T founded by Val Barfoot in 1923 after he bought a tiny, run-down Newmarket land agency. The company at the time was named V. L R lies on one of the highest plots in the estate of Real de La Quinta, and is surrounded by nature. Views from the plot to the Mediterranean Sea, the Rock of Gibraltar and the African coastline are exceptional. It was of utmost importance for the client that each villa would enjoy uninterrupted sea views, not only from their terrace but also from the main living areas. All of the 18 detached villas have private pools and gardens, with plot sizes ranging from 1,107m² right up to 10,005m². Inside built areas range from 535m² to 1,282m². The client wanted each villa to have not only visual privacy but audio privacy. Essentially, the villas had to be designed in such a way that owners were completely oblivious to their neighbour. The
design of each home and the development as a whole had to be integrated into the landscape, almost camouflaged, so the villas nestle into the mountain rather than sit on top of it. The design of the villas reduces negative impacts on the environment by limiting the consumption of non-renewable resources, minimising waste, avoiding environmental toxins, and using materials and resources in a responsible manner. The foundations and structure of the buildings are made of reinforced concrete, complying with building regulations and the quality recommendations of the geotechnical study. Roofs have walking access and terraces are finished in non-slip porcelain paving, with large-format pieces. All roofs will have high-quality thermal insulation. External walls will be made of six-inch-thick

perforated brick masonry, rendered to 1.5cms on the inside and 2-3cm on the outside. Each home displays a level of innovation and creativity rarely found in residential developments. The client also wanted beautiful private pools. The result of this has been infinity pools where the water flows over one or more edges, producing a striking visual effect. The owner’s view from the lounge and terrace are of their pool and the sea beyond, with nothing in between. All villas have large basements that can be customised to owners’ individual needs, whether they be a games room with sports bar and golf simulator, a spa and gymnasium, a library, office space, or more bedrooms. Some of the villas have parking on the basement level, while others have covered carports.
The whole project brings top quality design to a breathtaking setting. It creates not only beautiful buildings and luxury holiday homes, but exceptional places for living that create emotional connections and which draw owners back again and again. With all these skills under their belt, the BP Office Agora project was designed to go beyond an average workplace and become an inspiring lifestyle hub. Creating a flexible work environment was a very important step in the design process. For this reason, innovative technologies and features were incorporated to further enhance the user experience and sustainable office operation. In terms of furnishing, DVM introduced contemporary pieces and timeless vintage seating. Subtle injections of a variation of BP colour tones united the different styles into a harmonious look for the space. The use of repurposed vintage furniture further enhanced sustainable elements in the design of the space.
Szervita Square Building
Szervita Square Building is located in the central business and cultural district of Budapest, in the immediate vicinity of a historic pedestrian shopping and residential area. The building’s main entrance opens onto the impressive Szervita Square. The parking ramp entrance is on the Barczy Istvan Street front. There are two vertical cores with a total of seven lifts. The interior space is enhanced by an atrium structure that vertically joins the lower levels and mezzanines to give the communal spaces below ground level access to natural light. Floors five and six house 20 luxury residential apartments, which are served by a luxury concierge service, and provide unparalleled views over the city. Retail spaces will occupy the ground, mezzanine and lower ground floors, while four underground parking levels can accommodate 240 vehicles.

S. R C hotel is part of a 197,000m² mixed-use development on a prime site along the banks of the Nile River just north of downtown Cairo, Egypt. The development, known as the Nile Corniche project, also includes luxury residential condominiums, street-level retail, commercial office space, and below grade parking. The complex is designed as two towers connected by a podium and underground parking. Tower 1 contains the residences and offices, and Tower 2, the hotel. The hotel’s L-shaped tower is organised as an eight-level podium that contains the hotel’s public functions, with guest rooms and serviced apartments above. A double-height elliptical pavilion pulled forward from the face of the building is the centrepiece of the facade and contains the entrance to the banquet hall. Throughout the interiors, the design team created experiences for sophisticated
travellers who cherish adventures unique to the places they visit, places that resonate with history, culture, and the environment, while meeting modern expectations. This view was echoed by the hotel operator Marriott International and the developer Qatari Diar. Interior finishes and materials reflect the quiet luxury of St. Regis adapted to the Egyptian context. Guests encounter references to vegetation that grows along the banks of the Nile, executed in custom wallcovering with pearlised or gilt finishes and in glass tile mosaic murals reflecting regional craft traditions. Other local craft techniques using blown glass and punched metal are delightfully discovered in light fixtures and screens. Despite references to heritage, the interior design retains a contemporary flair, reinterpreting the past for the modern day but not recreating it.

between David Scott Interiors and Rusk, Inc. resulted in a stunning project: “Enfilade of Beauty”. Inspired by the 18th century French decorator, Jean-Baptiste Glomy, Scott designed brilliant gold Verre églomisé panels between a dramatic espresso ceiling and a beautifully veined floor with brass inlays. A series of two broad thresholds frame an enfilade of spaces leading to the living room. The apartment had too many bedrooms for an empty nester couple. While the original apartment had five bedrooms and 6.5 bathrooms, one bedroom and two bathrooms were turned into large walk-in closets to create a grander master suite. The primary bedroom showcases beautiful city views while
at night, dark and silvery hues enable a restful night’s sleep. The entrance hall in the property was lacklustre, and the skilful use of back-painted glass transformed the area into a radiant oasis, rivalling the other rooms in the home. The formal dining room was transformed into an intimate library with deep purples, browns and blues creating a warm and intimate space for reflection. The dining area was moved into the enormous loft-like living room with a piano for entertainment. The walls are enveloped by millwork and stone, while the bland walls of the living room were painted in grey taupe and silvery blues. The details and textures create visual excitement and interest; balancing the wall of windows and their ever-changing light show.

Downtown Manhattan Residence
In TriBeCa, the Downtown Manhattan Residence project by Drake/Anderson and Rusk, Inc. began by combining two apartments to create one 7,300 sq. ft. full-floor unit with endless 360-degree views of Manhattan. Drake/ Anderson designed all aspects of interior design and construction including a new kitchen, seven bathrooms, a wine room, and complex architectural details throughout. Dynamic ceiling curves draw the eye through both axes of the apartment: north to south and east to west, to the endless views of the Hudson River and beyond. Spectacular bronze dust plastered columns anchor the east great room while cleverly concealing building risers. Venetian plastered walls and structural columns create a subtle reflective surface to the remarkable apartment.
Bronze rods hold the wine collection, and a side-by side partner’s desk, with lounge chairs and footstools, ensures that the office is perfect for close business and personal activities. A custom metallic hood and Cristallo quartzite counters add interest in the kitchen, while the café area is equipped with a programmable barista machine. The powder room uses Venetian plaster to create visual interest, while the master bedroom features a custom foot and headboard, to maintain a sophisticated environment. A relaxed sculptural lounge chair takes pride of place in the lounge area along with an inviting chaise sofa, and a playful sense of colour and form welcomes visitors into the two guest rooms. By placing the right materials in appropriate places, a stylish and modern environment was achieved.

The firm aims to maintain its longstanding reputation by providing nothing but satisfaction to valued customers, and they are justly proud of each and every high quality, innovative project they have undertaken. Occupying the whole of the 50th floor, The Extraordinary Penthouse is located in the Residence @ Mandarin Oriental. The owners wanted the apartment’s three en-suite bedrooms, newly created massage room, library, grand hall, kitchen and wine cellars, to appear contemporary yet classic, filled with the latest technology. The resulting theme, with its imported Italian furniture, marble flooring and amazing chandelier installations, is designed to optimise the flexibility of the space. Concealed pocket doors, a hidden bookshelf entrance, and
discreet yet beautiful moveable screens, offer the ultimate in well-appointed flexible living. Established in 1977, and located in Samut Prakan, Samrong General Hospital is historic and prestigious. Along with new medical equipment, all patient rooms are also on the list to be upgraded. Interior design for healthcare requires a balance of three major factors: durability and the sanitary property of materials; aesthetics combined with ergonomics; and finally and most significantly budget. The resulting project on Ward No. 4 has seen a lighting and ceiling design developed to meet patient and staff requirements. Natural pattern wallpaper has been applied to create a relaxed atmosphere, and stylish and incredibly hygienic and functional headboards have been installed to meet patient and medical needs.

A for the renovation of the Technopolis Auditorium inside the cylindrical historic gasholder building at the Technopolis City of Athens in Greece. The historic metallic gasholder, 30m in diameter, was built around 1862 with a capacity of 7,000m³ for the Gas Company of Athens. The company terminated its function in 1984 and since then the building has become a historical industrial monument. The gas holder structure was rebuilt and started to function in 1999 as a multi-purpose space, including a centre for contemporary music and the inauguration of the Technopolis. The Technopolis Auditorium, being housed in an industrial shell of the historical gasholder, created the conditions for the development of

a strong concept. This was the starting point of the design idea, which evolved through all different scales of the project. Currently, the building consists of two floors above ground and two basement levels, with the auditorium located on the ground and first floor. The clients requested a redesign and upgrade of the auditorium’s interior including reimagining the architectural aesthetics, creating more space, and upgrading equipment to turn it into a cultural phenomenon set to host a range of events each year. A challenge to overcome was the adaptation of the existing concrete shell – its shape created an obstacle for passive acoustics. The seven existing large-scale concrete structural pillars were therefore creatively camouflaged in order to resolve the problem.

The roof enhances the acoustics through the use of geometric sound-reflectors and sound absorbers, along with oak surfaces that form pyramid clusters. 564 uniquely customised pieces make up the clusters, providing a unique acoustic experience for spectators. The design and fabrication of the acoustic panels, produced and approved in Greece, challenged the relationship between architecture, engineering and construction. Through advanced design, sound calculus and construction technology, as well as algorithmic processes, the company focused on integrating all these elements to create a seamless audiovisual design. Ahylo architects also rearranged the staircase in the auditorium to give spectators the ability to move around comfortably. The
significant rise of the stage ensures optimal visual and acoustic comfort, whilst natural oak flooring, black carpets and seats were introduced to create an eye-catching design. Around the core of the amphitheatre, two new discrete foyers were designed. A characteristic feature was the creation of vertical glazed holes between the foyer and the theatre. This subtle architectural manoeuvre indicates the ability to perceive spaces holistically. Conceptually the auditorium was conceived as a place of creation, to offer cultural experiences. The space enables human experiences like no other, whilst creating a venue that will never be forgotten. The architectural design evokes a host of emotions including excitement and tranquillity.

D E has been instrumental in the creation of Chelsea Barracks, a 12.8-acre mixeduse residential development dedicated to seven contemporary Belgravia garden squares, creating permeable public green space and walkways throughout the site. Set across six phases in total, Phases 1-3 are completed, with Phase 4 set to launch in 2022. Residences include a range of apartments, duplexes, penthouses and townhouses. With sustainability at the heart of the company’s vision, every detail at Chelsea Barracks works to support it, from the 40% of the site that is dedicated to garden squares to the materials sourced to construct the buildings. Inspired by the evolution of London’s Great Estates and the formal Georgian squares of Belgravia, the gardens were designed first, highlighting historic views through the site, with the buildings positioned in the spaces between.
The three buildings of Phase 1 provide fully-accessible and inclusive spaces at every level, with generous daylight levels and connections to the outside through substantial windows and balconies, in addition to terraces at penthouse level. The buildings share a twostorey basement including a car park and spa located on the lower level. The townhouses in Phase 2 also share this level of accessibility. A reimagination of the traditional Belgravia townhouse, each home spans 8-10 metres in width. The basements of every home are equipped with a swimming pool and private amenity offering as well as access to the shared facilities. Overall, Chelsea Barracks offers a sustainable mix of community uses and landscaped public realm to create a place which feels like a natural part of London’s evolution, rooted in its history but with its feet firmly in the future.

SAY Studio offers architectural and design consultancy services across various sectors: Workplace, Hospitality and Life Science. Matthew and Laila are supported by a team of creative, passionate, and curious designers who love to take on challenges, both big and small. PwC is one of the largest consulting firms in the world. In creating a new Middle Eastern Headquarters for PwC, SAY Studio aimed to create ‘the office of the future’ – an award-winning space that would feel healthy, productive and embrace technology. Starting in 2019, and taking 19 months to complete,
this adventurous project is the first commercial space in the region to have received the WELL Health and Safety Seal from the WELL Building Institute and is currently under application to receive WELL Platinum certification. At 16,000m², SAY Studio were responsible for the interior design throughout the building. With its Academy, employee café, wellness areas, rooftop meeting spaces and agile working opportunities, it has fulfilled the aim to create a workspace that is truly inspirational. With subtle references to PwC global locations in the colours, patterns, and textures of each of the floors, these in turn represent Australia, The Middle East, Asia, Africa, Europe and The Americas. The interiors are truly evocative; a bright and inviting high tech space that puts employee health and wellbeing at the forefront, while representing the ethos of the firm.

D F achieved a perfect balance of form and function when renovating this 17-year-old, outdated, builder-grade kitchen for a new life as a highly functional yet stunningly pleasing space equipped for frequent entertaining of a large extended family and abundant friends. This demanded a large capacity kitchen with top-grade appliances and technology that offers special features and superior operation. The design was fuelled by the well-travelled clients’ desire to bring their travel experiences home. Their extensive travelling exposed them to many ethnic dishes, while the lady of the house’s culinary prowess brought the flavours of their travels home. The original layout of the home was beset by space issues. The refrigerator was near to the entrance of the room which constricted the flow when it was in use. The centres of
the two islands were not lined up with the centre of the range creating a skewed line of sight. The revisions included separate stations for refrigeration, preparation and cooking, plus a guest area with dining table to provide an environment capable of producing highvolume complicated meals with safety and efficiency in mind. All the materials were chosen to create a subtle colour palette, allowing the quality and textures of the selections to influence the design directive. The greige Porcelanosa floor tile is a perfect backdrop for the impressive flowing Aurora Blue quartzite stone countertops. Striking veins cascade down waterfall edges of the double islands. At the epicentre of this energised precinct, the 130,000m² superregional Mall of Africa is a beacon celebrating connected living. The mall’s award-winning architectural form is inspired by the geological beauty of Africa. It reflects this splendour using wood, stone, glass, concrete and other natural materials. An interior example here is the glass roof and light wood used to create ‘trees’ in the centre court of the mall, which takes its inspiration from the forests of central Africa. The layout of the mall is unique in that it comprises both straight and curved walls with high shopfronts and an abundance of natural light. The main court areas are accentuated with their own identity and this, in combination with the racetrack layout, makes it easy for the shopper to navigate. The central spine is a key area of the design in that it links
various offerings to provide a seamless retail experience with an incredible, dramatically large, environmentally friendly roof covering. Many of the Waterfall City tenants have taken a stance on sustainability and environmental sensitivity, like international business brand Deloitte. Their impressive 42,500m² South African head office was awarded a Silver LEED (Leadership in Energy and Environmental Design) rating in April 2021. This smart building’s energy performance is optimised with solar panels, renewable back-up power, and enhanced ventilation to reduce electricity usage from air-conditioners. Other features include blinds that track the sun, rainwater harvesting and storage, indigenous landscaping, and a bottling plant in the basement of the building to provide glassbottled water as an alternative to plastic bottles. Without a doubt, Waterfall is a truly trailblazing city, setting new standards in property development.

, Broadway Interiors specialise in interior design solutions across the F&B/Hospitality, office, government, leisure and residential sectors. The company’s impressive portfolio includes numerous award-winning projects including Black Tap and Dubai Technology Entrepreneur Campus (DTEC). A four-floor standalone building operating as an existing business centre, the operator’s brief was to create a stimulating office environment, challenging the typical corporate design. Embracing the building’s industrial origins, raw, original elements were incorporated throughout. A custom designed exposed skeletal reception desk greets visitors and a striking green wall showcases the brand. A trendy, contemporary café provides both a public socialising space and a creative working area away from the office. Collaborating areas feature a Majlis with in-

built storage lockers and seating pause points, whilst a large auditorium with tiered seating and acoustic curtains provides flexibility to transform the space. Beautiful exposed ceilings were expertly included, while acoustic felt-lined linear patterns were painted in the brand’s colours and inserted in a juxtaposed fashion, with elements of natural timber shining through. A biophilic design approach leans on the amazing vista and a running track completes the outdoor theme. A relaxation area offers sleeping pods and a chance to rejuvenate. A contemporary corporate design is merged with playful elements; a meeting area transforms into a lively table tennis game, the slide on the upper floor provides entrance through a ball pit and custom phone booths allow privacy in the open plan space. The original Black Tap restaurant is a 15seat, casual, counter bar eatery and takeaway

based in Soho, New York. Soho in the ’80s and ’90s was one of squeegee men and subway tags and working artists in spattered studios. Therefore, Broadway Interiors created the same atmosphere for Black Tap in Dubai, keeping that timeless NYC vibe alive. The client wanted to retain the casual street food concept, but upscale and embellish it into a brand with prominence, profile and recognition. Upon entering, one is transported to the hustle and bustle of daily life on the streets of New York, with individuality and cultural nuances represented in all areas across the restaurant. The landscape of Brooklyn is symbolised in the industrial open ceilings and polished concrete floor, underpinned with a revival architectural black and white herringbone interlocking floor. The monochromatic approach of some of New York’s iconic buildings is developed
through the use of block colours: the bar area being primarily black brick, the columns clad in white ceramic tiles with only a protective corner black accent, retaining an overall neutral palette, portraying the darker, moodier side of the city. This is then softened by timber tones in a mellow brown hue through the inclusion of the furniture and parquet flooring. To brighten the space, linear LED lighting was strategically placed above the bar and standing area, taking its inspiration from the traffic light and street intersections, common in the Downtown area of NYC. Bespoke graffiti, specifically designed for use across the Black Tap brand franchise, was developed using chalkboards, adding originality and the richness of the urban vibe, in stark contrast to the monochrome palate. The result is a sophisticated venue, achieved through engineered detailing and ingenious design.

With a skill set encompassing architecture, interior design and furnishings, a holistic understanding, and the highest possible construction standards, their projects are truly world class. This private villa in Nur-Sultan, Kazakhstan, extends to 500m². The clients, a young family with four children, requested a large space united by a bespoke, noble, classic yet contemporary style in which each living area is distinct in design, yet each in
turn united to the other by a signature style throughout. The completed design includes marble, stained glass, ornate baroque moldings, fine plaster work, panelling, gilding, silk damasks, Murano glass and luxurious fabrics. Beautiful mixed marble patterned floors echo the designs of the chandeliers which hang above them. The grand staircase is a triumph in light grey marble, wrought ironwork and gilded elements set against a backdrop of a stunning arched Tiffany style window. The kitchen is resplendent with molded and gilded cabinetry, and turquoise marble countertops, and the master bedroom delivers a sumptuous yet calm environment enhanced by the use of padded velvet and mirrored wall panels. The result embodies flowing lines in the reception area that mimic the surface movement of water, accompanied by walls with wooden textural elements and tropical greenery that breathe the entire area to life. Included in the design is a forest-themed ‘experium’ dark room, an exhibition space containing three-dimensional maps and models, a sunset lounge and discussion area, a premium lounge, a forest-themed kids play area, a luxurious multi-purpose hall, as well as well-appointed back offices. The Twentyfive.7 mixed-use development represents the epitome of luxury that is wellcentred around community living, where its vibrancy is strategically aimed towards a younger audience, and where the lines between work and leisure are intentionally blurred. As such, the concept for the Twentyfive.7 Sales Gallery is inspired by the
prism form, representing the three points – residence, community, and the developer – coming together to showcase community living worth having. These triangular concepts, interpreted by deconstructivism, string art, and non-rectilinear shapes, have resulted in a design that is assured, geometric, and polished. These qualities in the design allowed the space to translate notions of youth, vigour, and hospitality the moment prospects step into the space. These two projects – amongst many others – have allowed Millimetre Design Sdn Bhd to separate themselves from the norm by developing a unique methodology of utilising design to curate meaningful experiences. As such, it comes as no surprise that Millimetre Design Sdn Bhd managed to snag four awards as well as one nomination at the International Property Awards for Interior Design for 2021-2022.

O A is an interdisciplinary architectural and interior design studio that has designed projects of every scale, including residential, commercial, hospitality, interior design and master planning projects. Otto Uno is the company’s social housing residential building project, located in one of the main avenues of Punta del Este, Uruguay. The area is a fusion of beach and city landscapes – the perfect combination of natural and urban environments. Sustainability is a major aspect of the project, and the incorporation of greenery was one element that was put forward by the client. Therefore it was really important for Guevara Ottonello Architects to include biophilic architectural design.
Featuring 36 apartments, Otto Uno is an eight-storey condominium building, with six floors of apartments, a ground floor that houses a lobby and parking area, and a rooftop terrace that hosts a variety of amenities. The development includes one-, two- and threebedroom apartments, and they all have their own green area, with geometrical pots that house native plants and trees. The rooftop terrace is where residents can enjoy nature, as well as several amenities, such as a swimming pool with a solarium, a recreation lounge area suitable for private events, a fitness centre and several vegetable gardens. Overall, the simplicity of the design, along with its functionality, affordability, elegance and biophilic elements were all blended effectively to define Otto Uno.

Concerned with the well-being of its customers and society, Aurinova invests in new technologies and highly trained professionals. The company combines a variety of resources to deliver designs that combine beauty, sophistication, comfort and practicality with environmental preservation. Auri Faria Lima is located in São Paulo, the financial centre of Brazil, and is also home to 38 of the 100 largest private companies in the country. Situated in Vila Olimpia, one of the prime neighbourhoods of São Paulo, the area

has a complete transportation infrastructure, with train and bus lines and bike lanes. It also has several shopping malls, banks, restaurants and parks close by. The surrounding areas have already undergone a revitalisation process, with the removal of old houses and the appearance of new and modern developments. Once completed, Auri Faria Lima will be an elegant mixed-use development that will offer 13,959m² of leasable area. Together with eight corporate floors, this multipurpose project will include a modern theatre with 391 retractable seats. This area can be transformed into a large space totalling 2,431m². The access hall to the theatre will have a beautiful detailed spiral staircase that leads to the upper floor. On the third floor, Auri will offer an events area with five rooms that can be merged into a

Located on the 4th floor, the restaurant will have a 426m² indoor area and a 389m² terrace, with an elegant bar at the entrance and a terrace that showcases incredible views of the city of São Paulo. The 11th and 13th floors will have a doubleheight ceiling of over seven metres, and the 13th floor will have a large uncovered terrace. All floors will have central halls and bathrooms with prime finishing, along with VRF airconditioning systems. All its engineering was designed to bring comfort and quality to all, whoever they may be: users, visitors, employees or service providers. A reticulated system in reinforced concrete, composed of high-performance concrete slabs, beams and columns, ensures that the
architecture stands out, while the façade is made from 2,000 precast panels in reinforced concrete, and will feature pergolas, bay windows and floor-to-ceiling windows, which will certainly ensure maximum impact. The main lobby will impress with its tripleheight ceiling of over 10 metres. The open terraces will allow for moments of relaxation, brainstorming or even decision making and will showcase incredible views over the city of São Paulo. Other services and facilities will include an electric car recharge area and delivery lockers. The entire development is being designed for maximum flexibility, with an even greater focus on the experience and quality of life and health of its users. C D Beautification project is about re-establishing streets as experiential public spaces in the most critical areas within the centre of Doha, creating memorable experiences. The design aims to bring a coherent character and identity to the city centre that links important landmarks as well as creating a unique urban experience for city dwellers. Several strategies are used to accomplish this starting with creating a new transportation masterplan that will de-load the current road network and encourage visitors and occupants to use public transport or walk to their destinations. The scheme identified specific areas where there could be additional attractions including new micro parks or locations for public gatherings such as cafés. The Corniche Beautification Project is the main artery that connects Hamad Airport to

the city of Doha. Many of the country’s major cultural and government structures overlook the Corniche such as the Museum of Islamic Art and the Qatar National Museum. The Corniche and its surroundings are considered the main area for cultural and national events. The development consists of two major elements including the introduction of a cycleway link that would connect the airport road cycleway to the proposed cycleway in West Bay North. Secondly, the introduction of pedestrian underpasses and sunken plazas that will cross the Corniche Road linking the seaside to the city side. The underpasses are strategically placed to connect and activate major destinations and hubs such as the Doha Metro and the Al Bidda Park underground carparks. A fusion of architecture and design, both beautification projects will create one-ofa-kind experiences.

West Bay North area in Doha, the West Bay North (WBN) Beach development is 10 minutes away from West Bay Lagoon station, with a shuttle service running through 36 stops at 12-minute intervals. Developed by PWA, WBN Beach is close to some of Doha’s best shops, parks, hotels, restaurants and cultural attractions. The project has an exclusive two kilometre long and eight metre wide walkway that runs along the beach, with benches to relax and enjoy the view. The walkway joins to the service buildings and play areas. Along the walkway there is a distinctive and high-tech lighting network, including surveillance cameras to
enhance the safety on the beach, as well as the benefit of 24-hour WiFi. To make it easier for the beach visitors to exercise, jog, and cycle, dedicated paths have been provided, linked to Lusail and Doha Corniche cycleways. The path is also suitable for people with special needs to experience a suitable healthy environment whilst enjoying a clear view of the beach. Large trees have been planted to provide adequate shading. Overall there are 900 car parking spaces in the West Bay North area, whilst 305 parking spaces can be found along the service road of the beach. The project also includes 100 bicycle racks, 35 parking bays for people with special needs and various drop off areas.

R E I E is responsible for a multitude of outstanding developments across the Kingdom of Bahrain. Edamah’s ambitious Bilaj Al Jazayer project aims to revamp and reintroduce one of Bahrain’s most beautiful and iconic beaches to a new generation of citizens and residents. It encompasses infrastructure such as roads, car parking, and public facilities together with carefully crafted building developments that are zoned to offer hospitality, food and beverage, retail, entertainment, commercial and residential areas. At the core of the whole project lies the magnificent Bilaj Al Jazayer beach. The project’s gross area is spread over 700,000m² and includes 135 parks and gardens over 1,000 car park spaces. The project is inspired by both Miami Art Deco and the Bahrain precedents and follows a layered structure in which the traditional urban
grain drives the definition of the public and private spaces. The Miami Art Deco influences include solid balconies, and elevated podiums. The Jumeirah Gulf of Bahrain Resort and Spa is located on the southwest of the Kingdom, on Bahrain’s Sunset Coast. It is approximately 40km away from the capital, Manama. Taking its design cues from traditional architecture, it features ogee arches, lattices, and luxurious materials which evoke the best of Arabian imagery. Sprawling over 52,000m², the development also includes 207 rooms, seven swimming pools, a spa, a lagoon, artificial islands, and numerous F&B options. The main building has 198 rooms, while, the overall project also includes 11 beach villas built on artificial islands just off the coast. Artificial canals, traversable by boat, connect all parts of the property with each other. The hotel grounds incorporate a variety of leisure and

S by Yu Zhao, director of artistic design. As a renowned Chinese interior designer, Yu’s unique style focuses on the intricacy of space and the infusion of arts and emotions. His company is located in Beijing, China, and he has worked on countless interior design projects, including the Nanjing Bay Art Centre and Tianfu Splendid. Nanjing Bay Art Centre is situated in Jiangsu Province, close to Yuzui Wetland Park. The project is based on the Metropolitan Museum of Contemporary Art in New York, blending contemporary style with pure modern techniques. The lounge on the first floor features beautiful furnishings such as Cassina sofas, two single sofas, a solid-block coffee table and a leather double sofa. Feminine lighting is also used throughout to create a soft and flawless
space. Refined lines and natural materials cover the study room on the third floor, which features modern Chinese designs by Frank Chou Design Studio. A large Avion chandelier takes centre stage, designed by Iskos-Berlin. The fixture appears to hover in the air, emitting soft diffused light to create a comfortable and natural atmosphere. The company’s Tianfu Splendid project is located in the Sichuan Province in China, on West Hangzhou Road, Shuangliu District, Chengdu. The most important factor within this opulent design is the spiral staircase installation which connects the ground floor to the first floor. There are many key artworks by young female domestic artists dotted around. A variety of hues including reds, purples, browns and greys create beautifully blended spaces that showcase the true creativity of Yu Studio, and reflect a refined yet luxurious atmosphere.

D R E C was established in 2005 by the Qatar Investment Authority, the sovereign wealth fund of the State of Qatar. Headquartered northeast of capital Doha on the coast of the Arabian Gulf, Qatari Diar was entrusted to support Qatar’s growing economy and to coordinate the country’s real estate development priorities. The St. Regis Cairo hotel project is part of a 197,000 square metre mixed-use development on a prime site along the banks of the Nile River just north of downtown Cairo, Egypt. It is a five-star, full service luxury hotel with 286 guestrooms and suites, 98 serviced apartments and luxury condominiums. Hotel guests and future residents will experience luxury from the moment they arrive. Exceptional materials and detailing create a first impression on the exterior and
carry through the entire interior, down to the furnishings and fixtures. The design team focused on creating a guest experience unlike any other in the world; think a water garden, bright artwork and an Asian restaurant that transports guests to another world. The entire development on which the hotel sits is known as the Nile Corniche project. The development consists of two towers, connected by four levels of underground parking for 654 cars and an eight-level podium. Tower 1, with 36 stories above grade, contains three levels of offices at the base, 30 levels and 103 units of luxury condominiums, and a four-storey reserve penthouse. Tower 2 is reserved largely for the L-shaped hotel, and contains 35 stories above grade. Setting a new paradigm in mixed-used experiences, the Nile Corniche Project is one where luxury and comfort coincide.

Driven to continuously better its city’s infrastructure and economy, the company’s dedicated team specialises in the realisation and management of property assets. Fracthon engaged architectural firm ABP Autorskie Biuro Projektowe for the rejuvenation of Browar Kleparz – a former brewery in the Old Town of Krakow, Poland. This building has its own fascinating history as it previously functioned as the Krakow’s branch of Archduke Habsburg’s brewery. Fracthon’s ultimate objective was to reinstate the brewery’s historic architecture and create a development to house 97 apartments and 18 commercial units.
To offer residents more than just a home, Fracthon also required the architectural design to allow for onsite amenities. These include a cinema, gym, children’s playroom and a relaxation area. Last but not least, Fracthon wanted to encourage residents to live a healthy and eco-friendly lifestyle. As such, the company decided to accommodate additions such as bike storage, bicycle service station, a recycling area and charging points for electric cars. To achieve the large scale of this project, Fracthon proposed expanding the site by adding two new buildings that complement the brewery’s existing structure by mirroring some of the existing architectural detailing. The result is a development that stands proudly and portrays a grand, yet inviting atmosphere for residents and visitors alike.

F D S is an interior design firm which specialises in commercial, hospitality, and amenity spaces for various real estate companies in the Philippines. The company boasts three award-winning projects: Azure Paris Beach Club, JOYA Residential Unit and The Galleon Residences Showroom. Azure Paris Beach Club is designed as a onestop amenity clubhouse for Azure Residences, located in the southern area of Metro Manila. Named after Paris Hilton, Chat Fores wanted the design to match the American media personality’s fun-loving nature. Pinks, whites, blacks, reds and other metallic finishes were therefore used throughout. To capture Paris’ love of life, a variety of fun spaces were included: a candy café, kiddie corner, movie room, gym, spa, nail and massage area, function room, party room and restaurant and outdoor party ‘island’.
The Galleon Residences Showroom
The company’s JOYA Residential Unit project serves as a halfway house for the clients’ family where they can stay in during weekends. What is most striking about this loft is the impressive collection of contemporary art. A large Kiki Escora piece can be found at the centre of the gallery wall, flanked by works of Christian Tamondong whose multi-coloured faces hang opposite the more muted, political works by Jose Tence Ruiz. Set in a prime location, the 360m² Galleon Residences showroom is located in a bustling high-end shopping mall. The project has neutral and warm-toned furniture pieces and accessories, that greatly complement and bring out the details of the wall finishes. The Galleon is set to be a stylish home built for modern city dwellers and families who are attracted to an urban lifestyle.

A I is renowned for creating exquisite interiors for the hospitality market. The company has established an enviable clientele with longstanding relationships reflecting its commitment to perfecting unique interiors. With a passion for ancient Egypt, WAI’s client wanted to mirror specific elements throughout the design of Sofitel Dubai The Obelisk. The building itself is shaped as an immense obelisk standing 51-storeys tall in the heart of Dubai. Impressive pharaonic columns stand tall within the 18-metre high entrance lobby, carved with ancient Egyptian hieroglyphics. A nine-metre wide golden falcon sculpture takes centre stage over the reception desks. The falcon symbolises the Egyptian god of the sky Horus, representing immense power. Falcons are also the UAE’s national bird and a potent symbol of the nation’s strength and heritage.
The French restaurant’s design elements include luxurious Egyptian motifs and bold colours such as white, black and gold. Fluted columns, plaster reliefs and bulbous light fittings appear throughout. The client also wanted WA International to deliver an English gastropub. The design concept was inspired by the client’s fondness for cats, therefore the cat goddess Bastet became the Egyptian reference. Her story is carved in hieroglyphic stone panels, while large images of her silhouette adorn the rear walls. The executive club offers an impressive 360° view of Dubai. The colours were kept light and fresh with touches of pale green. Mirrored columns with art deco palm leaf patterns were used to reflect the views throughout the space. Touches of French sophistication and contemporary ancient Egyptian accents are also evident. All these interior elements blend to create a truly spectacular design.

-E A is an international practice with studios in Brussels, Leuven and Hasselt, and a growing presence in Eastern Europe. Quatuor, with its four compact structures, is an office project situated at the entrance of the Brussels Northern District. With its distinctive rounded corners and curved façades, this is truly a landmark for the area. A high performance project, ninety-five percent of which is office space, the building is home to several different companies, and caters well for the needs and character of each. Vaartkom is located on a historic industrial site in Leuven, the largest city in the Flemish province of Brabant. The project, which was requested by the city, aimed to create and invigorate a neighbourhood that had
previously simply been a remote corner. The new development, with its green roofs and terraces, verdant landscaping and creative use of previously unloved space, brings a new life and dynamism to the area, lets it breathe and allows people to thrive. De Victorie is a former farm building now used as a restaurant, party and wine tasting venue, located on an historic site adjacent to a 12th Century castle in Linden. A key aspect of the renovation was to expose and retain the hugely important roof structure, and preserve the ancient vaults and authentic wooden doors that makes this particular building so special. Also included was the creation of a new building housing the Wine Atelier, where grapes are processed and wines are matured and later bottled.

Z A work across a range of residential, commercial, hotel and mixed-use projects. The company has a reputation for bringing both a personal touch and a wealth of experience to every project, from conception all the way to completion. The first of many projects which showcase the company’s undeniable abilities is the Skills Tower office design. It encompasses a bold and contemporary tower that changes appearance as it rises, emphasises transparency and lightness, and responds to the balance between architecture and nature. In order to make the most of natural light, a variety of materials was used to create a softer and more subtle play of light and shadow. The impressive building rises to the tenth floor, with the first two floors being dominated by a magnificent entrance hall.
Villa Azalea was built to offer guests total relaxation and a unique experience. The Atlas Mountain that the site overlooks was motivation for the design’s open, outward facing orientation. The villa is characterised by its high transparency which allows the construction to fit harmoniously into the surroundings, with open fragmented glass walls showcasing views of the mountains. Almas Delux 5-star hotel consists of 99 bedrooms and suites as well as various leisure functions such as a large lobby, two restaurants, a bar and sitting areas. The project is surrounded by carefully treated gardens, while the façade of the building is clad in wooden slats used in combination with an exposed concrete slab and a series of glass panels along the terraces. The use of these durable and natural elements embodies the special interest of integrating sustainability into design.

the entire MANTERA Seaview residence complex is light and open and harkens back to the ancient architecture of the Mediterranean. Located directly on the seaside against the backdrop of Sochi’s unique natural landscape, the residences offer vistas of mountain peaks and the sea while retaining the privacy of a country estate. The project was conceived as a neoclassical haven in the context of a marine environment, hence the characteristic stylistic elements of smooth lines and natural texture, highlighting the traditional southern flavour of the area. A world-class five-star hotel with 400 rooms and a convention centre accommodating up to 1,200 guests are located next door to the compound. MANTERA Seaview residence has variable storeys of six, seven and eight floors with a
cascading structure reminiscent of a flowing mountain river. The plasticity of the façades reflects the distinctive nature of the southern sea town – an open space for relaxation has been provided for each residence: a patio, terrace or loggia. The penthouse design in particular has been inspired by the freedom provided by the endless sea, which can be viewed from a private terrace. The design gives air, and allows the space to breathe. The living room is composed of two dominant features – a massive, custom-made marble table, and a membrane of wooden lamellae. The membrane divides the space into two functional areas – dining and lounge.. Overall, the mild climate of the foothills, pleasant prevailing winds, and plant diversity have created a blooming oasis of year-round comfort.

ased in Hong Kong, the inT Design Furniture team creates ideal home and office spaces with a high degree of freedom and flexibility. The company was tasked with renovating the Central Park project as the clients were expecting a baby, and they wanted to make more use of the space within their home. The original layout of the house consisted of a master bedroom with connecting room, guest room, study room, living and dining area and two storage rooms. To create a sense of warmth and sophistication in the living/dining room, soft grey hues were used in conjunction with white tones. A large painting was hung on one of the walls to add depth and visual interest, whilst
Fornasetti Lina Cavalieri plates were mounted along with textured wallpaper to create a feature wall. To better utilise the space within the home, the guest room and one of the storage rooms were converted into a walk-in closet. As the walk-in closet is the wife’s personal haven, pink and white tones with marble and gold accents were used to add a feminine appeal. With its beautiful soft grey and dusky pink hues, the master bedroom was transformed into a romantic sanctuary. White marble and gold accents added an immediate sense of luxury, while the pink upholstered wall panel clearly marks the sleep zone. The final result is an all-encompassing luxury home to create the perfect haven.

Two of the company’s projects stand out and provide exceptional amenities. The Campton is a V-shaped landmark which has 467 units ranging from 251 to 1,446sq. ft. They feature staggered balconies and goldembedded vertical lines inspired by the ancient Chinese rectangular pattern, matrix and QR code for a futuristic look. Rooftop penthouses on the highest floor are a key feature of this project. At night the façade is gently lit up by LEDs, while openings on the façade allow light to filter through, creating a sparkling effect. Within the development is the Clubhouse, which offers a range of social and sporting
facilities including the Razer Esports Arena, function rooms, gym, sauna, outdoor swimming pool and playground. The most striking feature of the design is vertical strips of white which seem to rain down the façade of the building. Mia Saigon Luxury Boutique Hotel is situated along the Saigon River in Ho Chi Minh City. Weaving together the past and the present, the project blends nostalgic French sophistication with traditional Indochine chic, resulting in a unique, decadent and opulent experience. Each space is adorned with the owner’s personal collection of fine art, Vietnamese porcelains and Indochine furniture pieces that were handmade and traditionally lacquered by local craftsmen. Anantara Desaru Coast Resort & Villas is located on Malaysia’s south coast and is inspired by the Malay Kampung Houses. Traditionally, the entrance to a Malay home

consist of stairs, leading up to a covered porch called the ‘anjung’. This plays a role in the transition between a public and private area. This element is captured within the design of the Anantara villas on a more grandeur scale. Reflecting on the definition of hotel luxury, EDC incorporated the influence of the vibrant Malaysian spirit and its multicultural people. The result of this included indigenous wood carvings accented by hand-loomed ‘songket’ textiles, woven wicker screens and rattan furniture. Park Hyatt Saigon features French colonial architecture, exquisite Vietnamese art and antique furniture. Throughout this renovation project EDC replaced old wooden coffee tables with solid stainless-steel frames. Old lighting fixtures were replaced with Schonbek crystal products, whilst new artworks from up-andcoming local artists added throughout.

The two T-shaped towers rotate approximately 1.6 degrees per floor, from west to east, as they ascend to take full advantage of the panoramic views of the Mediterranean Sea, the Marina, and the surrounding coastline.The East Tower and West Tower stand out in splendour like beacons welcoming seafarers, residents and visitors alike.

The colour, which is used as an accent in furnishings, light fittings and even accessories, brings the various rooms together with one cohesive design theme. Central to this
project is the client’s passion for fashion, which is apparent in the modern accessories used to finish the rooms, and which add luxurious yet practical touches. Layering and texture plays a vital part in the design, with the use of a wide variety of sumptuous fabrics and materials including velvet, silk, marble, metal, leather, and crystal. Each area of the accommodation has been thoughtfully considered, and the warm colour palette creates a welcoming ambience. The expansive master bedroom is divided with a clever use of screening doubling as a wonderful piece of practical furniture, while the bold lines throughout create added interest and distinctive shapes.

of Silom in Thailand, the intention for the Park Silom development was to introduce the local community to an integrated commercial space of the highest calibre. While materialising a vision for the future, Park Silom will also strongly reflect the evolution of Silom through the years. With this in mind, the architecture will fuse both traditional and contemporary elements into one cohesive and timeless design. As the gaze moves from the bottom to the top of the tower, the design will visually evolve. To cater to the needs of today’s working professionals, Park Silom will integrate the latest technology with innovative design concepts. Factors like a high-performance façades, creative working spaces, efficient transportation links and wellness facilities will mould this vision.
Silom’s form needed to stand out distinctly against the sky. As the tower will not be the tallest by any means, the distinct outline of the building has to express the DNA of Park Silom. From a distance, the building will catch one’s eye and be a prominent part of the city’s skyline. While the office floors will be cordoned off from public access, the base of the building housing the retail podium will be designed for the public. This was why 9,000m² of retail and a landscaped public plaza were included in the masterplan. In fact, the building structure itself was pushed back from Silom road, to accommodate the open-air plaza. Park Silom’s design will also incorporate a direct link from the premises to the Sala Dang BTS station. There will be two separate links to the station, with one through the plaza and the other open to the public.

The company is very proud of its three award-winning projects: Hubei Urban Renewal Regeneration Scheme, MixC Nanjing and Longfor Central. The Hubei Urban Renewal Scheme is one of the largest urban regeneration projects in Shenzhen, China. The project will see the protection and transformation of a 500-yearold village as part of a major regional, cultural, commercial and tourism destination. The design needed to provide a platform to link Old Hubei Village with the mixedactivity programme featuring more than 25
commercial, residential and hotel towers. MixC Nanjing is a future retail-led, mixeduse development located in the city’s central 700-year-old district known as Sanshan Street. Situated within the historical urban texture of the ancient city, at the heart of the site sits an original ‘Yunzhang Gongso’ building, which forms the centrepiece of the scheme. The company’s Longfor Central project aims to transform and shape inner-city Chengdu by delivering a vibrant development and platform for working, living and socialising. The 590,000m² mixed-use development consists of a retail podium, retail precinct, a SOHO tower, two loft towers, and an office tower. A further four residential towers complete the masterplan by sitting on the podium roof landscape.

Creators and collaborators, their aim is to conceptualise and develop their client’s vision – using “Inspire the spirits, honour the habitat, and give back to life” as their motto. Nestled in the heart of the Higashiyama Village in Niseko, Hokkaido, Japan is the Koa Niseko luxury boutique development. This area is renowned for its high quality seafood, natural hot springs and perfect snow sport conditions. Koa Niseko’s generously sized two and three bedroom fully-furnished homes bring a modern infusion of JapaneseScandinavian design to the area. The overall ethos for the development is based on the
Danish concept of Hygge: experiencing warm contentment, brought about by enjoying life’s simple pleasures. This concept has been followed through from the initial master plan, to the finished interiors and accessories. Proximity to adjacent mountain views influenced the location of each dwelling. The elevations of the villas and townhouses are clean and sophisticated, with a focus on high quality design details and textures. The floor plan of each property is designed for ease of circulation, good views, owner’s needs and according to the Asian culturally influenced environmental principles of feng shui. Three bedroomed homes offer a second-floor balcony, and covered front porch. Both these villas and the two-bedroom townhouses boast lofty ceilings and full height windows bathing their interiors in natural light.

P Optima Development is a new high-rise premium quality residential development on what is arguably the most important street in Russia: Leningradsky Prospekt. The project consists of nine towers of varying heights. These are integrated into a podium ranging from one to seven floors high. The main function of the complex is for residential purposes with 3,200 flats ranging in size from 40m² to 380m². There is also 12,000m² of commercial space that includes a restaurant, café, retail, leisure and social spaces for residents of Prime Park and the surrounding neighbourhood. Prime Park is a unique development as it offers easy access to the best of Moscow’s culture and shopping. The project provides more than 80 different apartment layouts which vary from onebedroom to an exclusive limited series of two-
level apartments and penthouses. The interior design of each apartment was thought through down to the smallest detail. Each space is impressive and provides not only mesmerising living rooms and bedrooms with panoramic views, but also exceptional functionality. The client’s aim for the lobbies and other common zones was to create a premium segment development that would set a new standard for design, quality and service in Moscow. The design concept also included the creation of a central garden with the feel and scale of a London Park. Large majestic trees are at the centrepiece of the design, along with a series of sculptures to bring an artistic flair into the garden spaces. Since its launch in February 2018, Prime Park has become the fastest selling Moscow development in this sector of the market.

A+ACP S C formed a strategic design alliance to create the Niger Ministry of Finance project. Oncuoglu Architects+ACP is an international architectural practice composed of a dynamic and experienced team of architects, designers, planners and engineers. Summa Construction is an international contractor with diversified interests and operations. Established by its Honorary President Mete Bora in 1989 in Ankara, Turkey, Summa Construction carries out top quality operations in 14 countries in various sectors ranging from construction to energy. The Niger Ministry of Finance project, as a part of the modernisation of the city of Niamey and the improvement of the working conditions for public officials, was started in July 2019 and after 14 months of construction was completed in September 2020.
The building was built with a total area of 22,700m² which includes offices for 600 individuals, meeting rooms, archive and documentation rooms with parking provided for 111 vehicles. Having received the ENR Global Best Projects 2021 Award of Merit in the office category, and as the new urban focal point of Niamey, the building is 17-storeys high, making it the tallest building in both Niamey and Niger. Additionally, floor-toceiling windows allow for breathtaking views. A combination of warm and cool colours, textures and materials with acoustical characteristics has been used to give a more focused and efficient working environment. With the integration of digital and physical libraries, conference and meeting rooms, it will be a hub to encourage the collaboration of public and private sectors to develop the future.

The interior design brief for C L was for an elegant easiness with a dash of excitement. Serving both lunch and dinner, the Bar specialises in cocktails while guests can eat at the open Ceviche bar and watch the chefs at work while food is prepared. The main area is designed to flow smoothly, and the décor brings a fusion of ancient Inca culture with modern day Peruvian touches. Brass details symbolise Inca gold, wood brings calm and nature, and Quartzite brings harmony and

spiritual healing. The beautifully designed lighting and green accents serve to enhance the ambience perfectly. D Brasserie & Bar is the kind of venue normally found in the most exclusive area of Stockholm. However, the owners wanted to take their concept to a newer, emerging area of town, bringing the city out to the residents. The décor here reflects an aspiration to create a warm and welcoming atmosphere devoid of any formality, a place which feels special, yet at the same time, like home. D gives a wow feeling from first glance. The different materials and concepts used pay homage to French, American and Swedish culture, and a luxurious green theming throughout reflects the outside areas that are easily seen through the restaurant’s large windows.

Considering the commercial positioning of the brand, the design pays special attention to a variety of elements. In an environment that uses a lot of iron, wood and brick walls, the fusion of delicate and elegant deep-grained marble used throughout this project adds a touch of luxury. Several key areas that exude opulence include the forecourt bar, a neatly arranged glass wine cabinet, the central seating area enveloped in European style and the open kitchen. The kitchen allows diners to watch the chefs as they prepare garlic-infused meals, while the wine cellar is home to over 100 wines, which means that individuals have plenty to choose from. Combining a vision of luxury with great skill has made Mad for Garlic a staple of Taipei’s restaurant industry.

her daily surroundings as well as her travels, Nina Mair’s aim is to create bespoke designs and spaces which tell a story and develop over time, just like the people who use them. The whole team considers its work to be successful when it stirs pride emotionally, and when the result is timeless, subtle and long lasting. When Kursaal Bern became a franchise partner of the Swissôtel Brand, owned by Accor, a world leading hospitality group in 2019, the redesign by Nina was the perfect opportunity to implement this philosophy and create a new vision for the hotel. The existing décor of Kursaal Bern was functional but dark and uninspiring. This redesign was an opportunity not only to address a new target group, but also
broaden the possibilities of the building’s multifunctional spaces, and reflect the history and importance of the hotel. The finished design not only includes many Nina Mair bespoke furnishings, but introduces more natural and zoned lighting schemes, a concept of a cocooning openness, and well considered acoustics. The use of subtle hues, a restrained palette and natural materials reflects the architectural history. The reception desk for example is custom built from stone, with a ‘fretwork’ relief across its surface which featured in the design of the original building, and a leather top which is practical as well as tactile. The intuitive bedroom designs include specially created built-in furniture, multiuse zones for living and working, and custom tiled bathrooms. Every detail has been considered here for a comfortable, calming and cosy stay.

Penthouse Rechson represents the design for a new duplex apartment in Barcelona. Located over the building’s top floor and rooftop, the client’s main need was to create
an exceptional experience, maintain the connection between the two floors, and define the various spaces within. With an emphasis on perfect finishes, one of the main decisive elements in this case was the stunning staircase, which aimed to go further than simply satisfy a functional requirement. Other striking features include the rooftop garden, terrace, dining, barbecue grill and swimming pool which add luxurious amenities, beautifully executed. Throughout the apartment the décor is both contemporary and urban, with sophistication meeting minimalism. High end furniture and bespoke pieces blend with a sober and linear architecture, complemented by a neutral yet warm colour palette. All this is interspersed with truly striking and original design features and clever lighting schemes.

White Matter delivers precise and holistic design solutions, making full use of its deep knowledge and forward thinking approach. White Matter doesn’t just design and make buildings, they curate lifestyle experiences. The low-rise Padi Hotel is surrounded by the lush rice fields of Khum Pongro in Cambodia. The design brief called for a standalone luxury resort development, providing a variety of accommodation, facilities and back of house functions, whilst at the same time respecting the local community and natural environment. The final design confidently reflects a seamless melding with the
scenic local landscape, which is predominantly used for farming. Modular construction ensures minimal onsite disturbance, a light footprint and flexibility of layouts. There are echoes of Cambodian vernacular and traditional building techniques and methods throughout. The modular framed structure enables the rooms and accompanying buildings to be assembled using locally sourced materials and techniques, such as wood and thatch. Meandering pathways mark the route through the rice fields from building to building. Living spaces are elevated to protect them from water ingress during the monsoon. Incorporated in the design; a Khmer House inspired clubhouse, pool and Cambodian café, rooftop restaurant and lounge, and rest and BBQ pods as well as a pier for mooring boats during the wet season.
