Dear 65-year-olds, moving to a retirement home doesn’t make you old and useless Experts suggest many people fight the decision to move into a retirement community – until they discover they are running out of options BY BONNY FOURIE bronwyn.fourie@inl.co.za

ANY South Africans nearing, or at, retirement age delay making decisions for their later years, fearing that this next stage of life will take away their independence or make them appear feeble. And this is especially the case when it comes to moving out of their homes and into retirement communities or villages, or even smaller, more manageable properties. Often just discussing the option to move into such a home or community is a tricky one for families to broach and can lead to friction. Modern retirement villages offer retirees the advantage of independent living in their own spaces, without the timeconsuming maintenance of their own homes, says Garry Reed, managing director of Evergreen Lifestyle Villages. And there is even anecdotal evidence that such a lifestyle boosts one’s life expectancy, thanks to the amenities these villages offer. When is it time to move? Phil Barker of Renishaw Property Developments says this is a very subjective decision and one that is often taken when people’s health starts to fail. His experience is that the vast majority of people leave it later than they should. “The increase in stress levels of moving home is directly proportional to the age of the mover. Everyone handles stress differently, so this is not a universal law, but moving at 65 is generally far less stressful than moving home at 75. “One needs to be proactive and understand that age-related illnesses can come on suddenly. “The retiring Baby-Boomer generation is more proactive in this regard and there are more people moving into mature lifestyle villages in their late 50s and early 60s, which is the ideal time, bearing in mind that modern villages cater for active lifestyles.” Barker suggests families encourage their elderly loved ones to visit friends or relatives who have made such a move. Considerations for moving to a modern retirement village Reed says the main considerations revolve around: • Physical health: In later life, the importance of being able to access medical care quickly and easily, while not breaking the bank, will become a priority, so having health-care facilities and trained professionals close at hand means retirees will be able to enjoy their golden years without worrying unduly. • Mental health: Loneliness, boredom and social isolation become a reality as one ages, particularly if people are stuck behind high walls in the suburbs, nursing a spouse, or no longer

able to drive. Retirement villages, however, are home to vibrant communities of elderly people who are keen to make new friendships, to stay active and to learn new skills. • Home and garden maintenance: Cooking, cleaning and gardening get more difficult as one ages and keeping up with home maintenance can be both onerous and costly. In modern retirement villages, professional teams take care of all aspects of daily life, such as cleaning; painting and repairs; gardening and landscaping; health care; housekeeping; laundry and catering. • Safety and security: At most professionally-run retirement villages, 24-hour security is part of the package. And if residents go away on holiday, they can simply lock up and go. • Financial peace of mind: When people buy into a retirement village, they get a lifestyle that suits their needs. However, Chris Cilliers, chief executive and principal of Lew Geffen Sotheby’s International Realty in the Winelands, says the traditional concept of retirement

accommodation – apartment block-style old-age homes offering little more than a roof over one’s head and three meals a day – falls far short of current needs and there is a “serious shortfall of suitable options”. “Seniors are looking for a variety of housing options, including active lifestyle living, residential estates that also offer frail-care options and upmarket urban apartments for downsizing.” Modern retirement estates offer residents the adaptability to downscale their accommodation according to their changing needs. Furthermore, many over-60s now find they do not have enough money saved for a traditional retirement, says Gerhard Kotzé, managing director of the RealNet estate agency group. “At the same time, many people who were counting on staying in a corporate job to build their retirement funds are being retrenched in their 40s or 50s and forced to make another plan.” The result, he says, is that an increasing number of people over 50 are not “winding down” but instead seeking to beef up

their educational qualifications or re-skill entirely so they can forge a second career or start a business that will take them through to 70 or even 80. Howard Betts, founder of project management business Betts Townsend, is one retiree who has chosen to keep working. “I have just turned 65 and I am by no means ready to retire. I still enjoy what I do – in fact, I am at a particularly rewarding stage in my career when I am mentoring the next generation, yet I still feel like I am learning.” In most of the built environment professions, Betts says the benefits of experience and maturity of seniors cannot be understated, with their ability to anticipate problems, think of quick solutions, and deal with multiple things simultaneously coming from many years of making their own mistakes and learning from those who are more experienced. However, he does feel he is missing out on the “golden years” experience. “I am not keen on retiring, as I enjoy what I do, but I would like to be in a position to take two or

three months off at a time and travel Africa. But that is going to have to wait.” Smaller, manageable apartments Decisions like the one Betts has taken are more often than not accompanied by a desire for a change in lifestyle and a new home, Kotzé says. “With their children grown, and a new career or business on the horizon, we see an increasing number of middle-aged people selling their family houses and moving to more secure and easily managed properties.” Second-career buyers should preferably also choose homes that will allow them to age in place, if they want to do so without making too many changes, Kotzé says. Useful design features to look out for in this regard are flat, open layouts without too many stairs; non-slip bathroom and kitchen flooring; easy-to-open doors and windows; accessible kitchen cabinets; lower light switches and plug points and at least one shower with sturdy handrails. Forget ‘golden years’, today’s retirees want sparkly living

IFE IS constantly changing, people are continually evolving, and retirees are living lives that are a lot sparklier than “golden” in their later years. Retirement villages and estates have had to adjust their offerings to meet the changing needs of today’s retirees and even these demands are constantly shifting. In addition, the effects of Covid-19 and the lockdowns have encouraged further shifts in retirees’ demands and priorities, with property managers and developers implementing changes in the event of future pandemics. The recent unrest and riots in KwaZulu-Natal also instigated changes for retirees there. Phil Barker, consultant for Renishaw Property Development, says demand for retirement property was initially hit hard by the pandemic, and the restrictions around it, but that there has been a “marked recovery”, especially in mature lifestyle villages. “At Renishaw Hills (in Scottburgh on the KZN South Coast), we noted that prospective purchasers were specifically focusing on security, health-care options and relaxed community living,” he says. Last year’s riots in the province also caused retirees to rethink the security of their homes and pushed them to consider moving to secure villages, says John Webster, project co-ordinator for Widenham Retirement Village, also on the South Coast. “People who were only interested in moving into a retirement village in their late 70s are now moving in their mid-60s. Security is a major factor in this rethink.” The knowledge that frail care is available when needed is also a contributing factor. The isolation brought about by lockdown, says Mariska Auret, director at Rabie, resulted in many people realising it is better to be part of a community than to be alone in their stand-alone homes, without contact with others. This could mean living on a secure estate and being part of a likeminded community, with access to a clubhouse and ancillary facilities, which has increased in popularity. Changed priorities Another realisation is that lifestyle – enjoying the best years of your life in an environment where you still have autonomy – is a crucial factor in the success of developing modern retirement estates and their sustainability, she notes. “There is a substantial difference between a step-down facility or carecentre environment and a modern retirement estate for the youthful senior, where the residents are all active and seeking enjoyment, security and quality of lifestyle.” Barker too says current and soon-to-be retirees are assessing their lifestyle priorities and, as such, there has been a “strong demand” for coastal living. “Another change has been the increased focus on wide-open spaces and the opportunity for activities that allow one to remain fit as one ages.” He believes these changes are long term, as is the increased demand for villages that focus on a high level of security and affordable

health-care options. Webster agrees: “We continue to emphasise security and community living... Residents will tell you that they lived in their previous homes for a number of years and hardly knew their neighbours. Now, in their retirement village, because of the pod system we have introduced, residents know everybody in their street. There is a genuine interest in each other’s well-being.” People, including retirees, have been re-evaluating what is important in their lives, adds Gus van der Spek of Aview Properties, developers of Wytham Estate in Cape Town’s Upper Kenilworth. This has spurred those nearing retirement age to look ahead to their future and put firm plans in place for their golden years. “Retirement villages have also become more popular because the elderly are yearning for a sense of community after the isolation of the Covid-19 pandemic which prevented many from safely seeing their family and friends. New trends Webster says construction and design trends of new retirement developments will focus on “smaller is better” and lock-up-and-go living. Maintenance is also a critical factor as retirees should not have to worry about leaking taps or loose tiles. “Today, it is important to ensure you are provided with fibre to the home, a decent panic alarm system and security patrols 24/7.” Furthermore, retirees will be placing more emphasis on the amenities and facilities provided by villages. These include frail-care and out-patient clinics; sporting facilities

and coffee shops. Where necessary, transport to doctors and clinics will also be considerations. The reassessment of retirement offerings is also encouraging a trend towards earlier semi-retirement, Barker says. “This impacts the offering that the retirement property industry must provide to meet the need for working from home, including relatively high-speed, scalable internet connectivity. “The expected trend of an increase of people in their 50s buying in mature-lifestyle gated estates could also impact on design trends.” To remain relevant and in demand, he says the retirement property industry will need to adapt to what younger purchasers require without compromising that which is already offered. At face value, though, Auret says while there are often no distinguishing features to retirement houses or apartments, with homes “as modern and slick as any other development”, Rabie has introduced several age-tailored adaptations such as eye-level ovens, no steps and toilets that are slightly higher. The emphasis is also on the lifestyle and the facilities offered. “Views, gardens and green open spaces, together with restaurants, libraries and access to activities and events, are important elements to be incorporated in new retirement developments.” Ageing where they are Van der Spek maintains that developers will continue to embrace the “age-in-place” model which enables residents to retain their independence and receive health

care either in their homes or at an on-site wellness centre. This will delay the need for frail or hospital care for as long as possible. “Research has shown that there are multiple physical and mental benefits to opting for the age-inplace model.” The concept of ageing in place has been around for years, and with affordable retirement accommodation in short supply, it continues to gain ground in South Africa, says Berry Everitt, chief executive of the Chas Everitt International property group. “Extensive research has also shown there are many potential health and social benefits when you remain in your existing home and community as you grow older, as long as the property is easy to live in and maintain,” he says. “As in other parts of the world, this is driving a trend in South Africa towards home alterations and improvements that not only facilitate ease of living in the present, but will also assist owners to age in place safely, comfortably and independently.” For example, Everitt says retirees would rather lay a new, level pathway than install a water feature and rather have self-cleaning gutters than change the colour of their roof tiles. “Smart home management and security systems are also popular choices, as are energy and costsaving measures. ‘Ease of living’ is paving the way for ‘ease of ageing’, even when homeowners don’t especially want to think about needing grab bars, wheelchair ramps and shower benches.”
