Introduction

Goa, the tiniest state on the western coast of India, boasts golden pristine beaches, palmfringed avenues, flavourful food, delicious Portuguese-influenced sweets, and warm, hospitable people. Also known as the Ibiza of India for its partying. A tropical paradise of flora and fauna, from the very famous 'almi' (mushrooms) endemic to its forests, that grow only on the red mud anthills, to the solar prawns that are fished immediately after the monsoons, Goa is unique. Tourists are also attracted to Goa for its cultural heritage - from the famous old Portuguese churches like Se Cathedral in Old Goa, the 16th Century Safa Masjid in Ponda and Shree Mangesha Temple in Mardol, the legendary Arvalem or Pandava Caves where the Pandavas of the Mahabharat fame lived, to its two unique festivals - Carnival and Shigmo. Goa plays host to many festivals - the International Film Festival of India that promotes cinema, the Serendipity Art Festival, Sunburn Music Festival, The Grape Escapade to name a few. To showcase this varied heritage of culture, art, tradition, food, and people, in 2015 ItsGoa was born. The main aim was to make it the premier portal for all things Goa. We were able to showcase Goa like never before. Soon our blogbased website transcended the virtual space, with the ItsGoa magazine – a sought-after resource for visitors to Goa from countries like Norway, Germany, UK, USA, UAE, etc.

Inside the World of Luxury Real Estate: Nikita Dhir's Journey with Ikhaya Lami

In the competitive world of luxury real estate, few professionals stand out as distinctly as Nikita Dhir, founder of Ikhaya Lami. With a diverse career that spans from the airline industry to real estate, Nikita has brought a unique perspective to the luxury property market. Her story is one of resilience, adaptation, and a keen understanding of client needs, which has propelled her to success in a field that demands nothing but the best.

From Skies to Shores: Nikita's Professional Odyssey

Nikita's career began in the airline industry, a field where customer service and attention to detail are paramount. Starting as a cabin crew member with Spice Jet in 2009 and later joining Etihad Airways in 2013, she quickly rose through the ranks to become

an inflight supervisor by 2018. This role immersed her in the world of luxury and hospitality, dealing with first-class and business passengers and understanding their unique preferences and expectations.

The skills Nikita honed in the airline industry— communication, negotiation, and an eye for detail— proved invaluable when she transitioned to real estate. The COVID-19 pandemic prompted her to move to Goa, where she briefly worked as a guest relations manager for a luxury home developer before launching her own venture, Ikhaya Lami, in luxury real estate.

Motivation for Specialising in Luxury Properties

Nikita's decision to specialise in luxury properties was influenced by her extensive experience in the airline industry. Interacting with affluent individuals gave her insights into their desires and expectations, fuelling her interest in catering to a discerning clientele. Her international travel experiences enhanced her cultural awareness, enabling her to understand and respect diverse backgrounds—an essential skill in real estate.

The meticulous nature of her previous roles also translated perfectly into luxury real estate transactions. Her ability to communicate clearly and negotiate effectively, combined with her attention to detail, ensures that every client receives the highest level of care and professionalism.

Understanding the Luxury Market

For Nikita, luxury is not merely about the price tag. It encompasses the aesthetic, design, architecture, and quality of materials used. I can very well sell a villa priced for 10 cr with B grade specification but would that even validate the standard of Luxury markets? Says Nikita.  Her typical clients are successful professionals, entrepreneurs, or senior executives who value detailed craftsmanship and high-end amenities. These clients expect exceptional service and a seamless buying experience, seeking realtors who can provide personalised attention, anticipate their needs, and navigate complex transactions with discretion and efficiency.

Unique Approach to Selling Luxury Properties

Nikita's approach to selling luxury properties is distinguished by her commitment to customer satisfaction and guest experience, values she carried over from her aviation career. She supports her clients throughout their entire journey, from the initial booking of a bare construction site to the final handover of their home. She keeps them updated on construction progress by personally visiting sites and sending current photographs, ensuring transparency and trust. "Just knowing that I have somebody on the ground to update me monthly on the same and get my queries resolved is a game changer." she says.

Moreover, Nikita only markets properties she would be comfortable living in herself. Her forte lies in marketing under-construction homes, balancing the interests of both the builder and the buyer. She ensures timely follow-ups on payments from buyers and stays involved in all communications between the builder's team and the buyers until handover, maintaining her involvement even after commissions are paid.

Staying Informed About Market Trends

To stay abreast of the latest trends and developments in the luxury real estate market, Nikita

leverages her industry network. She maintains connections with other professionals, attends business meets, industry events, and conferences, and follows industry leaders and influencers on social media. Affiliations with professional realtor associations such as the Goa Association of Realtors (GAR) and the National Association of Realtors-India (NAR-INDIA) also help her stay updated and informed about the dynamic real estate market.

Memorable Success Stories

One of Nikita's most memorable success stories involves selling homes to three women buyers consecutively in 2022. This was particularly significant in a predominantly male-dominated industry where most decision-makers are men. These young women, aged between 30-36, had a dream of investing in Goa real estate, and Nikita was thrilled to help them achieve it. This experience resonated deeply with her passion for women's empowerment, a value rooted in her upbringing by two strong women—her mother and elder sister.

Continuing this legacy, Nikita now serves as the Chairperson of the Women’s Wing of the Goa Association of Realtors, where she advocates for and supports women in the industry.

Building and Maintaining Relationships with Affluent Clients

Building and maintaining relationships with affluent clients require a strategic and personalised approach. Nikita's hospitality background plays a significant role in this process. She maintains open, consistent, and transparent communication, keeping clients informed at every step and readily available to address any concerns. Affluent clients appreciate access to exclusive properties, which aligns with Ikhaya Lami’s boutique model. Staying engaged with clients even after a sale is vital, as Nikita's role as a realtor extends beyond selling homes to guiding clients throughout the process.

Effective Marketing Strategies for Luxury Properties

Nikita employs several strategies to market luxury properties effectively. She uses targeted advertising on social media platforms, leverages her network of high-net-worth individuals to generate referrals, and creates engaging content that highlights the unique aspects of the properties. This includes high-quality visuals, video tours, and compelling stories that create an emotional connection with potential buyers.

Determining the Value of a Luxury Property

Determining the value of a luxury property involves several factors. The reputation and past work of the developer are crucial, as a developer known for highquality, luxurious projects significantly boosts the property's value. The design theme and architectural style, quality of materials and finishes, and the property’s location all play a fundamental role in determining its value. Nikita ensures that these aspects meet the highest standards of luxury.

Overcoming Challenges in Selling Luxury Properties

The COVID-19 pandemic presented significant challenges in the real estate market, with high demand and limited supply initially, and now, an excess of choices for high-budget buyers leading to indecision and delays in investment and limited Inventory for mid-budget buyers which don't offer value for money and is usually an old resale project which has already peaked in its value. Nikita addresses these challenges by keeping clients informed about market conditions and potential price trends, offering timely advice based on current data to help them make informed decisions.

Appealing Amenities for Luxury Homebuyers

Luxury homebuyers seek unique amenities that offer comfort, convenience, and exclusivity. Private pools with in-built jacuzzis and waterfalls, gourmet kitchens with high-end appliances, outdoor living spaces with al fresco dining areas, and luxury Balinese spa-like bathrooms are some of the features that appeal to these buyers. Unique architectural features like grand staircases, double-height ceilings, and floor-to-ceiling windows for natural light and views also enhance the appeal of luxury properties.

Ensuring Discretion and Confidentiality

In such a scenario you need to see who you are dealing with firstly. Is it the client themselves or their team? If the latter, I would still prefer to have a conversation with the buyer to understand what they are looking for and send them options accordingly." she says.  Nikita provides personalised and private showings, keeps communication discreet, and offers post-sale services with the same

www.itsgoa.com itsgoa_ Itsgoa
happy clients

level of care and attention. The only difference being is "To maintain privacy, maybe the choice of restaurant for our celebratory meal be changed in the end to ensure a more discreet environment."

Key Considerations for International Clients

For international clients, particularly non-resident Indians (NRIs) and OCI cardholders, there are no restrictions on purchasing property in India. However, understanding tax implications, currency exchange rates, and providing reliable post-sale property management services are essential considerations. Nikita assists clients with exploring available financing options and understanding cultural and lifestyle factors that may influence their buying decisions.

Effective Negotiation Strategies

As a registered realtor under Goa RERA, Nikita acts as a mediator between the developer and the buyer for under-construction projects. She closely monitors how the developer's project compares to other similar projects in the area, ensuring transparency and finding mutually agreeable solutions while maintaining trust and clarity during negotiations.

Advice for First-Time Luxury Real Estate Investors

For first-time investors in Goa, Nikita advises opting for an under-construction property. This allows for price appreciation and staggered payments according to a construction-linked plan. She also suggests considering fractional ownership as a viable option for testing the waters without a significant upfront investment. "Although there have been some apprehensions about this model, there are new, credible players in the market who have addressed the issues that previous companies could not."This model allows investors to enjoy the benefits of ownership while generating income through short-term rentals.

Conclusion

Nikita Dhir's journey from the airline industry to luxury real estate is a testament to her adaptability, keen understanding of client needs, and commitment to excellence. Through Ikhaya Lami, she has carved a niche for herself in the luxury property market, offering unparalleled service and attention to detail. Her story is one of resilience, dedication, and a passion for creating memorable experiences for her clients.

Manisha Vashishth's Real Estate

Manisha Vashishth, a dynamic entrepreneur, saw a golden opportunity in the evolving Indian real estate sector. Drawn to this largely unorganised field with an entrepreneurial mindset and a passion for building connections, she embraced the challenge of being one of the few women in the industry.  For Manisha, real estate isn't just a profession; it's a calling to reshape the landscape and set new benchmarks of excellence. Manisha is a RERA certified professional and a member of esteemed industry bodies like the Goa Association of Realtors and the National Association of Realtors. Today, Manisha specialises in residential properties, including villas, apartments, plots, and larger land parcels, carving out a niche in a competitive market.

Reflecting on her journey, Manisha says, "The decision to professionalize was a turning point. It was about committing to a higher standard and embracing a long-term vision for the industry."

The Dynamic Goa Market: Shifts and Trends

Goa's real estate market has undergone a significant transformation post-pandemic. Previously a haven for retirees and local consumers, it now attracts a younger demographic from across the country, eager to reassess their life choices. This shift, coupled with substantial infrastructural development over the past decade, has drastically changed market dynamics. Manisha notes several trends shaping the future of real estate in Goa. Community living is on the rise, with newcomers preferring to settle in convenient clusters. As the beach belt reaches saturation, development is moving inland, with notable projects emerging in previously overlooked areas. The demand for commercial spaces is expected to grow, driven by the evolving demographic's need for shopping and entertainment options.

Manisha explains, "Goa is no longer just a retirement destination. The younger generation is looking at Goa as a place to live and work, not just vacation. This has opened up new avenues for residential and commercial real estate."

Investing in Goa: Hot Spots and Emerging Areas

With the traditional beach belt nearing saturation, areas like Siolim, Aldona, and Moira are experiencing a surge in interest. These inland locations, once considered remote, are now attracting significant investment due to their potential for development and improved infrastructure. The new Mopa airport has made previously secluded beaches like Morjim, Ashwem, and Mandrem more accessible, driving up demand and transforming these areas into soughtafter destinations. Additionally, Kadamba Plateau near Old Goa is emerging as a new hub, thanks to its proximity to Panjim and the availability of essential facilities like schools, hospitals, and shopping centres. These areas present promising opportunities for both end-users and investors, making them prime spots for property investment.

Journey
A Leap of Faith:
www.itsgoa.com itsgoa_ Itsgoa
Manisha Vashishth
www.itsgoa.com itsgoa_ Itsgoa Apartment in Siolim

Manisha is at the forefront of identifying and capitalising on these emerging markets, offering her clients strategic insights and prime investment opportunities. "The key is to look beyond the obvious. Areas that were once overlooked are now becoming hotspots due to better connectivity and infrastructure development," she says.

Building Trust and Relationships: Clientele and Marketing Strategies

Manisha's clientele is evenly split between end users and investors. There is a growing trend of people buying holiday homes in Goa, which they can stay in during visits and rent out on platforms like Airbnb. Good apartment complexes are consistently in demand for both sales and rentals. Despite the prevalence of social media, word of mouth remains Manisha's most powerful marketing tool. At Kadamba Realtors, the emphasis is on strong ethics and transparency, ensuring a hassle-free experience for clients. This commitment to integrity has earned Kadamba Realtors top ratings on Google and numerous referrals from satisfied clients.

Manisha believes in building long-term relationships, focusing on post-deal services as much as the deal itself. She maintains a personal network in various cities, which brings in a steady stream of inquiries, particularly for land and plots. This broad network and her dedication to client satisfaction have been instrumental in her success. "For me, it’s not just about closing a deal. It's about ensuring my clients are happy and well-supported even after the sale," she emphasises.

Streamlining Operations: Efficiency and Compliance

Efficiency is crucial in real estate transactions, and Manisha has established robust processes to ensure smooth operations. Instead of handling each deal on an ad-hoc basis, these processes prevent delays and ensure readiness at every step. Manisha maintains a comprehensive database of clients and inventory, facilitating easy matching of requirements. Administrative tasks and paperwork are handled meticulously, coordinating with clients, builders, lawyers, and other partners to avoid bottlenecks.

www.itsgoa.com itsgoa_ Itsgoa
Apartments in Kadamba plateau

Manisha ensures compliance with real estate regulations and laws, staying updated through industry bodies and collaborating with top lawyers for seamless transactions. She understands the critical importance of accuracy in paperwork, given the high stakes involved in real estate deals. "Compliance and efficiency are non-negotiable. They build the foundation for trust and smooth transactions," she asserts.

Growing and Adapting: Future Goals and Challenges

Looking ahead, Manisha aims to focus on emerging trends, partner with builders for exclusive mandates and dreams of taking Kadamba Realtors into construction one day.

Her vision for the future includes tapping into the growing demand for residential and commercial

spaces in developing areas, ensuring that Kadamba Realtors remains at the forefront of Goa’s real estate evolution.

She acknowledges that the biggest challenge in real estate today is the need for professionalisation. She aspires for the Indian market to match the organisation and regulation seen in Western markets, which would safeguard agents' interests and foster trust. In navigating economic downturns and other external challenges, Manisha believes that investing in trust and relationships will help sail through the industry's cycles and continue to thrive in the long term.

"Professionalisation is key. We need to elevate our standards to be on par with the best globally, ensuring that both agents and clients benefit from a more organised and transparent market," she concludes.

Studio Tilt, founded by the visionary architects Natasha Kumar and Abhijit Sawant, is reshaping the architectural landscape with their unique approach. Their design philosophy, rooted in blending nature and structure, creates spaces that resonate with both aesthetics and functionality. Their commitment to sustainability, client collaboration, and innovative thinking sets them apart in the industry.

A Design Philosophy Rooted in Nature

Natasha Kumar and Abhijit Sawant emphasise designs that seamlessly integrate natural elements with built environments. They believe that blurring the boundaries between nature and structure is not only timeless but also essential for modern living.

Their approach prioritises openness and unobstructed spaces, promoting free movement between interior and exterior areas. By incorporating greenery and natural elements into their designs, Studio Tilt creates spaces that are both beautiful and harmonious with their surroundings.

The Creative Process: Collaboration and Context

Founders: Natasha Kumar and Abhijit Sawant

Every project at studio tilt begins with an in-depth understanding of the client's vision, needs, and lifestyle. This personalised approach ensures that each design is meaningful and unique. Studio Tilt's creative process involves thorough contextual analysis, studying the site's environment, cultural nuances, and natural elements. This comprehensive understanding helps craft designs that are aesthetically pleasing and in harmony with their surroundings. The iterative and collaborative process keeps the end product and joint vision in mind, resulting in functional, sustainable, and emotionally resonant spaces.

Sustainability: A Core Principle

Studio Tilt’s commitment to sustainability is evident in their design approach. They believe that sustainable and responsible design ensures the wellbeing of inhabitants while maintaining harmony with the environment. Their designs blur the boundaries between indoors and outdoors, integrating natural elements into built spaces to minimise environmental impact. By prioritising locally sourced materials and energy-efficient solutions, their team creates spaces that are both environmentally friendly and aesthetically appealing. Their focus on creating a 'happy to be here' feeling underscores their dedication to designing spaces that enhance human well-being.

Exemplary Projects: Integrating Indoor and Outdoor Spaces

Studio Tilt's recent holiday villa projects in North Goa exemplify their ability to integrate indoor and outdoor spaces. These villas feature open floor layouts and are flooded with natural light, blurring the lines between nature and structure. The use of warm, earthy colours, rich tropical foliage, and a blend

of wood, stone, and cane creates a warm, inviting space with a home-away-from-home feel. Each room is designed to connect with the outdoors, whether through a small reading nook, a work desk by the window, or a cozy bench seating area that offers picturesque views. This approach ensures that every space within the villa fosters a connection with nature, enhancing the overall experience.

Functionality and Aesthetics: A Delicate Balance

At Studio Tilt, the essence of good design lies in creating spaces that are both aesthetically pleasing and highly practical. Each project begins with a deep understanding of the client's needs and lifestyle, ensuring that every design element serves a purpose. Their firm prioritises intelligent space planning, optimising available areas while maintaining fluidity and ease of movement. Their designs incorporate versatile layouts that can adapt to changing needs, providing long-term value and flexibility. By integrating sustainable practices and using local materials, their team ensures that their designs are both functional and environmentally responsible.

Material Selection: Durability and Sustainability

Studio Tilt's approach to selecting materials, finishes, and furnishings is driven by the project's context, client preferences, and functional requirements. Durability and maintenance are key considerations, ensuring that selected materials stand the test of time while maintaining their aesthetic appeal. Their team prioritises locally sourced and sustainable materials, creating visually engaging and comfortable spaces. Their design philosophy emphasises attention to detail, with every element chosen to contribute to the project's cohesive narrative. By integrating traditional craftsmanship with modern materials, Tilt creates elegant and timeless spaces that resonate with the client's vision.

Prioritising Client Preferences: A Collaborative Journey

Tilt's design strategy centres on the principle that the project is paramount. They prioritise the client's vision, needs, and preferences by fostering a collaborative and communicative design process from the onset. In-depth discussions ensure that the

design journey is personalised and aligns closely with the client's expectations. Through iterative feedback loops, Studio Tilt  refines concepts and designs based on client input, balancing their preferences with sustainable and functional choices. This approach ensures that the final outcome is a true collaboration, delivering projects that are both aesthetic and functional.

Overcoming Challenges: The Importance of Comprehensive Planning

One of the significant challenges Studio Tilt faces is the issue of "afterthought." Clients often overlook the initial space planning and architectural design, leading to modifications later. This oversight results in wasted time and resources, as extensive changes disrupt workflow and increase costs. Studio Tilt  mitigates this by emphasising thorough planning and client involvement during the initial design phase. Clear communication and detailed presentations help clients understand the design's intent, reducing the likelihood of afterthoughts. Tilt advocates for a holistic approach, ensuring a cohesive and functional design from the outset.

A collaborative approach allows Studio Tilt  to stay ahead of industry advancements, integrating innovative solutions into their projects. Effective teamwork ensures that diverse expertise is harnessed, leading to innovative solutions and seamless execution of the design vision. Open communication and mutual respect among all parties foster a cooperative environment where ideas and feedback are valued. This integrated approach enhances the quality and functionality of a project, optimising resource utilisation and cost efficiency.

The Future of Design: Innovation and Sustainability

Natasha Kumar and Abhijit Sawant envision a future where design is not only aesthetically pleasing but also environmentally conscious. They believe that prioritising mental and physical health in design fosters a holistic approach to sustainability. By

creating products and environments that contribute positively to overall well-being, designers can influence mindful consumption and environmentally conscious choices. Studio Tilt is committed to leveraging both cutting-edge tools and indigenous methods to build sustainably. Their vision includes creating self-sufficient habitats that decrease ecological footprints and foster a harmonious balance between humans and nature.

Conclusion

Studio Tilt, led by Natasha Kumar and Abhijit Sawant, is redefining architecture, interior design, and landscape projects with their innovative approach. Their commitment to integrating nature with structure, prioritising sustainability, and fostering client collaboration sets them apart in the industry. The Charm of Goan Portuguese Architecture: A Glimpse into History

Nestled along the western coast of India, the state of Goa is renowned for its scenic beaches, vibrant culture, and distinctive architectural heritage. Among the most striking features of Goan architecture are the Portuguese-style houses that dot the landscape. These homes, a legacy of over 450 years of Portuguese colonial rule, blend European aesthetics with Indian sensibilities, creating a unique architectural style that stands as a testament to Goa's rich and diverse history.

Historical Background

The Portuguese first arrived in Goa in the early 16th century, led by the famous explorer Vasco da Gama. By 1510, they had established their rule, which would last until 1961. During this period, the Portuguese brought with them their architectural styles, which evolved over time to incorporate local materials and techniques.

Initially, the Portuguese built imposing structures like churches and forts to solidify their presence. However, as they settled, their architectural focus shifted towards residential buildings. The Goan Portuguese house emerged as a hybrid of Mediterranean and Indian architectural elements, designed to suit the tropical climate of the region.

Architectural Features

Goan Portuguese houses are easily recognisable by their distinct features:

1. Facade and Balconies: The facades of these houses often feature intricate stucco work and bright colours, predominantly white, blue, and ochre. Balconies are a prominent feature, adorned with wrought-iron railings and often supported by wooden brackets. These balconies not only add aesthetic value but also provide shade and cool spaces during the hot afternoons.

2. Roof and Flooring: The roofs are typically made of terracotta tiles with steep slopes to facilitate the runoff of rainwater, a practical adaptation to the monsoon climate. The flooring is usually made of red cement or decorative tiles, keeping the interiors cool and easy to maintain.

3. Verandas and Courtyards: A common element in Goan Portuguese houses is the large, open veranda, which serves as a transitional space between the outdoors and the indoors. Many houses also feature central courtyards that enhance ventilation and light, creating a serene and airy environment.

4. Interiors: Inside, these houses boast high ceilings, often with exposed wooden beams, to help dissipate heat. The interiors are spacious, with large windows and doors that allow cross-ventilation. Decorative elements such as wooden furniture, chandeliers, and traditional artefacts add to the old-world charm.

Cultural Significance

Goan Portuguese architecture is more than just a blend of styles; it represents the cultural amalgamation that occurred during centuries of Portuguese rule. These houses are a symbol of Goa’s colonial past and its ability to adapt and transform influences into something uniquely its own. The architecture reflects the social and cultural life of Goan society, where families gather in spacious halls and courtyards for celebrations and communal living.

Preservation Efforts

Today, many Goan Portuguese houses face the threat of neglect and modernisation. However, there has been a growing awareness about the importance of preserving this architectural heritage. Efforts are being made by government bodies, NGOs, and private individuals to restore and maintain these historical structures. Conservation projects aim to retain the original features while making necessary adaptations for modern living.

Conclusion

Goan Portuguese architecture is a vivid reminder of Goa’s historical journey through time. These houses, with their distinctive style cultural significance, offer a window into the past while continuing to influence contemporary architectural practices in the region. As we walk through the streets of Goa, the beauty and history encapsulated in these homes stand as a testament to the enduring legacy of the Portuguese era and the resilient spirit of Goan culture.
