Office life unlikely to get back to normal anytime soon

As the pandemic appears to be winding down, many workers are electing to remain remote at least some of the time

HYBRID approach to workspace appears to be the trend of the future as employees split their working hours between home and the office. Co-working and flexible spaces will also play a bigger role in the office property market in the new normal. Either way, international signs are that a return to some sense of normality presents great hope for the local commercial real estate sector, says John Jack, chief executive of Galetti Corporate Real Estate. “As we move past the initial trauma of the pandemic, we look to the next and most important phase in this journey – getting businesses and the economy pumping again.” The future of working Flexible lease terms, flexible workspace, subletting, co-working spaces and attractive long-term lease contracts are trending and this is set to continue for the rest of the year, he believes. However, lower lockdown levels and the vaccine roll-out have caused some companies to ask their staff to return to the office. “Remember, some of these companies are also tied into long-term leases of 10-years plus.” For those who aren’t ready to return to the office, Jack says South Africa will continue to follow the international trend around remote work flexibility. “In the US, flexible office schedules have been introduced to ease staff back into their former work environment. “South Africa is on the same wavelength, as it stands.”

Design changes Many offices are being redesigned to accommodate co-working and flexible workspaces, a trend that was growing before Covid but is now starting to boom. This means there is probably no looming “death of the office” on the horizon but rather a re-purposing of the workplace into a space that British holding company IWG says will enable workers to interact, engage and collaborate face to face. Already many companies are adopting, or planning to adopt, a hybrid approach – working remotely some days and in the office others. The hybrid model is delivering “spectacular benefits” for employees and employers alike, says Joanne Bushell, IWG managing director, South Africa. The barriers to flexible workplace policies have been broken down, says Paul Stevens, chief executive of Just Property. “The future of office work is likely to be a hybrid mix of some workfrom-home and some in-office days.” Zeenat Ghoor, founder and chief executive of Aspire Consulting, says the closing down and downscaling of many businesses has seen a rise in the gig economy and micro enterprises and co-working space are “ideal for this purpose”. “The uptake of this, due to the circumstances has been good in popular areas like Rosebank and Sandton, Melrose and Rivonia. Offices are being converted to other attractive solutions, such as co-working spaces.” Physical challenges International trends, however, show that companies are laying down new rules and setting expectations for hybrid work as some workers

come back in and others remain out of the office. A recent Wall Street Journal article states that, at JPMorgan Chase & Co, employees on some teams can schedule work-from-home days but not on Mondays or Fridays. “At Salesforce.com offices that have reopened, Thursdays are proving to be the most popular in-office day, creating high demand for meeting rooms and collaboration spaces, and prompting the company to rethink its office design.” Employee and staff concerns The article says executives at PricewaterhouseCoopers are concerned that workers who stay remote could wind up as second-class corporate citizens, falling behind in promotions and pay. For this reason, the company plans to track rates of advancement for office-based and remote staff in an effort to make sure nobody lags behind. But Covid-19 isn’t the only factor weighing on workplaces, it says. “Many managers now worry about a brain drain from their ranks. Some companies that are hiring say they can’t find knowledge workers willing to come into an office five days a week, according to chief executives, human-resource chiefs and recruiters. “OnSolve, a US software company, is hiring for about 90 new positions this year. Chief executive Mark Herrington says he is eager for office life to return to normal but a number of applicants, particularly in technical and engineering roles, have insisted on having the option to work from home at least some of the time.”

need a lot of money. Years ago, I wrote a series of articles on outstanding shacks that were painstakingly turned into beautiful homes by their owners with almost no cash. It made me realise that money can buy so much, but a vision and a will can make a home. On the other hand the superrich can truly go overboard in catering to every whim. Why go to the movies when you can have your own cinema; and what about rooms that change temperatures to suit guests’ needs; or walls that are tech-enabled so you can stop and do a quick Google search if you want to find out something on the way from your bedroom to the kitchen. whole-life homes have become

essential. Not quite bunkers, but homes that cater to every need from sports fields to beauty salons on the premises – if you’re that level of wealthy. Or just a home with a desk that can at once be a dining room table, a work desk and a school desk. Yes, whole-life homes aren’t just for the rich. The pandemic has certainly turned attention to home improvements. Because even if you aren’t a millionaire, it’s nice to be in an environment that is easy to live in. Where your desk is comfortable and your lounge is homely. Hardware shops say they are seeing a rise in DIY and interior designers say they are busy. Luxury is different to different people and it seems from the ultra rich to the ordinary, our homes have become, out of necessity, our castles. Warm regards

HILE the world’s population has been locked down in their homes, ultrawealthy property owners have been extravagantly expanding their brickand-mortar empires with facilities and luxuries that would put some hotels to shame. From championship-size tennis courts and in-house beauty salons to cinemas, his-and-her studies and garden bedrooms, those with the money have not been holding back on transforming their homes into places they never have to leave. Everyone who can afford to is looking to upgrade their homes right now, says local interior designer Will Engelbrecht of WillDesign. But, he says, it is the super-rich who are taking it to the next level. “Think your very own nightclub or cocktail bar. An outdoors sauna pod and even a real-life indoor garden.” One client, on trend with bringing the outdoors inside, had an entire wall made up of moss, with a sky roof and strategically placed water sprays. Such additions, as well as Instagram-worthy wine cellars, are a few of the features estate agents around the world say the well-heeled are craving. Even as the vaccine roll-out gathers pace, experts aren’t expecting the desire for a more resort-like experience at the top end of the market to ebb anytime soon. Engelbrecht says the pandemic has made people reassess their lives and the super-rich are not immune to this.

SOME OTHER HOT HIGH-END TRENDS INCLUDE: Tent-ready tennis courts It used to be pools, now it is tennis courts designed for champions that are drawing the buyers. In fact, last year, super-prime properties with tennis courts sold, on average, for 22% more than their court-less peers, according to Knight Frank research. And before you think the super-rich are obsessed with staying fit, experts say the courts are actually seen as a great place for the kids to play and later to throw a marquee over for a celebration. Bringing the outdoors indoors The demand for indoor spaces with an outdoors vibe is rising.

This sees dining rooms turned into gardens or jungle rooms – think misty rainwater, nature sounds, indoor trees, grass, living walls and a sky roof. High-end toys His-and-her studies are increasingly in demand, as are gaming facilities in cinema rooms and private spas. “People want to be comfortable in their homes doing what they do. If you’re a rich gamer, you want the best of everything, for instance,” Engelbrecht says. MEGA-RICH HOMES Some properties around the world are even more outrageous, though, with: • VIP panic rooms that offer luxury and safety, including bullet-proof walls and doors, plush beds and en suite bathrooms. • Climate-controlled car showrooms with car washes, petrol stations, car lifts, charging ports and state-ofthe-art lighting. • Private golf courses. • Doggy grooming rooms. • Pet pads. • Beauty salons with all the bells and whistles. • Multi-purpose sports areas. • Bathrooms with tubs carved from rock crystal. • Bowling alleys. • Clean-air systems. • Private cigar and champagne bars. And what about Bill and Melinda Gates’s Xanadu 2.0 – the home which is at the centre of their divorce? • The 6 100m² lakeside mansion in Washington State is several pavilions built into the side of a hill. • It has a 20m indoor/outdoor pool with an underwater sound system. • A 230m² gym panelled with stone. • A trampoline room and an art decor cinema. • Each room has touch-pad controlled lighting, music and climate control. • The library has a dome, as well as two secret bookcases, one of which opens to a hidden bar. • A 20-car garage built into the hillside. • A beach outside, with sand imported from the Caribbean and Hawaii, and a stream for salmon and trout.

Rory O’Hagan, head of the Luxury Portfolio division of the Chas Everitt International property group, says across the world, luxury real estate is back in first place among the most favoured investment options for highnet-worth individuals (HWNIs). He says the latest research by Luxury Portfolio International and Leading Real Estate Companies of the World shows between 30% and 50% of HNWIs globally are planning to buy at least one additional luxury property within the next 12 months, compared to just 20% a year ago. “And in South Africa we have already seen many affluent people buying additional superluxury (over R10 million) properties since the onset of the Covid-19 pandemic. Most were seeking a property away from the city and in a more remote country or coastal location.” This trend was strengthened by the increased acceptance of remote working, which freed luxury buyers to spend more time at their country or holiday retreats. “The pandemic has definitely altered the requirements of these individuals when it comes to all their homes in that what most buyers are now looking for are ‘whole life’ properties that not only offer luxury lifestyle and entertainment features but also extensive business, meeting and educational amenities. “HNWIs want their holiday and investment properties, as well as their primary residences, to be totally self-contained safe havens where they and their families could ride out a pandemic such as Covid-19 – or any future world disaster – in safety and without making any major lifestyle adjustments. “They are prepared to invest significant amounts not only to acquire such properties but to bring their existing properties into line with their vision,” O’Hagan says.

MILLENNIAL MILLIONS

In South Africa, wealthy Millennials are going large with their first-home purchases, which are often multimillion-rand luxury homes, says Grahame Diedericks, manager principal of Lew Geffen Sotheby’s International Realty in Midrand, Gauteng. “Millennials are quickly becoming a dominant force in high-end real estate and, although their specific needs do depend on their situation – whether they’re single, married, have children – most of these buyers have certain criteria and priorities in common.” In addition to favouring new, clean and modern designs, more for the functionality and convenience than the aesthetics, wealthy Millennials commonly request hi-tech features and smart homes with systems that control everything from lighting and music to alarms and even the fireplaces. “We expect to see luxury property developers integrate touchless, hi-tech features and energy-saving systems into more homes and greener building methods are likely to become par for the course.” Other ultra-rich property owners in South Africa have turned to “whole-life” homes – places in which they can live, work and play never having to set foot into the “real” world. These homes even have nightclubs (yes, you read right) and theatres and are not dark and heavy bunker-style homes. Experts say that high-net-worth individuals worldwide are spending millions of dollars to acquire one or more of these “whole-life” homes.

Don’t forget word of mouth

Sharing your property on social media will help it reach more prospective buyers.

Q: WE ARE using an agent to sell our home and she is obviously going to handle the marketing. Is it okay for us to also advertise or should we leave it completely up to her? A: While your estate agent should have an extensive marketing plan for your property, it’s still important for sellers to spread the word in their personal capacity. It’s not just about widening the pool of potential buyers, although word-of-mouth referrals are certainly valuable, but sharing personal insights into a home can also be a great way to help buyers form their own emotional connection with the property, making it more likely that they will make a competitive offer. Go ahead and share your listing on social media with a short, personal description of the property and the lifestyle it offers – it could be just the nudge a buyer needs to make an enquiry. – David Jacobs, Gauteng regional sales manager for the Rawson Property Group Q: With the country now in the “third wave”, and tighter restrictions in place, how can estate agents continue to best perform their roles while also keeping themselves and their clients safe?

A: The third wave is growing much faster than our vaccination figures, which means now is not the time to relax our guard. The Real Estate Business Owners of South Africa (Rebosa) has published an extensive set of Covid-19 workplace-readiness guidelines and templates for use by the real estate industry. The recommended safety measures include encouraging agents to work from home whenever possible and adopting shift work for essential administrative staff to minimise in-office exposure. Strict in-office hygiene controls and screening should also be employed regularly, while social distancing and mask wearing should be enforced at all times. It’s also important for estate agencies to review their transmission-control protocol in the event that a team member tests positive for Covid-19. To reduce risk during interactions with members of the public, Rebosa recommends agents provide consultations telephonically or via video call, and use electronic documentation and digital property services like virtual viewings and show houses whenever possible.

When face-to-face interactions are essential, agents are advised to meet by appointment only and never travel to a property in the same vehicle as a client. Rebosa also recommends that agents limit the number of people present at meetings, maximise ventilation, maintain social distance and ensure all parties sanitise their hands and wear masks. This goes for valuations as well as show houses, which are best limited to pre-qualified buyers only as this reduces potential virus exposure and minimises any inconvenience for sellers – a win all round. – Tony Clarke, Rebosa chairman Q: WHAT IS the current norm regarding pet-friendly rentals? I am a landlord and am concerned about allowing pets in my properties but I do understand tenants’ need for, and love of, their pets. How can this issue best be balanced? A: Landlords should consider their stance on this issue and remain flexible on the topic – provided there are no external restrictions on pet ownership on the property – if they hope to hold onto reliable tenants. Pet-friendly homes are sought after by tenants. In some cases,

tenants may even be willing to pay a little extra to secure the right property. They are also less likely to move in future owing to how difficult it is to find another rental home that will allow pets. This provides landlords with security and the possibility of higher rental yields. However, there are several practical consideration that can influence a landlord’s decision to deny a tenant from owning pets. Space is often a primary concern, especially in homes without the ground space for larger breeds. Landlords may also fear the animals could cause damage to the property or that neighbours could lay noise complaints against their tenants’ pets. There may also be body corporate rules around pet ownership in the complex that tenants might not follow, which would lead to landlords being issued with fines or penalties. There are safeguards landlords can put in place to prevent any unwanted surprises. Landlords can specify in the lease agreement exactly what sorts of pets are allowed, even giving specific measurements to prevent tenants from housing

larger dogs on the property. I f fearful that pets will cause damage to the home, landlords can add a damage deposit into the lease agreement. While managing a rental property with pets may be slightly more complicated than one without, landlords who do allow pets can reap the rewards of this decision provided the situation is properly managed. – Adrian Goslett, chief executive of RE/MAX of Southern Africa Q: Is the “seven year itch” real when it comes to property? We have been living in our home for almost that length of time and I want to sell it and move. Is this a good idea or will this desire pass? A: The seven-year property itch is a reality and it is common knowledge that it generally takes seven to 10 years of owning a property before it is worth selling. Of course, drastic circumstances could see that time frame cut short, but if you are thinking of selling and you have been there for at least seven years, it might comfort you to know that, statistically, it won’t be a bad idea. – Herschel Jawitz, chief executive of Jawitz Properties.

LiFE PhaSES and PRoPERty FindinG thE PERFEct BaLancE Property is a long-term commitment, but it’s not necessarily a lifelong commitment. By understanding the likely progression of your property requirements, you can plan for your changing needs and wants as you grow up and grow older. This not only makes the process of change less stressful, but can also allow you to build a strategic – and profitable – property portfolio. There are four main phases that play a role in the average person’s property needs, namely: starting out as a young adult, having a family, scaling down, and retirement. Of course, not everyone follows the same path and there are often surprises along the way, but keeping these stages in mind can help you make better choices both now, and in your future. 1. Phase one: Flexible and starting out Typical first-time homes include apartments and small houses, either freehold or in complexes, and tend to have lower maintenance requirements which make them perfect for lock-up-and-go lifestyles. Starter suburbs are often central, or close to major transport arteries for convenient access to shops, entertainment and work, and are typically a little more densely populated with apartment blocks and smaller erven. The great thing about these types of properties is that they often have excellent rental potential. This means they could become your first income-generating investment property when you move on to a more family-orientated phase. Depending on where life takes you, you could also use your first property to scale down when your kids leave the family home and a lower-maintenance lifestyle starts sounding attractive again. 2. Phase two: Expanding and settling down When kids join the picture, space suddenly becomes a lot more important, as does safety, security, and access to good schools. A lot of people choose to move a little further out from main centres when they start a family, taking advantage of the quieter lifestyle and larger erven of the suburbs. Gardens and pools become a bonus instead of a time-consuming liability.

The best way to maintain your property’s value and ensure you sell well when you do decide to move on is to be meticulous in your maintenance. Keep up to date with general improvements and trends. As a general rule, spending five to ten percent of your property’s value each year on maintenance and improvements is a good idea. If you invested wisely in your first home, and are renting it out, that income will help cover these expenses. 3. Phase three: Simplifying and scaling down Selling a family home can be heart-breaking, with many memories in those familiar walls. But holding on to a home that you can’t manage anymore can be a costly mistake. Having the flexibility and freedom to enjoy your time, rather than being tied to a high-maintenance property that’s too big for your needs, is very liberating. It also allows you to put the money from the sale of your family home towards a retirement property that will cater to your needs further down the line. 4. Phase four: Retirement When it comes to retirement, planning early is essential, as there are waiting lists of up to ten years for almost all the most popular villages. Pay attention to the kinds of facilities on offer, including the ability to scale down within the community if necessary. A serviced cottage may be ideal at 75, but you might need more active care a decade later. Being able to have that without leaving your community is generally considered ideal. No matter where you are in life, or what curve-balls may be thrown at you, it’s never too late to start planning for your future property needs.
