Spreading Our Wings! In 2012, Good Neighbors Founder Jay Malthaner retired and our fledgling home repair ministry was summarily (but gently) nudged from the comfort of our “nest”. To press the analogy just a bit, our first few flights without Jay, though tentative, were highly successful, and a clear reflection of God’s goodness and faithfulness. Thus emboldened, we’re spreading our wings as we seek God’s direction for 2013 and beyond. Our community’s need for GN services continued to grow throughout 2012; but thanks to a dedicated Board, fervent prayers and many faithful supporters, our capacity grew too. For example, 2012 highlights include: ● Restored hope to 248 residents ● Completed 174 repair projects ● Improved 84 homes ● Deployed over 250 volunteers ● Generated 10,000+ volunteer hours ● Built a 6-month reserve account ● Rebuilt the engine on our old van ● Purchased & equipped a 2nd van ● Welcomed 91 new donors to our family
In fact, our 2012 revenue hit a new high, exceeding $300K. No wonder we’re energized! As our donors and volunteers already know, personal and community blessings abound for those who support Good Neighbors. So, recognizing that our true leadership is not human but divine, we press on, boldly reclaiming God’s promise that “He who began a good work in us will be faithful to bring it to completion.” (Phil. 1:6) As the need in southern Chester County continues to grow, your participation in this important work has never been more vital; so I invite you to share your time, talent and treasure with GN. Good Neighbors thrived during 2012... ... and it was a blessing to be part of it. We provided over 10,000 volunteer hours and tons of building materials to make repairs that improved the living conditions of about 220 people in southern Chester County who otherwise could not afford it. In 2012 we had the largest amount of funds donated and the largest number of donors in the history of our organization. Our field staff, now consisting of an Operations Director and two project managers, have become an efficient and highly-effective team for accomplishing repairs that change lives. We plan gradual, controlled growth while listening to God to discern his plan for our organization. We want to continue to grow our ability to meet the
home repair needs of our neighbors, but we do not want to move so rapidly that we risk any reduction of our foundational strengths, including the support of our faithful contributors and volunteers. We will continue to face challenges. We have a skilled and dedicated Executive Director and Board of Directors, but we are too few to reach all of those who need us. We need additional board members and volunteers to serve on committees that take care of the administration of this vital ministry. 2012 Treasurer’s Report Good Neighbors has successfully met the challenges of the two critical transition years of 2011-2012 as we completed our succession plan after the retirements of our founder, Jay Malthaner, and our 20-year office manager, Danny Wigley. Thanks to 91 new donors in 2012, we received record revenues from a balanced set of supporters totaling $344,000 (accrual basis or $315,000 on a cash basis). These transition years also were assisted by two one-time restricted grants: ● $23,000 from the Philadelphia Foundation to directly support succession planning, fund-raising development, and board development. ● $40,000 from Crystal Trust to replace our old van’s engine, and purchase and equip a second van. Another key accomplishment has been establishment of a Reserve Fund equivalent to 6-months of fixed expenses, a best practice recommended by United Way. We met our 3-year plan to control expenses, realize modest cash flow surpluses ($20K in 2010, $20K in 2011, and $13K in 2012) and thus fully fund our Reserve as of January 2013. As we spread our wings with new people, new skills and equipment, we’re targeting a substantial budget increase for home repairs in 2013. We plan to: ● Expand home repairs throughout southern Chester County ● Increase percent of budget spent on Program items to >80% ● Replace 2012’s one-time grant income with new sources Please pray with us that we will be able to achieve these stretch goals and expand our services to low-income homeowners in southern Chester County. We are God’s handiwork… ... created in Christ Jesus to do good works, which God prepared in advance for us to do. (Ephesians 2:10) This scripture has come alive to me since stepping in as Operations Director of Good Neighbors in 2012. At a young 59, I can look back and truly see God’s handiwork in preparing me for this position. Now that I’m fully on board, I’m amazed at the diversity of blessings that continue to come our way. One such blessing has been sharing the operations load with two great field mangers: Tom MacAulay and Phil Smith – both long time GN volunteers. In addition to the joy of befriending local neighbors in need, making repairs, and documenting our work, we have the additional privilege of deploying numerous volunteer teams, as together we work to make homes
warmer, safer, drier and healthier. One recent homeowner was so grateful for our help that she offered to donate the van her late husband left behind! Now that’s a blessing we didn’t see coming, and one that’s hard to refuse! If you’d like to personally experience the joys and blessings that come from serving others, consider becoming a Good Neighbors volunteer. You don’t need to be a professional carpenter or plumber to be useful – we need all kinds of volunteers! So I encourage you to let Ephesians 2:10 speak to you. Then speak to us – in person, on the phone or online. You just might discover some unexpected joy!

Youth Camp A Good Neighbors Tradition Our leaders and volunteers work year round to make homes warmer, safer, drier and healthier. Yet each year, the most active and intense week by far is our weeklong summer Youth Camp – and 2012 was no exception! From July 15-20 (hottest week of the year!) Avondale Presbyterian Church became home for our 13th annual Youth Camp. At camp, our youth begin a pattern of giving back to our community, they also learn practical home repair skills, and the joy of serving those in need. Here are a few noteworthy details of Camp 2012: ● Restored hope to 33 residents in 5 homes ● Hosted 5 Teams (42 students, 12 adult leaders) ● Welcomed 20 returning students ● Honored six 4-year camp veterans ● Mentored youth with 46 skilled volunteers ● Prepared and served 1150 meals ● Thanked 40 kitchen volunteers ● Contributed 3400+ volunteer hours ● Purchased $42,400 in materials ● Completed repairs worth over $90,000 ● Led dynamic youth programs each night ● Acknowledged faithful volunteers: Janet Johnson, Kathy Reidinger and Chris Wilbur, who kept everyone well fed. Once again, our deepest appreciation goes to Avondale Presbyterian Church for use of their excellent facilities. Also, special thanks to the YMCA’s in Kennett Square and Jennersville for free use of their showers each day. In addition, we are grateful to Scott & Jeannine Skelton for providing a great BBQ dinner. With your support, we look forward to another great Youth Camp in 2013, serving local families in need. Mission Moment Restoring Hope Being prepared is important in business – and essential in ministry. Yet even the best-laid plans can fall short; just ask Richard and Jennifer Caserta of Oxford PA. Last year as the U.S. economy faltered, so did their landscaping business, forcing Richard to lay off all 3 of his work crews. And when their only truck developed engine problems, what little remaining business they had was jeopardized. Then their home’s water pump died, forcing them to haul water from their backyard pond to flush toilets. So, with little income and 5 children to feed and clothe, leaky plumbing, mold remediation and window replacements, all had to wait. Thankfully someone called Good Neighbors! When Project Manager Phil Smith first arrived, he intuitively understood that the Caserta family needed more than just home repairs – their hope was fading fast. Phil responded with thoughtful plans that went far beyond
assessing needs, ordering materials and organizing volunteers. Phil befriended this young family by showing them God’s love. Soon, the friendships included the Caserta children, then others from Good Neighbors, and even the volunteer youth team that helped repair the home. What a joy to share God’s love with this sweet family! At Good Neighbors, we’re well known for repairing homes – less known for restoring hope, though we seek to do both. Restoring hope is vitally important, but it’s also time consuming, tough to schedule and difficult to quantify. True and lasting hope flows from an understanding that the God who made us, also loves us, and calls us to serve both Him and one another. Sharing the beauty of that truth remains a top priority. So, we gladly press on, striving to heed God’s admonition: “always be prepared to give a reason for the hope that is in you.” (I Peter 3:15) 7
