Chelsea A fashionable corner of London still on trend today

ince the area was first developed in the mid 1700s Chelsea became, and has remained, a fashionable part of London. Best known for its fashion status in the swinging sixties, its annual Flower Show and Royal Hospital, home to the iconic scarlet clad Chelsea Pensioners, there’s a lot more here besides, and today this Royal Borough remains home to all generations. Stacy Sims, Head of Strutt & Parker’s Chelsea office says: “I may be a little biased but I think Chelsea is simply the best area to live in London. It has a rich, colourful history and beautiful architecture. The thing I like most about it is that it has a soul – it has charm and character whilst maintaining a village feel and, because of this, buyers are looking for that lifestyle purchase. They want to be part of the vibrant community and are looking to plant their roots firmly in the area.” Traditionally Kings Road has been Chelsea’s main thoroughfare and heart, with its famous fashion boutiques and other shops. Christian Warman from Tedworth Property told us: “People are drawn to Chelsea by
the variety of architecture, the restaurants and the shopping, as well as the excellent transport links and world-class schools. “Recently, local landlords have come together to propose a coherent retail and leisure strategy creating a range of ‘hubs’. They want to make it as vibrant as it was 40 or 50 years ago, while preparing it for the opportunities that lie ahead into the next decade.” Christian told us: “Chelsea has a high ratio of owner occupiers, though it is popular with tenants too. There is something of an exodus

at weekends when parking becomes much easier, as a significant proportion of residents go to their second homes in the countryside.” Stacy Sims adds: “Some areas in London lack a sense of community because residents are only occupying their properties for part of the year. This impacts the whole feel of an area. This is not the case with Chelsea which has family buyers based here. There are incredible restaurants, an established art and design community, world class museums, a range of luxury shops, and very well-connected transport facilities.” So, what about the property market? Here’s Stacy again: “Chelsea has a very healthy housing market and a strong offering. Properties range from some of London’s most desirable grand period homes to spacious flats and mews, appealing to a broad range of buyers. The Boltons Conservation Area is considered one of the most desirable areas.” Matthew Morton-Smith, head of sales, Savills Chelsea office comments: “Properties in Chelsea start from around £600,000. That figure would get you a one-bedroom flat in a desirable location, perhaps in a period converted building or on a garden square. A larger mansion flat, small house or mews with two bedrooms and perhaps a bit more living space would usually be between £1-£1.5m while larger family properties tend to come in at around £3m plus. Generally, these are typical London townhouses across four or five floors. “At the super prime level, which can be anything from £6m plus, a buyer would be getting a wider, possibly semi-detached home with a larger garden, off-street parking and a fairly sophisticated specification. These are definitely aspirational houses and some of prime central London’s best properties.” Marianna Protopapas who is Head of Chelsea Lettings at Strutt & Parker says: “The rental market here saw a rapid decline in stock levels towards the end of 2021, which as a result pushed rental prices up as the demand substantially outweighed supply. However, we are seeing more houses come to
the market in 2022, but this is slower than we would like. Because of the limited supply we are still finding that there are multiple offers for each rental property which indicates that demand is still high for people looking to move to the area.” Oliver Mellotte, head of lettings, Savills Chelsea office told us: “A three-bedroom property can be anything from £1,000 up to £4,000 per week while an extra bedroom could see that rise to £1,800-£4,000. The market is certainly heavily stock driven so when we do take something on, it can prove incredibly popular.” So, what of the future for this long-established area? Matthew Morton-Smith says: “Chelsea has always been a very desirable place to live but its popularity continues to increase as a result of the attractive lifestyle on offer. The area offers better value than Belgravia and Knightsbridge, but is still very much seen as part of prime central London.”

The consequences of the Second World War included severe austerity, the Cold War and nuclear threat as well as the end of an empire in the East and West. The past horrors and future promise nevertheless gave rise to rich new material for artists in Britain, dozens of whom are represented at the Barbican's new exhibition of painting, sculpture and photography. The exhibition is structured around the subjects that occupied them: The Blitzed streetscapes, wasted landscapes and the dispossessed masses. The setting could not be more appropriate. The Barbican Estate, which celebrates its 40th anniversary this year, was designed to occupy an enormous bombsite in the heart of London. Francis Bacon, Lucian Freud, Eduardo Paolozzi and David Hockney rub shoulder with emigrants who fled Nazism such as Frank Auerbach. However many of the artists are almost unknown, particularly the women who began to step out of the shadows. Curator Jane Alison says that the postwar period in Britain was "crying

Form and FUNCION Months of design work resulted in a highly efficient research and development centre
pecialising in the design of corporate workspaces, Shanghai-based JOSIGN Interior Design was tasked with the creation of a research and development centre with a total of five floors. For the staff canteen, which is on level B1, the company incorporated stainless steel to ref lect the elements used by technology companies. The ceiling pipes were painted in pink and white, while a tall back sofa and table were placed in the area to provide a good level of comfort. Nordic pink lamps and lanterns hang nicely by the bar, while natural stone flooring ensures longevity through high footfall. The use of specific colours was imperative to the overall look and feel of the design. Therefore, JOSIGN’s interior design team painted the second f loor in orange,
and the third f loor in green. The clients chose the office furniture, along with the organic glass and decorative elements, such as the LED lighting in order to create a modern touch. The whole design is modern, yet colourful to deliver the required relaxed yet high efficiency working environment. JOSIGN Interior Design Co. Every project must consider the placement of each element to make it luxurious. The formula for creating luxurious kitchens includes space planning, custom-made kitchen islands and cabinetry, light fixtures, timeless colour palettes, juxtapositions of high-quality materials/textures, and fine detailing. Contempo combines a mixture of textures, tempered glass, wall cladding using plexiglass and concealed LED lighting to continuously ensure the kitchen is modern, sleek and adaptable to all seasons. We advise adding one luxury feature to a kitchen – perhaps a double-sided ethanol fireplace. Incorporating black mirrored doors on highend appliances reflects cabinets in the kitchen island to add light and space. We advise covering wall tiles with clear tempered glass to keep the area clean whilst adding texture and reflections of light that gives a mirror or a window effect. Matching the backsplash to the island gives a luxurious feel and helps enhance the colour palette. For this particular kitchen project, we achieved this by creating a custom-made six-metre-long kitchen island and installing state-of-the-art recessed spotlights, which contrast with white clean quartz tops that brighten the cooking area. However, Robert Green, founder and managing director of Sphere Estates says “only 30 are inhabited of which only four, Mahé, Praslin, Desroches and Félicité, offer managed holiday homes to foreigners. “The majority of investors are attracted to Mahé for several reasons,” he continues. “Firstly, properties are generally available on freehold terms (including resorts such as the Four Seasons at Petite Anse, Eden Island, Pangia Beach and Enchanted Waterfront Villas). Mahé also offers the best flight connections with no requirement for additional transfer flights on arrival. Mahé receives the highest number of tourists each year which ensures maximum occupancy rates and therefore potential yields to homeowners.” When it comes to residency terms and conditions, Robert explains that “owning a property in a residential development typically grants residency rights for the owner and his immediate family. There are no property taxes or capital gains taxes in Seychelles but a foreign homebuyer should expect to pay a processing fee of 1.5%, a sanction duty of 11%, and a stamp duty of 5%. Purchasing requires Government Sanction from the Cabinet Ministers of the Ministry of Land Use and Habitat. The property must be used only for residential benefit of the buyer and his family. Properties can be bought in a variety of currencies, normally in US dollars, Euros or Pounds, although all fees etc., must be paid in local currency. “It’s also important to note that not all properties can be freely rented out. The majority of homes may only be used by the owner and his/her family. For this reason, foreigners tend to buy within approved managed resorts which manage the properties and all rentals and which offer a share of rental income.” Future prospects for the Seychelles property market seem to be quite positive. “Overall, I’m optimistic about the mid to long term future prospects of the Seychelles property market,” says Robert. “Demand has never been higher and there is a shortage of residential options for foreign buyers. There’s also a great deal of pent-up demand from buyers that are waiting for clarification on legislation and the end of the moratorium before they are ready and willing to invest in real estate in the Seychelles. We will have to see how the pandemic pans out throughout 2022 and whether flight connections fully resume before we see growth once again.”

A G’ first project in the UK, adding to an already extensive track record across Europe. Located in London’s ‘Tech City’, the site is one of the last remaining available pieces of land in Old Street. Named after the luminescent arches (arcs) in the entrance of the building, The Arc is a unique new addition to the area. Interiors have been designed by Bowler James Brindley, with AHMM leading on the exterior design – a powerful and award-winning combination. The aspiration for the 22-storey tower development was to create a mixed-use hub, with a focus on sustainability and wellbeing and the building itself will be triple certified: BREEAM Excellent, WELL Gold and DGNB Gold. A lifestyle restaurant, shops and workspace on the ground floor ensure there is an active frontage at the base of the building, along City Road and Shepherdess Walk, tying in with the neighbouring buildings. The
site itself was formerly home to a hospital, which was demolished in 1986 after falling into disrepair. Little evidence of the hospital remains, although the entrance gates and brick pillars on the periphery of the site were saved and will be carefully integrated into the completed development. Some of the most exciting and innovative companies are located in the area, and the intention is that The Arc’s new office tenants will add to this impressive list of local occupiers. The Old Street ‘roundabout’ is already midway through a transformation, as part of a £25million redevelopment, which will create a new public realm with an improved road network and underground access. The dramatic facelift is already attracting an array of new occupiers and retailers and will create an enjoyable public space and transport hub. A key consideration in the design of the building is the use of the communal facilities once occupied. Unlike typical mixed-use buildings, the office tenants and residential occupiers will both have access to the facilities, to ensure the spaces are in use at all times throughout the day. Meanwhile, the offices will be accessible via wireless access control, removing the need for physical keys and giving flexible and remote control at the touch of a button. Whilst prominent in its location on the corner of City Road and Shepherdess Walk, the project is defined in its design to respect the change in building height from City Road to the adjoining streets directly north of the site, which is particularly unique in London and especially when regarding the majority of towers on City Road. Handmade glazed bricks will be used from the ground floor to level 1 to honour the heritage of the Victorian hospital that previously lay on the land. Historic patterns from the hospital will also be reflected in the design of the ground floor’s façade. The bond between the
bricks will be thinner than is traditionally used, to give additional character to the building’s facade. The retained architectural features from the hospital building will add heritage to the terrace, whilst the landscaping of the terrace itself, by Singapore’s Gardens by the Bay landscape architect Grant Associates, has been carefully considered to create small pockets of interest and intrigue. At the front of the building, a double height colonnade welcomes office tenants. A lobby space, curated by Massive Design, delivers an exciting moment of arrival, and is instilled with a fluid, organic aesthetic overlaid with a future-led design spirit inspired by the Silicon Roundabout mantle of its unique location. The aim of the building is to dissolve traditional notions of what a workplace should be and inspire all those that work in the building. With its striking design, The Arc will emerge as an unmistakable landmark and, as a new attractive magnet, it will bring new life within London.

S A and built by Green Sheen Construction, the brief for the Modern Classic project was first and foremost to create an open-plan entertaining space on the ground floor. The complex part of the brief was the fact that the clients had opposing requirements. Whilst one party’s wish was to have a classic country style home, the other party preferred a modern, minimalistic, light and airy space. The project therefore involved a full strip out and remodel in order to rationalise and maximise each of the different living spaces. Upon entering the property, one’s view is immediately channelled through the entire length of the building, defined by an extending rooflight overhead and wood in rich tones underfoot, creating an effortless flow from
one space to the next. From the hall, one is given tantalising glimpses of the area beyond, beckoning you through the hallway and out into an oasis of light and space behind. To the rear, the kitchen, dining and seating areas all merge with one another, which in turn spill out into the garden area beyond. The client was particularly drawn to the fact that the design served to create a pleasant inside-outside feel, demarcated primarily via differing floor finishes and a vertical brick column that separates a slightly lower, flat glass roof over the dining area from a higher pitched glass roof over a cosy seating area. Perhaps the most remarkable aspect of this project is the overall feeling of light and space, simultaneously introducing some unique design features whilst successfully retaining the strong feel of a family home.

At 10 George Street, Canary Wharf, the team made 6,000sq ft of amenity spaces both functional and fabulous. Walls were filled with bright collages, ceramic sculptures and fizzing pink neon. Bespoke iron-framed shelves, designed in-house, were adorned with bright vases, shiny curios and large glass terrariums. And lounge chairs were upholstered in dualtoned fabrics of teal and taupe with russet red velvet, and emerald-green with pale grey textures. In The Dumont, Albert Embankment, each room was treated to a fertile mix of tactile materials, handcrafted furniture and carefully
curated art. Everything from hand-thrown pots to specially commissioned acrylics made it into their designs. Even a lot of the furniture was designed in-house, including wool bouclé swivel chairs, jewel-hued velvet sofas, plushly padded upholstered walls and a bronze-clad fireplace. For the Atlas Building, Shoreditch, the studio created an Art Deco-inspired interior. They combined meticulous craftsmanship, elaborate patterns, layered shapes and metallic accents to create an unabashedly bold and timeless look. S with reimagining and repositioning the historic Arizona Biltmore, A Waldorf Astoria resort. Many of the original elements of the Biltmore had been modified or eliminated through the years. This major scale, $70million project began with a new masterplan for the resort. Considered an architectural masterpiece, the Biltmore showcases the influence of Frank Lloyd Wright, who consulted on the hotel with his protégé, Albert Chase McArthur, whose own important influences are woven throughout the original design. All the beautiful art pieces and accessories were curated by Imaggo Production, a Parisian art company, and were especially commissioned for the Biltmore. Essentially the owners wanted a resort that was intellectually compatible with what it
once was while adding new features to entice a new guest experience. The addition of the adults-only Saguaro Pool was created as part of the Virserius Studio’s master plan. As Wright was known for his ornate stained-glass and mosaics, the company designed Italian mosaics, which illuminate the bottom of the pool, while the magnificent limited-edition sculptures along the cabanas are by Italian manufacturer Bisazza. Also included in the design plan was the creation of the Spire Bar and Lawn event space that would bring the property back into relevance to the 21st Century. Its flower glass centrepiece pays tribute to Frank Lloyd Wright’s stained-glass design but is done in a contemporary setting, while the scalloped mosaic around the bar evokes the art deco golden times with its deep saturated blues,

greens and gold which stand in contrast to the poured concrete floor. The old glamour of Wright’s Bar was more jewellery to be polished as the owners wanted something more intimate and tailored that reflected the uniqueness of the space. Set against the signature Biltmore Blocks, the design team focused on opening the space architecturally. Deeply rich colours were introduced creating an intimate and segmented experience. The space was layered with the use of custom screens, individual living room areas and sculptural elements. The space is accented by the art deco elements that quietly surround the bar with the geometric pattern executed in rich tones that provide needed layering and depth. And to finish the look and feel, jewellery-like light fixtures draw inspiration from the art deco period.
The Luxury Cottages had once been a muststay location for the Hollywood crowd. The exterior is classic Frank Lloyd Wright, both in the use of materials and the scale of the buildings. The design intent was to create an atmosphere that truly felt like the home you wish you had and did not want to leave. , the business was founded by young Brazilian engineer Ézaro Fabian, development group Plaenge have been turning dreams into stories. Having delivered their first factory for The Coca-Cola Company in 1971, and their first residential project three years later, 410 projects have been completed to date, and today around 100,000 people live in a Plaenge. These last 50 years of experience have been built on the solid foundations of Excellence, Respect and Integrity. Architectural firm Studio Ronaldo Rezende’s mission is to transform ideas into results. Their aim: to create timeless innovative architecture where each project has its own personality,
intensity, and at the same time improves its urban landscape. The concept behind Momentum – a 29 storey residential development – was to deliver an iconic landmark building which was impactful but at the same time integrated seamlessly into a much loved site in the Brazilian city of Campo Grande. Located in front of the Nações Indígenas Park on the corner of Helio Ikeziri and Ivan Fernandes Streets, the area is considered a real gem where the lights of the lake and the canopy of trees represent the essence of Brazil. Shaped like a cut stone, with reflective balconies and clever use of angles, Momentum’s external design mirrors the colours of the city sky and makes the most of the

A double height lobby welcomes users with an entire glazed façade facing the park, comprising imposing pillars and water spaces; an art gallery concept designed to create a stunning first impression. The concept for Private Residential_001 in Ontario is based on capturing the owner’s years of travelling and their shared experiences and passions. Over a period of 18 years, Basal has created several properties for these clients. They wanted a house in which family
and friends felt welcomed and entertained, and which also captured the European look and feel they love. This substantial design and build project included a grand entrance with elegantly curved staircase, incredible great room with gallery, custom mouldings throughout, an all season exercise pool, an office panelled in macassar ebony and an incredible swim spa which includes 2.5 million glass tiles in an exceptional style. The project’s budget allowed for grand statements, imaginative touches and custom furnishings and fittings, yet the final result is as homely as it is indulgent. Their extensive portfolio includes services rendered in territorial and architectural planning, product and industrial design, renewable energy and mobility concepts, the creation of circular economies and life cycle assessments, as well as capacity building processes and education through publications, conferences and exhibitions. The office consists of the commercial A Company and its non-profit counterpart A Foundation, a dual set-up that allows for a multidimensional approach to sustainable and regenerative development. One of their most ambitious projects to date is the No Footprint House (NFH), a highly efficient and versatile building system that minimises the environmental impact of construction at an affordable cost. The
modular design combines the principles of bioclimatic architecture with industrialisation and prefabrication, resulting in a highly efficient and adaptable ‘toolbox’ for sustainable residential typologies. The NFH can be configured according to the personal needs and taste of each client while responding to its surrounding habitat through passive design strategies such as sitespecific positioning, solar shading and natural ventilation. Façade panels can be opened or closed individually to regulate air flows, privacy, security and views in a playful dynamic among building interiors and exterior spaces. The No Footprint House offers adjustable, attainable and replicable solutions that cater for a broad range of customers. The project seeks to attain comprehensive sustainability in terms of its environmental, economic, social and spatial performance.

ahamas based design studio Lowree Tynes Design was founded in 2015, and is a full-service interior design studio delivering residential, hospitality and commercial designs. Lowree Tynes Design has worked on several residential designs in Old Fort Bay, Ocean Club, Albany, Lyford Cay, Shirley Slope, Sandyport, The Abacos and Harbor Island. These are joined by commercial and hospitality design projects such as Fusion, The British Colonial Hilton, HLB Galanis, Crypto Isle, Queen’s St Office, Da Blue Hole Restaurant/Bar and The Big Picture. Having studied in the USA, owner Lowree Tynes finds herself greatly influenced by the history, art, culture and the architectural influences of the Bahamian islands she is proud to call her home. One such design influence is for the Noah’s Ark project in Nassau. Here the clients
requested that their 100 year old home was updated, without losing its historic charm. Inspired by Harbour Island, known for its pink sand beaches, turquoise waters and pastel cottages, a cohesive design concept for the project was born. The finished design is colourful yet calm, open, airy and soothing. Requiring some remedial structural work, the home now has a consistently level floor across the main reception areas and updated windows and doors, making the property safer from the adverse weather the island occasionally experiences. Bathrooms were remodelled, and the kitchen greatly improved and modernised with splashes of turquoise and copper accents. The homeowners are delighted with the result, which has given Noah’s Ark a new lease of life to meet the next 100 years.

by m+ studio de arquitectura y diseño, House 17-218 is situated in the Paraguayan city of Hernandarias and is located in a beautiful, semi-rural location adjacent to a golf course and near to the impressive Parana River. Key to the design ethos of this project, implemented by architect Paola Moure, are these natural views, aided by the topography of the site, which is on a steep slope. The main house comprises two open plan blocks set at right angle. One has a flexible reception space on its lower floor – where guests are welcomed and entertained alongside the terrace and infinity pool. The upper floor houses the principal bedrooms, enjoys the best views, and is protected from the heat of the day by mobile brise-soliels. The
other lower block, whose roof garden provides a landscaped terrace for this reception area, delivers a specialist music room and two areas of garaging, satisfying the needs of the owner who is not only composer, but also a collector of classic cars. The essence of this project is a workable family home with guest rooms and staff accommodation, that embraces nature, life outdoors and blurs the boundaries between inside and outside. Exposed concrete, ceramic blocks, basalt rock, glass, and wood provide contrasts of colour and texture throughout, while the other atmosphere created by 17-218 is more poetic, and comes from the impressive views, the calming reflections, and the sound of birds at dawn.

A I D was sought-out by Studio Dental to provide a full-service interior fit-out. The main entrance into the dental office was designed to set the initial mood and feel for the entire interior space throughout. The design team achieved a consistent flow of the design concept through clean architectural lines, warm tonalities, textured surfaces and comfort in furniture and styling. The first vignette in the reception area provides a beautiful entrance to the space with an architecturally-pleasing design to the reception desk using large format porcelain slabs and clean-cut mitred edges with minimal reveals within the desk alignments. The second vignette showcases a comfortable and relaxing seating area with a lighting wall feature and calming foliage. The children’s waiting area includes a television for entertainment and a semi-private focal feature wall for transparency, so parents
can observe their children from the waiting area. Colour and texture plays a primary role in pulling the colour palette together to create a peaceful environment. Honey-coloured wooden porcelain plank tiles, grey marble porcelain slabs and wooden architectural slatted partitions create a harmonious balance in the flow of this entire space. The wonderful meeting space showcases an over-scaled feature chandelier, balanced proportions with centred line of sights, and wonderful textures with just the right amount of contrasting colours to not overwhelm the eye. The stunning operatory is filled with calming nuances and clean architectural lines to achieve a successful mood that relieves patient anxiety. The design team included many key features requested such as concealed hidden storage, beautiful hues of grey tonalities and warm wooden textures to create a beautiful eye-catching area.

D on original, thoughtful and modern turnkey designs such as the Elektrownia Powiśle Beauty Hall project. The task included the interior design of the only space of its kind in Poland, combining all sectors of the beauty industry in one area. The Beauty Hall space is a completely new concept on a national scale as it integrates the world of wellness and beauty. Poland’s first complex of beauty & spa services is to be located on an area of nearly 1,500m², divided into three zones. The first zone will be an intimate part, where customers will enjoy massages, cosmetic treatments and depilation studio offers. Nail care stands will be located in the semi-open zone. The remaining part, arranged as open space, will be designated for cosmetic stands of prestigious brands. The entire level of the Beauty Hall was supposed to stand out not only with dedicated
functional solutions, but also with memorable aesthetics. When designing this space, the architects emphasised a timeless classic look, distinguished by the style of display cabinets, combined with modern technologies used to create a spectacular, colourful glass wall of toilets. This is complemented by a precise selection of precious and quality materials, such as copper or terrazzo. From the very beginning, Beauty Hall was designed with the idea that customers could find peace and relaxation. A magical place was created, which is a response to all the needs of a demanding customer. Each of the elements, such as the bar zone, the beauty & wellness service zone, and the sanitary facility is an aesthetic experience. Overall, the Beauty Hall is innovative as it offers a properly selected, comprehensive range of services located at one address, to provide customers with the best possible services tailored to their needs.

Fhouse Warsaw
Fhouse Warsaw’s grand opening was scheduled for September 2019. However, a day before the planned event, the interiors of the building were set on fire. In less than five minutes, many months of work was destroyed. After specialist teams stepped in to salvage what they could, only then did the painstaking work of reconstructing the furnishings begin. Located in Warsaw, the building consists of two floors and a basement. The place was transformed and created for exceptional and demanding customers who will have the opportunity to enjoy exquisite cuisine, organise a professional business meeting, have a drink, smoke a cigar, and dance the night away. The building itself has a neo-Gothic façade with an asymmetrical layout accented with a large bay window and a pinnacle attached to it, crowned with a slender spire. The façade is dominated by sharp-arched window portals
with various medieval creatures, including devils, lions, dragons and monsters. The mirrored ceiling element in the entrance area was a huge challenge. To create the grid-like structure, the design team suspended elements independently to create a ‘wow’ effect. The handmade murals on the wall and vault are inspired by the figures of the pantheon of Greek Gods and their planetary counterparts. They are an attempt to tell a story of a complicated relationship between a man and a woman and their different ideas of their relationships. Metal curtains were used as window fillings and as a trademark display. On the first floor, in the new beautiful bar area, a smoking room and an independent cigar smoking room were created. The emphasis was on striking additions. The walls highlight old restored brick in stucco frames. The final result is a beautiful leisure interior to create the perfect haven for guests.

UWOG G’ is based on three essential areas of business: asset management, property development and property sales. Together with two other towers to which it is connected by a shared base area, Helio Tower will comprise the project ‘The Marks’ with around 1,200 apartments in Vienna following its completion in autumn 2022. These will be built on a three-floor base area, which is connected by an arcade structure. The project as a whole has several facilities for shared use that span several building sites, such as the children’s and youth playground, the entrance and exit to the car park, technical building facilities, parts of the supply and disposal system, common rooms, open areas and more. Marked by traversable organicallyshaped gravelling, a uniform surface extends through the open area of the ground floor. As ‘wild spaces’ with intensive, mixed plantings,
three of these areas form the ‘entrees’ for the foyers of the towers. BUWOG Rivus School is part of the commercial component of the Rivus development project in the 23rd district of Vienna. There are five levels with level 0 including a parking deck with 165 parking spaces, a school forecourt with stairwell, plus a supermarket. Level 2, which houses the main school floor, has integration and recreational rooms, while level 3 also has numerous class, integration and recreational rooms along with a kitchen area and dining room, the library, and a media room. Finally, level 4 has been developed for athletics. With ideal transport connections, the BUWOG Customer and Administrative Centre provides the basis for an outstanding range of services. The new building was designed to be an architectural eye-catcher in Vienna’s city centre that the staff could identify with and

the entire MANTERA Seaview residence complex is light and open and harkens back to the ancient architecture of the Mediterranean. The arched forms and undulating walls of the buildings give rise to a multi-level space in imitation of the waves on the sea. Located directly on the seaside against the backdrop of Sochi’s unique natural landscape, the residences offer vistas of mountain peaks and the sea while retaining the privacy of a country estate. The project was conceived as a neoclassical haven in the context of a marine environment, hence the characteristic stylistic elements of smooth lines and natural texture, highlighting the traditional southern flavour of the area. A world-class five-star hotel with 400 rooms and a convention centre
accommodating up to 1,200 guests are located next door to the compound. The residential buildings and five-star hotel align to form a single courtyard, closed to prying eyes and mountain winds. The fragmented bayside building front allows the complex to maintain a connection between interior space and the sea. From above, MANTERA Seaview Residence resembles a bird spreading its wings, which reflects the history of Sochi’s Adler district. The landscape, with more than eight hectares, has been allocated for sustainable trees and shrubs, emphasising the southern flavour of the area. The membrane divides the space into two functional areas – dining and lounge. The light from the windows makes the space airier. It is precisely the combination of the vertical membrane lamellae and the positioning of the dining table that infuses the penthouse with its key attributes of pride, purity of form, and soundness. Overall, the mild climate of the foothills, pleasant prevailing winds, and plant diversity have created a blooming oasis of yearround comfort.

L R lies on one of the highest plots in the estate of Real de La Quinta, and is surrounded by nature. Views from the plot to the Mediterranean Sea, the Rock of Gibraltar and the African coastline are exceptional. It was of utmost importance for the client that each villa would enjoy uninterrupted sea views, not only from their terrace but also from the main living areas. All of the 18 detached villas have private pools and gardens, with plot sizes ranging from 1,107m² right up to 10,0005m². Inside built areas range from 535m² to 1,282m². The client wanted each villa to have not only visual privacy but audio privacy. Essentially, the villas had to be designed in such a way that owners were completely oblivious to their neighbour. The
design of each home and the development as a whole had to be integrated into the landscape, almost camouflaged, so the villas nestle into the mountain rather than sit on top of it. The design of the villas reduces negative impacts on the environment by limiting the consumption of non-renewable resources, minimising waste, avoiding environmental toxins, and using materials and resources in a responsible manner. The foundations and structure of the buildings are made of reinforced concrete, complying with building regulations and the quality recommendations of the geotechnical study. Roofs have walking access and terraces are finished in non-slip porcelain paving, with large-format pieces. All roofs will have high-quality thermal insulation. External walls will be made of six-inch-thick

Architect Ante Vrban Ltd Milana Amruša 19
- Ante Vrban has won multiple awards, and is often credited with being the youngest ever to achieve such successes at international level. His signature style blends contemporary finishes with natural elements. Chameleonlike, at one with their surroundings, his houses are modern, clean, healthy, environmentally friendly and uber luxurious. Ante is known as the ‘Architect of Light and Reflection’ and all his projects involve totally bespoke lighting schemes and products. Located in the centre of Zagreb, next to a beautiful park, AV Space was created by Ante as his own home, and also a testing ground for new materials and technologies. Situated in a 100 year old palace, it was the
apartment he walked past as a boy and dreamt of living in. Years later, and after much work, this came to fruition. Space is the key here, and since the architect was the client, there were no other requirements to fulfil but his own. He wanted floors reminiscent of sailing trips with his grandfather and, uniquely in a property, employed the same materials and rubber jointing used on yachts. Three layers of sound insulation underneath ensure privacy and silence. Huge slabs of onyx marble grace the bathroom, kitchen and lobby floors. An enchanting mix of traditional and modern, decorative replica walls and doors meet Ante’s signature mirror strips and LED lighting in an original design which brings palace living into the modern era.

The nine-storey building faces Malaya Pirogovskaya Street from its narrowest side. Here, the first jewel is revealed: the façade created with light-coloured brick from Petersen Tegl Kolumba. Elongated, handcrafted, textured and tactile, the façade is like expensive silk, draping the building. Its threepart structure forms an enclosed courtyard.
Here lies another diamond: a country garden with generous amounts of trees, flowers and grass. The garden was conceived as an openair, green living room for secluded relaxation and neighbourly chats. However, the real treasure lies inside the house. At the entrance, you will find a cosy lobby with a library and fireplace as well as guest areas. On the ground floor there is a fitness centre with large panoramic windows and direct access to the courtyard. All 53 apartments of the Pirogovskaya, 14 residential building have excellent views from the French-style panoramic windows, which reveal scenic views of the courtyard and street. All interior design choices were made by the London bureau Hesse Macken Studio. The design is exclusive, made with classic proportions and neutral colours to create an atmosphere of calm and harmony that is much needed in Moscow.

Developed by Metrodom Kivitelező Ltd, and designed by YBL-awarded architect duo Zsolt Hajnal and Peter Kendelenyi, the 256-unit residential building has turnkey design residences of various sizes, from 28m² studios to two- and three-bedroom apartments on the corners, and mainly larger, three-, four- and five-bedroom apartments up to 130m². Consisting of four blocks, the eight- and 10-storey units are connected in the middle by a highly transparent glass transport unit, which further enhances the buildings’ airy and elegant look. Through the main entrance, a spacious high-ceiling lobby awaits tenants. In the 152-parking space garage, a separate bicycle storage room and charging points for electric
cars were built for environmentally friendly transportation. On the ground floor, residents will find a multifunctional communal facility with a gym, a communal living room, and a games room with billiards and an Xbox console. Featuring modern interiors, these beautiful apartments are cooled and heated by Metrodom’s Dual Eco heat pump system and instead of radiators, panels are mounted in the ceilings to dissipate heat and provide cooling. Metrodom’s second-generation smart home system can also be found throughout, allowing tenants to control the heating, cooling and lighting of their home. The project represents a high level of quality and sophistication, from the reception service through to the indoor garage and the energyefficient and smart house solutions, with which it serves as an outstanding example of the rental apartments of the future.

her daily surroundings as well as her travels, Nina Mair’s aim is to create bespoke designs and spaces which tell a story and develop over time, just like the people who use them. The whole team considers its work to be successful when it stirs pride emotionally, and when the result is timeless, subtle and long lasting. When Kursaal Bern became a franchise partner of the Swissôtel Brand, owned by Accor, a world leading hospitality group in 2019, the redesign by Nina was the perfect opportunity to implement this philosophy and create a new vision for the hotel. The existing décor of Kursaal Bern was functional but dark and uninspiring. This redesign was an opportunity not only to address a new target group, but also
broaden the possibilities of the building’s multifunctional spaces, and reflect the history and importance of the hotel. The finished design not only includes many Nina Mair bespoke furnishings, but introduces more natural and zoned lighting schemes, a concept of a cocooning openness, and well considered acoustics. The use of subtle hues, a restrained palette and natural materials reflects the architectural history. The reception desk for example is custom built from stone, with a ‘fretwork’ relief across its surface which featured in the design of the original building, and a leather top which is practical as well as tactile. The intuitive bedroom designs include specially created built-in furniture, multiuse zones for living and working, and custom tiled bathrooms. Every detail has been considered here for a comfortable, calming and cosy stay.

-E A is an international practice with studios in Brussels, Leuven and Hasselt, and a growing presence in Eastern Europe. Vaartkom is located on a historic industrial site in Leuven, the largest city in the Flemish province of Brabant. The project, which was requested by the city, aimed to create and invigorate a neighbourhood that had previously simply been a remote corner. The new development, with its green roofs and terraces, verdant landscaping and creative use of previously unloved space, brings a new life and dynamism to the area, lets it breathe and allows people to thrive. Quatuor, with its four compact structures, is an office project situated at the entrance of the Brussels Northern District. With its

distinctive rounded corners and curved façades, this is truly a landmark for the area. A high performance project, ninety-five percent of which is office space, the building is home to several different companies, and caters well for the needs and character of each. De Victorie is a former farm building now used as a restaurant, party and wine tasting venue, located on an historic site adjacent to a 12th Century castle in Linden. A key aspect of the renovation was to expose and retain the hugely important roof structure, and preserve the ancient vaults and authentic wooden doors that makes this particular building so special. Also included was the creation of a new building housing the Wine Atelier, where grapes are processed and wines are matured and later bottled.

The main area is designed to flow smoothly, and the décor brings a fusion of ancient Inca culture with modern day Peruvian touches. Brass details symbolise Inca gold, wood brings calm and nature, and Quartzite brings harmony and

spiritual healing. The beautifully designed lighting and green accents serve to enhance the ambience perfectly. D Brasserie & Bar is the kind of venue normally found in the most exclusive area of Stockholm. However, the owners wanted to take their concept to a newer, emerging area of town, bringing the city out to the residents. The décor here reflects an aspiration to create a warm and welcoming atmosphere devoid of any formality, a place which feels special, yet at the same time, like home. D gives a wow feeling from first glance. The different materials and concepts used pay homage to French, American and Swedish culture, and a luxurious green theming throughout reflects the outside areas that are easily seen through the restaurant’s large windows.

The BP Office Agora project was designed to go beyond an average workplace and become an inspiring lifestyle hub. Creating a flexible work environment was a very important step in the design process. For this reason, innovative technologies and features were incorporated to further enhance the user experience and sustainable office operation. In terms of furnishing, DVM introduced contemporary pieces and timeless vintage seating. Subtle injections of a variation of BP colour tones united the different styles into a harmonious look for the space. The use of repurposed vintage furniture further
enhanced sustainable elements in the design of the space. Szervita Square Building is located in the central business and cultural district of Budapest, in the immediate vicinity of a historic pedestrian shopping and residential area. The building’s main entrance opens onto the impressive Szervita Square. The parking ramp entrance is on the Barczy Istvan Street front. There are two vertical cores with a total of seven lifts. The interior space is enhanced by an atrium structure that vertically joins the lower levels and mezzanines to give the communal spaces below ground level access to natural light. Floors five and six house 20 luxury residential apartments, which are served by a luxury concierge service, and provide unparalleled views over the city. Retail spaces will occupy the ground, mezzanine and lower ground floors, while four underground parking levels can accommodate 240 vehicles.

Penthouse Rechson represents the design for a new duplex apartment in Barcelona. Located over the building’s top floor and rooftop, the client’s main need was to create
an exceptional experience, maintain the connection between the two floors, and define the various spaces within. With an emphasis on perfect finishes, one of the main decisive elements in this case was the stunning staircase, which aimed to go further than simply satisfy a functional requirement. Other striking features include the rooftop garden, terrace, dining, barbecue grill and swimming pool which add luxurious amenities, beautifully executed. Throughout the apartment the décor is both contemporary and urban, with sophistication meeting minimalism. High end furniture and bespoke pieces blend with a sober and linear architecture, complemented by a neutral yet warm colour palette. All this is interspersed with truly striking and original design features and clever lighting schemes.

VSA international architecture and design firm with offices in the Netherlands and Switzerland. Their mission is to create architectural solutions that enhance wellbeing. They plan, build and design seamless environments that add functional and emotional value for those who use them, enrich their surroundings, promote sustainability, and help companies to succeed. MVSA creates innovative and exciting architecture that is future-proof and sustainable, within schedule and budget. The project, Westfield Mall of The Netherlands located in Leidschendam, was about transformation. Its aim: to almost triple the size of the existing, dated shopping centre, and turn it into an all-round contemporary sustainable urban leisure destination. Key to the
success of the project was the need to keep the main retail building open and fully functioning throughout this transformative work. The mall craved a new, strong and spectacular design identity – a ‘wow’ factor – that was architecturally ambitious and appropriate to the context, to become a true destination of which the Netherlands would be proud. This is led to the idea of a graceful and unifying gesture based on a silk scarf that would be wrapped around the building. This grand gesture, generated by flowing white concrete lines, is echoed internally by a curving figureof-eight route which leads visitors to the main areas. Tying the whole design together, one space flows gradually into the next, guided by the flowing lines of the flooring and the ceiling, with a new surprise or visual attraction at every turn, giving retailers a real chance to shine.

D founded in 2016, and is a prime example of Krakow’s growing and ambitious entrepreneurial community. Driven to continuously better its city’s infrastructure and economy, the company’s dedicated team specialises in the realisation and management of property assets. Fracthon engaged architectural firm ABP Autorskie Biuro Projektowe for the rejuvenation of Browar Kleparz – a former brewery in the Old Town of Krakow, Poland. This building has its own fascinating history as it previously functioned as the Krakow’s branch of Archduke Habsburg’s brewery. Fracthon’s ultimate objective was to reinstate the brewery’s historic architecture and create a development to house 97 apartments and 18 commercial units.
To offer residents more than just a home, Fracthon also required the architectural design to allow for onsite amenities. These include a cinema, gym, children’s playroom and a relaxation area. Last but not least, Fracthon wanted to encourage residents to live a healthy and eco-friendly lifestyle. As such, the company decided to accommodate additions such as bike storage, bicycle service station, a recycling area and charging points for electric cars. To achieve the large scale of this project, Fracthon proposed expanding the site by adding two new buildings that complement the brewery’s existing structure by mirroring some of the existing architectural detailing. The result is a development that stands proudly and portrays a grand, yet inviting atmosphere for residents and visitors alike.

P Optima Development is a new high-rise premium quality residential development on what is arguably the most important street in Russia: Leningradsky Prospekt. The project consists of nine towers of varying heights. These are integrated into a podium ranging from one to seven floors high. The main function of the complex is for residential purposes with 3,200 flats ranging in size from 40m² to 380m². There is also 12,000m² of commercial space that includes a restaurant, café, retail, leisure and social spaces for residents of Prime Park and the surrounding neighbourhood. Prime Park is a unique development as it offers easy access to the best of Moscow’s culture and shopping. The project provides more than 80 different apartment layouts which vary from onebedroom to an exclusive limited series of two-
level apartments and penthouses. The interior design of each apartment was thought through down to the smallest detail. Each space is impressive and provides not only mesmerising living rooms and bedrooms with panoramic views, but also exceptional functionality. The client’s aim for the lobbies and other common zones was to create a premium segment development that would set a new standard for design, quality and service in Moscow. The design concept also included the creation of a central garden with the feel and scale of a London Park. Large majestic trees are at the centrepiece of the design, along with a series of sculptures to bring an artistic flair into the garden spaces. Since its launch in February 2018, Prime Park has become the fastest selling Moscow development in this sector of the market.

B a recently delivered, high-rise residential development created by Shaftesbury Asset Management. The property is located at 1 Placa de Llevant at the beginning of Diagonal Avenue, a district of Barcelona overlooking the Mediterranean Sea. Antares was designed by French-born Odile Decq, who opened her first studio in 1978 and was awarded the Venice Biennale Golden Lion in 1996. As her first building in Spain, Decq created a truly innovative tower that not only redefines the Barcelona skyline but sets a new benchmark in luxury living. With Antares, she wanted a design that breathed dynamism in every place and every moment. Antares offers 88 homes for purchase, including 1-, 2-, 3- and 4-bedroom residences, duplexes and penthouses which range in size from 98m² to 386m², featuring floor-to-ceiling windows and private terraces (up to 160m²), blurring the lines between indoor-outdoor living.
Odile played with curves throughout – something that is reminiscent of Joan Miro and Antoni Gaudi, the architectural and artistic geniuses of Barcelona. Use of colours has been important too – red, black and white – to give the building its own personality and create something unique and unrepeatable. Making use of natural light was also a crucial factor when planning Antares. Open plan interiors lead directly to spacious terraces with expansive views of the Mediterranean and the mountains of Barcelona, embracing indoor/ outdoor living. A curated collection of lifestyle and wellness amenities, also designed by Odile Decq, include: sky terrace and rooftop infinity pool, fully equipped Technogym fitness centre, indoor pool, yoga pod, bespoke steam rooms and sauna, and the Grand Café Rouge restaurant overseen by Michelin-star chef Romain Fornell, among many others.
