Property Investment - Cash Flow VS Capital Growth Serious property investors who have already devised an investment strategy will already understand the differences between high cash flow and high capital growth properties. For first time buyers however, it might not be so clear. According to Smart Property Investment magazine, cash flow properties generally return a high rental yield of around 6-10%. In contrast, they normally hold a low capital growth profile – between 4-6%. Occasionally a property may have both, but if so, typically it’s only for a short period.

The main advantage with cash flow properties is the positive cash flow that they generate. And a lot of the time these properties are located in regional areas so they tend to have lower entry prices. This is a bonus for investors with less equity or income. Another advantage is that the surplus cash flow can be used to pay down principal and get more equity for future investment. The main disadvantage to positive cash flow properties is that the tax office will always take a cut of the income. Growth properties, on the other hand, often have a capital growth profile of 7-10% and a lower rental yield of around 3-5%. These properties are usually located in inner-city areas and high population neighbourhoods. As a result, they usually have higher and consistent capital growth over the long term. This means that investors can generate more equity in a quicker period of time, allowing them to use that equity to borrow and invest further. The tax benefits, via negative gearing for example, are also appealing. The downside to strong capital growth properties with lower rental yield is that they are usually more expensive to buy than positive cash flow properties and thus harder for beginners to enter the market. Investors also often need to generate a healthy income elsewhere to pay for the gap between the rental return and the investment loan. Craig J.
