I
F YOU are downsizing or moving into a micro apartment, you will probably have more stuff than space
for it all.
This means decluttering will be big on your to-do list. But why is decluttering so difficult? Timothy Pychyl, a psychologist at Carleton University in Ottawa, Canada, who has studied procrastination for 27 years, says: “It’s not about time management. It’s about avoiding negative emotion. Putting off the task allows us to put off the emotions.” What appears on the surface to be just an item on the to-do list is really a landmine of complex feelings, such as frustration, anxiety and fear. You know that whatever you do, you’re going to lose something precious. So although it would great to have a garage that actually has room for a car, the benefit is often not enough to offset the fear of making the
wrong decisions, of losing the connection to loved ones who now live only in memory. Other factors will sabotage good intentions, too, such as perfectionism and a dissonance between words and actions, Pychyl says. You may say you would like a Zen-like home, but it’s just not that important to you. You realise you are not the person you think you should be. “We started with the simple stuff – that it’s not about time, but emotion regulation – and suddenly we’re into deep parts of our psyche. Is it any wonder the whole body screams: ‘I don’t want to. I don’t feel like it.’ Those are the lyrics of the procrastinator’s song.” Bonnie Miller Rubin says everyone has their own purging strategies. “One friend holds to a hardand-fast rule: If you haven’t looked at it in 20 years, get rid of it. But to me, the opposite is true; the older the mementos, the more precious they become.
“I still have my dried wedding bouquet that I carried down the aisle 46 years ago. Would it be so terrible to hang on to it as my world gets smaller?” Marie Kondo herself – the Japanese queen of minimalism and decluttering – says there is a strong connection between physical items, past experiences and future goals. In her new series Sparking Joy, on Netflix, she helps people sort out not only their junk, but also their emotions. This is something extremecleaning specialist and professional downsizer Matt Paxtor says he learnt when, at the age of 25, he cleared out the homes of four relatives who died within months of each another. The painful experience was life-changing and led to his current career. He now appears on two TV series about decluttering. Things do need to go but Paxton’s experience made him realise that hidden in those old filing cabinets and dusty shoe
boxes are memories that need to be acknowledged and preserved. “When we clean out, we relive lives,” says Paxton. A veteran of A&E’s Hoarders, Paxton, 45, uses his own show, Legacy List With Matt Paxton, to help a diverse group of families uncover the history of their most important items and figure out what to do with them. How do you figure out your legacy list? He says, ask yourself this: if your house was burning down, what are the four or five most important things that you would want to take with you? The answers Paxton has heard have included a whaling harpoon, a POW bracelet from the Vietnam War era and a secret family recipe for a white sauce. Paxton admits it can be challenging to decide whether to keep, sell or toss items, or to find a family member or organisation that might want them. He is constantly asked how to start the decluttering process. HERE IS HIS ADVICE: 1. “Pick a time every night to clean for 10 minutes,” he says. “Pull one box down and clean it with someone in your family, if you can. Tell the stories of what you find.” He suggests voice-recording memories as you go. Store them in a digital file. 2. Don’t try to do this over a holiday or weekend. “If it took 50 years to fill a house, how are you going to clean it out over a weekend?” 3. Look for treasures in desks, junk drawers, frames and freezers, as well as taped to toilet lids. Knock on rows of books; if a volume sounds hollow, it might be a fake book with a hidden compartment. (He once found a gold bar in a hollowed-out book.) “Grab books by the spine and shake to see if anything falls

He moved out of his home and got rid of 75% of his belongings. “I went through boxes in my attic. I relived my grandfather’s death, my dad’s death. I went through stuff from college and old girlfriends. It was interesting to practise what I preach. Every box was a moment in time.” He stopped every 10 minutes to take photos and notes, because he’s working on a book. (Tentative title: Keep the Memories, Lose the Stuff.) His own legacy list includes his mom’s handwritten recipe book, a Beastie Boys painting done by a fan, his dad’s gold Tiffany ring and his greatgrandmother’s wedding licence showing she was married at 14. Removing so many boxes of stuff made him feel freer. “I believe we are coming out of the pandemic with something good,” he says. “Caring more about people and families, and less about stuff.” – Washington Post

Letter from the editor I WAS interested to hear, while visiting a storage unit in the city, that a man had rented a big unit for over eight years for his grandfather’s dining-room table because he could just not bear to part with it. Eventually the rising cost of the unit forced him to rethink his “store it don’t sell it” philosophy and he finally took it out of storage. “He had a real issue giving it up,” the owner of the storage unit tells me. “I see this often with people – they get so attached to things – they’d rather store it here than actually part with it properly”. I may have been shocked at these stories if I had not started a big decluttering process. Notes on small pieces of paper from my beloved and departed mom and dad – written well over 30 years ago – were some of the treasures I found among boxes and boxes of paper clutter. “Don’t forget to say your prayers Viv,” said one of them. Photos from time spent in South America working and travelling sparked all sorts of memories I had forgotten, and the love letters where exes promised to love me forever, and I them. I laughed and cried, felt shame and remorse, anger and joy, as I waded through the boxes, but still managed to hold on to two full boxes of memories that, as Marie Kondo says, “sparked joy” plus those that reminded me of loved ones long gone. For many, downscaling to smaller homes means getting rid of stuff and clutter. It’s an emotional journey that requires gentleness. But how liberating to burn old memories that hurt – and to gently hold on to the good ones. Happy downsizing! Warm regards

The rise and rise of small Micro apartments continue to be a big trend in South Africa as people go back to wanting affordable homes in cities BY VIVIAN WARBY vivian.warby@inl.c o.za
M
ICRO units – flats starting at 20m² – were having a moment just before Covid. The first micro units – or apodments – were going up in Woodstock, Cape Town at 1 on Albert and other developers were copying the idea. But with the pandemic there was a move for people to leave the cities to work from home, or seek bigger living spaces with room for a home office. This happened locally and globally. However, year two into this pandemic, micro units are still popular. So, why have middle-class South Africans continued to buy and rent small living spaces? Well, say the experts, size doesn’t really matter when it comes to location, location, location… and economics. Now, more than ever, given the state of the economy, people are chasing value and micro units offer that, says Patrick Gardner, director of Gardner Property Solutions, who brought micro units to South Africa with 1 on Albert. Another reason, it appears, is that worldwide enthusiasm for working from home is beginning to fade with hybrid working solutions coming into play and, in places such as London, we are seeing workers returning to the office – some willingly – tired of the isolation of country living and longing for the theatre life, clubs and buzz of a city. “In Cape Town, people did leave the city but they are coming back now, too, big time,” says Gardner. “Cape Town CBD is filling up with workers again. Traffic is approaching previous levels, which is irritating for commuters and this helps drive our micro market.” Experts say another reason for the rise of small is that many
who bought in the countryside during the pandemic also want an economical, smaller place in the city for the days when they have to work in the office. These are known as crash pads – affordable, fuss-free and centrally located. Since the days of 1 on Albert, other micro-unit buildings have begun shooting up all over the country. Keith Anderson, Dogon development and sales agent for a number of micro units in Cape Town, says affordability and the minimalist movement are driving the popularity of these units. “People with big apartments have discovered they rarely use all their space but are still paying high levies and rates. Added to that, with many people having active lifestyles outside the home, big living spaces are no longer a prerequisite.” Lesley Rensburg, a Dogon Property Group agent who also represents a number of micro developments, agrees. “We see a trend of buyers who live small because they are constantly on the go; they work on the go, eat on the go and literally just need a bed to lay their heads. “People spend less time at home and so need less room. They also travel a lot and need a space they can easily lock up and leave.” Gardner adds that people love their own space, even if it’s small. “Our units are renting very well, both long and short term. There is a new development in town where the rents are similar to ours but the units have shared kitchens. The uptake has been poor. People want their own space.” Architect Lauren Bolus, partner at Fabian Architects and Make Studio, interior architects of the new (inside and out) green micro development the Fynbos in Cape Town’s Bree Street, believes micro apartments are
popular because they are cheaper which attracts youngsters. “Cities need residents to keep the city alive, so it is a great way to regenerate a city centre. “It’s a new way of thinking for many. Embrace the essentials for living and don’t gather unnecessary belongings.” Live Easy in Gauteng is an example where small has worked – but for another market. These are people who, in the absence of any other dignified, cost-effective accommodation, would previously have rented a bed in a shared room or small flat. Here nano units – starting at 13m² – offer affordable accommodation in busy nodes to the gap market where cash-strapped, but upwardly mobile, young South Africans can live close to their work. Live Easy co-founder James Huff says property economics dictate that the closer to central or desirable nodes you live, the higher the property prices. “By reducing the size of your living space in these desirable nodes, you in turn reduce the total price paid for that space.” Much like micro units for the middle class, the emerging market for nano living ranges from young to old, says Huff. Rensburg says middle-class buyers are also diverse. “Our buyers range from middleaged professionals, parents buying for varsity students and Joburg investors. Surprisingly, retirees are also buying into these developments – it seems the older you get, the less hassle you want, and maintenance can become expensive.” Will the trend to small continue? Gardner says: “This is just a guess but I believe if the economy turned, and we were thriving, we might see a return to bigger apartments. But for now, micro apartments make the most sense.”
AN IDEA TO REALITY
THEY were inspired by overseas trends and a student accommodation offering in Adderley Street,” says Patrick Gardner director of Gardner Property Solutions, developers of 1 on Albert, the first micro development in Cape Town to go to market. “If our neighbours were selling new studios for R1.8 million, and we could offer the market smaller quality ones at R1m, then we figured they should fly – and they did. It also opened up a market segment that had not really been tapped into. “It took a while to convince the banks of what we were doing but they all came on board for granting bonds. “Most of the studios to rent in the city had no parking, so we made that an option to purchase. Separating units and parking was also a first, as far as we know. Again, the banks took a while to buy into it. Now it’s an acceptable norm.” But how did they get middle-class South Africans to buy an apodment? “We believed the market was shifting and needed a more affordable option – there were plenty of people out there renting studios for the same amount as our micros’ bond costs would be.” It worked, says Gardner. “Limited space in the centres, and traffic being a pain, meant that people wanted to live close to work and add two hours to their free time. “Buyers jumped in – it really is a sign of the times when people are economically stretched and looking for value.”
HOW DO YOU MAKE SMALL LIVING APPEALING?
PATRICK GARDNER of Gardner Property Solutions, says: “We upped the spec in the offering: floor-to-ceiling glass to maximise outlook, balconies on each unit to have more break-out space and high-spec appliances. “The units were cleverly designed to maximise the space.” Architect Lauren Bolus, partner at Fabian Architects and Make Studio, adds the design of a micro apartment needs to be carefully considered as every centimetre counts. Although one needs storage space, it is better not to clutter the space with lots of cupboards as this would make it feel even smaller than it is. “The key to successful micro living is to offer a lifestyle outside of your apartment and include a desirable option in the shared spaces.” “When providing exceptionally small apartments to live in, it becomes important to offer some generous common spaces, like shared work spaces, cinema rooms, green spaces, gyms and pool areas. “Retail spaces also become an active ingredient in such buildings as the residents depend on them for meals, working and entertainment. If such spaces are provided, the apartment dweller doesn’t need to cater for large areas for cooking and entertaining. “The apartments become a hotel suite where one’s living is reduced to more essential events such as sleeping and showering.” Asked what clever designs for micro living she uses, Bolus says: “I prefer studio units to a one-bedroom unit. Studio apartments allow more open-plan living, creating the illusion of a more generous space. Large windows and views make a space feel more comfortable.”

GET YOUR DUCKS IN A ROW BEFORE you even consider purchasing a home here are steps to be followed, says Karmen Wessels of digital life insurer Sanlam Indie: • Visit property portals to get an idea of what you can afford in your chosen area. Set alerts. • Start saving. Consider downgrading your car and cutting out a few luxuries. Use savings and investment accounts that will earn you higher returns and, ultimately, more money in the long run.
“Your two biggest upfront expenses will be the deposit, and associated fees (transfer fees, bond registration fees, lawyer fees, etc),” says Wessels. “A good credit score is also a key factor in not only qualifying for a bond, but one with a favourable interest rate.” Further down the line, life insurance is also a monthly cost to consider, says Wessels. • Don’t disregard “free” money that comes to you via tax returns,
inheritance, a gift or other out-of-theordinary circumstances. “Let this windfall serve you better in a savings account. And if you get a salary increase don’t use it to upgrade your lifestyle, save or invest the difference instead.” • Buy a property jointly to get a bigger bond and pay it off faster or more easily. If you do purchase a property with a partner or friend, though, be sure to set up a contract to protect both of you.
Going green

UYERS and sellers usually want to conclude their property transaction as quickly as possible but delays are common in the transfer process. Roger Lotz, franchisee for the Rawson Helderberg Group, explains the most common delays: • Compliance certificates: Sellers must provide these for electrical, gas and electric fence installations as a condition of sale. Beetle-free and water installation compliance certificates could also be needed. Lotz says many banks require them before they will approve a bond, so get them upfront as they can last up to two years. • Buyer financing: Getting pre-approved for finance speeds things up significantly. • Conveyancing documents: The conveyancing attorney usually begins preparing the transfer while the buyer is
securing finance. They will need to Fica both the buyer and the seller. • Rates clearance: Lotz says rates clearance shouldn’t take more than a week or two, but Covid shutdowns have led to huge backlogs in some areas. Sars must issue a transfer duty receipt that has to be lodged with the Deeds Office to conclude the sale. Lotz says they use this as a way of enforcing tax compliance across all other tax types. That means both the buyer and the seller need to be registered and tax compliant before the transfer duty application will be processed. • Deeds office: Once the conveyancer has arranged the documentation, they can lodge the transfer at the Deeds Office for registration. However, the Deeds Office is also struggling with massive Covid-related backlogs.

buildings have been certified over the past year, illustrating the growing momentum of green buildings in South Africa. This announcement was made during the Green Building Council SA’s (GBCSA) flagship Green Building Convention held at the Cape Town International Convention Centre last week. “Certified green buildings held their own as far as vacancy and return rates go over the past year,” says council chief executive Lisa Reynolds. “Property owners, tenants and investors are insisting on better, certified green buildings, as the environmental and financial benefits of these become indisputable. “Since 2009, the council has certified 740 buildings.” Reynolds said the 140
certifications during a year made challenging by Covid was significant. She commended the built environment community for driving the movement, saying “we do the certifications but you make the commitment”. Chief development officer at Attacq Limited, Giles Pendleton, will remain as the chairperson of GBCSA for another year. “Our programme was curated around this year’s theme “One Planet. One Chance”. It comprehensively looked at the critical role of the green building community and the need for us to come together as one powerful movement to effect positive change that counts,” he said. “The theme spoke to the need for decisive and immediate action to mitigate the effects of climate change and to save our one planet for future generations.”

Here are some tips for a more cost-effective and seamless move from Dawn Bloch, Lew Geffen Sotheby’s International Realty area specialist for Kirstenhof, Lakeside and Zwaanswyk. • Do your research: Get at least three quotes and ensure each removal company is quoting for the same services. Be wary of quotes significantly lower than the others. Opt for companies that offer fixed estimates.
• Ask for a deal and be flexible in return: Some moving companies will agree to a discounted rate if you move mid-week or mid-month. • Removal firm costs tend to rise during major holiday periods – especially at Christmas – so try to avoid these key dates. • Declutter before you start packing: Moving home is the best time to get rid of what you no longer use and by selling items you can make money. • Get creative: Use linen and towels to wrap and protect fragile items. Gather boxes from supermarkets or from people who have recently moved.
Use the space in laundry baskets, rubbish bins and suitcases. • Pets: Moving can traumatise them. Try to arrange for a friend to take them for a couple of days until you have moved into your new home. • Meals: Make an inventory of all the food you have and create an inventive meal plan to use up as much of it as you can. Only buy essentials and perishables. • Pack a necessities and emergency box: Transport it in your car on the day of the move. Include items such as headache tablets; chronic medication; snacks and bottled water; pet snacks and cellphone chargers.
