Kuznetsky Most 12 by Lalique is a meticulous renovation project being carried out by KR Properties in collaboration with the world-renowned French brand. Masingita Towers is a contemporary, urban styled, signature apartment project with its top lofts and penthouses on the 15th floor prominently placed on the magnificent horizon of the Sandton highveld skyline. Consisting of 174 units with a full range of amenities and services, the building’s sculpted form was designed from the inside out. The generous outward facing bedrooms and living rooms were then further refined through a sculptural exterior skin layered in sun screens, expansive glass, stone cladding and aluminium framed window walls.

The Masingita Mall project required a 30,000m² extension to the existing centre, totalling the GLA at 42,000m². On completion, it will be the largest shopping centre in the Mopani District. Its architectural design is rooted in nature and the landscape. Inspiration was drawn from the trees and the shaded canopies they create. This is evident through the mall’s sweeping roof emulating the tree tops with structural columns representing tree trunks. The theme is carried through the interiors of the mall where diffused natural light, as if through a tree canopy, enhances the shopping experience. Visually linking the interior and exterior spaces, an al-fresco dining area covered by a curved roof stretches out towards the edge of a natural riverine. This further engages nature and softens the boundaries between the mall and its surroundings.

Designed for office and retail establishments, it is located approximately 100 metres from the major landmarks of the capital: Sigimund’s Column and the Royal Castle, making it an ideal location for the culturally curious. In 1980 the old town was placed on the UNESCO World Heritage List as an example of outstanding restoration of the historical centre of a town annihilated by the war. Wojciech Grabianowski, the project architect, was tasked with creating the simple and elegant structure, successfully merging it with the surrounding historical monuments

while retaining its individual modern characteristics. The building consists of two underground floors with a car park and four usable aboveground level floors. A restaurant overlooking Plac Zamkowy square occupies part of the ground floor and first floor. Classical windows resembling those in the neighbouring buildings have been put in the plastered walls on the first and second floor. The ground floor has been finished off with stone plates from shell limestone, while the upper floors have been tiled with fine granular plaster. More importantly, the building was designed with sustainability in mind – it is one of Warsaw’s ‘green buildings’ thanks to the use of energyefficient and environmentally friendly solutions.

   Channel Islands, Comprop is a leading privately-owned property developer of both commercial and residential sites in Jersey and Guernsey. The company has won two awards for its Havelet Waters project located on the southernmost end of the St Peter Port sea frontage in Guernsey. Comprop’s aim was to create a combination of one, two and three-bedroom apartments of a very high-quality relative to the Guernsey housing market. The final design consists of 34 apartments that are one or two-bedroom with at least one parking space for each unit, arranged around shared open spaces that maximise the potential of harbour views. The steep hillside site was about two thirds covered by a 1960’s semi-industrial concrete framed structure that contained the working part of a former brewery. This was demolished

and replaced with a new contemporary building. The remaining area had a traditional Georgian building (originally the brewery office), which was also demolished and a new building constructed to precisely replicate the original. This reused many of its features which had been carefully removed and retained to be incorporated into the new development. The concept, scale, massing and detailing of Havelet Waters have set a new benchmark in contextual design along the St Peter Port seafront. The variety of external styles, whether Georgian, contemporary or warehouse/semiindustrial are reflected in different interior design styles so that the external character follows through to the interiors. This gives the development a unique character that stands it apart from anything else on the Guernsey property market.
