Chelsea remains a premier location in London’s property market, characterised by its stability and appeal to both domestic and international buyers. Charles Olver, Head of Sales at Knight Frank’s Chelsea office, sums it up: “Chelsea is a stable, predominantly needs-based market. The vast majority of the Chelsea market is made up of families looking to move into an area that is both close to best-in-class amenities whilst remaining surrounded by green spaces.” This mix of proximity to quality amenities and a strong community-focused environment ensures its continued desirability.
Post-pandemic, there has been a noticeable shift in preferences, with buyers focusing more on homes that offer a sense of space and access to outdoor areas. As Charles explains, “The favoured stock has not changed, but the market has, post-Covid, with the desire to be in areas of London that offer a strong sense of community and green space becoming much more of a priority.” The demand for lateral homes with gardens has strengthened Chelsea’s position as a prime location for families.
The family-centric aspect of Chelsea is reinforced by Dan Carrington, Head of Sales at Savills Chelsea. He notes the consistent appeal of larger family homes and period townhouses, particularly among domestic and European buyers, as key attractions. “For many, Chelsea provides the perfect blend of village living matched with city life. Its proximity to the heart of central London as well as its accessibility to airports and the country are all key factors in people’s decision to live and work here.” Areas like the Ten Acre Estate, Lamont Road, and Carlyle Square remain sought-after by families looking for
more space or those upgrading their homes. Dan also emphasises the breadth of the Chelsea market, pointing out that “the variety in Chelsea’s property market means there is something for everyone.” Larger homes appeal to domestic buyers, while city professionals and downsizers are drawn to flats and lateral apartments in iconic red-brick mansion blocks or more modern developments. American buyers, in particular, show strong interest in Chelsea, with some having rented in the area before deciding to settle permanently.
International buyers are an integral part of Chelsea’s property market. According to Charles, “Chelsea is home to one of London’s most famous shopping streets, the King’s Road, with retail and cuisine hotspots like La Famiglia restaurant and the Ivy Asia. The boutique shops and restaurants on the King’s Road have put Chelsea on the map internationally and adds to the status of the area.” This appeal is not limited to British buyers –American, European, and Middle Eastern buyers all recognise the value of Chelsea’s unique mix of village charm, world-class shopping, and proximity to green spaces.
Dan, too, points to the international appeal, particularly for American buyers who are often drawn to Chelsea after living in the area for a time. “Flats and lateral apartments – whether in Chelsea’s iconic red-brick mansion blocks or more modern developments – attract city professionals and downsizers who want to enjoy Chelsea’s vibrant community,” he says. These buyers, often already familiar with the area, appreciate Chelsea’s distinctive character and its proximity to both central

Looking at more recent developments, Jamie Marshall, Sales Director at JLL Residential, notes a sharp increase in interest after a period of uncertainty. “We’ve seen a notable 41% increase in the number of applicants registering to buy through our local JLL office in July and August 2024 compared to the same period in 2023. This surge has made it the busiest July and August since 2019.” Such buyer interest is naturally pushing property prices upwards, as Jamie notes: “The average price of flats sold in Chelsea has gone up by 4.9% annually in the three months to August 2024.”
Despite broader market challenges, Chelsea has demonstrated resilience in maintaining its status as a prime London location. Liam Monaghan, Managing Director of LCP Private Office adds that while the area has experienced some price drops compared to its peak in 2015, it has still managed to outperform much of Prime Central London in terms of price growth since 2020. “The average price for a flat in Chelsea now stands at £1,453,562, with marginal negative growth seen over the last year (-0.3%). House values have fared slightly better, with 0.2% annual price growth and average values now at £4,725,000.” This mix of slight price drops and Chelsea’s historical desirability presents a compelling opportunity for buyers looking to acquire prime real estate at competitive prices.
Turning to development, Charles highlights the trophy asset areas that consistently see the most interest from buyers. “It is the trophy asset areas of Chelsea that continuously see the most interest from buyers such as the Arts and Crafts homes of

he ski property market continues to show dynamic changes in popular destinations, with trends influenced by buyer preferences, environmental considerations, and a desire for both luxury and practicality. Recent input from Heather Thompson, Paul Butkovich, and Stacey Kelly highlights key insights on the current state of this market across Europe, Japan, and North America.
Heather Thompson, Regional Area Manager for Auvergne-RhôneAlpes and Haute-Alpes, shares some noteworthy trends from Europe. “There’s nowhere that tops Courchevel 1850,” Heather says, citing the resort as possibly the most stylish in the world. She adds that many of her clients arrive at the spectacular Altiport before being chauffeured to one of the five “palace” hotels, with the Cheval Blanc hotel being the most popular due to its ski-in/ski-out appeal. “Guests are attracted by its Michelin three-starred restaurant and Guerlain spa,” she explains. “The airport landing itself is unforgettable. You might even recognise it from the Bond movie Tomorrow Never Dies since the runway is so close to the ski runs.”
Beyond skiing, Courchevel’s luxurious atmosphere is carried over to shopping, with a 350-metrelong Avenue Montagne featuring a wealth of luxury brands.
“Ski-through boutique shopping is also a thing here,” Heather continues, describing how visitors can ski directly to the slopeside Moncler boutique. For those seeking luxury beyond just skiing, Courchevel offers an experience that’s hard to beat.
Elsewhere, in St Gervais Mont Blanc, trends are leaning toward eco-consciousness. Andrew Morgan, one of Heather’s agents, points out that many of his clients are arriving in style by train, with the municipality actively promoting reduced car usage. “They’ve opened a cable car that runs from Le Fayet station to the town centre, which helps reduce car traffic,” Heather explains, adding that St Gervais even has a new lift powered by domestic wastewater. “It’s an incredible innovation, and for those staying at the 4-star Hotel Le Saint Gervais, it adds to the eco-friendly appeal of the resort.”
Moving over to Val d’Isère, Heather shares another development. “The new Vallon gondola lift, opening this winter, will speed passengers to the Pissaillas Glacier in just over six minutes,” she says. This will be a huge draw for those seeking reliable snow conditions in an increasingly uncertain climate. The famed La Folie Douce club, known for its lively après-ski scene, has also expanded, with a new outdoor terrace added next to its VIP area. “It’s the perfect spot to enjoy the shows and panoramic views while socialising,” Heather adds.

In the French Alps, Briançon is also gaining attention. Jackson Collins, another agent working with Heather, notes that luxury apartments in the town centre, currently being developed by ICADE, are being snapped up by buyers from London, Hong Kong, and Canada.
“With its connection to the eco-friendly Serre Chevalier ski domain, Briançon is attracting a new wave of tourists and investors,” Heather explains, pointing out that the town is undergoing a significant remodelling to meet this demand.
Across the Atlantic, Stacey Kelly, a broker with Christie’s International Real Estate in Aspen Snowmass, shares her thoughts on the North American ski property market.
“The pandemic changed everything,” she says, explaining that many people relocated to the mountains while working remotely.
“Property values skyrocketed and are now around 50% higher than they were five years ago.” Although some people have returned to urban areas, Stacey notes that inventory remains tight, and prices are unlikely to return to pre-pandemic levels.
“The land in ski resort areas is primarily owned by the government, meaning there’s always a limited supply of available properties,” she adds.
When asked about the best ski areas for property value, Stacey is quick to mention Aspen Snowmass, where she works.
“There’s something for everyone here, both in terms of skiing and property options,” she says. “Buying quality property always wins in the long run, even if the entry costs are higher.” Other areas, such as Jackson Hole and Vail, also offer excellent skiing, and property values in these regions reflect the high demand for homes. In terms of choosing the best location for a ski property, Stacey stresses the importance of accessibility. “Some buyers prioritise proximity to airports or a short drive from major cities, but these areas tend to be busier during holidays and weekends,” she says. Others prefer more remote areas, which can offer a quieter experience with more opportunities for uninterrupted skiing. Stacey also advises potential buyers to spend time in a resort during different seasons to get a true feel for the community.

Stacey warns that ski resorts can be highly restrictive when it comes to building and renovating. “There are often limitations related to building size, ridgeline views, and rental regulations,” she explains. Additionally, many ski towns have Real Estate Transfer Taxes, which range from 0.25% to 2% of the purchase price and are payable at the time of closing.
In Japan, Paul Butkovich, Director of Sales at H2 Christie’s International Real Estate, sees a growing demand for ski properties, especially in the Niseko and Furano resorts. “The last 12 months have seen a surge in demand for villas and land,” Paul says, adding that the region is attracting new international investors. One notable trend is the rise in American visitors to Niseko, which has jumped to the top three in web traffic. Paul believes this will soon translate into even greater property demand.

The new line is expected to be completed by 2030 and will cut travel time from Tokyo to Sapporo to just 4.5 hours, with Niseko only a short drive away.
As for costs, Paul notes that while maintaining a ski property in Japan isn’t cheap, it remains relatively affordable compared to other international ski resorts. “Holding costs are still quite low, and we haven’t yet seen the introduction of special resort taxes,” he says. The primary return for investors comes from capital appreciation rather than rental income, although renting can help offset some of the maintenance expenses.
In terms of the longest ski seasons, Paul highlights Niseko, which typically runs from the end of November to early May. “That gives ski enthusiasts around five months to enjoy the slopes, with the peak powder season falling in January and February,” he says, making it an ideal destination for those looking for both excellent skiing and longterm property investment opportunities.

A FORMULA 1 TEAM’S MASTERPIECE
The grand touring concept originated in Europe in the early 1950s – a car capable of travelling long distances in comfort and speed. The ideal GT would be able to handle any road, including mountain passes and twisty bends, with ease. A GT signals that the owner loves driving. Instead of flying to the Riviera, the GT owner would rather drive, with the freedom to choose the quickest path or a scenic route, drinking in the views and atmosphere.
Without mountains in England to fully experience the GTS’s capabilities, I drove the car up and down Sutton Bank in North Yorkshire. The A170 road has a 1-in-4 gradient (25%) and features a hairpin bend. On average, over 100 lorries cause blockages each year, failing to navigate this tricky highway. Caravans are banned. The reward that awaits you at the summit is a breathtaking view across Yorkshire.
If you’re worried that the ice in your champagne bucket might be melting, the GTS is so fast it can cover a mile in just 18 seconds. However,
there are only two places in the world where you could legally drive this fast: Germany and the Northern Territories of Australia.
Compared to other GT cars, the McLaren GTS distinguishes itself in several ways.It has super-car looks, with enormous air intakes featured just behind the dihedral doors. It also has a mid-engine configuration, rather than the typical front-engine layout. It’s strictly a twoseater, unlike many other GTs, which feature 2+2 seating with tiny rear seats.
Upon closer inspection, the ride height is significantly higher than that of a super-car, and it has proactive suspension to handle a wide range of road conditions. This McLaren also features a nose lifter to deal with oversized road humps and undulations.
The designers have also considered those planning visits to golf courses along the way. The car has rear access to a storage compartment, suitable for a full-size golf bag above the engine.
There’s also a sizeable luggage bay at the front. The cabin is exceptionally quiet, great for reducing driver fatigue. The car offers a range of driving modes and settings to alter suspension and grip without compromising performance. It has the allimportant cruise control and hill-hold assist, both essential for a modern GT.
If you prefer relaxing to good music from the Bowers & Wilkins sound system, engaging in conversation, and cruising to your destination at a moderate pace, you’ll greatly increase your range between fill-ups. I managed to achieve over 30 miles per gallon by moderating my driving style. In contrast, take the car to a racing circuit, and fuel consumption will drop to under 13 miles per gallon.
Power comes from a 4.0-litre twin-turbo V8 producing 635 horsepower at 7,500 rpm, driving the rear wheels. McLaren pioneered the structural carbon-fibre safety cell, arguably the most important feature in a car capable of over 200 miles per hour. McLaren Formula 1 cars were the first to use carbon fibre to improve driver safety in 1981.
As with all their road cars, the driver and passenger sit in an extremely tough safety cell, making the McLaren GTS one of the safest cars on the road.

The Concours of Elegance 2024 at Hampton Court Palace from 30th August to 1st September proved a spectacle of the world’s most coveted and rare automobiles.
Among the highlights, two Talbot-Lago T150-C SS streamliners from the 1930s were reunited for the first time in decades. These striking machines, with one bodied by Pourtout and the other by Figoni and
Falaschi, were stunning examples of French art deco design. A rare 1953 Siata 208 CS Balbo, dubbed Steve McQueen’s “little Ferrari,” drew significant attention, as did a 1956 Maserati A6G/54 Zagato Berlinetta, a masterpiece of Italian craftsmanship. Not to be overshadowed, a Shelby Cobra with an extraordinary history, once sold for just £500, returned to centre stage, having belonged to F1 stars.
The event also showcased British motoring heritage with a stunning collection, including a 1939 RollsRoyce owned by composer Benjamin Britten, and an Aston Martin DB4GT Zagato. Motorsport legends like the Le Mans-winning Jaguar C-type joined the lineup, with visitors treated to live discussions and luxury retail experiences.
This year’s Concours truly lived up to its reputation, with each car telling its own unique story in the historic setting of Hampton Court Palace.

Dressing up in period costumes, high-octane thrills, World War II aircraft, classic and rare cars worth hundreds of millions, famous racing drivers and celebrities, music, singing, funfair, a wide variety of food and drink, free parking, impersonators, shopping, family entertainment, and free entry for children under 12 – all of this from just £89. It must be Goodwood Revival.
Every September, rain or shine, the Goodwood Revival takes place over three days at the Goodwood circuit and airfield near Chichester on England’s south coast. At its core are vintage, classic, and rare racing cars, battling it out in a royal spectacle. Many competing cars, often worth hundreds of thousands or even millions, may end up swapping paint, finishing the race with more dents than they started. You could say it’s not very gentlemanly, especially since some drivers are not professionals but rather “gentleman drivers.”
Almost all visitors take this fun-filled event seriously, wearing period costumes from pre-World War II to the mods and rockers of the ‘60s. Those in modern clothing seem to be the minority.
The event is so expansive that it takes at least two days to see everything. Many attendees choose to make a weekend of it by booking hotels or camping in fields prepared for the occasion.
The paddocks are open to all, allowing visitors to get up close to the racing cars. The races include cars and motorcycles spanning over 70 years, and there is even a pedal car race for children, using the Austin J40 vintage metal pedal car.
There are myriad stalls and halls offering food, drink, and many other distractions around the racing circuit. Across the road, a vast area features a funfair, an outdoor cinema showing classic movies, a car auction, and stalls selling classic and rare cars.

BIGGEST COLLECTION OF SENNA’S RACING CARS DISPLAYED AT SILVERSTONE FESTIVAL
This year’s Silverstone Festival took place over the August bank holiday, paying tribute to three-time world champion Ayrton Senna with the largest collection of his racing cars ever assembled at the circuit where he achieved more wins than anywhere else.
The display featured a trio of McLaren MP4s from all three of his Formula 1 World Championship-winning seasons in 1988, 1990, and 1991.
Also displayed was the very first F1 car Senna ever tested in 1983, a Williams FW08C, the Toleman-Hart TG183B in which he made his Grand Prix debut in 1984, and his first Grand Prix winner from 1985, the distinctive black and gold JPS Lotus-Renault 97T.
Seven additional F1 cars raced by Senna during his career were included, delivering 41 wins and 80 podiums from 161 Grand Prix starts. Ayrton’s nephew, Bruno Senna, himself a former F1 driver, drove the Toleman-Hart TG183B.
Senna developed his racing career in the UK and spent 10 years in F1 driving exclusively for British teams. He won more races at Silverstone than at any other venue worldwide, making it fitting that the Festival celebrated his achievements with the largest collection of his cars ever assembled.
As a curtain-raiser to the event, the complete Senna car collection was assembled on the Silverstone grid just before the festival began. The event
featured 20 retro races over Saturday, the 24th, and Sunday, the 25th, with over 800 entries, showcasing the best of historic motorsport.
For most of Saturday, rain soaked the track, causing several cars to spin off while being driven by highly skilled drivers. Many of the raced cars were worth millions, but the values didn’t seem to affect the drivers’ passion to win.
The Silverstone circuit is also open for anyone with a driver’s license to drive their own cars or hire a range of cars along with an instructor.

VAN GOGH: POETS & LOVERS
major part of the National Gallery’s 200-year anniversary celebrations is the stunning Van Gogh exhibition, Poets & Lovers. It is also the centenary of the acquisition of Sunflowers in 1924, when as co-curator Christophe Riopelle says, the National Gallery was “trying to be more modern”.
All the 47 paintings and drawings on view were created after Van Gogh moved from Paris to
Provence in 1887 and rented a house in Arles. Within a year he had been admitted to the asylum at StRemy following the disastrous visit of Paul Gauguin. Laudably the show does not rake over the old coals of their punch up and the ear cutting but instead brings us a fresh picture of the artist as a consummate professional who intended to rewrite modern art with his work.
The story that unfolds as you move from room to room is not of a broken and tragic artist who never
sold a painting but one who fully believed in himself and his future success. “He was convinced he would have a public,” says curator Cornelia Homburg.
Without any sense of his impending fate, Van Gogh launched into a frenzy of activity, creating no less than 350 works in 27 months (nearly one every two days) including some of his most iconic paintings: Chair, Sunflowers and Starry Night. All this while finding time to write dozens of illustrated letters to friends and fellow artists as well as his brother Theo.

The show opens however not with sunflowers but two of the portraits that give it its title: the Lover and the Poet and it goes on to explain and explore these images and how Van Gogh chose the subjects who to him represented such archetypes.
Prior to this move to southern France, Van Gogh had been steeped in the new art movements in Paris. Now he wanted to plant his own identity on the art world and colour would be one of his servants in this quest: “the painter of the future is a colourist such as there hasn’t been before,” he wrote to Theo. The world-famous pictures aside, the show features lesser-known works, including many painted in gardens. The public garden at Arles and the small garden surrounding the asylum are both elevated into places of greater emotional significance by the use of bold and sometimes frenzied brush strokes as well as the insertion of imaginary figures and lovers.
One of the best-known pictures, that of the Yellow House, opens a new chapter in this story. In advance of the much-anticipated visit of Gauguin, whom he admired enormously (it was not reciprocated) Van Gogh began his great project, a massive “decoration”.
The term translates badly. Decoration was not about throwing up wallpaper but a serious art form. In Paris Van Gogh had studied the murals of Eugene Delacroix and regarded the Frenchman as a great decorative artist. Seurat, he thought, was another and Van Gogh monitored him closely, repeatedly writing to Theo to ask what the pointillist was up to.
Thus, he began a series of works at the Yellow House that were colour coordinated in complementary colours – red/green/ yellow/blue etc – and include Chair and no less than 11 Sunflowers; four in one week. The choice of humble local items was deliberate and part of his vision of a new art.
Surprisingly this is the first time that the National has staged a show devoted exclusively to Van Gogh. It’s simply not to be missed.

The main galleries of the Barbican are devoted to the work of 30 modern Indian artists during a period of major cultural and political change. The Imaginary Institution of India: Art 1975-1978 features nearly 150 works of art across a range of media. The show charters how artists responded to the first state of emergency (1975) and India’s emergence on the global stage as a nuclear power (1978).
The many themes that are explored include urbanisation (the result of population growth), gender and sexual challenges and norms; rural life; caste issues and the rise of divisive politics.“The show examines how artists’ practices negotiate with what is happening around them. You go on a journey that the artist takes understanding these issues, “ says curator Shanay Jhaveri. Film and photographic works include scenes of young activists gathering during the time of censorship, queer men trying to find a place in society, lovers crossing mountains to meet forbidden partners.
“I wanted to represent also how life goes on while these major events are taking place. It’s really about moving between the realms of the home and the street… here you can see all these responses to all these issues in a place that is safe and comfortable,” says Jhaveri.
Rewriting the Rules: Pioneering Indian Cinema after 1970, which runs alongside the exhibition links to our second show in the Barbican’s Curve gallery. This presents the imaginary story of a woman living in a colonial outpost where she refuses to follow the rules. The site-specific show by Pamela Phatsimo Sunstrum draws on the architectural history of the Barbican, film noir and crime novels to tell the story of Bettina in a series of life-size dioramas. This is Sunstrum’s first major UK commission and the outcome of the story of her alter ego Bettina is suggested by the show’s title: It Will End in Tears.

nce again a female artist has stepped out of the shadows and helped rewrite art history. Swedish-born Hilma af Klint (1862-1944) is now often held to be Europe’s first abstract painter whose works predate those of Mondrian and Kandinsky (traditionally assumed to hold this title) by decades.
Her current show at the Guggenheim, Bilbao, spans her work from early traditional works through automatic drawings up to the final watercolours. But the monumental series of paintings made for the “Temple” are the most exciting part of the story.
Af Kilmt was part of a group of women called The Five who met to pray and conduct séances in Stockholm at the turn of the century. Spiritualism in many forms was fashionable at this era which saw the birth of Theosophy and the anthroposophical movement of Rudolf Steiner, whom af Klint met. It was during these sessions that af Klint, who made her living painting conventional landscapes and portraits, received messages from what she called the High Masters to create a series of painting for the “Temple.” She did not know what the Temple was but followed the instructions and began work on the series now known as ‘The Paintings for the Temple’ which broke all the rules of art.
“The pictures were painted directly through me, without any preliminary drawings, and with great force. I had no idea what the paintings were supposed to depict; nevertheless, I worked swiftly and surely, without changing a single brush stroke.”
Steiner, who later saw the Temple paintings, was lukewarm about the works although he did keep photos which some art historians believe he may have later shown to Kandinsky. The remainder of her life was devoted to making sense of the new language of angels that she believed had been delivered to her. In her notebooks, af Klint assiduously describes the secret energies of atoms and plants, believing (like Steiner) that the spirit world could be understood by careful scientific observation.

That however is not the end of the story.
Following a show at the Guggenheim New York in 2018 which propelled af Klint to fridge magnet fame and rocked the art world, questions began to arise as to whether af Klint was the sole author of all the works attributed to her. The quarrel over her legacy – in other words who owns the rights and gets the money – is working its weary way through the Swedish courts.
As a final note, it is ironic given af Klint’s meteoric rise to fame and posthumous fortune that in 1970 her paintings were offered as a gift to Moderna Museet Stockholm but the donation was declined. A clairvoyant might have been useful.

PARADOX MUSEUM OPENS
London is the latest international city to get its own Paradox Museum, a sort of cross between a theme park and a Kusama style infinity room experience.
Located opposite the world-famous Harrods department store, it’s all about mindbending visual illusions. There’s a Camouflage Room where you seem to disappear into the walls, a mirror maze and a Paradox Tunnel where the simple task of walking in a straight line becomes nearly impossible. Combining the worlds of science, art, and psychology, the museum is the perfect place to grab those essential Instagram photos.

The Art of the Pre-Raphaelites
A new exhibition in Birmingham springs from a book linking art and our sense of smell. Dr. Christina Bradstreet, author of Scented Visions: Smell in Art, 1850-1914, is the curator of this curious show.
The link between scent and memory, and how certain smells evoke strong emotions, has long been recognised. For the Victorians, sensory details in paintings were thought to be able to trigger a variety of visceral responses. Smell loomed large in people’s minds in the 19th century. The theory that diseases cholera and the Black Death were caused by miasmas - ‘something in the air’ - had led to the drive for sanitation reform and rise in the perfume trade.
A pseudoscience of olfaction and the belief you could see smell inspired some artists - specifically the Pre-Raphaelites
- to picture scent in order to better know and control it. Fragrant imagery in the works of Dante Gabriel Rossetti, George Frederic Watts, Edward BurneJones and others set the trend for a preoccupation with scent that emerges in paintings and posters.

estling in the folds of the Kent countryside is the delightful National Trust property, Chartwell, former home of Winston Churchill and his wife Clementine.
Much visited throughout the summer, winter is the better time to beat the crowds and one of its chief attractions is the garden studio where Churchill painted some of the hundreds of pictures he made after discovering the therapeutic benefits of art. He painted 550 pictures – not many of them are frankly very good but considering his political life and his role in two world wars, they aren’t that bad.
He fell upon painting accidentally thanks to his sister – a watercolourist – after hiring a house in Surrey for a family holiday. It was 1915 and his political career was in low ebb following the disastrous Gallipoli campaign.
His only self portrait, on show in the studio, is a somber image of a man beset by what he called his “black dogs.” Painting eased his depression and he was advised and encouraged in his art by his London neighbour Sir John Lavery, and later also Walter Sickert. Lavery told him to “borrow art and copy” and he tried that approach often, making many impressionistic and postimpressionist attempts which can be seen at Chartwell.
“If it weren’t for painting”, Churchill once told former Tate John Rothenstein, “I couldn’t live. I couldn’t bear the strain of things.” After losing his Dundee seat in 1922, Churchill retired briefly to the south of France where he devoted himself to painting and writing The World Crisis, his memoirs of World War I.
CHURCHILL’S STUDIO SANCTUARY
Churchill claimed he had painted only one picture during the Second World War – a view of Marrakesh and the Atlas Mountains. He later gifted it to Franklin Roosevelt, with whom he had stayed in Morocco. After Roosevelt’s death it was sold to Angeline Jolie and Brad Pitt, thus establishing a new fame. On their divorce, it was consigned to Christie’s for auction and hit the headlines making a phenomenal £8 million. It is sadly not among the works at Chartwell: “We couldn’t afford to buy it,” says the studio guide ruefully.
Churchill painted as therapy. He had no great concern or care to improve what he called his “daubs.” His first oil painting, on show in the studio, is about the same level of competence as the last done some 30 years later.
“Success is going from failure to failure without losing enthusiasm,” he once wrote and it could be applied to his art. But he did twice have paintings accepted for the Royal Academy Summer Exhibition and was elected as an Honorary Academician Extraordinary in 1948 when his book Painting As A Pastime was published. A visit to Chartwell and the studio is a delightful peek into this great man’s world and there’s also a discounted ticket price for garden-only entry available year round.

PAULA REGO
Two concurrent exhibitions of the work of the Portuguese/British painter Paula Rego highlight her new-found status as an exceptional figurative artist. Paula Rego – Power Games, at the Kunstmuseum, Basel, focuses on one of her dominant themes: the ruling elite, male hierarchies and power play.
This harks back to an extent to her native country Portugal. Rego (1935–2022) born in Portugal at the time of the dictator Salazar, began life in a male dominated and tightly controlled country a world away from today’s liberal Lisbon society. Her mother was a competent artist but Rego was not encouraged to take up a career, least of all in art. Strong willed and determined, she argued her way into the Slade art school after the family moved to England. Yet early influences haunted her and many works hark back to her native land where men almost invariably controlled the lives of daughters and wives.
The extensive exhibition in Basel presents around 120 paintings, pastels and collages, including many overt political works aimed at the Iberian dictators Salazar and Franco such as Salazar Vomiting the Homeland (1960) and The Dogs of Barcelona (1965). Former Tate director Nicholas Serota said
of Rego that she: “had taken her own childhood experiences, memories, fantasies and fears, and given them universal significance”.
In 1990 Rego became the first Associate Artist at London’s National Gallery where she likened herself to a poacher. “I would creep upstairs [into the gallery] and snatch things, and bring them down to my basement, where I could munch away at them,” she said. During this time she began to appreciate “just how good, how incredibly complex and profound” Old Master paintings could be.
Prior to this initiation, Rego had chiefly been interested in popular art and folk art. The first stories that fired her imagination were native Portuguese folk tales told by her grandmother and often involving cruelty which – like many children –she found gruesomely fascinating.
The second exhibition, Paula Rego: Visions of English Literature, at the University of Nottingham, delves into the sources that were essential to her work: “I always need a story. Without a story I can’t get going.” Sketches, etching plates and Rego’s childhood copy of Peter Pan transform these seemingly innocent sources into startlingly original and unexpected pictures. Menacing oversized
creatures leap out from the paper in works such as Little Miss Muffet and Three Blind Mice, while Rego’s depictions of Neverland verge on the hallucinatory imaginings of Peter Bruegel. In Jane Eyre, a work which she discovered initially through the prequel Wide Sargasso Sea, the Creole beauty Bertha (who takes the place of Jane) is married by the young Rochester for her money and ends up as the “madwoman in the attic”.
These complex imaginative works, which combine fantasy and imagination, innocence and cruelty, explore the multifaceted lives and experiences of women in particular, in all its strangeness and mystery.

The property market in Hong Kong remains a key area of interest for both local and international investors. Mr. Jack Tong, Director of Research & Consultancy of Savills Hong Kong, highlights several key trends currently influencing this sector.
“There are a few trends that have influenced the Hong Kong property market, both on the investment and occupier perspectives. On the investment front, while high cost of funds has kept investment volume low, the increasing conservative attitudes of banks mean more revaluation of property portfolios and reviews of financing situations, pushing a lot of cash-stripped owners to sell their assets at discounted prices.
“On the occupier front, the prolonged oversupply situation in the office sector, which would see as much as 17 million sq. ft. of available space over the next four years, means office rents are under sustained downward pressure. The slow recovery in both local and tourist spending, together with strong dollars and northbound travel patterns, continue to haunt the retail market, making the once-promising retail recovery story after border reopening elusive.
“The residential market is clouded by oversupply as developers are keen to offload new developments at discounted prices, while the leasing market is the only bright spot with both incoming talents and overseas students providing impetus for the sector.” Looking ahead, Jack provides insight into how the trends could evolve. “The imminent rate cuts in the US would inevitably lift investment sentiment in
general, but it would be the gradual shift of bank policies to loosen financing requirements that would actually make a difference in the investment market. The commercial occupier market would see a longer period of adjustment as the fundamentals in both office and retail sectors remain fragile in the short term. While oversupply would remain a major hurdle of any price recovery in the residential segment, the continued influx of talents and students should at least provide some sustained demand for residential leasing premises.”
Jack explains how recent changes to property regulations are affecting both local and foreign buyers in Hong Kong. “After the withdrawal of all cooling measures for the housing market in late February this year, there is not much difference in terms of stamp duties in purchasing properties in Hong Kong for both local and foreign buyers. The only difference would be bank financing, where foreign buyers without a source of income from Hong Kong may see their bank loans with 10% to 20% lower LTVs.”
When it comes to the challenges buyers and investors face in Hong Kong’s market, Jack says, “As discussed, high funding costs and banks’ reluctance in lending, in particular to the commercial real estate market, would be the key challenges for all property investors today, as it means any property investment would need to be fully or mostly settled by cash. The short-term difficulties in the commercial occupiers’ market also make buy-andhold strategies increasingly difficult to justify with low rental reversions.”

Despite these challenges, Hong Kong’s property market still holds significant appeal for international investors. The latest property market downturn and financial difficulties of property investors would also give rise to some rare opportunities for foreign investors to buy into super luxury assets on the Peak and Southside at discounted prices, of which would not have been made available to the market in previous years.”
Certain areas of the Hong Kong property market are currently emerging as investment hotspots. According to Jack, “The super luxury segment is one to watch, probably not for investment, but for the purchase of trophy assets in this niche market by UHNWIs, a market in which they would not have been able to participate in previous years. Another investment hotspot is student housing/ accommodation products, as the market is currently facing an undersupply of beds for non-local students. This, coupled with the relaxation of the non-local student ratio from 20% to 40%, is leading to explosive growth in student housing demand, widening the supply-demand gap even further.”
Finally, Jack offers his perspective on the future of Hong Kong’s property market. “General market sentiment would inevitably be boosted once a rate cut becomes reality, but the impact would only be short-term as the fundamental demand/supply imbalance remains unresolved for office, retail, and residential (sales) segments. As banks may push for more loan restructuring, more vendors may be forced to sell their commercial and residential assets, meaning the market would be once again dominated by distressed sales with pricing likely to continue to head downwards in the short term.”

When it comes to the property market in Singapore, it’s not just about the skyline or the city’s reputation for luxury – it’s about the people behind the decisions and the fascinating dynamics that shape this everevolving landscape. Alan Cheong, Executive Director of Research & Consultancy at Savills Singapore, knows what makes the market tick. According to him, “Domestic savings from the middle-aged and upper-middle-income generation, and those whose public flats’ values have gone up to over US$1 million, are the main drivers of the private residential market in Singapore. Much of such demand has been channelled towards the mass and mid-tier segments of the market. The largesse of savings being drawn down from the pension of the upper-middle-income retirees is expected to continue to increase for the next five years and, unless there are government measures to cool down the market, the increase in the secondary market prices of public flats is expected to continue to rise for 2025 as well.”
While it’s all well and good for locals, foreign buyers have a bit of a tougher time. “The rules for buying private residential properties in Singapore have been stricter for foreigners,” says Alan. “From the 23rd of April 2023, foreigners buying private residential properties here have to pay a 60% Additional Buyers Stamp Duty on top of the normal stamp duty of about 5%. While citizens and Permanent Residents (PRs) are subject to hardly any extreme levies, once they buy a second private residential property, the ABSD is raised to 20% for the former and 30% for the latter.”
But don’t let that deter you just yet. For those locals and PRs looking for their first
slice of paradise, there’s still some sense in the market. As Alan explains, “For Singapore citizens and PRs, the relatively low stamp duties levied on their first home purchase have not been a deterrent to both investors and end-users. For mass and mid-tier condominiums, gross yields are hovering in the 3% to 4% range whilst borrowing costs are in the high 2% levels (fixedrate mortgage), there isn’t that much of a negative narrative there. It is only when citizens and PRs buy their second private home that the 30% ABSD makes non-financial sense.
Needless to say, a 60% ABSD rate that applies to foreigners would practically eliminate all rational decisions to buy for investments. Nevertheless, there will be some – citizens, PRs, and foreigners,
but only a few – who may still pay the ABSD because they have identified a house that they have an emotional attachment to.”
What keeps foreign investors coming back despite the costs? Alan lets us in on the secret: “From our experience, the most often cited reason for buying property in Singapore is for housing their children who go to school here. Whether it’s the ultra-high-net-worth Indonesians or the Chinese, this has been the common reason.”
George Tan, Managing Director of Livethere Residential at Savills Singapore, chips in, “There are also permanent residents from different countries who have been working here for a long time, finding that it makes

sense for them to purchase a property. The property market is regulated by government measures, making it stable and yet valuable; many buyers find it attractive to put their money in land-scarce Singapore.”
And what about the trendy green initiatives that are taking hold of the real estate world?
Alan admits, “At present, there has been no noticeable difference in values for buildings with or without green features. (By green, we mean ESG standards.) However, our ESG practice here has shown that condominiums who spend on green initiatives stand to recoup those expenditures within a few years. This is an education process and over time, we believe that green initiatives would raise property values here, not just residential but commercial, industrial, and hospitality assets as well.”
Speaking of where to invest, Alan notes, “Singapore is a compact city and almost every residential estate here, be it public or private, is within walking distance from a Mass Rapid Transit rail station. Location and neighbourhoods therefore do not feature as much as other considerations such as the upkeep of the residential unit and compound, disamenities such as ongoing heavy construction works in the area, and high monthly conservancy charges. In other words, if a residential unit is in a mass market project, the price would reflect that and so would the rents. Same for those in the prime districts. What changes are the micro factors that are mentioned above.”
Looking ahead, the future of Singapore’s property market seems relatively clear. Alan wraps it up: “For Singapore, as most raw development land is controlled by the authorities through the Government Land Sales programme and the Master Plan, the supply of private residential properties
is, in the medium to long term, likely to be dictated by the beliefs that policymakers have with regards to demographic and economic fundamentals.
In short, there is a sort of a handrail to how prices would rise in the longer term in Singapore. As inflation and economic growth are two factors that are positively vectored in the long run, unlike for countries with lax planning controls and a large reservoir of land supply, private residential properties here are likely to continue to stay as a good hedge against inflation.”
