s we approach the end of the financial year, buyers are now more confident about buying property than they were six months ago, according to the latest CBA/Mortgage and Finance Association of Australia Home Finance Index.
The good news is that the index shows Australian households are at their highest levels of financial confidence since May 2011. The survey of 1447 people also found 51.7 per cent of homebuyers believe now is a good time to buy a new home, compared with 36.1 per cent six months ago. Fewer respondents felt financially worse off in March 2012 (35.1 per cent) compared to six months ago (38.8 per cent).
Homebuyers' optimism is being driven largely by stable property prices and lower interest rates. Increasing rents have also led more than two thirds of first Homebuyers' (65.4 per cent) to re-evaluate the trade-off between renting and buying. Mortgage and Finance Association of Australia chief executive officer Phil Naylor says the renewed confidence is a positive indicator for the mortgage market. "While the cost of living pressures and employment uncertainty are placing a strain on some households, these concerns are balanced by positive factors such as lower house prices and interest rate cuts", he says.
The good news for Queenslanders is that their property market is starting to emerge from the doldrums, posting positive results for the first time in 18 months. According to news. com.au sales are up and property prices across much of the state are increasing. The latest Real Estate Institute of Queensland median house price data has also revealed that Brisbane's median house price has tipped over the $500,000 barrier again, rising 1.2 per cent during the quarter to hit $505,000. The number of homes selling during the quarter is 6 per cent higher than at the same time last year. While many medians throughout the state are still down on 12 months ago, the quarterly results are the first signs the market is starting to recover, says REIQ chief Anton Kardash.

THE BEGINNERS GUIDE TO AUCTIONS So you've found your dream home and you want to make it yours now! There's just one hurdle, it's up for auction. How do you prepare for this type of sale and how do you remain cool and calm on the day?

here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
