Questions

It was truly an honour for Islands Real Estate to speak with two of Canada’s most legendary musicians... Bill Henderson and Valdy. Their love for Canada is not only expressed within their lyrics and compositions, but in their actions as well. It’s no wonder these Canadian Legends each received Canada’s most prestigious award from our Governor General... The Order of Canada.

We asked three ‘polite’ questions regarding Canada and here’s what they had to say: IRE What’s it like to be Canadian? BH As a Canadian generally speaking you’re allowed to think whatever you think, you’re encouraged to be polite and you live in a country that still has hope. Though we have unfortunately ruined some aspects of the beautiful land we were gifted with, we’re learning about that and are hoping and trying to do better. IRE What does Canada means to you? BH Canada in this first part of the 21st Century means Truth & Reconciliation; the opportunity to heal a huge wound, in both the indigenous and settler peoples. If we truly take it on, it will lift us all. And that great lift it gives us will be a peaceful influence on the whole world. IRE What are your thoughts on island living? BH Islanders are aware that much of the life of the Salish Sea and the richness of it’s shorelines is declining. They know that humans with all our “needs” should back off a bit and let our brother creatures live. The very creatures that have made our lives possible, supporting us for our entire existence as a species. Look for a CD coming out in August of Terri-Lynn Williams-Davidson (a wonderful Haida singer) featuring Bill Henderson and Claire Lawrence gonegonegone.com

IRE What’s it like to be Canadian? V I am fortunate to be part of a functioning diversity, a strand in the twine that makes the incredible fibre that is Canada, and I like it that we are all reflected in, and integral to this fibre; it is us. IRE What does Canada means to you? V Canada is a lighthouse of hope, a safe moorage for a vast variety of vessels, and a passport, indicating good will and a guarded openness to cultures and opinions. If I were to write a bestoption scenario for a homeland, Canada would be it. IRE What are your thoughts on island living? V I enjoy having relationships with neighbours, unique life-style choices, and commitments to my family, the planet, the island, and the spot where I stand; my “raison d’étre” is to help leave the next generations a better world. Valdy would like to give a ‘shout out’ to all the wonderful music teachers in Salt Spring Island schools. valdy.com

ISLANDS REAL ESTATE

SUMMER 2017

The real estate market is working to the seller’s advantage this summer Is it time for change? Whatever your reasons the Gulf Islands real estate market is ripe for new properties. Qualified buyers are prepared to offer a fair price for a home that meets their needs…and it could be yours. If you decide to sell now you may receive attractive offers quite quickly. If you accept a suitable offer right away you won’t have to maintain your home in showroom condition for months while prospective buyers tour your property. You can channel all your energy into your next grand adventure. The changing seasons of life offer both opportunities and restrictions that can be a catalyst for change. A growing family may provide an impetus to move up to a larger home. It may be time to follow your dreams.... ask a Realtor for an evaluation of your property.

Early retirement provides an opportunity build the life you have been anticipating. It may be time to let go of the old and look for a place where your children and grandchildren can join you to build new memories. A Realtor can advise you of all the possible options. Later in life, a single-family dwelling may become unsuitable for your changing needs. When you list your home for sale while you have the opportunity, ability, and stamina for a move you are charting your own course. If you are proactive you can avoid the pressure of being forced to move when the market may be less positive and your health may limit your independence. You will be able to enjoy your later years more in a setting that meets your needs. If the time is right, you may want to sell your current home and invest the capital to realize your dreams. A Realtor can offer professional assistance for each leg of your journey.

8 Tips to Sell YOUR Home © yorkshire design - p. 53

1 Roll on the New Paint

5 Curtains and Blinds, oh my

A fresh coat of paint makes a world of difference. Try to avoid strong trendy colours and stick with crowd-pleasing warm whites, beiges and sands.

Window treatments over 10 years old need to come down. If not needed for privacy, then leave the windows bare to maximize the rooms’s natural light. Otherwise, buy standard linen or cotton drapes and tie them back during open houses and viewings.

2 Improve the lighting Unless vintage or antique, replace those dated light fixtures with something fresh and new. Lighting brings life to dark rooms and ambience to porches and balconies.

3 De-clutter the Rooms Get rid of the ‘stuff’. Take collectibles off the shelves and move mismatched furnishings into storage. De-cluttering makes your home more inviting with the appearance of more space.

4 Renew your Bathroom Renovations can be costly and you may not recoup your costs. Keep it simple and bring a dated bathroom out of the past with a fresh coat of paint, new tiles and/or new lighting. When it comes to shower curtains, bath mats and vanity sets... remember to keep colours neutral. Fresh flowers are a nice touch during open houses too.

6 Mirror, Mirror on the Wall Small rooms appear bigger and dark rooms brighter with the addition of a wall mirror. A dining room or bedroom will benefit from a leaning floor mirror while entranceways welcome console-style mirrors.

7 Update Entrance Hardware Updating the hardware on your front porch is a great idea. A new doorbell or doorknocker, mailbox, doorknob and lock is bound to increase the curb appeal of your home. Brushed nickel and oil-rubbed bronze are neautral favourites that stand the test of time.

8 Clean up the Yard Trim back the dead foliage and keep walkways clear from over-reaching trees and shrubs. Replace any damaged boards on your fence or deck. Groom your garden and add some perennials for colour when in-season.

Why choose a Realtor When you choose a local real estate professional it brings you one step closer to achieving your island lifestyle dream. Their intuituve knowledge of the islands, and the vibrant communities found within, will help you make the right decisions as they guide you through the many stages of a real estate transaction. Whether you’re thinking of buying or selling island property, you can rest assured that these real estate agencies, and their respective agents, will help you achieve your goal.

A Realtor can give an impartial appraisal of a home’s market value. He/she can advise you of changes that will make your property more valuable and attractive to buyers. He/she can recommend appraisers, trades people and home stagers who have a proven track record.

Buying or selling a home may be the largest transaction you will ever make and the amount of money involved most often represents years of hard work. Decisions about the sale will impact your life for years to come. These negotiations deserve careful research, and thoughtful consideration.

As a third party negotiator a realtor will work objectively to obtain the best possible sales agreement for you. He/she has the advantage of working without the emotional weight of memories and dreams to complete a sound transaction.

Although you may be tempted to do-it-yourself a professional Realtor can offer invaluable professional resources and guide you to make decisions that will benefit your life and future. If you are considering choosing a Realtor, interview people who have recently purchased or sold property. They are often willing to offer recommendations. Selecting a Realtor as your representative relies heavily on building a trusting relationship.

A realtor can help uncover information necessary for a future transaction including but not limited to water source - testing and quality, property boundaries, septic fields, laws and bylaws that affect your property.

Errors or omissions in a do-it-yourself agreement could be catastrophic. A real estate professional has the training and experience to guide you through daunting contracts to reach a transaction with an expected or even a better than expected outcome.

The most rural and isolated Southern Gulf Island makes plenty of room for recreation and adventure. More than half of the Island is set aside as part of the Gulf Islands National Park Reserve. Tourism drives the enconomy. Residents form a tight knit community with a strong sense of volunteerism and comradeship. While regular school studies are available on the island and with water taxi to surrounding islands, students from district schools and across the province attend the Ecological Education Centre to study island ecology.

• Saturna, Pender and Mayne Islands offer recreation as part of the Gulf Islands Parks Reserve. • Galiano Island has two Provincial Parks and all the Islands have regional parks. • As part of school District 64 the Islands are served by small K to 12 schools with the option of a water taxi to Salt Spring for high school. • Pender, Mayne, and Galiano Islands have health centres while Saturna is served by a health clinic. • Each of the islands has a library, community centre and a Farmer’s market in season. • The scope and size of amenities reflects the size of the island population.
