect the collector’s Panamanian and Costa Rican origins and are reminiscent pre- Columbian treasures, others underline Doña Eleta’s taste for beautifully crafted gold designs and motives inspired by Latin American imagery.

The annual event this year honored a decade of changing lives in communities across America with 2024 focusing on two organizations - Safe Passage Heals and Sanctuary for Families.
It was a grand “Celebration of Kindness” attended by important international change makers from across the globe and underpins the organization’s motto that “kindness is cool.”
The survivors surprised Luisa with a proclamation from the New York State Senate recognizing the work she is doing with survivors of domestic violence and human trafficking as well as living up to her overarching theme of "Kindness is Cool" by proclaiming May 15th, "Luisa Diaz Day."
The Luisa Diaz foundation proudly honors these grass-root organizations and exemplary individuals who have made significant humanitarian and philanthropic contributions.
An all-star lineup of presenters and performers dedicated the night to honorees and the organizations that are collectively shinning a light on the dangers of human trafficking and sharing support for the fight to help domestic violence survivors. The subjects are often not focused on, and this event hopes to spread much-needed awareness.
The night started with an introduction from special host Consuelo Vanderbilt, the Runway of Hope show featured the survivors as the focal point of the evening. Pamela Morgan, star of her one-woman Broadway show sang and after dinner the celebrations were put into high gear by singer and DJ Chloe Jane. Eyewitness News Kristin N. Thorne introduced the charities that were beneficiaries of this year’s Gala.
Additionally, the “Runway of Hope” where fashion meets compassion was once again a key part of the program. The runway show celebrates women survivors as well as one trans person survivor this year who walked the runway after participating in the program for a year with further training sessions of confidence-building and styling provided by the Luisa Diaz Foundation.

The fundraising event featured a live, thrilling fashion show by legendary designer, Josie Natori, showcasing the Spring 2024 collection. This year’s honoree was Barney Cohen, Managing Director and Wealth Partner at J.P. Morgan Wealth Management, was recognized for his commitment to supporting collaborative cancer research.
More than 150 guests attended the affair and helped raise nearly $175,000 to support crucial SWCRF initiatives such as the International Network on Aging and Cancer and the Women's Cancer Research Program.

A Day of Impact & Inspiration

The Paradox of “WE” in Giving and Caring.
I listened as the leader of the group had all attendees’ heads nodding. I was a visitor, a guest to this group, and I was curious.
The man at the front continued.
“We need to do something,” he implored. All in attendance were in agreement. “We should.”
Mouths agape and heads nodding, I assumed that a flood of activity would ensue at the break.
There would be breakouts and planning sessions to follow the call to action of doing something.
The “We” of the group, the collective, would move mountains.
They, each moved, certainly. They each moved to the patio where a queue for pastries and coffee formed. I floated from group to group. Twos and threes and fours all aflutter with anything but the call to action the speaker had proffered moments earlier.
The head nods, the agreement with “We should do something,” what did it all mean?
Was everyone attending colluding in some kind of lie?
This prompted me to slide from my role as a spectator to my curiosity as a social scientist. My doctorate is in clinical psychology, and I’ve been working with leaders and organizations for the past forty years. Yes, four decades have taught me a lot about culture and engagement.
Here are some basic, yet solid truths:
A “leader” isn’t a leader until there’s at least the first follower.
You can get agreement and still not have action.
You can have action, but busyness isn’t the same as effectiveness.
Social identity comes from both leading and from following.
Why didn’t anyone in any of the groups end up talking about what the speaker had proposed just moments earlier?
Another basic truth:
When we talk about “WE,” it’s easy to think that means someone else.
It’s just that simple. Think about it:
“We should clear the sink before going to bed.”
“As a nation, we need to be thinking differently.”
I could go on and on with examples. Unfortunately, using a rally-cry for “we” gets interpreted as, “yes, this is a lovely cause to cheer on.”
Individual accountability gets lost in translation.
Skip the WE.
Give me an accountable “I."
“We” means someone else. Personally, I’d trade a room full of head-nodders for one accountable individual who will stand up and say, Yes, I’m in.
“I will do xyz.”
One accountable “I” carries more weight than anyone can imagine. Because, once one publicly leans in, another accountable “I” tends to lean in.
HOW TO GET SUPPORT FOR YOUR CAUSE:
Don’t talk about the group as a “we.” Instead, point out individual contributors or potential contributors. Don’t put them on the spot while in the spotlight. Rather, offer an out –“I know this is something that you can be passionate about. I’d love to circle back to you when I’m done here. Your support is so important.”
Yes, each situation requires its own decorum.
The point here is that finding a single contributor starts the process of others leaning in. Noting that “we need to do something” might only get heads nodding in agreement. Your call to action must be to request individual personal reflection.
“You can help. Not YOU plural. You, as an accountable individual willing to make a difference.”
THE BIG SHIFT:
When a group of accountable individuals collects to make their difference, you have a strong WE that becomes celebration worthy. Give individuals a social identity by belonging to the group.
Don’t start with WE. Focus on finding an accountable individual. Then another.
Once there’s more than one, you have a group, then shift your focus to the belongingness of doing good for your cause.
Whether leading an organization or building your philanthropic efforts and endeavors, remember how powerful a single individual can be.
Then, “Who would like to be the first to share that they are in?”
Keep making your difference. Keep making your magic.

Lover Who Forged His Own Path.
The home in which much of the collection hung - Hay’s Mews in Mayfair - embodied in its purest expression the minimalist aesthetic that spoke so strongly to Ralph: polished stone floors, crisp white walls, cubic rooms, natural light and high ceilings. Above all else, Ralph was captivated by the dialogue between the works and the space they inhabited, creating along the way, a home which rivalled that of a Modernist museum. Beyond its striking minimalist spaces, the house had – like a great work of art – great provenance, having been originally designed in 1987 for Doris Saatchi. It was, and had always been, a house made to showcase great art.
Ralph was drawn to artists that had a large body of work, reading and studying everything he could find on those who captured his imagination, before patiently searching for the right piece from their oeuvres to suit his collection." ~ The Family of Ralph I. Goldenberg.
Born in Chicago, Ralph was enthralled by art from the start. As a young man, he would wander through the Art Institute of Chicago, soaking it all in, and by the Sixties, he was exploring the Chicago art scene, reading widely, and learning along the way from local galleries.
He had a natural hunger to learn and a roving curiosity, following his interests wherever they led: reading widely, from Franz Kafka, Philip Roth and Joseph Heller to Joan Didion and Italo Calvino to books about artists, art movements, and history. He kept up with current affairs, loved the Opera and popular music – from the Beatles to Bruce Springsteen – and liked to surround himself with beauty, whether it was the clothes he wore, the furniture he bought, or the glassware and design in his homes.
As soon as finances would allow, Ralph channelled his artistic soul into the art of collecting. Prints were his first acquisitions, by artists such as Jean Cocteau, Norton Azumo, Carol Summers and Serge Poliakoff, and within the decade, he was acquiring oil paintings too, by Jean Dubuffet, Michael Goldberg, Joan Mitchell, Alexander Calder and Piet Mondrian. Before long, his interests shifted to the Abstract Expressionists, gravitating towards works by Mark Rothko, Jackson Pollock, Willem de Kooning and Franze Kline.
His curiosity did not stop there, as he became increasingly interested in the pared back aesthetic and contemplative nature of American and 1960s European minimalism: from Robert Ryman to Cy Twombly, Agnes Martin to Lucio Fontana, and Brice Marden to Piero Manzoni, to name a few. Ralph was one of the few collectors of his time who looked at Minimalism through an international lens like this.
Dating to the pivotal year of 1962, Andy Warhol’s Fragile is from one of his first ever bodies of works, the Shipping Label series (which comprised only 16 works), and marks a decisive turn to his epoch-defining use of silkscreen. A signifier of something precious and valuable yet never revelatory of what it signifies, Fragile encapsulates Warhol’s playful and pioneering appropriation of iconic, everyday imagery - be it celebrity portraits and dollar bills, or in this case, a shipping label. Fragile was acquired by Goldenberg in 1989.

An Artistic Soul
He would later display these works alongside those of the YBAS of the 1990s, such as Damien Hirst, Tracey Emin and Rachel Whiteread, thoughtfully selecting pieces, which still adhered to the collection’s overarching minimalist aesthetic. He acquired, for example, a rare white-onwhite ‘Spot’ painting by Hirst, as opposed to a colourful version, and a number of classic concrete installations by Whiteread, including In Out IV which he loaned to Tate Britain’s major artist survey in 2017–18.
Throughout his collecting journey, he remained laser-focused on its curatorial aspect, always thinking about what he was putting together and how. He did not follow trends. Instead, his collection is a true reflection of his abiding passion for art and the emotional attachment he retained for several of the artists, many of whose works he held onto throughout his lifetime, including Alexander Calder, Jean Dubuffet, Jackson Pollock, Brice Marden, and Robert Ryman.
He approached collecting with an informed and highly discerning eye, less drawn to ‘trophy’ pieces, and more to those that demanded thought and contemplation. He melded this thoughtfulness with a lively personality and a great sense of humour, a trait that comes through in the playful works peppered in the collection: Andy Warhol’s Fragile, William Kentridge’s Cat, from the Untitled (Procession Set) and Tracey Emin’s Can You Hear Me, which was loaned to the British Council for the artist’s solo presentation at the Venice Biennale in 2007, marking just the second woman to ever represent the UK.
Ralph was an active force on the boards of a number of leading institutions, including the Museum of Contemporary Art in Chicago, where he served on the permanent collection committee, and The Art Institute of Chicago, as a member of its Prints and Drawings committee as well as donating and supporting several acquisitions by Ryman, Marden, Twombly and more. Later in life, he served on the Committee for Prints and Drawings at the Museum of Modern Art, New York, and supported the acquisition of works by Kara Walker and Marisa Merz, among others. He was also an early patron of Tate Modern in London. Following Ralph’s move from London to Venice in 2018, he quickly became involved with the Peggy Guggenheim Collection, where his widow, Anna Goldenberg, still serves on the board.
This summer in London, Sotheby’s will offer some 80 works from Ralph Goldenberg’s collection which together evoke both the breadth of his interest –from Abstract Expressionism, to ‘minimalism’ from both sides of the Atlantic, to the YBAs, Pop Art and beyond – and his unique aesthetic.

Created in 1965, Unfinished Painting sits amongst the most important works of Ryman’s celebrated oeuvre, widely cited as instrumental in the development of his singular approach to painting. There are few works of comparable scale and importance from this period, and of those, the majority reside in prominent international collections like the Dia Art Foundation in New York and the Collection Lambert in Avignon, France. Testament to its importance, this painting was chosen for the most revered Ryman exhibitions of the last century, including the Guggenheim, New York, and the Stedelijk Museum, Amsterdam.
Unfinished Painting has remained in the Goldenberg collection since 1988 alongside two further works by Ryman (Untitled, Goldenberg held a deep admiration for Ryman’s practice and was particularly fond of his Untitled from 1963, choosing the work specifically because it had been kept in its original artist’s frame.
