Europe takes centre stage in this issue, firstly with

a feature on the city of love and light: Paris. Having heard so many amazing stories about the city, it is

definitely on my bucket list once time allows. For now, there are some beautiful images of fabulous properties for sale should you be tempted to make

We bring it back to my home base here in England to focus on the

beautiful and charming Hampstead Heath. I have explored the area a handful of times and each return is better than the previous. It has exquisite woodlands and meadows for those who love to explore, history which

ranging from Georgian cottages and Victorian properties to Edwardian residences and modern new builds.

Richard Tzipine, general manager of Barnes International adds: “Paris is more than ever one of the international strongholds that attracts ultra high net worth individual clients. Its history, image, culture, new economic dynamism, architecture, university environment and investment security are all reasons the city attracts wealthy clients from around the world.” Alexis Caquet, managing director of Engel & Völkers Paris, agrees that France’s capital is one-of-akind. “As the popular song says, ‘Paris will always be Paris’. The city is both a destination, visited by more than 80 million tourists a year as well as an experience. “Paris has a strong international reputation thanks to its economic and cultural dynamism. There are more than 200 museums, including outstanding establishments such as the Louvre, numerous art galleries, and 115 starred restaurants. It is a haven for art lovers and gourmets, but also for those who wish to enjoy shopping. As a capital of luxury and fashion, Paris certainly lives up to its reputation with its superb and historic department stores on Boulevard Haussman. Finally, Paris will always have a certain ‘je ne sais quoi’ as its historic districts such as the Latin Quarter and the Marais are second-to-none.” If you need more convincing, “Paris is attractive for its busy

cultural life,” says Hugues de La Morandière of Varenne, Savills associates. In addition, he says the city has a “village-like atmosphere where you can experience an endless list of fine places to dine, art fairs and fashions weeks. Paris is an ideal hub in western Europe, with easy access by TGV to the wonderful French countryside and neighbouring countries.” Key areas in Paris include “the historical centre between the 1st and the 8th arrondissements,” says Hugues de La Morandière. He adds that there is also the “16th and 17th districts, on the western part of Paris. Both areas have beautiful Haussmannian-style buildings and private mansions. In addition, the great western suburbs of Paris have beautiful houses with gardens – these suburbs are located in the 92 and 78 departments and include St Cloud, Meudon, Sevres, Ville d’Avray, Versailles, Garches, Vaucresson, St Germain en Laye and many more. “The majority of the buildings were built at the end of the 19th century and at the beginning of the 20th. They are typically carved stone buildings with beautiful interiors. There are only a few contemporary properties dotted around as there is very little land available. Overall, there are three major types of properties available: pieds à terre between 40 and 100m², family apartments between 100 and 250m², and prestige apartments and private mansions above 300m².” In terms of sales activities, “after a short period of suspense during the unexpected episode of the first lockdown, activity has quickly recovered,” says Alexis Caquet. “Engel & Völkers registered a 30% increase in

new mandates, with an increase in the number of buyers compared to the same period in 2019, before the crisis. “The conditions were therefore ripe for an optimistic approach to 2021, as Engel & Völkers Paris registered an increase of more than 40% in the number of transactions compared to the same period in 2020. These good results can be explained in particular by the return of foreign customers but also by the presence of national buyers who remain very active.” After a tumultuous period, Paris seems to be bouncing back. Richard Tzipine notes that “the high-end property segment, with prices above €3m, is developing strongly and prices remain at high levels (from €20,000 to €35,000/m²). Today, more than ever, property is a safe haven for wealthy clientele.” To conclude Alexis Caquet adds: “Beyond the idea of a safe haven and the very low interest rates, Paris remains a limited market where there is always less supply than demand, which has allowed the capital to maintain high prices despite the crisis. All the indicators allow us to be very optimistic about the dynamics of the Parisian market.”

"The selections expose intimate and personal feelings and are a varied account of how these artists viewed and lived in their worlds, from the direct gaze of a self-portrait to an ephemeral moment between artist and sitter," says curator Katie Irwin. Many of the pictures counter 'the male eye' way of seeing female sitters, particularly nudes, and there are fascinating portrayals of women by women, including Margaret Maitland Howard's Seated Nude and Mary Potter’s Painting for Life Class. The inclusion of these, along with works by other female artists, reflects the Laing’s commitment to redressing the imbalance of women artists in UK galleries and exhibitions, by depicting them alongside their male counterparts as complex individuals and accomplished artists in their own right. ounded in 1967, the world-renowned P & A Wood are fully authorised Rolls-Royce Motor Cars dealers, and Bentley Approved Service dealers, as well as founder members of the Rolls-Royce and Bentley Specialists Association. With a remarkably broad yet deep expertise, they specialise in the sales, service, restoration and spare parts for the entire range of Rolls-Royce and Bentley motor cars from 1904 to the present day. From kings to captains of industry, customers and cars come here from all over the world to be taken care of. Today the facilities are impressive in their scale and ambience, but it was not always like this; identical twin brothers Paul & Andrew Wood started their business over fifty years ago, working exclusively with Rolls-Royce and Bentley motor cars, from a dirt floor workshop in Essex, UK. With Andrew in charge of engineering and Paul looking after sales and coachwork, the business quickly flourished, and saw a move to larger premises in 1970. By 1988, an even larger premises was necessary, and they moved to the current site in the beautiful village of Great Easton. Alongside the offices, parts department and coachwork facility, a new building was erected as an engineering workshop, specifically designed to cater for the repair and maintenance of Rolls-Royce and Bentley motor cars. It was during this time that P & A Wood were commissioned to complete the mechanical restoration of AX201,

Once settled into the new site, in 1995 a new but traditionally styled showroom was designed and purpose built on two levels to display heritage models for sale. Successes continued and during 2001 P & A Wood were appointed as “The Official Rolls-Royce and Bentley Heritage Dealers” in recognition of the knowledge and expertise the company has acquired. In 2014, another magnificent traditionally styled showroom was opened to accommodate the new Rolls-Royce models, and a state-of-the-art coachwork facility. This left room for expansion on the original site, and in 2017 they opened a new fully equipped modern servicing facility, including a beautifully stocked shop, and an accessory department. In 2019, P & A Wood achieved the ultimate concours success when the winner of Best in Show at the Pebble Beach concours was a Bentley 8 Litre Gurney Nutting, totally restored by the company. This was an accolade never achieved by any British restoration company before. Both Paul and Andrew continue to maintain their passion for the business but having just turned 75 they now leave the day-to-day running to their Managing Director, Paul’s daughter Georgina Wood. There are lots of exciting projects and future plans in development and they are looking forward to the next chapter. As the budget increases so does the size of the home with many houses extending to well over 10,000 sq. ft.” Of course, there is also the opportunity to rent. Craig Draper says: “Hampstead has a very strong rental market with many international tenants being drawn by quintessentially village charm, proximity to wide spaces of the Heath, great schools and easy access to London’s West End. The range of properties available is extensive with everything from studio apartments to a range of family houses from £2000 per week up to £30,000 per week.” As for new build developments, they are few and far between. Many of the historic properties have undergone significant redevelopment whilst only retaining the original façade which helps Hampstead maintain its charm. As for the prospects for the future of the Hampstead market – here’s a final word from Philip Green: “Prices are set to continue to rise in the area.
